Matt grew up in small town Wisconsin and graduated from Beloit College in 2013. He has lived in Spain, Boston, St. Maarten in the Caribbean, and now San Diego and started investing remotely in multi-family properties in Wisconsin in 2018. Since then he's focused on growing a short term rental portfolio with 7 properties in Nashville, Scottsdale, Wisconsin and San Diego. Leveraging that operational experience, he partnered with Craig to launch a property management business at the end of 2019. After persevering through some initial struggles at the start of Covid, they have now built a 7 figure business and plan to leverage their expertise to acquire hotels around the country.
Craig graduated from Purdue University with an engineering degree in 2014. While working in San Diego as an engineer, he founded his short-term rental business and 3X his salary with the cash flow from his rentals in just 3 years. He personally owns 5 short term rental properties in San Diego, Nashville, and Scottsdale. He founded a rental arbitrage and short-term rental management company with Matt Floyd in 2020. That company currently has 4 rental arbitrage units and 18 other properties under management. He spends a couple hours a week running the business compared to spending 40-50 hours a week working as an engineer. Talk about time freedom! His focus now is to keep expanding his personal short-term rental portfolio, take on new management clients, and purchase a boutique hotel by the end of the year.
In this episode, Matt and Craig talk about their double-digit real estate portfolio, which includes properties in the arbitrage, co-hosting, and outright ownership categories. They share how they got started and why they are still working their full-time W2 jobs. The guys share their favorite amenities and what they do to set themselves apart from the competition. Some of these strategies include extracting data from third party softwares. Listen to learn more!

Is it possible to become a Real Estate Millionaire off of a teacher's salary? Today's guest, Michael Swan "Swanny", has an incredible story on how he went from P.E. Teacher to retired and living off the cash flow his real estate produces. Swanny did what most people consider to be "too risky" and cashed out his retirement accounts back in 2011 to buy in a market climate when others said the market "would never come back". Swanny purchased multiple condos one by one back in 2011, and by 2014 he started "trading up" via the 1031 exchange into multifamily properties in Ohio. Today, Swanny is recently retired from his teaching career and is happily living in San Diego with his wife and son.
In this episode, we discuss why Swanny decided to cash out his retirement accounts to purchase cash flowing condos, why he decided to "trade up" into multifamily properties out of state, why he likes to invest in markets that are not considered to be "high growth areas", his stories of repositioning a 57 unit deal with "hookers and drug dealers", his creative way to fill vacant units while living out of state, his biggest mistakes as an investor, why he loves helping young investors begin their multifamily real estate journeys, and much more!

Every business reaches a point where it has to learn to scale. Today’s guest joins us to discuss how he’s reached this point and is building out systems to increase the number of deals they can make offers on.
Today’s guest is Loren Jacobs. Loren is living in Canada but purchasing multifamily properties here in the States. After syndicating his first few properties he realized that winning a deal is a numbers game. You have to underwrite a lot of deals in order to find one worth purchasing, and of those there are a few you’ll submit an LOI on, and of those you might get to the best-and-final round of offers, and of those you might win one.
Loren tells us how he’s putting together a group of individuals that can funnel in a large volume of deals so that they can work through that funnel and eventually be making 10 offers per week. That’s a lot of offers, and Loren is going to tell you why they made that goal. Don’t miss this episode.
Every investor has to start somewhere. Today’s guest started on a farm in eastern Oregon. Levi Allen grew up in an agricultural family and started his career continuing that tradition with his own farm. However, he was drawn to multifamily real estate and the wealth it could build. He started small with a few duplexes, then completed a 1031 exchange with his farm to acquire a 10 unit. From there, Levi joined a mentorship program to learn how to scale.
Today, Levi has been involved in several hundred units across Texas and Utah. Levi joins us to tell his tale of growing up on a farm and transitioning to such a drastically different business. He also discusses why he likes investing in Utah so much, the specifics of an incredible deal he recently closed on, and what his plans are for the future.
What does a business plan look like in a market that has rent control, strict landlord-tenant laws, extremely low cap rates, the most expensive labor in the country, and low leverage? Today’s guest is going to explain how he’s able to navigate all of the downsides in Southern California to make huge profits.
