Travelling 3 and a half hours up north, Arsh has helped a lady out with renting out her property. Around the area are letting agents all around so he thought, why hasn't the owner approached them instead because it should be fairly easy for them to rent it out? So he asks them himself.
The letting agents that Arsh has spoken to have all said no, they won't manage HMOs, mainly because of the calibre of tenants, people on benefits, poor-paying tenants -- something that they don't want to manage.

Meet George Ball.
George joined the EPT in February 2021 and has had a phenomenal year. George was already involved in property development, which included brokering land deals and dealing with land assembly. George found that his business needed a cash flow strategy for further business growth.
Within 12 months, George found his niche where:
- He was finding REPOSSESSION properties all over the country at REAL Below Market Values,
- Starting building a high-end HMO portfolio,
- Now starting to build a Rent 2 Rent portfolio!
With his repossession deals alone, George has made the best part of £50,000 and I can only imagine that this will increase within the next 12 months. George is also aiming to build a HMO portfolio which will generate circa £100,000 per annum!

Meet Kevin West A.K.A. "The Deal Machine" -
Full-time painter and decorator Kevin signed up to the Elite Property Tribe in January last year to ‘put a foot through a new door’. Since joining, Kevin has gone from strength to strength securing and listing several deals on The Property Investor App as well as setting up his own Rent 2 Rent portfolio.
Within a month of joining the tribe, Kevin had sourced a block of flats in Leeds which was listed and SOLD on The Property Investor App within an HOUR!
Despite his success, Kevin felt his lack of confidence in approaching agents and vendors was a big obstacle standing in the way of him securing more deals. To tackle this, he spent a day in the office with Arsh where he ended up speaking with circa 20-30 agents securing a rent to rent deal which was later published on the app.
Kevin wants to spend the next year continuing to build his confidence which will help him achieve his ultimate goal of being full-time in property by the summer of 2022. With the help of Arsh and the rest of the tribe, there’s no reason why this can’t be achieved!

This week I had the pleasure to speak with long-term EPT member Adam Ludlam.
Adam was already full-time in the property game before joining the tribe however he wanted to start looking at sourcing his own deals, creating various streams of income and becoming part of a large community of like-minded individuals.
As Adam mentions in the episode since being a member of the tribe he has found his niche in packaging portfolios and has even bought several successful deals to The Property Investor App including:
- A block of 9 apartments in Stockton on Tees
- Block of 20 houses in Sunderland
- 32 apartments in Barrow
