This episode of The Real Estate UnSalesperson podcast is all about selling with dignity, how to simplify selling, and how to succeed as an introvert in sales. Listen today to gather all the great insights!
Meet Harry SpaightSales for many is an ugly word. It is a dilemma for some too. They know they need to be better at sales but get sick over the idea of having to act like a salesperson. Some have said they aren’t cut out for sales. Others are “too nice” for sales.
Does selling need to be so difficult?
I can relate. I was told that I was “too nice for sales. It was a tough business.”
My first experience with a sales bullpen (think Boiler Room, Pursuit of Happyness, The Wolf of Wall Street) I was shoulder to shoulder in a tiny cubicle without dividers. I was committed but I knew this environment was going to be a big challenge. I was the proverbial fish out of water…actually a missionary in a sales bullpen may be more uncomfortable than the water-less fish.
As a former missionary, I thought I could help others in business. What I needed to learn was to actually sell myself and my product. I knew that my secret power was in the serving. I didn’t have a lot of business acumen at the time nor was I a strong closer. I was actually more like the anti-salesperson than a salesperson per se. If I was going to succeed, SERVING would be the ticket to my success.
From this background, I took what I learned in the mission field about serving, putting others first, being a Giver, listening with empathy, being persistent, staying positive, being patient and kind, having a solid work ethic with good follow through. I brought these traits and others into the business community. Then I became adept at story telling too and continued to learn to master the craft of sales. Eventually the success led to leading sales teams and helping people to be better at the craft of selling and thus growing the business.
I figured there were others like me. People who were not the highly competitive Type A personalities but were more chill but still want to succeed. We are not the ones that need to sing our own praises and to be the hero of every story. In fact, we prefer to put others in the limelight and smile at their success. For us, the client is easily the hero of the story. These people frequently think they may be too nice for sales. They are told or believe they just aren’t aggressive or pushy enough. I think differently. I think most buyers would rather work with someone like us more than the aggressive, strong closing types.
So now what? Think of the skills you already have acquired. Sales skills can be acquired too. We don’t typically succeed at something by accident, work is involved. I have read countless books over the years and spent thousands on training to be better and to get the shortcuts to help me succeed quicker. This knowledge and wisdom gained is to be shared. Serving others so they too can have a successful business and provide well for their families and hopefully be a good citizen for their community, is my mission.

A day goes by and I don’t hear from them. Then another day… and another day.
Now I’m starting to question myself. Maybe the appointment didn’t go as well as I thought. Maybe they didn’t like me, my company, the list price I recommended, what I was charging, and on and on.
I decide to follow up with a phone call. They don’t answer. I leave a message. I don’t get a return phone call.
A couple days later, I send a text. Still no reply.
Now I’m sure that I messed up, they weren’t impressed with me and are going to list with someone else.
Listen to this episode to learn why you shouldn't try to figure out what other people are thinking.

It was me. When I was in college, my father used to always tell me that sales was a great career. He said that’s where all the money is. I wasn’t interested. I had a bad impression of sales people.
Fast forward to graduation and I found myself in sales. Real Estate sales. Why was I in this career? I didn’t find any other “higher calling” that I was interested in – or was interested in me. And guess what? I found out that my father was right. Sales is a great profession.
I never expected to be in sales. I think that I’m a very unlikely person to be in this career, being a quiet, unsalesy person – so if I can do it, you certainly can too!
Listen to this episode of The Real Estate UnSalesperson podcast to learn how you can overcome your fear of selling.

Four scary words. Doesn’t that put a shiver down your spine every time you hear them – especially from your significant other?
Guess what? You need to take charge. You need to say these words in your relationships. No, not with your significant other – with your buyers!
Why? Because you shouldn’t assume that your buyers know how Realtors work. If you do, you might end up breaking up.
Don't Assume Your Buyers Understand The Real Estate IndustryFrom working with buyers for several decades, I have found that very frequently buyers do not understand how you work, the services you provide, and how you get paid. I have found it best to assume that they do not understand any of these items and I make sure to have a conversation with them the first time we meet to make sure that they are clear on these topics and we are on the same page.
What am I talking about? I'll give you examples of what you need to discuss with your buyers on this episode of The Real Estate UnSalesperson podcast.

Think of how much more trust and rapport you could create with your clients and potential clients if you could address them by name – even if you haven’t seen them for a while.
The problem is – if you are like me – you forget names almost as soon as you are told them. I am terrible with names! I really wish I was better.
Well, it’s time to do something about it. On this episode of The Real Estate UnSalesperson podcast you’re going to learn to unleash your super power of memory for sales success with Neil Kutzen.

Then he discovered the memory method used in Ancient Greece and it saved him.
In an earlier career, he had been a trainer and instructional designer at Motorola. Using those skills, he created a new and better way of teaching the method that had saved him.