Today’s guest is Brent Sprenkle. Brent is a commercial broker for Berkadia in Los Angeles county and also owns his own portfolio of multifamily in L.A. and San Diego. While Brent is intimately familiar with all the downside that comes along with investing in SoCal, he explains how all that downside risk is worth it for the long term appreciation SoCal real estate provides. It’s true you can’t cash flow significantly in SoCal, but it’s one of the safest bets in the country that rents will, in fact, continue to go up over time.
He details how investing in SoCal requires you to be a tenacious investor. Do you have long-term tenants where you can’t raise rents enough due to rent control and the tenant doesn’t want to leave? How about offering them $20,000 to relocate to a different apartment so you can rehab and raise rents? This is just one of the many strategies most investors might find outlandish but actually work in SoCal.
Listen in and learn the nuances of investing in a market like SoCal! This episode has some wild stories.
There’s a lot of forces at work in the apartment marketplace right now that are making it more difficult to find good deals. Lending requirements are tightening, more buyers are in the marketplace, cap rates continue to compress, covid is still around making everyone’s life harder, and rent collections have seen a dip in some assets. Today’s guest believes this is all pointing to a drop in the market, in particular the market for older assets. Bill Ham joins us today to explain why he thinks a lot of operators are going to suffer in the months ahead.
Bill Ham is an apartment owner/operator who's been in this business through more than one economic cycle, including the 2008 crash, and what he’s seeing today leads him to believe there’s dark days ahead. Bill wrote the book on creative financing, and argues that buyers will need to get creative in their deal structure to make it work. Listen in and find out what Bill recommends.
Building a real estate portfolio with a full-time job is already difficult enough, but doing so as an active-duty military presents entirely new challenges. Today's guest has been able to build a portfolio of almost 300 units while in the Air Force.
Vincent started by building up approximately 20 units of small residential multifamily properties. He then joined a mentorship program to take it to the next level. Today's he a full-time syndicator and soon to be exiting the military to pursue multifamily real estate full time.
Vincent talks with us about partnerships, raising capital, key performance indicators (KPIs), asset management, marketing, and more.
Today's guest is John Casmon. John started like many others, he had a great corporate W-2 job and was working in the career he thought he'd retire in. But then his company went bankrupt, made massive layoff, and he was suddenly faced with the possibility of losing his job.
John decided it was time to make moves and start building a rental portfolio to take control of his future. He slowly built up 13 units using only his and his wife's money. They realized they needed to partner with others in order to scale, and not long after acquired a 190 unit in Texas by leveraging some newfound partners.
Today, John's portfolio consists of over 900 units and counting. He sits down with us to discuss how he selects markets, the importance of relationships and mentors, raising capital, and more.
You can learn a ton from John on this episode. Don't miss it.
Today’s guest is one of those people that prefers to do things himself. It’s why his Instagram handle is @diy_landlord. He’s continued to purchase multifamily properties with his money, manage them himself, and even handle the maintenance himself. His name is David Grabner, and he’s someone you can learn a thing or two from.
David Grabner started in real estate 6 years ago when he bought a small multifamily with his Dad. Ever since then he’s had one goal, cash flow. He’s grown his portfolio exponentially over the course of the last six years and now owns around 170 units, and he’s accumulated all those without ever syndicating.
So how does he do it? Listen in and find out. He’ll tell you why he has such a DIY mindset, how he’s afforded all those deals, why he prefers not to syndicate, and how much longer he can go doing all this himself. Don’t miss this episode!
Most investors you talk to will tell you California isn’t a good market to invest in. It’s rare to hear a podcast guest talk about real estate success in Southern California. Our guest Scott Choppin is here to tell you that California can, in fact, produce great returns on multifamily properties. You just have to be creative.
Scott and his team are based out of Long Beach, California, and they focus on multifamily developments around L.A. County. They’ve honed in on a niche market of four and five-bedroom, townhome-style multifamily apartment homes. These uniquely large multifamily units serve blue-collar communities that are increasingly living with roommates.
What started out as an experiment has grown into Scott’s bread and butter business plan. Listen in to hear how Scott is able to execute these developments in the hardest part of the country to do business.
