I once bought a business with just $25,000 down and it generated $200,000 in profit within 12 months. I’ve repeated variations of this deal 27 times.
In this episode, I break down the underground market most people never see—profitable businesses owned by burned-out operators who are willing to finance the deal themselves. I walk through the exact framework I used to scale from 2 locations to 30+ and build a $50M business with zero outside investors.

In this episode, I break down how to raise money with minimal downside, including debt vs. equity, SBA loans, seller financing, and the structure I use to protect the downside while keeping the upside. I also walk through the exact return math investors expect so you know how to position deals the right way.

My friend bought a failing gym while working there as a trainer—and turned it into a cash-printing machine.
In this episode, I break down his actual P&L, what was broken when he took over, and the specific changes that took the business from 600 members losing money to 1,000 members generating serious profit.
You’ll also learn how he secured bank funding for his second location with zero money down, and why fixed costs are the silent killer (or secret weapon) in any membership-based business.

A mosquito control business doing over $1M sounds great—until the off-season hits.
In this episode, I break down a real P&L from an actual franchise, the cash flow challenge most owners ignore, and how I’d scale it to $2M while boosting margins. You’ll learn who’s built for seasonal businesses, who’s not, and the math that makes this model work even when revenue disappears half the year.

Most people look at franchises all wrong—they see it as buying a job.
In this episode, I break down why the real wealth comes from scaling, not selling. You’ll learn how to stack cash flow, multiply locations using the copy-paste model, and why I don’t care what my $50M business is “worth.” One franchise won’t change your life—but ten might.

How long will it take for your franchise to replace your income? In this episode, I break down the exact calculation that shows you when your business crosses that line — and the one factor that can either cut your timeline in half or double it.
You’ll hear real examples, including an owner who hit $300–400K in year one and nearly $1M by year four. Plus, I reveal the biggest debt mistake that quietly destroys new franchise owners before they even get started.

Buying an existing franchise looks like the perfect shortcut—cash flow on day one, a team already in place, and systems ready to run. But after 30+ acquisitions, I can tell you most people do it wrong.
In this episode, I share why 29 of my 30 deals never hit the open market, the three non-negotiables I look for, and how I find off-market resales while avoiding costly mistakes. If you’re serious about buying a franchise—or scaling your portfolio—this is the playbook I wish I had when I started in 2016.

A friend recently asked me if FedEx routes are worth buying, so I broke down the real numbers. On paper, they look amazing: established brand, steady cash flow, weekly payments.
But in this episode, I show you why these routes usually sell cheap—and whether they’re actually worth your money.

I sold a business for $1. Not $100k. Not $10k. One dollar.
Why? Because I fell for the “semi-absentee” franchise lie — the one that promises you passive income in just 5–10 hours a week while keeping your job.
It’s complete BS. And it cost me $300,000 over six years to learn the hard way.
In this episode, I break down which franchise models will bleed you dry, when semi-absentee can actually work, and how to avoid the $300K mistake I made.

Franchises are easy to roll up for a variety of reasons.
One of those reasons is that franchises have a proven system in place that you can use to get your franchise rolling. This means that it will be easier for you to find success in the business world by following the lead of others who have already been successful before you.
You will also find that this is an easy way to get started with your business, which is especially important if you are just starting out and don't have much experience in this field.

Franchising is a growing trend in the business world.
It is an affordable way for entrepreneurs to get into the business world and start their own businesses. Franchising is also a great way for small businesses to grow their customer base by franchising their products or services.
There are many reasons why franchising has become so popular. One of the main reasons is that it allows people to take advantage of established brands and marketing channels without spending time and money developing them themselves. This saves time, money, and resources which can be put into other aspects of the business like product development or marketing strategy.

This week I’ve got Eric Nelson on the show from Wild Oak Capital. Eric is a real estate investor who specializes in multi-family apartment syndication
Eric shares a couple great stories of his first few multi family deals where he used creative financing to acquire the properties with little money down and excellent terms.
We also have a conversation with actionable tips on what to look for when you’re considering investing as a limited partner into a syndication.
I also found it interesting to hear about some of his joint-venture deals. You don’t need to be an accredited investor to do a JV deal. It’s a matter of matching up the right operational partner with a capital partner.
