A housing crash is upon us. But it may not be the kind of crash that you think. I explain what this sales crash means to the housing market's future.

Caeli Ridge, President of Ridge Lending Group, joins us. She gives an exact prediction about where and when mortgage interest rates will peak.

37% of homeowners have no mortgage at all. Among those with a mortgage, 85% have an interest rate under 5% per Redfin. They don’t want to sell and give up their rate, constraining supply.

It’s a nationwide lock-in effect.

A housing PRICE crash is not expected. Existing homeowners can afford their mortgages and have record equity. This is reflected in the low delinquency rate.

The average age of first-time home buyers hit a record 36.

This was an event Larry Bailey hosted on 2-10-2022. This was to walk through ideas and experiences of how the 203k loan program works, as well as how it worked for me.

Some good information is as follows:

The Standard FHA 203(k) Mortgage may be used for remodeling and major repairs. There is a minimum repair cost of $5000 and the use of a 203(k) Consultant is required.
The minimum credit score is 600
Terms can be 10Yr., 15Yr., 20Yr., 25Yr., 30Yr. Fixed 5/1 Hybrid ARM
1-2 Unit Primary Residence
Site Condominium
PUDs
Property must be an existing Property that has been completed for at least one year prior to the case number assignment date.
A Property that is not eligible for a 203(b) Mortgage due to health and safety or security issues may be eligible under 203(k) if the rehabilitation or repair work performed will correct such issues.
A Property with an existing 203(k) Mortgage is not eligible to be refinanced until all repairs are completed
Maximum LTV/CLTV/HCLTV - • Purchase 96.50%• Rate/Term Refinance 97.75%

These live weekly kind of educational platforms are going to, I hope, adds some great value to you all. We're very interested in feedback. So first and foremost, as our first kind of stab at this, I would like to hear from each of you on this live recording today.

I'm going to give you just the quick 30,000 foot view about Ridge, who we are as a company, what it is that we do. Some of you have heard this sound bite before, so I hate the idea of being redundant, but for everybody else, this is what we're about.

We are a second generation company. We focus a large amount of our attention on the non-owner-occupied individual residential real estate investor. We do commercial as well, but residential is most of what occupies our day to day.

We are licensed nationwide, so we have a nice, broad footprint. There are four states that are an exception to that statement. We are not in Alaska, North Dakota, New York or Vermont. Pretty sure it's Vermont. Otherwise, we're going to be everywhere

I am a fellow real estate investor. I've held many, many properties all over the United States, so I hope that that unique perspective adds some credibility to who we are and what we deliver for our investor clients.

It's really about teaching our clients how to get to that next level, and that goes back into the optimization.

We will find a way in which to educate you, to get you to qualify, right? If there's some wood that we have to cut upfront, we're able to lay it out, provide you with the information so that you have the tools to then get back in the saddle when the time comes.

Now, most of you on this call are going to be very familiar with this. And I'll take just not a deep dive, but a quick dive into each one of these.

FHA - the Federal Housing Administration - www.HUD.gov - has increased the loan limits for 2022.

Hi again, everyone. Caeli here. Happy New Year to you, all. I just finished recording a video announcing the new conforming agency, a.k.a. Fannie/Freddie loan limits. I am now going to provide the FHA not to be confused with Fannie/Freddie loan limits as a quick distinction.

FHA and VA and USDA does "Govvie" as we call them in our industry, loan products only apply to owner occupied or primary residence transactions. And as we saw some increase to the conforming loan limits as it applied to Fannie/Freddie.
As such, FHA has followed suit. So I have those numbers for you. The old FHA County loan limit baseline was at $365,362. I've got my cheat sheet over here. The new conforming loan limit for FHA is now $420,680.
Just like the Fannie/Freddie loans, FHA does have high cost areas. Those are going to be Hawaii, California, Alaska, Connecticut, places like that. And those high cost areas are going to be for single family residence. All of what I've said so far is for single family residence.

The oldest $822,375, the new FHA high cost area loan limit is $970,800. Hopefully this is helpful to you. Those of you are looking to utilize FHA for your owner occupied transactions. We look forward to hearing from you and serving all of your lending needs.
