David provides a comprehensive update on market trends, focusing on how recent political and economic uncertainties have impacted real estate dynamics. David highlights that property transactions have been varied, with lower-priced homes experiencing slower sales and needing price reductions, while higher-priced properties have seen quicker turnover. This mixed market indicates a disparity in competitiveness across different price ranges.
Appraisals are also a point of discussion, with most appraisals aligning closely with asking prices, but some coming in higher, presenting potential opportunities for savvy buyers and sellers.
Looking ahead to 2025, David advises prospective buyers to engage with lenders early to better understand their options and make informed decisions.

Today, we’re discussing how we manage our team, including seven members from the Philippines who are crucial to our operations. We’ll cover strategies for building a strong team culture, whether our team members work remotely or locally. Managing a virtual team requires continual adaptation and growth, which we’ve learned through hands-on and remote roles.
We’ll also talk about the ethical and economic aspects of hiring abroad versus locally. Our virtual team handles most tasks remotely, except for those that require physical presence. When hiring virtual assistants, we use platforms like Facebook groups for job listings, interviews, and trials.
Training is crucial, with clear job descriptions, SOPs, and regular communication via tools like Slack. Meetings are essential for team unity, even online, where we discuss tasks and accomplishments. Tools like TimeDoctor or Hubstaff help track work hours and ensure accountability. Building a strong team culture involves regular communication through platforms like Slack or CRM systems. Daily “pulse meetings” (team meetings) are vital for keeping the team aligned and maintaining productivity and culture.

Take a journey back in time to 1933, the worst year of the Great Depression, where we compare an individual’s average income ($4,218.40) to the relative amount in 2023, with inflation accounted for ($98,249.76). But it doesn’t stop there. “The Silent Killer” will also shed light on the relationship between income and housing prices. Journey back to January 1990, where the average home price in Fresno County stood at $82,083, with per capita and household incomes at $14,387 and $29,943, respectively, as per Census.gov.
Witness how the years of income needed to afford a home steadily increased as we entered February 2020, with the average home price reaching $289,950 in Fresno County, translating to 7.7 years of income required.
Fast forward to May 2023, and you’ll be astounded by the current average home price of $420,000 in Fresno County, which now demands a staggering 11.1 years of income!

Welcome back to the Pursuit of Property Podcast. Cade interviews Scott about a new tool in the toolbelt that we have used to monetize some of the skinnier deals we are finding in this market.
Scott shares the details on a recent deal in which he used the options contract to facilitate a wholesale deal. The best part, he didn't have to put any money into escrow while finding the end buyer. Finally, the seller and buyer both walked away feeling very happy, win-win-win!
Stick around till the end where Scott and Cade practice an impromptu scripting session for how Scott has used the options contract. Share your thoughts below!

In last week's episode shared our biggest loss yet, totaling over $27,000 - in contrast, today, we are excited to talk about a profitable deal we recently closed!
In today's deal breakdown, we share all the details from A to Z on our recent wholetail in Fresno. For those unfamiliar with a wholetail (as opposed to a wholesale or a flip), a wholetail is when you officially buy and close on a property, put in some minor fixes/repairs, and then turn around to sell it on the open market.
Throughout the episode, you'll learn how we found the deal, how we closed on it, the exit strategies we debated on moving forward with, and our favorite part - the numbers! We are always buying deals throughout the Central Valley - if you have a deal and are looking for any guidance, we are always here to help and take down deals together!
In season three, we focused on sharing our story of investing in out-of-state rental properties. While throughout that season we shared a lot of wins, today we come full circle on one of the rental properties that we just recently lost over $27,000 on.
You'll hear about our initial excitement of finding a "great" deal, the challenges of managing tenants, and the problematic issues that arose along the way. From unexpected repairs required by city code enforcement to issues with our "tenant from hell", we take you through the ups and downs of our rental property journey.
But - it's not all doom and gloom. We share the valuable lessons we learned from this experience and the strategies we use now to mitigate risk and maximize profits in our real estate investments. Whether you're a seasoned investor or just starting out, this episode is a must-listen for anyone looking to learn from the pitfalls of our rental property journey. Tune in now to learn from our mistakes - so you don't make the same ones.