Why is follow up so important? A high percentage of buyers and sellers are not going to be ready to sign a contract with you the first time you meet. Maybe they are just gathering information, or maybe they are interviewing other Realtors, or maybe they just haven’t made a final decision yet if they want to move.
How do you set yourself apart from the other Realtors that your potential clients may talk to? With your follow up. Very few Realtors follow up. If the client is not right in front of them, they forget about them. If you do follow up, you will be in the minority of Realtors and that is a good thing. You will have very little competition. You will also impress your potential clients with your interest in serving them.
So, how should you follow up? When should you contact them? What should you say? Deb Brown Maher provides some excellent insights on this podcast on how to follow up in a manner that your clients want.
Meet Deb Brown MaherDeb Brown Maher is a sales coach, author and speaker who helps business owners make more sales by shifting their perspective — from convincing prospects to buy, to being of service to them. She is passionate about selling from a position of integrity and shares her methods in Sell Like Jesus: 7 Characteristics of Christ for Ethical Sales.
Deb got started in sales at the ripe old age of eight when she sold handmade potholders door to door and learned how a sale can brighten two people’s day – hers and her customer’s. She honed her approach with companies small and large including Lucent Technologies, Hershey Foods, Computer Associates and Comcast Cable.
As the owner of Deb Brown Sales, Deb has used the Sell Like Jesus approach to help hundreds of business leaders increase sales by 50-100% in just 12 months. Learn more at www.debbrownsales.com.
Deb is also a fine artist who paints as a creative expression of worship inspired by and given back to God. She starts with a blank canvas, and no specific image in mind as onlookers watch her paint. Deb seeks guidance from the Holy Spirit for what the Lord wants to make manifest to those observing. Everyone experiences the unfolding of God’s visual message real-time as He gives revelation, healing, and peace directly to everyone through the painting, according to each one’s needs. Her artwork is available at www.worshipfulart.com.
Sales Is An Honorable ProfessionSales is an honorable profession if done properly. As Deb says, a sale can brighten two people’s day, yours and your client’s.
Don’t miss this episode of The Real Estate UnSalesperson podcast. It will both educate and entertain you. Let’s master follow up with Deb Brown Maher!

A real estate career also has two more characteristics – there is a low barrier of entry and you are your own boss – which means the career is easy to get into and no one will tell you what to do. These two characteristics are both good and bad. If you have a plan and stick to it, you will be successful, but you have to have the self drive to do so.
About 80% of the people who get a real estate license are out of the career within two years. I don’t look at this as a scary statistic, but instead as an empowering one. This means that there is less competition out there than you might think. If you put forth a good consistent effort, you will be rewarded with a long, fun, lucrative career.
So, what can you do to guarantee your success in real estate? On this episode I provide 5 simple steps to take that will lead you to guaranteed success in real estate.

As I was getting ready to get out of my car, my phone rang. I answered it. The loan officer for my buyer of another home that was scheduled to close the next day was on the phone. A last minute problem was discovered and the loan was turned down. OMG!
Immediately I thought about the difficult phone call I was going to have to make to my seller. They had moved out of their home and considered the sale a done deal. Well, it was done alright – and I was going to have to break the news to them.
I decided that I would make the call after my listing appointment, so I got out of my car, locked the door and approached the house I was hoping to list.
Unfortunately, I was no longer in a good mood. I was not excited for my appointment any more. I rang the doorbell and the seller answered with a big smile on her face. This was a big moment for her and she was excited. The problem was that I could no longer share her enthusiasm. My appointment did not go as well as I hoped it would because all I could think about was having to make the call to my seller when I finished this appointment. I did not get the listing.
Clearly, this is not a good way to go about your business. So, that brings up the question, How Do You Maintain A Positive Attitude?

I can’t believe that I have been podcasting for that long.
In the podcasting world, this is a big accomplishment. The average podcast only lasts 8 episodes. The Real Estate UnSalesperson podcast is currently ranked in the top 10% of all podcasts.
When I was learning how to podcast, the instructor said to write down titles for 20 episodes. I really struggled with this. I had trouble coming up with 20 topics. After much brainstorming, I finally did – and guess what? I only recorded episodes on about 3 of those topics. The show has evolved several times as I’ve done it and somehow I have managed to come up with about 150 topics so far!
I don’t want this post to be self-indulgent, however. I’d like to share some lessons that I’ve learned from podcasting that you can apply to your career and life. Here they are.

What about an attorney who didn’t like representing clients?
I haven’t – BUT – I’ve met many Realtors who don’t like to sell.
Real Estate Is A Selling ProfessionLet’s face it. As a Realtor, our job is to sell homes. If we don’t sell any homes, we don’t make any money and we don’t last in this profession. So, it is imperative that we are not afraid to sell.
Don't Be Afraid To Sell“Don’t be afraid to sell” may be a strange topic to talk about on The Real Estate UnSalesperson podcast, but there is an easy, unsalesy way to be successful at selling. That is what I discuss on this podcast.

