Lee Brian Schrager sat down with us at Buró over Pimm's Cups and took us all the way back, to Massapequa, Long Island, where he was bagging Chinese takeout on weekend nights by the age of ten. His father had left the garment business, retired young, moved to Florida, and opened restaurants with his brother that, in Lee's own words, did everything wrong and lost a lot of money. Lee has spent a career doing the opposite.
We got the whole arc: the Culinary Institute of America, opening Torpedo as one of the first bars in South Beach in the late 80s, and seventeen years at InterContinental Hotels, room service manager to VP. Then Southern Glazer's handed him a sleepy one-day FIU wine tasting in 2000, and he decided it could be something enormous. By 2002 it was the South Beach Wine & Food Festival, today a five-day, sixty-thousand-person event that has raised close to forty million dollars for FIU's Chaplin School. The part he's proudest of isn't the star power, it's the 1,200 students who work it every year.

The quarterly market update is back, and this one had no shortage of material. Juan Arias, National Director of U.S. Industrial Analytics at CoStar Group, and Anthony Graziano, Chairman and CEO of Integra Realty Resources, returned to Buró with cocktails in hand to make sense of a quarter that gave everyone whiplash.
We started where the whole world started this quarter: the Strait of Hormuz. Juan and Anthony walked us through what the oil shock actually did on the ground, from freight and logistics costs to the inflation spike that had the Fed talking hikes instead of cuts, and what the ceasefire cooldown means for the back half of the year.
From there, the conversation turned to the two letters driving everything else: AI. The guys dug into whether the productivity story is real or just a really good pitch deck, and what the data center land grab means for industrial real estate, power, and the markets scrambling to feed it. When warehouses start competing with server farms for dirt and electricity, the math changes fast.
Then we brought it home. South Florida's growth story is changing shape. Net migration has turned negative for the first time in memory, but the people leaving are being replaced by a smaller, much wealthier crowd. Juan and Anthony debated what a market gains and what it loses when the moving trucks head north and the billionaires fly south, and what that means for everyone building, buying, and leasing here.
As always, we closed with predictions on the record, to be lovingly held against them next quarter.

Jose Gonzalez was supposed to be a lawyer. Then Hurricane Andrew hit South Florida in 1992, and the entry-level job he'd taken at Miami-Dade's Building and Zoning Department to pay his way through FIU turned into a career. He learned construction and its regulatory side on his feet, in the middle of a region rebuilding itself.
At 22, when most of his peers were collecting diplomas, Armando Codina recruited him to work on Dolphin Mall. He never really left that world. When Codina Group merged into Flagler in 2006, he stayed on under Florida East Coast Industries, eventually rising to Executive Vice President of Corporate Development, the person responsible for the parts of development nobody claps for: land use, zoning, environmental, traffic, and the government relationships that decide whether a project ever gets out of the ground. His biggest stage was Brightline, the privately built rail line connecting Miami and Orlando, alongside the industrial buildout through Flagler Global Logistics that reshaped South Florida's warehouse map.
In this episode we go all the way back, family, upbringing, the version of Jose who thought he'd be arguing in front of juries instead of zoning boards. We get into what Andrew actually looked like on the ground, what Armando Codina saw in a 22-year-old, the low points he doesn't usually talk about, and what he thinks is genuinely broken about how Miami gets built. He also tells us what it means to have come full circle, back in the Codina orbit where the whole thing started.

Andy Ansin is the third generation of one of South Florida's most enduring families. His grandfather Sidney founded Sunbeam in 1953. His father Ed turned WSVN-Channel 7 into a Miami institution and built the Miramar Park of Commerce. Now, as CEO of Sunbeam Properties and owner of WSVN, Andy is writing the next chapter at a pace that feels a lot like the newsroom he grew up in.
Over a cocktail, we trace the whole arc: a Miami Beach kid running camera cable in the WSVN newsroom as a teenager, coming back after Brown, and stepping into the CEO seat in 2020. Then we get into what he is building now. Miramar Cove, the 125-acre lifestyle center he broke ground on this year, on land his grandfather bought for about a hundred dollars an acre. In this episode, we sit down with legendary Miami developer Gil Dezer, the force behind Porsche Design Tower, Armani Residences, and the upcoming Bentley building. Gil opens up about hustling through high school and college, selling condos and timeshares before joining his father’s real estate empire and leading the charge himself.
He walks us through the Dezer family story from his father immigrating from Israel in the 60s, building a typesetting business, then becoming one of the biggest owners in Chelsea before assembling oceanfront land in Sunny Isles starting in the 1980s.
Gil shares the raw truth of surviving the 2008 crash, when he owed $475 million and no buyers showed up for closings. By 2011, he had paid off every lender and officially took over Dezer Development.