Many of us know the power of owning rental properties. However, what if there was an alternative way to make more monthly cash flow on properties without being the landlord?
Meet Keith Gillispie, a 27-year-old husband, father of two, and 8-year Marine Corps veteran who has been investing in real estate since 2016. As the co-founder of REIautomated.io, Keith helps fellow real estate investors streamline their businesses by implementing systems, automation, and sound business principles.
In today’s episode, Keith shares his expertise and insights, offering valuable advice on how to generate and optimize lead flow for your own real estate investing business. More specifically, he shares how he went from part-time to full-time real estate investor, the lead generation tactics he uses to bring in leads, and how he sells rental properties on owner financing. Instead of keeping the properties he buys as his own rental properties, he instead sells them using owner financing to would-be tenants to bring in more cash flow than a traditional rental. "The Subtle Art of Not Giving a F*ck" by Mark Manson is a book that challenges the traditional idea of positive thinking and self-help books. Perhaps this is why our review is less than enthusiastic.
In today's episode, we will dive into the core principles of the book and discuss how they can be applied in our daily lives. While the book does challenge conventional wisdom and presents a counterintuitive approach to living a fulfilling life, we also challenge the ideology and the principles that drive the theme of the book.
Up until this point, we have strongly recommended all of our listeners and viewers to read every book we have done a book review on. However, for "The Subtle Art of Not Giving a F*ck," our co-hosts are split on their recommendation. Listen in and decide for yourself...

Today we pull back the curtain to expose the truth about real estate investing.
The good, the bad, and the ugly.
In our sixth episode ever, back in July of 2020, we had our good friend and fellow Central Valley real estate investor Adam Abajian on the podcast to discuss how to get started in real estate. Today, we are incredibly grateful to have him on to talk about his struggles and successes as a growing real estate investor. After starting with fellow co-host Scott Farrow as a barista at local coffee chain Kuppa Joy, Adam jumped into flipping homes. Since then, his business has grossed over $300k in revenue in 2021, built itself into a 7+ team member machine, and aims to grow even more in 2023. However, the most impactful parts of the podcast come when Adam gets vulnerable and shares the growing pains and struggles he has experienced while trying to grow his business.
After listening to today's episode, we are confident that you will find it one of the most valuable episodes we've published.
The Pursuit of Property is back! After a brief hiatus for Thanksgiving, we are excited to host Conner Mcguyer, Business Development Manager with the Home Helpers Group, on today's podcast.
Home Helpers Group may sound familiar - we hosted its co-founder, Dean Rogers, back on episode 75. Today, we invite Conner to share how at just 22 he has bought his primary residence to house hack, is working for a multi-million dollar local investment company (Home Helpers Group), and has found himself networking and collaborating with million-dollar investors.
Not only does Conner emphasize how crucial social media is to find deals and success, but he also gives an exact blueprint for new investors looking to find their first deal or mentorship. For our listeners who may be starting to scratch the surface in real estate investing, Conner shares direct, applicable tips and actions to put yourself in the best position for success.
Being an entrepreneur is hard. Being a business owner is hard. Being a solopreneur trying to build a business from the ground up - is hard.
Real estate can be a very lucrative business whether you are an agent, investor, or both. However, any successful real estate professional will tell you that success does not happen overnight.
One of the biggest struggles (perhaps the biggest struggle) that brand new and experienced business owners alike can experience is financial instability. We all know that in this business, the activities we do now will come to fruition 3-6 months down the line. That means real estate agents/investors can go months without a deal or paycheck.
In today's episode, we aim to debunk the second job stigma. Both of our co-hosts have had multiple second jobs while building their real estate businesses that helped skyrocket their success and financial stability. They share their own struggles they experienced, both internally and externally, that led them to where they are today.
Picking up a second job, especially one in the evenings where you can dedicate your full days to building your real estate business can be a game changer to your own self-confidence and success. It can be difficult when it seems like taking on this task can be embarrassing to the outside world - your peers, mentors, family, and friends. However, our goal in this episode is to break down that stigma and normalize that this journey plays a pivotal role in building your business. We hope you enjoy today's episode.
Success begins with a strong foundation. Mastering the basics may seem mundane, but it is the building block for success in real estate investing.
Back in episode 37, co-hosts Scott and Cade discussed how new investors should handle and find success on their first appointment. Shortly after, in episode 42, they emphasized why following up with leads is essential to your success. Then, not too long ago in episode 67, Scott and Cade shared their exact blueprint for following up, securing appointments, and closing leads.
In today's episode, as we continue to work backwards from securing an appointment with a motivated seller, we start from the very beginning - HOW do you even talk to motivated sellers in the first place? WHAT do you say? HOW do you say it?
It can be very intimidating to pick up the phone and cold call what may seem like "random" homeowners. In today's discussion, Scott and Cade break down EXACTLY what to say, how to say it, and why.
If you would like a copy of the exact scripts and systems that Scott and Cade use in their real estate investing businesses, please do not hesitate to reach out. There is no need to reinvent the wheel. In conjunction with episodes 67, 42, and 37, you now have an exact roadmap to effectively communicate and close motivated sellers.
"Hands down the absolute best and most useful leadership book I have ever read."
Too often in life, we take the path of least resistance. The path with the least amount of pain. The easiest path.
When faced with challenges, adversity, or hardship, the easiest choice is to defer responsibility. Find something (or someone) to blame. In times like these, where our economy is struggling with massive inflation, and our housing market is dealing with continuous interest rate hikes, it can be easy to blame outside forces for any of your current struggles.
"Extreme Ownership" by Jocko Willink and Leif Babin is one of the most impactful and influential books on mindset that we have reviewed so far. Willink and Babin outline simple principles that not only shine a light on how to succeed at the highest level - but how to take RESPONSIBILITY at the highest level. When we stop making excuses; when we stop blaming others; when we start to take responsibility for all of the things that happen in our lives (good or bad); problems start to be solved and success starts to be achieved,
Taking extreme ownership for mistakes, failures, and challenges is hard. But it is necessary. We hope you enjoy today's episode.