I don’t know and I don’t care.
Why I Don't Care If The Market Is ShiftingThe market is always shifting. Things never stay the same – although it always seems like we expect things to stay exactly as they are now and are surprised when they don’t.
I’ve been a Realtor for over 35 years and I’ve seen, survived, and thrived in lots of shifts.
When I started in the business, interest rates were in double digits. People bought homes.
I’ve seen the dot com crash. People bought homes.
I’ve seen the financial crisis of 2007. People bought homes.
So, whatever is happening now, people will still buy homes.
We Realtors Are Lucky! We Realtors are very lucky people! Why? Because people always want what we are selling. Just about everybody wants to own their own home. That’s why I don’t care if the market is shifting. People will still want to buy and sell homes.
Selling Strategies For A Shifting MarketI just got emailed an article whose title was, “Four Selling Strategies That Need To Shift With The Market.”
With a title like that, it’s sure to get a lot of clicks, but to tell you the truth, I don’t have any selling strategies. Never did. Remember, I’m the Real Estate UnSalesperson.
The UnSalesy Approach Wins In The Long RunI am living proof that the unsalesy approach to real estate sales wins in the long run – and we’re in this career for the long term. We’re not here to make a quick buck. We are here to develop a successful long term career.
The way to do that is simple and works in any kind of market. No need to shift strategies. Simply put your clients first, do what’s right for them. Listen to them. Help them achieve their goals. If you help them achieve their goals, in turn, you will achieve your goals. Be unsalesy. Not pushy. Keep in touch and develop a long term relationship. You will get so much repeat and referral business over time. It snowballs. Simply do the right thing and keep in touch. Not too difficult and works in any market.
So, you might ask, “Is the market shifting?” My answer is, “Who cares!”

She loved real estate. It was her life – and her death. She literally died on the job – while showing a home. She didn’t see a step down and fell and hit her head in just the wrong way and lost consciousness. I can tell you, there is no other way she’d want to go – doing what she loved – and helping the people she loved. Now, more about being “The Blue Collar Realtor.”
Great Service For AllMy mother provided real estate services for a broad spectrum of people, but her favorite clients were those at the very low end of the economic ladder. She loved getting to know the people and learning their life stories and helping them to achieve their goals. Most of the people she helped lived in a small community just over the Texas state line called Chaparral, New Mexico. There were very few Realtors who served this community at the time. Chaparral was located about 45 minutes from her house – so not only was she selling low end homes, but she had to drive a long way to do so.
Mother Knows BestI used to give my mother a hard time about working in Chaparral – but I admit – I was wrong. She was setting a great example of how to be a professional. Being a professional means providing expert assistance to everybody, regardless of the price range that they are in. She loved serving.
Be A Blue Collar RealtorOn this Mother’s Day, I want to encourage you to be like my mother. Do the right thing. Help everyone regardless of the price range they are in. Not only is it the right thing to do, but you never know what might come from it. You might get a lot of repeat and referral business. This crazy career we are in often takes many strange, unexpected turns. Working hard as a blue collar Realtor might just lead to great rewards – both for you and the people you help.

This episode is filled with great information on how we can be at our best when it’s showtime.

Only problem was, she was afraid to reach out and call the home owner. I wanted to tell her, “TAKE CHARGE!”
You have to take charge of your career and your life to live your best possible life. Don’t just react to what happens to you – make things happen. This is your one and only shot at life. Make it awesome!
My father gave me a paperweight that’s been sitting on my desk for many, many years. It says, “Some people make things happen, some watch things happen, while others wonder what has happened.” We should always want to be the people who make things happen. That has been the motto of my real estate career. I don’t just sit back want wait for things to happen – I make things happen.
A Message to IntrovertsI know that a large percentage of people who are reading this are probably introverts – I am too – but that doesn’t mean that we have to sit back and be passive. We may like some alone time to recharge – but when we are working we can be very intense and driven. I always tell people not to mistake my quietness for lack of intensity. I have a fire burning in me. I’m not willing to settle for second best – and you shouldn’t be either.
Take ChargeI want to encourage you to get out there and take charge of your career and life. Make things happen – and good things will happen. Good luck! Let me know how you are taking charge.

The Ah-Ha! Moment in Real EstateHave you had your ah-ha moment in real estate – when you realized that yes, you can sell real estate, people will buy and sell from you?
Mine came pretty early in my career. I was taught scripts to say. I was told to repeat the exact words I was indoctrinated with and I would be a success. If an objection was posed, I was told what to say. And if that did not work, I was given another line, and another, and another.
Only problem was that all of the lines sounded so phony to me.
I'm Going To Be MeI made a decision early in my career that I wasn’t going to try to put on a phony sales person persona. I was going to be myself – a regular guy. I would be friendly and helpful and try to assist my clients in achieving their goals. And guess what? It worked. People liked working with me. They bought and sold with me. I found that I only had to be myself to be successful, that’s it. No phony lines or persona needed. Ah-ha!
Have You Had Your Ah-Ha! Moment? If you’ve had your ah-ha! moment, I’d love to hear from you. When did you learn that you could successfully sell real estate? What happened? Leave a comment below.
If you haven’t had your ah-ha! moment yet, I want to encourage you that all you have to do is be yourself and try to serve your clients to the best of your ability and you will be successful.
Introverts Make Great Realtors! If you are an introvert or an unsalesy person I want to especially encourage you. You have a great advantage. Introverts and unsalesy people make great Realtors! Don’t try to be that fast talking pushy salesperson that no one likes. Be helpful. Put your clients first. Listen to them. You can do it!

