So far, appraisers haven't had much guidance about how to handle short-term rental assignments. How do you appraise them? Are you supposed to estimate the income and put it on the 1007 form?

BREAKING NEWS: Last week we published a special edition about the Rapattoni cyberattack that shut down the MLS in 12 states and how this affects appraisers. Yesterday Freddie Mac weighed in—in an email to their subscribers explaining what the outage means for appraisers and lenders and suggesting some temporary workarounds (such as RPR).

Listen in as Bryan and Scott Reuter remind us of Certification 12 and reiterate that appraisers should only complete assignments when we're "confident the results are credible." That means appraisers in affected areas may need to inform clients that they cannot complete certain appraisal assignments. Scott Reuter also stresses that lenders should not pressure appraisers to complete assignments while data is inaccessible.

Judging from the emails that have been rolling in, some appraisers are not at all happy with Fannie Mae’s recent decision to change their appraisal guidelines regarding measurement. 

In case you missed it: Effective April 1, 2022, according to Fannie Mae, “Appraisers must follow the 2021 ANSI Square Footage-Method for Calculating - ANSI Z765-2021- when measuring, calculating and reporting the gross living area and basement square footage of the subject property. Loans are not eligible for purchase by Fannie Mae if the appraisal does not report the gross living area in conformance with this standard.”

We were taught (and continue to teach our kids) that practice makes perfect.

A conversation with Kevin Melton, whose community had just been devastated by a hurricane, opened Bryan's eyes to the suffering that comes in the wake of disaster. Bryan vowed to find a way to call on the appraiser community to help fellow appraisers reeling from disasters, both natural and personal. From that idea, the Appraiser Relief Fund was born.

What did you have for Thanksgiving Dinner?  Me, a bologna sandwich along with a little pity party.  Although I snapped out of it rather quickly, it prompted me to think of all of the blessings I have to be thankful for and also reminded me of many people who suffer from actual depression and the challenges involved with this disorder.

Hal Humphreys here. Along with Bryan Reynolds, I produce this podcast and help with educational development here at Appraiser eLearning. I once had a basement issue with a house that I owned. 

I sold my first home in Green Hills in Nashville several years ago. An agent wanted to show the house to her client and scheduled a showing on a weekend. It had rained - a lot - the previous week, like several nights in a row. The basement leaked, normal for the area. But I was living about an hour south of Nashville and hadn't been to the house in several days. Unbeknownst to me, someone had unplugged the sump pump. The basement was a deep flowing river. The agent, who happened to be Jim (partner in AeL) McLeod's mother, was shocked. I think she doubted my trustworthiness as I had told her the basement leaked, but it wasn't a problem - since we had a sump pump that kept pace with rising water levels. I had been telling the truth, but someone had unplugged the sump, so there was about five feet of standing water in the basement. She did not sell the house to her client.

Always check the basement. Always check the homeowner's statements.