Today, we are excited to host a very special guest. A year ago, Colin Dorner knew nothing about real estate investing. After expressing a desire to Scott and Cade to learn the basics of real estate investing, he started building his knowledge from the ground up; learning the basics of cold calling and lead managing and then eventually negotiating and managing acquisitions.
Colin Dorner is the acquisition manager for Cade Berrett and Scott Farrow. He is also a project management expert who helps businesses transform through the best use of data, technology, process, and people. Before leaping into entrepreneurial waters, he worked in a revenue operations company and a sales operations role. Colin graduated from West Point and spent 5 years as an infantry officer in the army.
As Colin approaches his one-year mark in real estate, he has made significant progress toward his own pursuit of property. As he continues refining his sales skills, boosting his profits and revenue, and providing value to real estate investors, he is now starting to build his own rental portfolio in North Carolina.
We hope you enjoy today's episode - Colin's real estate journey is one that aligns perfectly with the mission and goal of the Pursuit of Property Podcast.
As we discussed back in Episode 41, business partnerships can be a difficult path to navigate. They are notorious for being massive accelerants to success - or a quick path to failure.
Today, we are ecstatic to host Dave Farrow on the podcast. After 23 years in software development and leadership roles, Dave moved into security. Over the past ten years he has founded and run security programs at Barracuda Networks and Veza where he was responsible for GRC, product and corporate security, and incident response. Dave currently serves as VP, CISO at Red Canary. He holds a BS, EECS from UC Berkeley.
Dave got started in real estate investing a few years ago through the more unconventional route - private money lending. After getting his feet wet with lending on projects to local, reputable investors, this year he decided he wanted to make the leap on taking a more active role in real estate investing. Throughout the episode, Dave and Scott talk about their most recent flip - breaking down the numbers, their partnership structure, and much more.
Don't be a victim of your own mind.
Jim Rohn, one of the most impactful entrepreneurs, authors, and motivational speakers, emphasizes that being a victim of our own mind can be disastrous to one's success.
Today, we are excited to debut a new type of episode to the podcast; in addition to covering impactful business, self-development, and success books, we will also be covering various speeches and videos of the same nature.
In "Don't Be a Victim of Your Own Mind," Jim Rohn outlines seven specific "attitude diseases" that keep most people poor and are detrimental to finding success. If our mind is a garden, Rohn shares, then these "attitude diseases" are like weeds.
While it is impossible to entirely rid ourselves of each of these "attitude diseases," the goal should be to discipline our thoughts to minimize their frequency.

"If you're having trouble changing your habits, the problem isn't you. The problem is your system."
What even is a habit? Why do we often experience hardship when trying to break bad ones, and start good ones?
"Atomic Habits" by James Clear holds a powerful and proven framework for getting 1% better every day. Throughout the book, Clear reveals practical strategies that not only help you apply techniques you need to transform your habits, but also how to understand and master the behaviors that lead to the results you want.
We are excited to be back with another book review episode, especially one that is so widely-applicable to any person, industry, or business. While we attempt to summarize as much as possible in our traditional 45 minute episode, this is truly a book that can change your life if fully read through and applied.

