Episode: Episode 100 - Mastering the Ups and Downs - Secrets for Wealth in Economic Cycles
Market cycles, in the world of wealth management, is a hidden gem hiding in plain sight, but its utility is only for those who understands it in the right context and the right timing.
In this episode of the Purpose-Driven Wealth podcast, Mo Bina welcomes back Akhil Patel, author of a new book, The Secret Wealth Advantage, in a very engaging discussion about Economic Cycles in the current context. In Akhil’s first appearance (Episode 28), they have discussed about understanding economic cycles and its implications for investors. Moving forward to today, Akhil gives a very valuable perspective about what to expect in the current market cycle, as well as tips for those interested in the real estate market.
Here’s what you will expect in this episode:
About Akhil Patel:
Akhil Patel is the Director of Property Sharemarket Economics, an investment research service that teaches subscribers how to ‘remember the future’ based on leading knowledge of economic and financial cycles.
Akhil became interested in such cycles after his family’s business went through difficult periods during the major recessions in the early 1990s and 2008. He refused to accept the conventional wisdom that these events could not be forecast in advance. After much study, he decided to develop a body of work that would help people – whether they were investors, business owners or those just interested in doing something with their savings.
With professional experience in the UK civil service and international development, Akhil has worked on a range of issues from reviewing large infrastructure deals to helping establish the UK’s £3bn International Climate Fund. He has two masters degrees (in finance and public policy) and a first degree in classics from Oxford.

Sending money to just anywhere in the world is a simple process but carries a lot of restrictions and limitations. The advent of Bitcoin and its lightning network bypasses those limitations in terms of transferring value with finality in the same acceptable level as being handed a 20-dollar bill where nobody can question that you have that amount of value.
Join us in this episode of the Purpose-Driven Wealth podcast as Mo Bina interviews Christopher Calicott of Trammell Venture partners, the VC industry’s first Bitcoin-native fund. Learn more about why institutions and large players from Wall Street are very interested in accumulating Bitcoin, as well as taking part in developing use cases aside from existing systems and utilities.
Here’s what you will expect in this episode:
About Christopher Calicott:
Christopher is the career technologist who knows a few things about the internet, Web2, and bitcoin. Having been there from the start (i.e. before Google was a thing), it’s no surprise that his core strength lies in tech strategy and market analysis.
A native Texan, Mr. Christopher speaks three (yes, three) languages. After an MBA in Madrid, he moved back to Texas to build TVP with an old buddy. The rest is history. Since then, he’s moved the needle on policy by sitting on the Texas Blockchain Council’s board of directors, where he championed Texas HB4474 which was signed into law by the Texas governor. Not bad
Before the world knew the power of decentralization, Christopher witnessed digital currencies fail. But then, an old friend introduced him to Bitcoin. He even recalls extravagant celebrations over wine as its price hit $30 and $100 (gulp). While many scoffed at the prospect, he encouraged macroeconomics professors to take note. As he watched Bitcoin succeed past its expected life, he knew he had a unique opportunity. Thus, TVP was born. Acting as a partner, he’s now participated in countless venture rounds — from Kraken to Unchained and Voltage.

Join your host Mo Bina and guest, Tim Krause, head of Investments Crafted, a boutique real estate company that buys and sells raw land. Tim shares his apprehension about going back to real estate investing as he witnessed how everyone he knew who was into real estate lost everything through the crash. So he got into different jobs and started a video production company to veer away from real estate. Surprisingly, he had most production jobs in real estate investing, slowly bringing his interest back. Eventually, he ran across land investing by talking to a client, which required him to research land flipping. He tiptoed his way back by buying a three-acre piece in Arizona for 1800 bucks and became an expert in land flipping since then. To learn more about how Tim adds value to the market, tune in and enjoy!
In this episode, Tim talks about…
About Tim Krause…
Tim Krause has been in and around real estate for the past 20 years. It started when he was 13 years old and worked as a handyman in his Opa’s apartment complexes. From 2005-8, he helped his parents flip about 14 houses. In 2007, he got his real estate license, and only a year later, he watched his parents lose everything after the 2008 housing market crash. After that, he tried many different jobs, swearing he would never return to real estate. About 11 years later, he quit his latest job and started his own video production company. He continued that business for three years, mainly working for real estate professionals. It reignited a drive to get into real estate again, so he started a land investing business in January 2020. He had since become enough of an expert to be featured in an interview and several real estate investing space podcasts in sharing his tips.
Overall, he focuses on how to give the most value to his lenders, sellers, and buyers.

In this episode of Purpose-Driven Wealth, your host, Mo Bina, and Reed Goossens dive into the kind of journey it takes to move out of your W-2 and into real estate investing. For an engineer, career transitions can be all about risk assessment and analyzing the right actions to take. But for Reed, it also has to be about taking leaps of faith. Reed shares his experience with mentors, how he moved to America as an Australian real estate investor, his transition from the day job to investing, and the motivation behind his two books: Investing in the U.S. – The Ultimate Guide to U.S Real Estate and 10,000 Miles to The American Dream.
In this episode, Reed talks about:
About Reed Goossens:
Reed’s background in civil/structural engineering has gone over 9 years of professional experience before taking the plunge full-time into real estate investing and development. In his former engineering life, one of his career highlights was being involved with the infrastructure development of the 2012 Summer Olympic Games in London. Reed has also worked all over the world as an engineer, including in Australia, NYC, Los Angeles, Fiji, and Europe.
He moved to the U.S. in 2012 for the love of two things: Firstly, his wife (at the time his G.F.), and secondly, the big apple, NYC! Within the first year of living in the US, Reed purchased his first duplex for $38,000. This experience taught him a lot about the benefits of investing for cash flow in the U.S. Barriers to entry are a lot lower compared to his homeland of Australia.
Since that time, Reed has started two multifamily syndication investing firms that have been involved in the acquisition of over $500 million worth of real estate to date. He has also launched the podcast Investing in the U.S., wherein he interviews the cream of the crop within the real estate industry to better educate other investors who want to break into the U.S. market and start investing in multifamily real estate today!

