In this episode we discuss the ins and outs of rental arbitrage with former investment banker and Airbnb investor, Michael Chang. Michael shares how he got into the business and what he has learned along the way, having managed 26 Airbnbs, 20 of which are rental arbitrage in Philadelphia, while owning the other 6 outright. He emphasizes the importance of building a great partnership with landlords and having a non-problem tenant to add value to their business.

Michael explains that rental arbitrage is a capital-efficient way to get into the business and is very scalable. He advises that the best way to find great locations is through data-driven research on demand and supply, and by being upfront and honest with potential landlords.

Michael also shares some of the downsides of rental arbitrage, such as the lack of control over the property, but notes that having a layer of trust with landlord partners and implementing percentage measures can help mitigate some of the risks. He also discusses how COVID impacted his business and how he had to pivot to focus on the highest value opportunities.
