Over the years, I've seen agents on the complete opposite end of the spectrum when buying leads. Some agents excel at converting the leads and are able to make it a part of their business strategy effectively. Others find cold leads difficult to nurture or don't enjoy the approach and the sales strategies behind it.
At one time in my career, I oversaw online, company-generated brokerage leads and an agent internet-lead team. I've also been part of major paid lead launches and everything from strategies to attract more leads and how to work them through the sales funnel. So, I've been in it with you from a generation, conversion, and even accountability standpoint!

The world is full of options. Head online, and you'll find over a billion websites and about 4 billion active social media users. There's a website for everything you can imagine and somebody scrolling through social interested in that same info.
And when we think about real estate, it can be a saturated industry as well. There are about 1.5 million Realtors in the U.S. today, and they're all looking for more business. So, if you approach your online marketing with the wide net of simply "looking to attract any & all buyers & sellers," it's going to be challenging for you to stand out.
But if your website and social media are targeted, then you're no longer one in a billion. You're THE agent your dream customer can't wait work with.
When it comes to digital marketing, you need to have a targeted strategy. The past 18 months of my life did not go as planned. And I'm sure the same can be said for you. Whether it was the uncertainty of COVID or the crazy market of today, life has been unpredictable for many.

Imagine you’re about to post something on social for your real estate marketing.
You have the perfect photo you can’t wait to share. Or maybe you’ve taken the time to create an engaging video or eye-catching graphic. Coming up with your visual content is just a piece of your social media promotion. You have a caption to think about as well, and that’s often where people get stuck.
You find yourself staring at the screen, unsure of what to say. Getting stumped by your caption on one-hand can be frustrating. On the other, it could be a missed opportunity for a genuine connection or even lead generation.
Writing engaging captions is essential for a social media strategy for real estate. This is especially true for Instagram.
Think about this - if somebody sees your photo on the feed, likes it, and moves on, how much time are they spending engaging with your content and ultimately you?
Compelling captions mean more time spent viewing what you post. This can lead to deeper connections. It also allows you to initiate conversations or invite people to connect with you further. Engaging captions can make a big difference, but they don’t have to be challenging to come up with!

I’d never heard the concept of “6 feet apart” until a few weeks ago. It’s just not something that you think about. And “shelter in place” was probably another phrase that you’d never used before.
Now, as we’re entering the first week of April, COVID-19 is affecting everybody’s daily lives.
So, how do we have that balance of caring for our loved ones, doing our part to protect our communities, and focusing on our real estate businesses?
It varies state-by-state and even county by county. It varies by agent. Some people want to continue advertising their services and others are more comfortable promoting themselves less right now. This episode is for everybody. Because it’s all about focusing on that human connection and using this time to build stronger relationships.
So, how can you as an agent pivot your real estate marketing to reflect the current environment we’re in? For me, this answer actually comes pretty easily. It’s the backbone of what I believe great marketing should be. It starts and ends with providing value. Providing value through marketing opens the door to providing value in your services and value through continued relationships.
The difference is that we might be providing value a little bit differently than before. I always say that real estate marketing is just a gateway. If we do a good job with our marketing, then we’re given the opportunity to start a conversation. Getting somebody to fill out your lead capture or subscribe to your newsletter isn’t the end goal. Getting a lead isn’t the end goal. The end goal is starting a meaningful conversation that, yes, we hope leads to a sale.
The core of what’s important is the relationship.
It might not only be more important than ever, but it might also be more meaningful than ever to strengthen those connections. So, I believe that Real Estate marketing right now should come from a place of service.

Often times in real estate we get so caught up in the fastest ways to get leads that we often forget a key element - what we’re providing the other person. Not to mention how our strategies reflect our personal branding.
Why would somebody who doesn’t know you, want to trust you enough to give you their personal information? We have to keep in mind, at the other end of your real estate marketing, there is a real person and not just a number. So, to get quality leads for real estate, you have to take the time to provide something of quality in return.
In today’s episode, “The 10 Elements of a Successful Real Estate Lead Capture” I’m covering not only how to generate leads but also some easy tips to make your lead capture more effective.

You have 150 characters.
And in those 150 characters, you have to get a lot done! You need to sum up who you are. What you do. What makes you interesting. How you provide value. Why somebody should care. Why they should click that follow button.
And not only that, you need to take it one step further. You need to provide a call to action or lead magnet that entices and excites. Keeps them coming back for more! Don’t forget to throw some emojis in there to make it fun, and be sure to represent your personal branding.
Deep breath.
That’s a big ask for such a small piece of online real estate, right? That’s why today’s quick tip and Episode 13 is all about how to EASILY write an Instagram bio for real estate or as a REALTOR.

Video marketing gives you the opportunity to not only highlight yourself but to also do so in a way that is appealing, helpful, and sometimes even entertaining.
Unlike any other form of marketing for real estate, video represents you and your brand in a way a photo or words never could.
When we think about relationship-based marketing, video is a jumpstart to those relationships. How many people do you feel like you know because you’ve watched a movie with them in it, a tv show, or in today’s world - even somebody from their stories on Instagram?

While social media for real estate marketing is an incredible tool, it can be overwhelming, and I’ve received several messages on Instagram lately echoing that same sentiment.
April in Wisconsin said, “I’m struggling the most to come up with content to put on my social media platforms, especially since I don’t have any listings or reviews right now.”
Crystal in Oregon is right there with her. She says, “I’m focusing on growing my business through social media. It’s really an underutilized tool in my area.” She then goes on to say, “My struggle right now is figuring out the best way to connect with those using Instagram in my area.”
