This episode, Dawn Haley will discuss the difference of working with a direct cash investor vs. working with a real estate broker. Direct investors often will have you believe that working with realtors will cost you valuable time and money. There are so many reasons a director investor can say to convince you not to use a realtor. However, she feels the only significant difference between direct investors and realtors comes down to your motivation and how much you are willing to leave money on the table. Hopefully, the discussion will give you some options to think about before selling your home fast for cash.

When you owe more on your home than the current market value and need to sell for a variety of reasons, such as loss of a job, reduced income, or drowning in debt, you may need to consider a short sale. And to accomplish a short sale, you will need a team of professionals who understand the short sale procedures.  Many steps must occur to give a borrower the highest probability of getting the short sale approved by a  mortgage servicer.  So I am grateful to have Jeffrey S.Marks, Busse and Busse Law firm, a real estate attorney on the show to discuss what a short sale is and what has to happen to when a homeowner is distressed.

Going through the probate process typically means that you have lost someone you love. By preparing ahead of time and having a plan in place ahead of time, you’ll be able to focus on your remembering your loved one as opposed to trying to figure everything out when emotions are running high.

The probate process isn’t known for its speed or convenience. For many heirs, the process can be grueling and time-consuming. A situation that is already painful and difficult can become even more so when it is drawn out. You will want to make sure that you and your fellow heirs are on the same page to avoid any disagreements in the process. Between the legal waiting periods, and disagreements between family members, the probate process can become incredibly drawn out. When you are able to establish an agreement beforehand, the process will be much easier when it is actually time to get things done. Once a person dies, it is important to file for probate as quickly as possible. Not doing so, will raise the costs of holding the home.

Lisa Glenn from the Law Office of Lisa Glenn will talk candidly on the Probate and some of the misconceptions about the process.  Join me, Dawn Haley ASAGA Realty as we both discuss ways to navigate through a very painful time for families.