Hint: It’s often overlooked.
Answer: Your health. Without your health, you don’t have anything.
On this episode of The Real Estate UnSalesperson podcast, health is going to be front and center. Specifically, we’re going to talk about being at a healthy weight with my guest, Alan Thomas, an expert at helping people escape being overweight and unleashing their full potential.
I know many Realtors who are great at real estate, but they neglect their health. Without health, they are not going to be able to enjoy the fruits of their labor. I don’t want you to be one of those people.
Alan says that 70% of the population is overweight. If this is you, let’s make a decision to do something about it today!
Meet Alan ThomasHere’s Alan’s Story: On March 2, 2017, at the age of 55, Alan Thomas stepped on his scale, and it read 304 pounds. Literally, panic set in. It was the day after his 31st wedding anniversary, and 3 thoughts ran through his mind.
First, he could not recall ever meeting a 65-year-old man that was more than 100 pounds overweight. His experience as a life insurance professional told him that he had less than 10 years to live.
Second, he would likely be known as his wife Angie’s first husband since he would probably be dead in less than 10 years.
Third, all the dreams he hoped to accomplish in the future would be cut short by his obesity.
In that state of panic, while still standing on the scale, Alan reached for his cell phone and snapped a picture, because at that moment he made the decision to never see those numbers on a scale that he stood on again…
Fast forward 260 days, Alan stepped on the same scale and weighed 175 pounds. He conquered a lifelong battle with obesity in 260 days. Alan had been on dozens and dozens of diets and exercise plans and never been able to take off the weight.
Today, Alan coaches his clients to lose weight. His process, known as “Rethink Dieting,” gets incredible results but Alan never tells anyone what to eat or what exercises to do. Alan’s clients unlock their potential as the weight releases.
According to Alan, “If a diet or exercise plan were the answer, everyone would already be at their ideal weight.
“The solution is never a diet it’s a decision.”

The easy button didn’t appear to be working, though. The salesperson was quite heavy. I guess he wasn’t sleeping enough.
The Real Estate Easy ButtonI have often wished there was an easy button for real estate. Wouldn’t it be great if we didn’t have to deal with difficult clients, stressful situations, constant problems? Why can’t someone just deposit money into my bank account while I am sleeping?
It doesn’t seem to happen that way. There is no easy button in real estate – or is there?
Be The Easy ButtonThere is an easy button in real estate. We are the button. We need to make things easy for our clients then everything will be easy for us.
Zig Ziglar said that you can have everything you want in life if you just help other people get what they want.
We need to be the easy button for our clients. We need to make their transaction easy. Anticipate their needs, answer their questions before they ask them, go the extra mile.
If we do so, then our life will become easy. We’ll get repeat and referral business. We won’t have to work so hard to find new clients – and we’ll enjoy the clients that we are working with.
You’ll constantly receive contacts from people who want to do business with you. That’s almost like having money deposited into your account while you are sleeping!
Yes, there is an easy button in real estate. You are the button.

Let’s begin each day with a smile on our face, with energy, with anxious anticipation, wondering what good things the day will bring us.
Life Is PreciousI am heading to Las Vegas this week to celebrate my birthday. I can’t wait – but I have a sobering thought on my mind every birthday. My father died at an age of just 8 years older than I will be. He received his diagnosis of multiple myeloma just 6 years older than I will be. That really drives home the point that you never know what can happen. Your life can change in an instant. We need to celebrate each day and remember every day is a bonus.
Change Your PerspectiveDon’t feel like making some calls in your real estate career? Making prospecting or follow up calls don’t bring you joy? Don’t look forward to meeting new clients?
What if you change your perspective? Instead of thinking “I have to make some calls”, how about thinking “I get to make some calls!” “I get to meet some clients today!” “I get to reach out to some potential new prospects!”
Think of how lucky you are to be alive and to be able to do these activities. Life goes by fast. In a flash it will be over.
Enjoy the day. Get out there and smile. Every day is a bonus!

Rob says all you have to do is be yourself. There is no such thing as a natural born salesperson. Just be you. You have what it takes to be excellent at sales just as you are.

Rob was born in Sydney, Australia and is known for using his 30 plus years of Sales and Business experience to help others exceed their goals. The UnSalesperson MindsetTo be successful at real estate, it’s really all about developing lasting relationships, doing business the unsalesy way. We need to value the relationship with our clients over the transaction. Put our clients first. Do what’s right for them. This is opposed to the transactional approach where a Realtor only focuses on closing the sale and then moving on to find another client, close the sale, and move on again – forgetting their past clients once the transaction is over. This is not the way to build a long term successful career.
Be relational, not transactional. Be unsalesy!

