I have wanted to move to California since I was a teenager. But after visiting California several times for months on end, I am not so sure anymore. As a Floridian now, I believe there is a lot to lose, especially in the way of freedom by potentially making a move to California. When you think about mortgage interest rates doubling in just 1 year, that doesn't sound like a "normal" housing market. Thats because it isn't. These higher rates would be no big deal except 1 problem, housing prices are sky high and now because of that home sales, demand to buy homes and mortgage applications are all falling because people cannot afford homes at these prices and rates. We know rates will continue to go up for the foreseeable future. So the only way homes gets sold, is if prices come down. I came across a very surprising article from the Florida Realtor association today basically telling homebuyer its OK to give it a rest! Why is this important? Because it means, even the Realtor Association thinks that there will be more opportunities to buy homes in the future and you don't have to sacrifice everything in your life to make it happen today. One thing I have been hammering in my videos is how we do not have a housing shortage in the U.S. and today the FED came out and backed me up! They did a study that revealed that the recent "housing shortage" is actually due to sky high demand, not lacking supply and that the supply and demand aspect of real estate is always driven far more by demand than supply. The housing market is undergoing a tipping point right at this very moment. Days on the market are going up, pending home sale contracts are being canceled and coming back to market. Homebuilders are reporting canceled contracts. Real estate and mortgage companies are laying off employees. All of these are signs that the housing market is shifting, and if you're a buyer it's time to get ready for the deals that will come.

According to Capital Economics, the U.S. along with many other countries facing a housing crisis right now are in the 3rd stage of a housing market crash. Which means there's only one left to go before the housing market really starts to turn in around in many areas across the globe. However I don't agree with the prediction of Capital Economics on just how much the U.S. housing market will crash.

I came across a startling statistic the other day that basically outlines if you make $70k/year, you can no longer "afford" to own a median priced house in the United States today. The reason why this is alarming is because the average American household income is not much higher at only $88,000 but the median is only $62,000. And then of course many households make much less than this dwindling their chances of ever owning a home with housing prices where they are today.