In this episode of Purpose-Driven Wealth, your host, Mo Bina, and Shane Melanson talk about how the rich invest in commercial real estate. Most outsiders don't understand commercial real estate. Shane cites this as a reason why most people don't hear about it like residential. He shares how they find deals to work with, explains the pillars retail investors need to understand, and what he has observed about commercial investors in his years in the market.
In this episode, Shane talks about:
About Shane Melanson:
Like many Canadian real estate investors, Shane started looking for a way to replace his 6 figure income. He moved to Calgary, AB, at 17 and got his BA in Economics. Shane's first real estate investment was in 2004, a 1943 war-time house with no basement or central heat.
When he started his real estate career, he was young and had no family yet, so working long hours and weekends didn't bother him.
Eventually, Shane built a small portfolio of single-family properties and was flipping homes — he figured this was the way to invest in real estate: buy undervalued residential houses, fix them up, and either rent or sell them.
Today, Shane is not retired (I still actively invest) because he loves it. Each property he invests in has the potential to earn a high 6 and generally 7 figures. He controls his schedule and loves what he does.

In this episode of Purpose-Driven Wealth, your host, Mo Bina, and Doug Noland talk history and forecasts in light of today’s global credit bubble. In the early 90s, Doug started the Credit Bubble Bulletin after extensively studying the changing financial system. At that time, Doug was wholly convinced that it was just a bubble. Today, he explains what society didn’t learn in 1994, what inflationism is, why he’s a solid proponent of capitalism, and why central banks don’t genuinely want to control inflation.
In this episode, Doug talks about:
About Doug Noland:
In November 2016, Doug Noland ended his almost two-year sabbatical to join David McAlvany and McAlvany Wealth Management. He’s at the stage of his career where he will only work with people that he trusts, respect, and admire. Doug couldn’t be happier and was really excited with the unique new product they’ve put together—the MWM Tactical Short.
The period 1990 to 2015 was an invaluable 25-year experience learning and persevering as a “professional bear.” His lucky break came in late 1989 when he was hired by Gordon Ringoen to be the trader for his short-biased hedge fund in San Francisco.
Working as a short-side trader, analyst, and portfolio manager during the great nineties bull market – for one of the most brilliant individuals he’s ever met – was exciting, demanding, and, in the end, a grueling and absolutely invaluable learning experience. Later in the nineties, Doug had stints at Fleckenstein Capital and East Shore Partners.
In January 1999, he began his 16-year run with PrudentBear (which concluded at the end of 2014), working as strategist and portfolio manager with David Tice in Dallas until the bear funds were sold in December 2008.

In this episode of Purpose-Driven Wealth, your host Mo Bina talks with Akhil Patel about the importance of an investor understanding his market cycles. Of course, markets have ups and downs. But if downs are overcome, how are there periods where it happens all over again? Here, Akhil simplifies how economic cycles repeat, the common theme with downturns, and his two cents on how relationships between nations impact the economy.
In this episode you will learn:
About Akhil Patel:
Akhil became interested in economic cycles during his school years when he came across Henry George's Progress and Poverty, which explained why economies go through periods of boom and bust.
Later on, he witnessed the negative effects of not understanding economic cycles when his family's business went through difficult periods during the major recessions in the early 1990s and during the global financial crisis after 2008.
He became determined to develop a body of work that would help people – whether they were investors, business owners, or those just interested in doing something with their savings to grow their wealth or manage their affairs through the course of these economic cycles.
Akhil has professional experience in audit, central government, and international banking and has worked on a range of issues, from reviewing large infrastructure public-private partnerships (PPP) deals to helping establish the UK's £3 billion International Climate Fund.
He has two Master's Degrees (in Finance and Public Policy) and a first degree in the Classics from Oxford. He is also currently a principal policy advisor to the European Bank for Reconstruction and Development (EBRD).

In this episode of Purpose-Driven Wealth, your host Mo Bina is joined with Doug Fullaway to discuss why senior living real estate shouldn't be overlooked. Traditionally, businesses in senior assisted living tend to be on the stripped-down, basic side of operations. And that has contributed to its slow pace. But does "slow pace" also pertain to revenue? Doug shares why few retail investors invest in senior living, why he allots time training managers, why he wrote the book Investing in Senior Living, and why senior living has not failed to grow despite its slow adoption of modernity. In this episode you will learn:
About Doug Fullaway:
Senior Living operational excellence has been the focus of my work since 2002. I was the COO and then the CEO of Vigilan, a leading supplier of software for assisted living, memory care, and independent living. Our customers included many of the leading companies like Emeritus, Brightview Senior Living, and Capital Senior Living.
Vigilan introduced subscription pricing to the senior living market and helped hundreds of senior living communities increase service revenues by $100/resident/month. While working for RealPage after Vigilan was acquired, I pushed for the use of call centers to increase tours by over 40% at Brookdale Senior Living and Holiday Retirement.
I also developed a business simulation tool that is still used to teach senior living at leading universities. I have been part of the team that acquired poorly running communities and turned them around. I sit on the Board of the Center for Health Administration and Aging Services Excellence (CHAASE) at the University of Wisconsin Eau Claire and the Board for the Veteran's Centers of Oregon. Senior Living is my passion!