Before he became a Realtor, Gary earned a doctorate in Educational Psychology, so he knows what he is talking about!
Gary says that you need to figure out what success looks like for you. Don’t try to be someone else or follow another Relator’s path – trust being you. We’re all on different journeys.
During Gary’s real estate journey, he has found being an introvert to be a super power! You will want to listen to this episode to find out why.
Meet Gary MillerGary A. Miller is a Realtor based in the Triangle area of North Carolina (Raleigh, Durham, Chapel Hill). Prior to becoming a real estate agent, he spent 25 years working in higher education as an academic advisor, career counselor, and office director. That career took him around the country, with stops in Atlanta, Seattle, New York, and Chapel Hill, the latter of which he moved away from and returned three separate times! His success as an educator was rooted in the same traits that make him a great real estate agent: empathizing, advising, advocating, teaching, and supporting. Away from work, he is a father of a 12-year-old, an avid traveller, and enjoys bicycling, photography, and kayaking. He and his wife have plans for early retirement in 2027, at which point they hope to split their time between their Airstream camper, living in France, and exploring other places around the globe.

It wasn’t just the length of his career that made him special – no, not at all. It was the success he achieved throughout his career. He won a record 7 Super Bowls and holds most of the passing records. His final season was in many ways statistically his best.
How did Tom Brady last so long and have such unprecedented success?
I heard a pundit on TV say that the key to Tom Brady’s hall of fame career was that he loved the process. He loved the work outs. He loved eating a restrictive performance based diet. He loved staying in great shape. He loved studying the game and his opponents. He loved the incredible hard work he put in behind the scenes.
How To Have A Hall of Fame Real Estate CareerJust like Tom Brady, we can have a hall of fame career if we love the process. What do I mean? Fall in love with the nitty gritty behind the scenes work that it takes to be successful. Love popping by your clients’ and prospects’ homes with gifts. Love following up with people with whom you have previously spoken to about buying or selling a home. Love trying new ways to generate business. Love growing as a person. Fall in love with the process and you’ll have a hall of fame real estate career.

Now I expect a lot out of myself and I think it’s a good thing if you do the same. What I’m talking about is to set our expectations lower for others.
The key to happiness is not to expect anything from anyone else. Don’t expect appreciation or gratitude. Don’t expect anything at all. Set your expectations lower. The only person we have control over is ourselves – no one else.
No Expectations In Real EstateDon’t expect anyone to buy or sell with you – not prospects nor family and friends. No one owes you anything, including business. This doesn’t mean that you shouldn’t do your best to earn business – but don’t expect it. That way, if a friend lists with someone else, you aren’t disappointed. Don’t take them for granted. They don’t have to list with you.

Yes, you read that right. All her success comes from being an introvert - not despite it. Being an introvert has helped her to win big in the real estate business.
Listen to this episode and learn how you, too, can succeed in real estate sales as an introvert!
Meet Jill Swim
I’m Jill Swim, a licensed Realtor with Elevation Real Estate Group with NP Dodge serving Lincoln & Omaha Nebraska and surrounding areas.
I pride myself in being the unsalesiest salesperson in the sales world. Prior to becoming a real estate agent 4 years ago, I owned a successful photography business and have always stayed loyal to who I am as an introvert and worked hard to utilize the powers I have as an introvert.
I feel most fulfilled helping people, coaching and cheering on others as they take on risks to entrepreneurship & the pursuit of happiness, and of course, lots of time to relax and rejuvenate.
I’m a mom to 2 busy kiddos and I work hard to make sure that the world fits into my life instead of making my life fit into the world.
I love to chat real estate, life, & all the things and can be reached at 402-580-0339 or at jillswimrealtor@gmail.com or anywhere on social media under Jill Swim Realtor.

It got me thinking that we are the underdogs of real estate. We are introverts, unsalesy, don’t have the gift of gab, not natural born sales people – and yet, with the underdog mentality, like Kurt Warner, we can succeed at the highest levels too!
What Is The Underdog Mentality?
Since we are not naturals at sales, we have to work harder, hone our craft more, want it more, push harder, never give up! That’s a good thing. With the underdog mentality, we have the ability to reach the top of our profession.
Learn How To Win As An UnderdogOn this episode I talk about how you can win in real estate as an underdog.

Gifting, or more accurately, unexpected gifting is my lead generation technique. I love surprising my clients and sphere of influence with unexpected gifts to make them happy. After I give them a gift, I’m sure to ask them if they know of anyone looking to buy or sell a home – and they want to give me referrals.
Why Gifting?
I’ve tried lots of lead generation techniques throughout my career, including buying leads on Zillow, Realtor.com, and other similar sources.
I found working with the leads that I bought to be very challenging. These people didn’t know me from John Doe – and I had to convince them to work with me. Oftentimes, they had appointments with many different Realtors. They didn’t feel any loyalty towards me. I was just a person opening up a door.
I quickly found that this was not the way to go.
Support Those Who Support You
I changed my focus entirely to supporting those who supported me – spending my money on my past clients and sphere of influence. As soon as I did this, my real estate career became much more fun and really took off!
Instead of buying leads, I decided to buy gifts to give to my sphere. Not only did I make everyone happy, but it cost much less money than what I was spending on leads – and was much more effective. It’s so much better to do business with people who know, like, and trust you.
Now, the only money I spend on marketing is for gifts.