Back in Season 2 Episode 5, we hosted Dean virtually on the podcast to talk about the best income-generating activities to skyrocket your business. On today's episode, we are especially excited to host him in-person in the studio to focus on all things investing, wholesaling, and networking. Dean also shares how the Home Helpers Group thrives on helping other investors, new or experienced, disposition their deals through their Friends with Benefits Program.

Today we are excited to bring back one of our most educated and successful guests we've had on the show - 2019 President of the California Association of Realtors, real estate broker, investor, and co-owner of Keller Williams Fresno, Jared Martin.
As we have discussed on several recent episodes, the changes that are occurring in our housing market and economy, across the local, state, and national levels, have been a hot topic of discussion. There is also a lot of misinformation and fear-mongering that has been pushed, which has made it extremely difficult to know exactly what is happening and where we are headed.
Jared comes prepared with factual data, sourced from several reputable economists associated with the CAR (California Association of Realtors), NAR (National Association of Realtors), and other high-profile real estate sources.
In today's discussion, we also push Jared to share what he forecasts will be happening in the short and long-term future, especially in our local market.
You can find Jared and his real estate team, Jared Martin & Associates, on social media across all platforms.
A note from the co-hosts:
If you've listened to our podcast before - thank you. Your support means everything to us. If this is the first episode you're tuning in to - welcome.
Today, we decided it was time to do a reintroduction to the Pursuit of Property Podcast. It has been almost three and a half years since our very first episode, and a lot has changed since then. What hasn't changed, however, is our mission. Since day one, we have been dedicated to helping young entrepreneurs get involved in buying, selling, and investing in real estate.
While some episodes have been more focused on personal/business finances, business/personal development book reviews, and other miscellaneous topics, it has all been in pursuit of the same goal - helping you, our listeners, gain value from listening or watching the podcast.
We've hosted over 30 amazing guests - from A&E real estate TV stars, luxury house flippers, seven-figure real estate investors, mortgage lenders, title and escrow professionals, and more. We cannot wait to continue to bring on high-level professionals to share their knowledge with you all.
The Pursuit of Property Podcast has come a long way - but we also have a long way to go. We're excited to bring you along on the journey toward the pursuit of property.
We hope you enjoy today's episode.
We've talked about MINDSET more than a few times on this show. We've had great guests on to talk about it, too: way back in Season 2 Episode 3, we had Mindset and Goal Setting with Erin & Cleadus Shelton. In Season 1 Episode 4, we had Mindset and Morality in Real Estate Investing with Jason Pritchard, which has been one of the podcast's most-listened-to episodes ever.
Today, we shine the conversation on mindset in a slightly different light than in previous episodes. Not only do our co-hosts share their own struggles (past and present) with improving and sharpening their mindset, but precise activities, habits, and practices that they have taken from their own mentors to help improve their mindset, self-confidence, and success.
Through daily, consistent actions the goal of this episode is to help you, our listeners, shift, strengthen, and grow your own mindset. Strengthening and improving your mindset will not only improve your quality of life, but the quality of your feelings, too.
It's time for you to get a grip on your business.
Too many of us are going through the motions in our business - not knowing where we are and where we are headed. It can be especially difficult for newer entrepreneurs and business owners who have to wear all of the "hats" in their business at the start.
"Traction" by Gino Wickman, the follow-up book to "Rocket Fuel" (EP 41), starts by asking the defining question: "Do you have a grip on your business, or does your business have a grip on you?"
In today's episode, our co-hosts will dive into and share the central theme of the book - the Entrepreneurial Operating System (EOS). More specifically, the six key components that will help you strengthen, grow, and streamline your business.
"Traction" will be one of the most important reads for business owners and entrepreneurs alike. While today's episode is an in-depth analysis, there is plenty more that listeners will gain from reading/listening to the entire book.