Hailing from the Napa Valley of Onions, Vidalia, Georgia, David Whitaker joins us over a glass of Bendersky Reserve Scotch to share his remarkable journey.
David first arrived in Miami in the 1980s, where his introduction to the city was anything but smooth. He was mugged at gunpoint his first Friday in town, and then carjacked the following week. Undeterred, he stayed, built his career, and eventually rose to become the President & CEO of the Greater Miami Convention & Visitors Bureau. Lissette Calderon showed up to the studio with a bottle of Casa Dragones tequila and got right to business—just like she has her entire career. From her childhood growing up near the Miami River to becoming one of the most visionary developers in South Florida, Lissette’s story is nothing short of inspiring.
In an industry historically dominated by men, this proud Cuban-American carved her own path. After attending Coral Gables High, she headed to The Wharton School of Business at the University of Pennsylvania and eventually returned to Miami to work at the Related Group. But it didn’t take long for her entrepreneurial drive to kick in.
Motivated by the lack of affordable housing and inspired by the city she calls home, Lissette took a bold leap. She put a development site under contract near the Miami River and launched Neo Lofts—her first project and a spark that would ignite a full-blown transformation of the area. With the success of Neo Lofts, Lissette followed up with Neo Vertika, Wind by Neo, and Pier 19 Residences & Marina, earning her the nickname “Queen of the Miami River.”
But her impact didn’t stop there. Lissette turned her sights on Allapattah, completing No. 17 Residences in 2021, and is now delivering two more communities—The Julia and Fourteen Allapattah Residences—in 2024. Her latest project, a massive 1,350-unit mixed-use community in the Palmer Lake District, sits across from the future site of Miami Freedom Park and is set to break ground later this year.

In this episode, Isaac shares his inspiring journey from dropping out of high school to following his entrepreneurial instincts, successfully starting and selling a landscaping business in Tel Aviv—all before the age of 16. He later ventured into private lending, amassing $1.5 million by his mid-20s. However, Isaac's fortunes dramatically reversed when he lost everything in the dot-com crash shortly after relocating to Miami with his wife in 1999.
With a child on the way and feeling down but not out, Isaac, supported by his wife, rebuilt his life by entering the mortgage brokerage industry. Quickly rising to become a top producer, Isaac discovered a passion for deal-making. Now known as a self-proclaimed "deal junkie," he has since collaborated on resi deals with industry heavyweights such as Related Group, Lennar, The Kolter Group, and PEBB Enterprises.

Hailing from a family of architects in Buenos Aires, Carlos earned his architecture degree at the University of Buenos Aires before spending a decade in the Middle East with Besix, mastering the art of construction. His journey then took him to Boston, where he earned a Master’s in Real Estate Development from MIT.
In South Florida, Carlos became a pivotal figure in the industry during his nearly 20-year tenure at Related Group as Jorge Pérez’s right hand, serving as the President of Condo Development. During this time, he oversaw the creation of some of Miami’s most iconic projects, including SLS Lux, SLS Brickell, Brickell Heights, Residences by Armani/Casa, and the Paraiso complex in Edgewater, culminating in over 16,000 units developed.
Since launching Rosso Development in 2020, Carlos has honed his focus on high-end boutique properties. One standout project is a collaboration with Standard International and Midtown Development—a stunning 12-story condominium with 228 units. With a commitment to enhancing Miami's urban landscape, Carlos is deeply invested in Midtown's evolution, envisioning mixed-use developments that bridge communities and promote walkability.
Carlos is also an Advisory Board Member for the University of Miami's Masters in Real Estate Development and Urbanism program.

Real estate runs in her veins—her father was a developer in St. Petersburg, but Donna carved her own path. After graduating from FSU, she made the bold move to Miami instead of joining her family’s business. She quickly made waves in property management and brokerage, specializing in office leasing.
Donna’s entrepreneurial spirit led her to found Abood & Associates in 1989, where she served as the sole owner and acting principal. In 2002, she joined forces with Michael Fay to create Abood Wood-Fay Real Estate Group, which eventually became part of Avison Young in 2014. There, Donna made history as the first woman Managing Director of an Avison Young office, overseeing everything from business development to tenant and landlord representation across Miami-Dade County.
With more than 80 million square feet of office leases under her belt and hundreds of tenant representation deals completed, Donna’s track record speaks for itself. Now, as Vice Chairman and Co-Head of the Florida Region at Savills, she’s leading the charge in expanding the firm’s presence throughout the state.