She got her license 6 years ago – and just 3 months into her career, her team leader told her to quit because she didn’t fit the mold! Another Realtor told her that the only way she will meet a million dollar seller is to dress like a million dollar agent.
What did she do? She continued to wear t-shirts that advertise her team, joggers, puts her hair in a pony tail and never wears make up – and she became the number 1 producer in her market center for the last 3 years!
Mary Yacoub-Raad has not only broken the mold, but she’s proven that if you just have the courage to be yourself, you will be successful in real estate!

Bottom line, just because someone more experienced or more successful than you tells you how to do things doesn’t mean it is right for you. If it doesn’t feel right, it probably isn’t. There is more than one path to success.
If you don’t enjoy cold calling, reading scripts, or social media, don’t do it. If it works for you, great – but if not, don’t worry about it. Play to your strengths. Do what works for you.
If you are an unsalesy person or an introvert, don’t take advice from salesy extroverts. Use your unique talents. Blaze your own trail. You be you!

Here's what I learned - there is no mold that you have to fill to be successful. AND – it is more important to hone your craft and become a great Realtor than to worry about about appearances. If you become an expert in your market, your clients will appreciate you for the know how that you bring to the transaction. You don’t have to try to be like anyone else. Don’t worry about other people’s appearances. Knowledge and competence are more important.
An Introvert Advantage
One of the advantages that introverts have is that we tend to be well prepared and do a lot of research before appointments. We don’t just show up and wing it.
Dig into your strengths and go get the business!

On this episode, The Grinch has some year end real estate recommendations for you to get your business off to a great start next year.

I went out for a drive down a two lane road. Put on my turn signal for a left turn and started turning – then CRASH!
Another car was trying to pass me in the lane on the left that was for traffic going in the other direction. It smashed into me and my car skidded across the front yard of the house on the corner, coming to a stop right next to the front door. Good thing this house had a big front yard – or I would have been inside!

When I started my real estate career, real estate trainers taught "closing techniques" - ways to convince buyers to buy a home. Almost like we and our buyers are adversaries.
I think the unsalesperson approach is much better. No closing techniques needed. Be yourself. Help your clients achieve their goals. Put them first. Become their trusted advisor, their advocate, not a pushy sales person with closing techniques.

I had the opportunity to guest on the Real Talk with Realtors podcast and I spoke about how you can be successful in real estate by embracing your introvert qualities. Introverts are built for success in real estate. I am sharing my interview on this podcast. I hope you enjoy it!
Meet Barry KarchBarry Karch has always considered himself an unlikely Realtor - quiet, introverted, unsalesy. Not your prototypical formula for success! Yet, Barry has been a top selling Realtor for 36 years, selling as many as 100 homes per year. He is also the broker/owner of a real estate brokerage in El Paso, Texas called The Real Estate Power Houses. He has come to realize that being an introvert in real estate gives him many advantages over his more extroverted colleagues. He has created a podcast called The Real Estate UnSalesperson to encourage and inspire his fellow introverted Realtors and has just launched the UnSalesperson community (find info at patreon.com/unsalesperson). Introverts Make Great Realtors
I have come to find that there are a lot of Realtors who are introverts and that the majority of the top Realtors are introverts. Why is this? Because introverts have the traits that lead to success in real estate.

Early in my career I heard a study that found that six months after closing, most buyers couldn’t remember the name of their Realtor or even the company they worked for!
This finding has really stuck with me. We’ve got to do better than this in order to have a successful career. Repeat business and referrals are the foundation to a long, successful, and enjoyable career.
How Can We Be Memorable To Be Successful?
How can we make sure that our clients remember us? We have to keep in touch with them. We can’t take it for granted that they will call us for their real estate needs in the future and refer us to others who could benefit from our services. Remember, they are likely to forget us within 6 months. We have to be proactive to make sure this doesn’t happen.
I discuss an easy way to be memorable on this episode.

Introverts Rock
Brent says that about 60% of his real estate coaching clients are introverts. Yes, introverts make up the majority of Realtors! Not only that, most of the top Realtors are introverts.
How Do Introverts Win at Real Estate?
Introverts win in real estate by leaning into our strengths. There are many different ways to generate leads – many different paths to the top of the mountain. There is not a one size fits all. We simply need to choose a lead generation technique that we are comfortable with.
Meet Brent ScottCoach Brent Scott is a Trainer, Coach, and Growth Partner with The Locker Room Real Estate Coaching organization. Soon after beginning his real estate career in 2003, Brent quickly identified his passion for agent development. When asked in 2017 to create a coaching program in his office of 230+ agents, Brent turned to The Locker Room for guidance, support, and leverage. Since then, Brent has helped dozens of real estate coaches and company leaders grow their office coaching and development programs. Over the course of his coaching career, Brent’s focus has evolved. There are things we wish we hadn't done. Things we wish we had done. Things we wish we hadn't said. Things we wish we had said. Things we wish we did or said differently. The list goes on and on.
We have many regrets in our real estate careers too. Maybe we could have done things differently or a little better and got a listing or sale that we lost. Maybe we could have marketed ourselves better. There are endless ways we can second guess ourselves.
Let's learn how to minimize our regrets. On this episode I talk about the top 5 regrets of people at the end of their lives as told to Bronnie Ware, a palliative nurse in Australia.