Scott and Cade have lost thousands of dollars by not getting a home inspection.
Yes, you heard that right - Scott and Cade have had to pay thousands of dollars out of their own pockets by not completing home inspections while building their rental portfolio.
And even for many first-time home buyers, the costs that go into purchasing a home can be overwhelming. "Fixed" or "required" expenses such as your downpayment or closing costs can make it feel like the numbers add up quickly.
That's why when it comes to unfixed expenses, such as the cost of inspections, it can be tempting to skip out on paying additional funds. However, one of the top inspections that our hosts recommended in every single home purchase is a home inspection. While it is an additional cost to consider, it can end up saving you thousands of dollars on your home purchase.
Today, we are thrilled to host Carlos Rosario of Blueprint Home Inspections on the podcast. Carlos is a seasoned home inspector not only trusted by Scott and Cade but plenty of other real estate professionals in the Central Valley.
Whether you are buying a traditional home or yes, even a brand-new construction, the recommendation is the same - ALWAYS get a home inspection!
Escrow. Title. Escrow Company. Title Company. If you've ever bought or sold a home, you've heard of these terms before. If you haven't bought or sold a home, you may not have any idea of what these terms mean. Either way, these terms are often used interchangeably and can be extremely confusing for homebuyers, sellers, and first-time investors alike.
Today, we are incredibly excited to host Christy Kutka and Love Bains with Chicago Title Company on the podcast. In this episode, Christy and Love talk about all things escrow - what it means, what they do, and their role in every transaction. As a homebuyer, seller, or investor, it can be difficult to understand how escrow affects your transaction; after today's episode, you should walk away with extreme clarity and confidence for your next deal.
If you are looking for a rockstar escrow team to handle your next transaction (that is also investor friendly), reach out to the Kutka Team at teamkutka@ctt.com!
Most of you are leaving hundreds of thousands of dollars on the table.
Yes, you heard that right. We've all heard the phrase, "the money is in the follow-up." You've probably heard it more than a few times just on this podcast.
Back in episode 42, co-hosts Scott and Cade emphasized why follow-up is essential to your success - today, they break down the exact follow-up blueprint that has helped them make hundreds of thousands of dollars in real estate deals.
From how to categorize your leads, when to utilize certain follow-up methods, and how to implement specific follow-up campaigns, today's episode will help you maximize your income. After all - the money is in the follow-up.
It's no secret that the real estate market and economy are shifting. We've talked about it plenty in the past few episodes; however, it is essential to be thinking about what you need to be doing in your business, how to pivot your business, and why the activities you do today will either lead your business to sink or swim.
Co-hosts Scott Farrow and Cade Berrett are extremely excited to bring back on Aryan Geravesh to discuss these topics. Aryan is an entrepreneur, business owner, and CFO of Keller Williams Realty in Fresno. Aryan was a previous guest on Season 2 Episode 9 where he talked about all things personal finance. If you haven't listed to that episode, be sure to go back and listen; today's episode is a perfect follow-up.
After listening or watching to today's episode, you should have numerous strategies on how to take advantage of this shifting market. We hope you enjoy.
As investors, purchasing properties at a discount is at the core of our business. If we didn't purchase properties at discounts, there would be nothing left over for us at the end of it all. As the housing market and economy continue to shift and change, now more than ever it is essential to be purchasing properties at an even deeper discount than ever before.
As end buyers (flippers, long-term buy and hold investors) tighten up the reigns and become more conservative, it is key for wholesalers to run their numbers even more conservative to ensure they are sending out a great deal. For flippers and long-term buy and hold interstors, it is just as essential to be conservative with the cooling off we are seeing in the market.
In today's episode, Scott and Cade discuss not only the "why," but also the "how" on purchasing properties at a deeper discount. They emphasize that this skill set will be the make-or-break for investors in our changing market.
The housing market has seen a noticeable shift in recent weeks. Rising interest rates, longer days on market, and other factors are contributing to what appears to be a dramatic cooling off of the market compared to the insanity during COVID.
In today's episode, Scott and Cade are excited to welcome back mortgage lender David Keller to the podcast. David's discussion heavily focuses on the rising interest rates; more specifically, how these interest rates are currently affecting the housing market and what is forecasted to come in the future.
As a buyer or seller, it is essential to understand how this shifting market (and more specifically, rising interest rates) will affect your home purchase or sale.
If you are looking to get pre-approved for a home purchase, please feel free to reach out to Scott, Cade, or David on social media. We hope you enjoy today's discussion.
Today, the Pursuit of Property Podcast is excited to finally welcome Morgan Kennington to the podcast. Morgan is a superstar project manager with Pinnacle Investments, a realtor with REAL Broker, an investor, and a coach who is crushing it across all aspects of real estate.