Many of you looking for multifamily deals have run into a seller that's asking for much more than their property is worth. Sometimes sellers have properties that may not even qualify for bank financing because of occupancy issues. Today's guest is going to teach you how to use a seller's greed against them and lockdown deals using creativity and avoiding the banks.
Our guest Terry Hale is a true master at the art of the deal and negotiation. He's using seller financing and creative terms you've never heard before in order to tie up deals across the country. He then either holds the deals himself or wholesales them to clients.
He's going to teach you exactly how he structures his deals, and how to make deals work that otherwise wouldn't pencil. This is one you don't want to miss, especially as finding deals gets tougher and tougher.
Everyone loves to see an entrepreneur go all-in on a new business and succeed, which is exactly while you’ll love today’s guest Savannah Arroyo. Savannah got started in multifamily investing in 2020 when she syndicated her first apartment deal, a 12-unit in Oregon.
Savannah comes on the show to tell her unique story of starting as a full-time nurse, to becoming the “Networth Nurse” and buying deals out of state. She went from self-learning through books and podcasts, to joining a mentorship program, to reaching out to brokers on the other side of the country.
We break down her very first deal in fine detail and learn how she was able to raise the money, what her business plan is, how the plan has been unfolding, and what her exit strategy is.
If you’re just now breaking out in the apartment investing business this is not an episode you want to miss.
Have you ever wondered how we got into this business? We've been so busy interviewing other apartment operators over the past year that many of our listeners probably know little about us and how we got here. We decided to end the year by interviewing ourselves and sharing how we came to be apartment owners and podcast hosts.
Additionally, we discuss some key lessons we learned from our very first deal, a 1968 32-unit in Greenwood, Indiana. You'll hear how we found the deal, where we got the money, how we executed the business plan, and what we would do differently next time.
This is an episode we want all of you to hear so you can learn more about US. Thank you all for listening over the past year, and we wish you all the best in reaching your multifamily real estate goals in 2021.
Multifamily financing is one of the many things in this world that has been dramatically affected by COVID-19. It's not as easy as it was before to secure debt, and there are new requirements that the multifamily space has never seen before. We brought on a major commercial and investment banker to go over what kind of changes the pandemic has brought about in lending. In addition to that, we cover some forms of debt many of our listeners may have never heard of before.
Today's guest is Anton Mattli. Anton is co-founder and CEO of Peak Multifamily Funding. Anton has decades of experience in commercial and investment banking, private equity, and commercial real estate. After graduating from Zurich Business School in banking and finance, he held senior management positions at major financial institutions in New York, Tokyo, Hong Kong, and Zurich. During that time, Anton was heading a bank branch, managed cross-border teams, financed and restructured commercial real estate worth several billion U.S. Dollars, and oversaw loan portfolios consisting of aircraft and ocean transport vessels. Anton also directed the structuring of complex cross-border commodity and trade finance transactions for Fortune 500 companies.
Over the last 15 years, Anton has been advising family offices, high net worth individuals, as well as private investment funds, facilitating their direct investments in commercial real estate across Europe and the United States, including several hundred million dollars in multifamily developments and acquisitions.
Do you love your property manager? Do you dislike your property manager? Or, are you somewhere in between? Hiring and firing a property manager is a difficult decision. Today's guest has hired, fired, and even created his own massive property management company. Our guest today is Ryan Wehner, owner of Wehner Multifamily. Ryan joins us to discuss multiple topics regarding hiring and firing property managers, and what it takes to be a good one.
Ryan knew right out the gate that he wanted to be in real estate. After graduating college he secured a good job as a financial analyst, but instead of allowing his lifestyle to increase, he lived in a trailer in an industrial park and saved his money in order to buy small multifamily properties.
Ryan continued to build his portfolio and moved to Texas, where he saw the enormous potential for growth. Not long after building a sizeable portfolio he decided it was time to fire his property manager and take over the management side himself. He formed Wehner Multifamily and began on an exponential growth period unlike any you've ever heard. Since 2005 he has built his property management portfolio to over 28,000 units, with a little over 1,000 of those owned by him individually.