In this inspiring episode, we sip cocktails with Tim and Alan, whose 30-year partnership has left a transformative mark on Ft. Lauderdale and Tallahasse. It all began in the early '90s when they started acquiring properties in the quiet Las Olas area, breathing new life into the neighborhood by operating restaurants and bars. From there, they pioneered micro-unit loft apartments in downtown Fort Lauderdale.
But they didn't stop there. In 2009, they returned to their alma mater, Florida State University, to help develop College Town—a wildly successful mixed-use project featuring restaurants, bars, student housing, a hotel, and retail space. At the same time they began acquiring and assembling land in downtown Ft. Lauderdale.
Now, Tim and Allan are breaking ground on their biggest venture yet: FAT Village, a 5.6-acre, 835,000-square-foot mixed-use urban destination in Fort Lauderdale’s Flagler Village, just north of the Brightline Station. Partnering with Hines, they're crafting a space that includes 600 multifamily units spread across two residential towers, 73,000 square feet of curated food, beverage, and entertainment offerings, art studios, galleries, and a state-of-the-art office space in Hines' signature heavy timber T3 (Timber, Transit, Technology) building. And that's just Phase I. Phase II promises even more, with an additional 250-unit multifamily tower, street-level retail, and expanded parking.
This is the story of two visionary developers and entrepreneurs who started small and have quietly reshaped Fort Lauderdale. Today they own and operate 13 restaurants in South Florida and 1 one in Tallahassee. So grab a cocktail, kick back, and enjoy this incredible journey!

In the 1990s, Alan began developing office buildings in Brickell, culminating in his most renowned project: 1450 Brickell Avenue, a landmark in Miami’s office market.

As a first-generation American with French roots, Arnaud inherited a passion for entrepreneurship from his parents, who were also business owners. From an early age, he immersed himself in the world of business, learning invaluable lessons while working alongside his parents.
Arnaud's entrepreneurial spirit was evident even in high school when he ventured into the world of DJing, laying the groundwork for his future ventures. His journey took a leap forward during his time at Duke University when he founded College Boxes, a moving and storage service tailored for college students. The success of College Boxes eventually culminated in its acquisition by U-Haul.
Returning to Miami in the early 2000s, Arnaud and a close friend embarked on his first real estate venture by acquiring small duplexes in the vibrant neighborhood of Little Havana. They began assembling properties and then flipped them to developers who would then build larger multifamily projects since zoning allowed for more density and height.
Arnaud's pursuit of excellence led him to pursue further education, earning an MBA from Harvard University. Armed with enhanced knowledge and expertise, he returned to Miami and founded 13th Floor Investments in 2008. Initially focusing on distressed assets, Arnaud pivoted the company's strategy in 2011 in response to changing market dynamics.
In 2013, Arnaud embarked on a groundbreaking project, collaborating with Inigo Ardid from Key International to develop 400 Sunny Isles, marking a significant milestone in his career. From that point forward the rest is history.

He attended Babson College and then went on to pursue graduate-level executive studies in real estate at Harvard University and marketing management at Kellogg School of Management.
Ricardo established Mattoni Group in December 2008 with an aim to locate and create unique real estate investment opportunities. With 15+ years of private equity real estate investment and management experience, Mattoni Group investments include a diverse portfolio of assets and loans across the United States, with multifamily assets comprising the bulk of the portfolio. To date Ricardo has taken a leadership role in over $1.5B in capitalized transactions. Mattoni currently manages several funds and separately managed accounts dedicated to both real estate and non-performing real estate loans. Currently, Mattoni Group is invested in over 5,000 multi-family units.

In this episode we kick it with Nitin over some beers. Nitin got his first taste of real estate when his parents purchased a rinky-dink hotel in Fort Lauderdale in the 1980's. After graduating from Duke University, Nitin decided to pursue a master's degree in real estate development from Columbia University. In 2004 he moved back to South Florida and started networking with local real estate leaders. Nearly 20 years later, Miami World Center is an almost completed mixed-use development that sits on a 27 acre assemblage in the heart of downtown Miami.
Join us as Nitin shares his journey on how he became one of the most influential developers Miami has seen in the last two decades.
In this episode we sat down with Toby Cobb and enjoyed a couple Samuel Adams beers. A Miami native, Toby shares his story about his career in commercial real estate. After graduating from Southern Methodist University, Toby returned to Miami and began working for Southeast Bank in the heart of the savings and loan crisis in the late 80’s.
Toby moved to New York City to attend NYU and received an MBA. He then spent the next 28 years on Wall Street working for Citi, Donaldson, Lufkin & Jenrette and Deutsche Bank where he was the Co-head of US Real Estate. Toby provides an insightful macro view of commercial real estate from the last 40 years and where he thinks things are headed for commercial real estate in the not so distant future. Spoiler alert: Office-Armageddon is coming and there will be contagion for other asset classes.
After leaving Wall Street, Toby returned to the 305 to lead LNR Property as Co-CEO. After a 3-year stint at LNR he Co-founded Grass River Property and dipped his toe in development. In 2016 he co-founded 3650 REIT, a loan origination and loan servicing firm.