Morgan shares that one of her mentors, Jason Pritchard, has been instrumental in helping her implement one of the most important factors she attributes to her success - mindset.
You can connect with Morgan (@morgan_kennington_realtor) and schedule a free coaching call with her via social media!
Making your bed... seems like such a mundane task, doesn't it? Half of us probably don't even do it. And when we do, it's probably done with half effort in a rush to get out the door in the morning.

April's book episode focuses on a book that has sold over 15 million copies and has stood the test of time, originally published during the Great Depression - "How to Win Friends and Influence People" by Dale Carnegie. Scott and Cade emphasize that this book is one of the most important and influential books they have ever read and is often their most recommended book even outside of the real estate world.

Set back with an injury that put him on the sidelines at work, Jake knew he had to put himself into gear to get another source of income started. In the counterpart to the three-part home buying mini-series, today's episode focuses on how to maximize the value of your home when listing and selling it on the open market. Scott and Cade simplify the process, cover the do's and don'ts of listing your home, and explain their strategy that they believe is most effective in getting the highest price and the best offer for your home.
Paired together with the home buying mini-series, these episodes should provide sellers and buyers alike with the baseline knowledge of buying and selling a home!
The power of networking is already known to many in the business world but can be surprising to new investors. In todays episode, Scott and Cade discuss the power of networking as it relates to making money.

One of the very few constants in this world is change. From work, to relationships, to life, we are constantly having to face change and decide how to deal with it. And with many of us, change also comes along with stress. Worry. Fear. In March's book episode, Scott and Cade take a deep dive into "Who Moved My Cheese?" by Spencer Johnson, M.D. In an easy-to-read, less than 100 pages format, "Who Moved My Cheese" uses a non-fiction short story to reveal how to best deal with change and enjoy more success. Scott and Cade mention this book as one of their most profound reads thus far.

After getting your offer accepted on your dream home, the final step in your home buying process is navigating escrow.
In today's episode, co-hosts Scott Farrow and Cade Berrett simplify the escrow process to its key components.
The escrow process can be confusing - especially for those who are first-time homebuyers or those who have not bought a home in a while. From inspections, to contingencies, to appraisal gaps, the escrow process has a lot of moving parts that can be difficult to understand.
It is essential to have a trusted, professional real estate guide in your corner from start to finish of your home buying process. We hope that this mini-series on buying a home was informative and helpful for our listeners. Please reach out to either Scott or Cade if you have any questions about buying a home!
In episode two of the mini-series focusing on the home buying process, co-hosts Scott Farrow and Cade Berrett sit down to discuss the next steps after getting pre-approved: showings and making offers.
Showings are often one of the most exciting parts of the home buying process. However, it is essential to spend your time visiting homes that match your "must-have" criteria such as the area/neighborhood, bedroom count, and square footage size.
Just as essential is having a qualified, trusted real estate professional on your side to help put together a winning offer. In the episode, Scott and Cade highlight the important aspects of an offer and strategies to get the offer for your dream home accepted.
Stay tuned for the third and final part of our mini-series releasing next week - focusing on the escrow process!
The home buying process can be difficult to navigate, especially if emotions and stress are running high. In the start of a new three-part mini-series, Scott and Cade simplify the home buying process and begin episode one of the series with mortgage lender and close friend, David Keller with the Keller Team at NEXA Mortgage.
In the first episode of the mini-series, the discussion heavily focuses on the first step to buying a house - getting preapproved for the home loan. David not only breaks down the preapproval process in layman’s terms, but also gives our listeners a step-by-step roadmap in order to best set yourself up for success and conquer any fears about getting preapproved.
Stay tuned for part two of our mini-series releasing next week - focusing on showings and making offers!
Life is a series of negotiations. We are constantly negotiating, persuading, and discussing with our friends, family, and colleagues in order to get what we want and the outcome we desire. Focusing on negotiation, persuasion, and emotional intelligence tactics, ex-FBI hostage negotiator Chris Voss focuses on nine effective principles to help you be more persuasive in all aspects of life. This is an episode [and book] that you are not going to want to miss.