Wehner multifamily has grown to be a full-service multifamily property management company. Today, they source material from China for their owners to save money during rehab, they provide the contractors, design, and much more.
Ryan joins us to discuss how Wehner Multifamily came to be, what separates a good property manager from a bad one, when the right time to fire a property manager is, how to fire a property manager, how to treat customers, and much much more.
Many investors, like ourselves, find the need to look out of state to find good real estate investments. Our guest on today's episode takes that a step further and invests over 7,000 miles out of his home country in order to find good multifamily deals.
Today's guest is Hadar Orkibi and he lives in New Zealand, but invests in multifamily properties here in the United States. Hadar reached financial freedom by flipping houses and buying small multifamily homes in New Zealand. Hadar wanted to scale into larger multifamily but New Zealand doesn't have large scale apartment communities like the U.S. does, so he became a U.S. citizen and joined a mentorship group to get his feet wet in American Multifamily investments.
Flash forward a few years and Hadar is now syndicating large apartment deals and coaching for the very mentorship group that he got started with. We bring Hadar on the show to talk to us about the daunting task of operating apartments from so far away. This is an inspiring story that you don't want to miss. If Hadar can be a professional operator from 7,000 miles away, then what's stopping you?
When you sell your multifamily property you are taxed on the profits that the sale generates. That tax is called the capital gains tax and is usually 15%. It's a hefty tax to pay and will capture a pretty sizeable chunk of your profits. So what are some strategies to avoid paying this tax? Many have heard of the 1031 exchange, which can work is certain situations, but few have heard of the deferred sales trust.
Our guest Brett Swarts is a deferred sales trust expert, capital gains tax deferral expert, investment real estate expert, multifamily broker, and the founder of Capital Gains Tax Solutions – a company helping people to defer capital gains tax on the sale of their highly appreciated assets, eliminate the need for a 1031 exchange, and free up their time so they can create & preserve more wealth. He created ‘Capital Gains Tax Solutions‘ to equip high net worth individuals and their trusted advisors with the deferred sales trust tool to help them solve capital gains tax deferral limitations. The first step to a great exit plan is a flexible plan to get out of debt, defer your tax, diversify and then purchase assets at optimal timing, while having liquidity and diversification all tax-deferred. You don't like paying taxes, so you don't want to miss this show!
If you're in the multifamily real estate business you likely need or have a desire to raise capital on a continuous basis. Most raise money from friends and family, but do you know anyone raising money from out of the country? Today's guest has a Rolodex of investors living in Japan that he raises capital from to fund his multifamily deal. Listen in to learn how he does it.
Today's guest is Matthew Owens. Matthew used to be a CPA. After seeing so many clients making enormous profits in multifamily real estate he realized he was sitting on the wrong side of the table. Matthew started investing in smaller multifamily properties, less than 50 units typically, and using money from investors in Japan to fund his deals.
Matthew talks with us about how he was able to meet and work with foreign investors, how he structures the deals with those investors, how he acquires deals out of state and leverages hungry real estate entrepreneurs to do the work, and much much more.
This is an episode you can't miss.
Apartment operators often talk about everything that goes into acquiring a property and getting it to the closing table, but not talked about as much is what happens AFTER closing. Today's guest wanted to change that educate others on the asset management side of the business, so he created his own summit to bring together the best minds in the business to reveal their asset management secrets.
Today's guest is Gary Lipsky. Before real estate, Gary owned an independent film studio. But in 2013, after renovating and renting out a few single-family homes, Gary decided to sell his business and invest that money in multifamily real estate. Today, Gary's company has over $17 million in assets under management, mostly in Phoenix and Tuscan.
In 2020, Gary launched his own asset management summit aptly titled Asset Management Summit. The summit was met with tremendous success and featured many of the apartment world's biggest names. Today's topics break out some of the knowledge shared at this year's summit and include: measuring as many data points as possible, working through bottlenecks with property management, improving tenant leads, and much more.
When we talk about multifamily investing, more often than not we're talking about value-add investing. Today's guest not only does value-add, but she's also crushing it in new construction. Anna Myers of Grocapitus joins us to discuss how they select their markets, and ways in which the new construction business plan differs from the value-add.
