How does tax lien investing work? Jay Tenenbaum & Seti Gershberg’s guest is Joanne Musa, known as“The Tax Lien Lady.” In this episode, Joanne explains that we don't own our property; the government does. We pay property taxes to the government because we are renting our property. If a homeowner fails to pay their taxes, the government can either sell their property right away or give them more time to pay their taxes. To give them more time to pay, they sell their taxes to investors in a tax lien auction. For the homeowner to get their property back, they need to pay the principal amount and interest to the investor. If you're a beginner tax lien investor, this episode is for you. Tune in to learn more!

The show is hosted by Seti Gershberg and Jay Tenenbaum, who own Scottsdale Real Estate Investments and have over 30 years of real estate investment experience.
The first part of the conversation focuses on the current market. Before Brion joins them, Seti and Jay talk about how the market is changing through the COVID-19 pandemic, and consider what is to come as the pandemic continues. They share about some work they’re currently involved in, and invite listener participation. Then, after Brion joins the conversation, the hosts shift to ask him about his background before requesting his thoughts on the current market. While Seti and Jay work most directly in the single-family market, Brion’s work allows him to add insight into the multi-family and office scenes to the conversation. The three are able to discuss the different opportunities that are available during the COVID-19 pandemic and what options investors have as that are navigating through this new market. Brion is able to offer his perspective on the market in his main area of focus, the Southwest, as Seti and Jay can give some more information on the South and the Midwest.
In addition to commenting on market trends, Brion discusses his company, Caliber Co. Brian shares about projects his company is working on, how his company has evolved from buying off the auction block to where it is now, how the company navigates its search for distress opportunities, the company’s current portfolio, opportunities to invest in Caliber, and more! He unpacks different projects and opportunities that the listeners can potentially capitalize on. Brian also provides advice for the listener looking to enter the field, a peek into things to come for Caliber, a snapshot of what’s exciting to him in Arizona, and a breakdown of how he got his nickname.
