If a couple of weeks go back and you haven't gotten any nibbles, David suggest you reduce the sales price by 10%. If the house has gotten some showings but not a single offer, David advises you reduce the price by 5%.

Santa Barbara has had beautiful weather in the 60's and 70's and there have been a couple of South Swells, making surfers happy. This week, there were 50 new listings in Santa Barbara, which is higher than it has been in a long time. 45 listings went into a pending status so there was still not large build-up of supply. Bidding wars, expecially for the most desireable properties, have returned. Santa Barbara is a bit protected from the price reductions that other areas have experienced because there is always a limited supply with no available land to build on, and it's such a desireable area.

The weather in Santa Barbara has been in the 60s, with marine layer fog in various areas. (If you live in Santa Barbara, you know that one neighborhood may be socked in with fog while a neighborhood only a few minutes away can be perfectly sunny!)
David reviewed the latest interest rates and Santa Barbara's real estate stats. 30-year jumbo loans were at 5.375% and 30-year conforming loans were at 5.75%. Sales were just under 30 with only a small build-up of supply. People who bought properties when interest rates were at their lowest may not be eager to sell their homes because when they go to buy another property, their monthly payments will be higher--due to the higher interest rates. Many of the people who are selling their homes are moving out of the area, or retiring. Home prices remain steady and in the long-term, Santa Barbara remains a tremendous investment.
Downtown Santa Barbara blocked off State Street during the Covid Pandemic, making it a walking corridor with outdoor restaurant seating. This has been so popular that it will remain this way for the forseeable future.

Mortgage rate buydowns are on the rise as homebuyers cope with high interest rates.
David discusses the recent beautiful cool weather (with highs in the 60’s) and the surf swell before turning his attention to interest rates and Santa Barbara real estate stats. Interest rates remained the same, at 5% for 30-year jumbo loans and 5.75% for 30-year conforming. There were 27 new listings last week and while there was some build up in supply, the inventory is still low—ideally there would be 50-60 new listings.
The topic he discusses today is Mortgage Rate Buydowns—which are on the rise as homebuyers deal with high interest rates. In a sense, David says, they can be thought of as a price reduction. Since the market has cooled down for sellers, many are offering concessions in the form of interest rate buydowns. For example, if the seller is willing to offer a 2-1 interest rate buydown with today’s interest rate of 5.75%, the buyer’s rate would go down by 2%--to 3.75% in the first year. In the second year, the rate would drop 1%--from 5,75% to 4.75 %, before returning to the original rate or 5.75 % in year three.

David Charles Allen (https://www.davidcharlesallen.com) reviews Santa Barbara’s real estate in 2022. The first half of the year was a hot, hot market for sellers. Inventory was very low; often there were only 150 – 200 properties for sale. There were multiple offers, often over the asking price, on just about any property. Interest rates shot up and down throughout the year and at times were in the 3-4 % range.
In contrast, 30-year conforming loans now have an interest rate of 5.875% and 30-year jumbo loans have an interest rate of 5.125%. There are currently 300 homes for sale on the market which is still low—but almost double what was available at any given time throughout much of 2022. David believes that we are returning to a more balanced market. He’s not making predictions but urges people to look at what’s most important to them, what they believe will happen to our economy, and how it would affect their home purchase. However, sellers need to realize that things are not selling like they did six months ago and need to temper their expectations. Santa Barbara had a heat wave with highs close to 90 degrees but there were a couple of good swells, so surfers and other water lovers had fun cooling down at the beach. 30 - year fixed loans rose to 4.625% and jumbo loans remained at 4%. There were only 37 new listings and 11 of those were sold off market. With almost 2,000 real estate agents in Santa Barbara, there's tremendous competition! Consistent mortgage rates over the past month keep the conforming 30 year fixed rate at 3.125 and the 30 year jumbo mortgage rate at 2.875. A big change in listings over the past week in Santa Barbara as 61 new listings appear on the market, 17 coming soon listings, 36 homes were closed on, and 33 homes went into escrow. Over the past few weeks, housing supplies and interest rates remain low, ranging from 3.15 - 3.25%. In past episodes, David Charles Allen has given great advice to buyers on how they can position themselves to purchase a home. According to a recent survey commissioned by LendingTree, 53% of potential home buyers are more likely to buy a home due to the Corona Virus Outbreak. There are a few reasons why people consider investing in Real Estate during this time. For one, people are generally not going out and spending money, due to government shutdowns. As a result, people may have more money to make a down payment on something like a new home. The low mortgage rates are another good reason to potentially buy at this time. People are also spending more time at home due to social quarantine. With stay at home orders in effect, the true value of a comfortable home is priceless.

Village Properties realtor David Charles Allen is happy to announce that his offices are now open as of June 1st! As businesses begin to reopen after quarantine, special precautions are being mandated across the country to ensure the well-being of all customers. Open Houses and ‘in-person’ home walkthroughs are not yet happening, but instead you are able to take a virtual home tour.
The overall month to month statistics have pending real-estate sales down by 40%, closed sales are down 30%, new listings are down 15%, and active listings have increased 13%. Although there is a general decrease in activity, the prices have not necessarily fluctuated too much at this point.