Anna serves as Vice President at Grocapitus, a commercial real estate investment company based in the San Francisco Bay Area. Anna holds a B.A. degree with highest honors from UC Berkeley, and an MBA degree from San Francisco State with an associated MS in Information Systems. Anna is also a third-generation commercial real estate entrepreneur who applies her 25+ years of experience in technology and business to finding, analyzing, acquiring and asset managing commercial properties in key markets across the U.S. Together with her business partner, Neal Bawa, they approach real estate through a data science lens to
create compelling profits for 400+ investors.
As the lead underwriter for the company, Anna teaches deal analysis for MultifamilyU in quarterly Boot Camps. MultifamilyU is an apartment investing education company owned by the principal, Neal Bawa. Also via MultifamilyU, Anna hosts weekly webinar events featuring top speakers in real estate. As the asset manager for the Grocapitus portfolio, Anna brings a data-driven approach to track and insert optimizations to the properties to
help drive property performance and investor returns. Anna regularly speaks on podcasts, webinars and at conferences covering topics including Asset Management, Deal Analysis,
Real Estate Trends, Opportunity Zones, How to 1031 into a Multifamily Syndication, and much more.
Related to Syndication with Grocapitus, Anna and Neal have successfully completed equity raises of $60 million for Multifamily, Mixed-Use and Self-Storage Acquisitions in the last
18 months, resulting in over 2,300 units purchased. Grocapitus is on track to close another 1,500 in the next 12 months.
When looking for where to add value to your multifamily property, have you ever considered the closets? Our guest today has built a business around the concept of renovating closets to increase the unit’s desirability and rent!
The multifamily closet space has not changed for the last 50 years. Take a look at most multifamily properties and you’ll find the same bland, uninspired, standard wire racks in the closets. Most of these closets offer less than 42% of their potential storage capacity.
Over the past two decades, consumer demographics have shifted dramatically. Millennial & baby boomer renters today are not satisfied with a place to live; they want a unique residential experience enhanced by resort-style amenities. They seek a supportive community offering attention to detail that promotes an exceptional quality of life. They want to know they’ll have enough space for their stuff without renting storage or living in a cluttered, claustrophobic environment.
Our guest Jim Monk is president of Clozzits. Clozzits promises to revolutionize this massive opportunity of renovating closet space to increase the NOI. Clozzits will help design and install affordable closet space for multifamily properties anywhere in the country. Jim comes on the show to explain how their system works, how much it can increase your NOI, and some success stories from their clients.
Don’t miss this episode for a super unique way to add value to your multifamily community.
How quickly can you build a multifamily portfolio of 1,000 apartment units? Today’s guest was able to do it in just 2 years! Think you can do better? Listen in and see how our guest was able to scale so quickly.
Today’s guest is Justin Fraser. Justin bought his first single-family rental 6 years ago. He started with using his own money, then moved on to borrowing private money to buy more single-family homes. The cash flow was decent, but he soon learned the power of multifamily.
A guest speaker at his local meetup by the name of Matt Faircloth told his story of success with multifamily. Justin knew this was an opportunity to learn and grow. He added value to Matt by offering to locate, fund, and manage a multifamily property if Matt would lend his knowledge and expertise in the deal. Matt agreed, and that sparked a working relationship between the two that would lead to man more deals being closed over the next two years. Matt talks with us about how important it is to add value to others and ensure you and your partner’s skill sets complement each other.
We also get into the details of Justin’s specialty, asset management. Specifically, how he tracks and improves on tenant leads, how he manages his property manager, how he vets each member of the property management team, how he tracks the property’s capital, and so much more.
This episode is jam-packed with inspiration and asset management best practices. Don’t miss it!
Today's guest is Josh Sterling. Josh is the founder of Epic Property Management, where he owns and manages a portfolio of over 1,000 units in Southgate, Michigan.
Josh started his career as an airline pilot. One day he showed up to work to find a letter in his mailbox that stated his pay would be cut in half in order to help keep the company afloat. Josh knew he had to make a change and take more control over his financial well-being.
He changed careers to air traffic control and simultaneously started building a portfolio of single-family homes. It didn't take long for him to make the foray into multifamily and begin scaling his operation to a point of achieving real financial freedom. Josh was eventually able to quit his air traffic control job and now works exclusively on his multifamily business.