“The fortune is in the follow-up.” Time and time again this phrase rings true, especially for those of us in the sales industry. Without follow-up, you don’t have a business. In Scott and Cade’s discussion on follow-up, they highlight how very rarely is a prospect/lead ready to use your services or buy your product during your first discussion. While they open the episode with outlining the different stages of a lead, Scott and Cade continue throughout the episode with their follow-up best practices and examples of their best follow-up success stories.
Today’s episode focuses on a hot topic of discussion in the real estate investing world - partnerships. Business partnerships are notorious for being massive accelerants to success - or a quick path to failure. Many of you looking to get into the business may be thinking about teaming up with a friend, family member, or colleague who is also wanting to start investing in real estate. However, as Scott and Cade discuss, there are several things to consider and reflect on before entering a partnership that can make or break your success. Primarily focusing on lessons learned from Rocket Fuel by Gino Wickman and Mark Winters, Scott and Cade summarize the book’s highlights and reflect on their own partnership in their investment company, Early Bird Investments. Regardless if you are looking for a business partner to accelerate your growth or not, Rocket Fuel is an essential book to add to your reading list.

In the final full-length episode of the year, Scott and Cade sit down to discuss the importance of business planning. What exactly does that mean, though? As business owners, it is essential to keep tabs on your current/end-of-year KPIs (revenue, expenses, profit, etc.) in order to best plan for next year’s goals. Many of us look to grow our businesses year over year; establishing a business plan not only helps you set monetary goals for revenue and profit, but it is also a tool to put together a game plan on how you will achieve those goals. Additionally, Scott and Cade emphasize that not all business planning is centered on monetary or financial goals - things like finding a better work/life balance, implementing a new marketing channel, or anything related to the success of you and your business are great things to include in your business plan. Finally, Scott and Cade discuss their own 2022 business plans for their respective companies.
BOOM! You’ve set your very first real estate investment appointment with a seller. Now what? How should you prepare? What should you say? How do you best set yourself up to close the deal? In one of the most important podcast episodes yet, Scott and Cade share how to handle your first appointment. In addition to outlining what to do before the appointment, they also relay investor Pace Morby’s 5 Essential Questions to ask a seller while on an appointment (referencing Bigger Pockets Episode 528). If you are struggling to find your first deal, unsure of how to approach your first appointment, or have a deal and aren’t sure on how to get it done, please reach out to Scott or Cade. Please reach out to us at pursuitofproperty@gmail.com or find us on social media if you have any questions, comments, or feedback.
As business owners and entrepreneurs, it is essential to have a program that can store, organize, and process large amounts of information. Whether that be your clients, leads, prospects, or KPIs (key performance indicators), utilizing a CRM (client relationship manager) in your business can be the difference between failure and success. In today’s episode, Scott and Cade share their thoughts on how the tools, automations, and integrations of a CRM can be best utilized to scale your business. After changing CRMs twice in the last two years, they also share their own transition and growing pains with getting acquainted with their new CRM, Pipedrive. We hope you enjoy today’s episode. Real estate teams - should you join one? Are they worth it? Which one should you join? These are all questions that Scott and Cade have encountered from potential and new agents alike throughout their time as licensed agents. In today’s episode, Scott and Cade share their personal experiences on their old real estate team, the Clayson Group. Not only do they review their personal experiences and opinions, but they cover the pros and cons of real estate teams, how they are structured, and whether you should join one or not when first starting in the business. Although this episode is more realtor-focused, Scott and Cade emphasize that many of the topics discussed also carry over to those looking to get started in real estate investing.
Owning rental properties is a lot more than the flashy “passive income” phrase that we hear being thrown around all too often. In today’s conversational style episode between our co-hosts, Cade and Scott discuss how they have navigated unexpected repairs and maintenance on their eight rental properties in South Bend, Indiana. Key highlights include having the right level-headed mindset, discussing various options on how to pay for repairs, the “tiered” system of different types of repairs, and more. They also mention how their business relationship, largely following the blueprint outlined in the book “Rocketfuel,” has been especially helpful in navigating these situations.
Throughout this season, we discussed our out-of-state investing journey by bringing on experienced guests and taking you step by step through our BRRRR strategy. We hope that by sharing the highs and lows of our process that you, our listeners, were able to extract valuable information for your own out-of-state investing journey.
Moving forward, we are excited to take a break from the "season" format and provide more conversational-style episodes. These episodes will continue to cover all aspects of real estate investing; however, nothing is off the table as we expand our topics of discussion. As always, if there is a topic you would like to hear more about, please reach out to us at pursuitofproperty@gmail.com
It’s finally here. The episode we have been waiting to record and share all season.
