Every year, approximately 200,000 men and women leave U.S. military service and return to life as civilians, a process known as the military to civilian transition. While we can't change the past, we can work towards providing better resources and support for our veterans as they transition back to civilian life. Meet an organization who has stepped in to help aid our vets as they test a new pilot program aimed at providing an opportunity for veterans, veterans currently serving in the National Guard and Reserve, and their spouses to take control of their careers and lives through workshops to help meet their employment goals.
Off-Base Transition Training (OBTT), an extension of the Department of Labor's Transition Assistance Program. OBTT offers employment-focused training for veterans, including those currently serving in the Reserve Component (National Guard and Reserve members), and their spouses. Their workshops are short, educational modules that cover a range of topics such as job search techniques, resume essentials, interview skills, federal hiring, LinkedIn, employment rights, and more! OBTT is committed to helping veterans and their families transition from military to civilian life by providing them with the necessary tools to succeed in the workforce.
Did you know that the National Association of REALTORS® (NAR) initially opposed the passage of the Fair Housing Act in 1968? At one time, they also allowed the exclusion of members based on race or sex, which was part of a systematic policy of residential racial segregation, led by the federal government and supported by America's banking system and real estate industry, driven by practices like redlining.
However, we are proud to say that times have changed, and the real estate industry is moving towards a more inclusive and diverse future. We are honored to have Jessica Coates as our special guest on the next episode of Selling Sacramento. CNBC.com is reporting that the housing boom has come to and end and that sales of newly built homes dropped in June to the lowest level since the early days of the coronavirus pandemic in April 2020, according to data released by the U.S. Census Bureau on Monday.

On July 20, 2021 Congresswoman Maxine Waters (D-CA), Chairwoman of the House Committee on Financial Services, convened a full Committee hearing entitled, “Building Back A Better, More Equitable Housing Infrastructure for America: Oversight of the Department of Housing and Urban Development.”
The key witness, the Honorable Marcia Fudge, Secretary, U.S. Department of Housing and Urban Development. Secretary Fudge is the first woman to lead HUD in more than 40 years and the second Black woman in history to lead the department.
As HUD Secretary, Fudge has pledged to help make the dream of homeownership a reality for more Americans by ending discriminatory practices in the housing market, and ensure that fair housing rules open the door for families, “especially families of color who have been systematically kept out in the cold across generations, to buy homes and punch their ticket to the middle class.”

Did you know if you live in the United States of America, you too have benefited from the 250 years that enslaved people were forced to work without pay? Yes, even if your families didn’t own slaves, even if you are recent immigrants,
Here's why. The American economy was built on free slave labor and neither they nor their ancestors have ever been compensated for it.
Even after emancipation, formerly enslaved people and their descendants faced unimaginable violence, discrimination, and inequity that has been passed from one generation to the next.
For example, the racist practice of redlining was once a legal government policy which allowed lenders to reject mortgages for Black people. One result of all this? Today, white Americans have seven times the wealth, on average, of Black American
Racism within the criminal justice system and huge racial wealth gap show that white Americans, for the most part unwittingly, continue to reap the benefits of slavery and its legacy.
With that being said, you'll be surprised to find out why reparations will never happen without this, on the next episode of Selling Sacramento.

On June 1, 2021 the new California Reparations Task Force held its first meeting. The event marked a historic first both for California and the nation as the nine-member Task Force begins work to develop Reparations proposals for African American U.S. Slavery descendants. Governor Gavin Newsom signed the bill (AB 3121) creating the Task Force in 2020. The Task Force has until June 2023 to complete its work.
Chris Lodgson & Kim Mims members of the Coalition for a Just and Equitable California (CJEC), will provide us with the progress of the Task Force and talk with us about their expectations for the Task Force. Join us for our next episode and witness history in action.
The discovery of gold in California kicked off the largest mass migration in US history. Whites, Blacks, Latin Americans, and Chinese immigrated to the territory in the hopes of striking it rich.
Although numerous enslaved African Americans crossed over into the “free” state of California with their slave masters, some free African Americans traveled to California and made sizable profits from gold digging.

What is atonement? Atonement is the concept of a person taking action to correct previous wrongdoing on their part, either through direct action to undo the consequences of that act, equivalent action to do good for others, or some other expression of feelings of remorse.
Here are several instances throughout U.S. history in which America admitted to acting wrongly, and atoned.

US to Japanese Americans for Internment

US to Aleuts of Alaska

North Carolina to Eugenics Victims (Forced Sterilization)

US to the victims of the Tuskegee experiment

Florida to the survivors of the Rosewood massacre

City of Chicago to victims of police torture
But there's one egregious act missing from that list above... enslavement. Under the law at that time, Blacks were treated as property and could be bought, sold, or given away. The forced migration and subsequent harsh treatment of slaves in growing cotton, sugar and tobacco was integral to establishing the United States as a world economic power.
Slavery continues to have an impact on America in the most basic economic sense. Studies show the legacy of slavery still affects the situation of black people in American society today.
The United States has not admitted to this wrongdoing nor has it atoned for the impacts of slavery against it's Black citizens. It's time for the U.S. to right this wrong.