Answers given are often to buy leads from Zillow or Realtor.com. Other answers are about new products to invest in that promise great results with minimal effort. Have you fallen prey to the "shiny object syndrome?" I sure have.
I say NO to all of the above. There is a much better way to invest in your business. A way that brings much better results, is more enjoyable, and only costs a fraction of what the other ideas cost.
It has successfully worked for me throughout my 36 year career. Tune in to this episode of The Real Estate UnSalesperson podcast to hear my answer on the best way to invest in your real estate business.

My guest on this week's podcast, Sarah Faires, has come to the same conclusion. She doesn't push her clients to sell or buy - and it works!

After spending 8 years in the South, Sarah knew it was time to come home to the Pacific Northwest.
She is now back home in the beautiful Boise, Idaho with her children enjoying everything the Treasure Valley has to offer, including whitewater rafting, hiking, camping, and skiing.

My guest on this week's episode, Jason Brian of Classic Realty in Austin, Texas is an unsalesy success story.
Meet Jason BrianJason has been an Austin resident since 1994 when The University of Texas brought him to the then rather quiet River City. In the 27 years since this husband & father of 3 has seen his chosen home change quite a bit.
A former downtown dweller, now based in Northwest Hills since 2006, Jason relies on his personal relationships and background in finance & digital marketing to find properties on & off-market.
After leaving UT business school with a degree in finance and real estate syndication Jason got his feet wet in distressed properties & liens. Which may explain why he is investment-minded in his approach to achieving clients’ goals, as if they were his own.
When he’s not playing pickle ball or swimming to beat the Texas heat at the local club you can find Jason endlessly attempting to entertain his young kids or avoiding “people-y” situations.. not because of covid… just too many people.
When you, or someone you know, is ready to make the move / invest in one of the hottest cities for the past 10 years —call 512-560-4549 or email 512realpro@gmail.com to reach Jason. His website is Austinlivin.com.

Unexpected, but true. If you are an introvert, you have the traits necessary to achieve incredible success in real estate. You have an almost unfair advantage!
No need to wish you were more outgoing. Be proud of who you are. Being an introvert is a blessing!
What Are The Advantages of Being an Introvert?1. You make your clients feel special and appreciated! How? Because you are a great listener. You talk less and listen more than your more extroverted colleagues. Your active listening encourages your clients to open up - and people love talking about themselves! You make them feel important. Being quiet and listening is a benefit!
You are excellent at building relationships. While working a room and networking may not be your strength, it doesn’t have to be. Real estate is a one-on-one business – and you excel at connecting on a personal level! You communicate genuinely which leads to deeper and longer term connections. Clients like you and trust you because you are yourself and you care about them!
Because clients like you and trust you, you are a natural to become their trusted advisor. No one likes being pressured to buy something or feel like they are being sold – and you don’t do that! Clients feel comfortable talking to you and sharing their innermost thoughts and they feel like you have their best interests at heart because you do! You are not selling anything - you are advising. You are helping them find the best solution for their problems or a match for their needs. You are your clients trusted advisor.
You have a calm demeaner which gives your clients the comfortable feeling that you are in control. You don’t get flustered or overwhelmed. You maintain your composure at all times, even in times of stress, which puts your clients at ease. They feel you can handle whatever obstacles come their way because you have seen it before and you know what to do. You are in control. You are a professional.
You are well prepared. Introverts tend to do lots of research and anticipate objections in advance and are well prepared to handle them. You impress your clients with all the information and knowledge that you have. You are very thorough. You are a wealth of information. Clients feel that you are very sharp and know what you are talking about. That gives them great comfort.
Join The UnSalesperson Community!Even introverts need a community sometimes! That's why I'm excited to announce that I have created The UnSalesperson Community. On this episode of The Real Estate Unsalesperson podcast, I talk about unsalesy follow up – how to follow up with prospects in an easy and successful fashion.
Many people that we meet want to buy or sell a home, but not today. They may be ready in 3 months, 6 months, a year, or several years from now. That is ok! We’ll want business then. It’s great to have a pipeline of prospects to eliminate the peaks and valleys of your income. And you know what? Time passes by awfully quickly. Before you know it a year or two will have gone by and some of your prospects will be ready to do business – so why not with you?
If you follow up, you’ll have almost no competition for their business. Most Realtors only think about the people who are right in front of them now and forget about their prospects for the future.
On this podcast, I discuss what method to use when following up, how often to do it, and what to say. What I’m going to tell you works! I was in the top 10 out of thousands of Dave Ramsey endorsed Realtors in conversion percentage – and it was due to my follow up. Most of Dave Ramsey’s prospects were not ready to do business immediately.
And guess what – your prospects will love you for following up. You’ll make them feel important.
Listen to the episode on unsalesy follow up.