Listen in and hear Josh's story, and learn how you can replicate his success!
How much of your success is tied to your mindset? If you ask today's guest, he'd tell you ALL OF IT!
Today we brought on the one and only Rod Khleif. Rod lost everything in the market crash in 2008; $50 million in real estate. He lost his beach-front mansion, his Mercedes… all the stuff that ultimately doesn’t matter, but that is quite painful to lose. He'd made the mistake of buying single family homes to hold long term and cross collateralize them with my multifamily properties. The multifamily properties did fine, but the single-family homes pulled his entire portfolio down.
Since losing it all, Rod has rebuilt his real estate empire into one of the largest multifamily portfolios around. He now has an even bigger and better beach-front mansion, more cars, and more of his goals realized.
Rod talks with us today about the mindset it takes to lose it all, then get back out there and rebuilt. He talks about determining exactly what you want, with clarity, and setting consequences for not reaching those goals.
Have you been contemplating investing passively in an apartment syndication? We brought on veteran passive investor Tavis Watts to discuss the many facets of passively investing in apartments.
Travis Watts is an investor and leader in the real estate industry. He has been investing in real estate since 2009 in multi-family, single-family and vacation rentals.
Travis’s first experience making money from real estate was from house hacking. He quickly realized he wanted to build up enough cash flow to quit his job and live his life on his terms. His mind was opened to apartment syndications, and he realized he could leverage the experience of best-in-class operators to invest his money and produce cash flow to support his lifestyle.
Travis has invested passively in over 30 syndications. We brought him on the show to discuss how he conducts due diligence on sponsors/operators, what his personal criteria are for multifamily investments, advice for those wanting to passively invest, and much more.
Don’t miss this episode if you have any intention of ever investing passively.
How many people do you know that lost a $30M portfolio in the 2008 crash, and we're able to rebuild to an even larger portfolio in a different asset class? Today's guest may be the first person you've heard of that did just that.
Today's guest is Kevin Bupp. Kevin Bupp is the Founder & CEO of Sunrise Capital Investors, which invests in mobile home parks, parking lots, apartments, offices, and single family homes all across the US. He has 16 years of experience in educating investors to locate, acquire, and create “higher than average” returns from the widely misunderstood niche of mobile home park investing. He has completed in excess of $150 million in real estate transactions. Currently he's a candidate for CCIM, the highest commercial real estate designation around. He shares his expertise through the Mobile Home Academy and also as the host of The Real Estate Investing for Cash Flow Podcast, which has become one of the hottest real estate podcasts on iTunes.
In addition to his real estate endeavors and monthly podcast, he's the founder of several charitable organizations including RunningForBrews.com, a social running club with more than 10,000 active members, and "72 Hours to Key West," an annual 280-mile bike ride benefitting impoverished families during the holidays. Between the two of these, he has donated more than $300,000 and have positively impacted millions of lives throughout Southwest Florida.
Gary Spencer-Smith is an internationally recognized real estate investor and speaker with over 20 years of experience. He is the co-owner of RevNYou, a growing real estate education platform. Originally from the UK, Gary served in the Royal Navy for over 11 years. During his time in the Royal Navy, he had over 100 foreign visits and saw active conflicts. He worked in Naval Intelligence before obtaining a degree in electronic engineering and becoming a weapons system engineer. Utilizing his problem-solving mindset and “can-do” attitude from his time in the Navy, Gary has built his multimillion-dollar real estate portfolio and launched coaching and education programs for new real estate investors. He’s currently an active investor with more than $10,000,000 in single family homes, commercial real estate, and resort properties. In 2019, REIN Canada awarded him the “Innovative Investor of the Year” and “Joint Venture of the Year” awards. Gary is based in British Columbia with his life partner and has four grown kids.
We bring Gary on the show today to discuss how he grew his business and built it around a property manager mindset.

"It’s also no secret that many of the Forbes wealthiest list made their fortunes through commercial real estate. A recent survey of high net worth investors found that 83% believe that commercial real estate assets will post better performance than equities for the rest of this decade."