For decades, the criminal justice system in the United States extracted from Black and Brown America money, human beings, and opportunity. The legal cannabis industry can help return what was taken. The history of cannabis policy demonstrates that racism was institutionalized and enforced in specific communities, and it is now legalization that must institutionalize the means for their recovery. Housing data, in particular, was robust in February of 2020, right before the first wave of stay-at-home mandates and the fear of virus took hold of the economy. Today, total home sales for 2020 are expected to be over 6.2 million, estimated to be an outperforming market. We’ve come a long way, folks. Having the right documentation and being prepared in advance will eliminate the headache. Unfortunately, all too often most of us are ill prepared. In general, if you die without a will (or trust) the state of California may end up the decision maker of your estate. This process is commonly referred to as probate.

Historical factors and policy decisions currently divides Sacramento. Pushing neighborhoods apart and creating vastly different access to resources and economic opportunities. A combination of race covenants*, mortgage redlining, urban renewal and REALTOR gate-keeping is to blame.
From North Highlands all the way down to Meadowview is a pattern of poverty, concentrations of minority populations, and lack of public investment. Going east to west you see patterns of prosperity, opportunity, better education and public infrastructure.
This is not by accident. You can measure any social ill by these lines -- who dropped out of high school, where your gang activity is, who doesn't have health insurance, where your subprime lending is, where your foreclosures are highest, and even who gets the flu.

"Unlocking the Mystery of Sacramento's Black History"
"When We Were Colored - A Mother's Story" tells the story of one family’s experience with integration in post-World War II Sacramento. When a black mother moves to Sacramento, California from the segregated south with her husband and children, the family must confront what it’s like to be the first black household on the block, the only black children at school, and how to continue to love those with different ideologies—even when they live under your own roof. The book was written by Eva Rutland and modified as a stage play by her daughter and our guest Ginger Rutland.
With special guests Sacramento historian, William Burg!

Currently, under Prop 13, all real property is assessed at no more than 2% each year, and a limit on property taxes to 1% of the assessed value (plus additional voter-approved taxes).
A split roll initiative is on the ballot for 2020 which will change property tax for commercial properties to be based on market value rather than acquisition.

"The Devaluation of Assets in Black Neighborhoods" A Brooking Institution study
Special guest, Grammy award-winning recording artist and now president of the California Black Chamber of Commerce Jay King and I take your calls live to discuss the study and how it seeks to understand how much money majority-black communities are losing in the housing market stemming from racial bias, finding that owner-occupied homes in black neighborhoods are undervalued by $48,000 per home on average, amounting to $156 billion in cumulative losses. Mr. King also shares his community investment fund project and its impact in changing racial bias.

Real estate speculators have historically used this technique to profit from prejudice-driven market instability.

Special guest, Tanisha Broadway, 1st VP of Sac Realtist Assoc (NAREB) Urges Black Millennials to Become Homeowners With The Launch of “House Then The Car” Initiative Campaign.
National Association of Real Estate Brokers (NAREB) kicks off nationwide program to reach the 1.7 million Black, mortgage-ready Millennials about homeownership as a wealth building tool.
“NAREB is sounding the alarm. Black homeownership is at a critically low point and could slip even further in large part due to the enormous obstacles faced by Black millennial households attempting to access mortgage credit as stated in NAREB’s 2019 edition of the State of Housing in Black America (SHIBA)report,” said Donnell Williams, president of the National Association of Real Estate Brokers (NAREB). As of the second quarter 2019, the Black homeownership rate slipped to 40.6% representing a full percentage point below the 2018 rate of the same period. In comparison, the non-Hispanic White homeownership rate for the same periods held at 73.1%.
The House Then the Car local events assist GenX-ers and millennials prepare for homeownership and real estate investment. Participants will learn about the importance of debt to income (DTI) ratios and how it affects your ability to purchase or invest. Attendees learn how to calculate DTIs, how to reduce debt, and how to make your real estate investments work, among other topics that de-mystify the mortgage loan process and how to be home purchase ready.
Black History of Sacramento Real Estate: Glen Elder was slated to be Sacramento's first interracial neighborhood. What stopped that from occurring? Reverse the real estate curse - use the bad for good. Build generational wealth through real estate and education.
- In 1960 40 to 50% of blacks in Sacramento owned their homes. Fast forward to 2015, just 27% of blacks in Sacramento owned their homes. Sadly, that number continues to decline.