That’s exactly what my guest on this week’s podcast, John Hitch of Benchmark Realty in Nashville, Tennessee does. He is a Real Estate Advisor – and has been very successful at it.
John exemplifies the unsalesperson approach. He seeks to serve his clients, not sell them. He puts their interests first to create a happy, long term relationship which leads to repeat business and referrals.
Listen to see how John does it and how you can too!
Meet John HitchJohn was born in the middle TN area but grew up in central KY and returned following his graduation from Western Kentucky in 2006. After working in the television industry for 10 years, he decided to take a leap and joined a small real estate team in 2015. Since then, he has successfully grown his business 15% year over year. He took off on his own in 2017 shortly after the birth of his second daughter, and in 2020 completed 37 transactions and grossed over $10 million in sales. He was featured in the July issue of a local real estate publication. Being named a Top 10 Agent in his local Benchmark office of more than 1,300, he takes pride in how quickly he responds to his clients. In a fast moving market like Nashville, every second counts when you’re competing with multiple offers. It’s his mission to use his expertise, experience and negotiation skills to get his what they need and want in a home. At the end of the day, he as an agent and Benchmark as a company, strive to give every client 110%. When he’s not helping clients find or list their home, he enjoys spending time in Nashville with his wife and two young girls and loves to cheer on the Titans. What's the worst that can happen?
This is a question that I have been asking myself a lot in the last year. I asked myself this when I started my podcast. That was definitely out of my comfort zone! I wasn't sure if I could pull it off. I asked myself, what's the worst that can happen? I decided that the downside wasn't so bad - a little embarrassment and a little lost time and money - but the upside was a new, exciting venture with unknown benefits. I decided to go forward with it - and I'm glad I did!
What Are You Waiting For?
What have you been considering doing but haven't started yet? I encourage you to go for it!

I wanted to see if I could literally sleep on the job. My plan was to hide in the back of his store and lay down and see if I could sleep the whole time and get paid for doing nothing. I was successful several times! What could be better? Getting paid while I slept!
How are you doing? Are you pushing yourself to be all you can be? Are you seeking new ways to grow? To become a better person and Realtor? Or are you sleeping on the job?
Consider this your wake up call. It's time to stop sleeping. Strive to be the best you that you can be. Always look for ways to improve, ways to innovate, ways to go above and beyond what others are doing. Not only will you do better financially, but you'll be happier with yourself too.
It's time to wake up!

In real estate, you are running your own business. Even if you work for a brokerage company, you are still running your own business within the business. Think of yourself as owning a small shop. If your shelves are empty, who's going to shop there? How are you going to make any sales?
Listings are your inventory. They bring customers into your store and give you the opportunity to sell your inventory - or if you don't have what they want, you can help them find it elsewhere. It all starts with listings. That's what brings the contacts and opportunities to you.
Let's take advantage of our opportunities! Let's perfect the UnSalesy Listing Appointment!

My guest on this episode, Terrance Lee, AKA The Introvert Leader, had always avoided taking on leadership roles in his life. At the age of 13, an experience occurred which caused him to doubt his ability to speak in front of people, and caused him to shy away from the spotlight. This worked for Terrance, until he eventually had to learn leadership skills by necessity at his first engineering job out of college.
When he had been working in his first role for a short time, his mentor put in his two-week notice. Terrance then found out that he had to take his place presenting to a group of experienced engineers and pilots for a highly technical review. Despite feeling extremely nervous, the meeting that Terrance led went well; which gave him a giant confidence boost.
Since then, Terrance has taken on many leadership and management roles as an introvert at several Fortune 500 companies in the defense industry, with proven results. He utilizes his platform to empower introverts to tap into their own inner leadership potential, and is never shy about sharing the tips that he has learned throughout his journey.
Terrance shares great tips for success as an introvert in business on this episode.
Be sure to follow Terrance on Instagram and be on the lookout for his new book.

Abram (“Abe”) Covella is co-founder of two real estate companies - the Ocean’s Six Group and RE/MAX Revolution. With nearly two decades of experience assisting clients in the buying and selling of residential properties, Abe can safely be called an expert in real estate.
Abe never intended to be a real estate agent in the first place. Rather than real estate, Abe’s first choice for a career was computer science. He had been moving toward that career too, earning an Associate’s Degree in computer science and then enrolling for further study at Brick Computer Science Institute.
Everything was going as planned until Abe took a job as an email administrator at a real estate brokerage. He initially saw the job as a way of supporting himself and paying for his education. But after a few months, it was clear to Abe that he’d found his true calling.
Inspired by real estate, Abe worked his way up through the ranks at his brokerage. From the early admin role, he rose to become an agent and ultimately a Regional Manager. The rest as they say is history, leading to the present day with Abe in his current role at RE/MAX Revolution.

Also, the bloopers provide a great - and often hard earned - lesson on how to improve. I try to never make the same mistake twice.
