What an incredible night at the Okanagan Real Estate Investment Group!
A huge thank you to Calvin Hexter for delivering a dynamic, informative, and practical presentation on Edmonton and Alberta real estate investing. Calvin did an outstanding job helping investors understand not only WHY Alberta continues to attract investors, but HOW to become more strategic and intentional with their investment goals.
3 of the biggest takeaways from the evening was the importance of clarity:

➡️ Communicating clearly what you are looking for
Calvin broke down the differences between A, B, C, and D class properties and explained how important it is to communicate specifics to your Realtor and investment team.
For example:
“I’m looking for a B-class property in this area with 3 bedrooms, 2 bathrooms, and a basement suite.”
That level of clarity helps move investors closer to the outcomes they truly want.
Calvin also shared parts of his personal investing journey, including lessons learned and mistakes made along the way — which made the presentation both relatable and extremely valuable.
Beyond the education, the room was filled with amazing networking, new connections, and strengthened relationships within our investing community.

Greg Hopf, an award-winning Dene Indigenous tourism leader, entrepreneur, and youth advocate, will be a featured speaker at our upcoming real estate investment event. With a passion for building vibrant Indigenous communities and promoting reconciliation, Greg shares powerful stories rooted in Indigenous experience and ways of knowing.
Born and raised in Denendeh (Northwest Territories), Greg grew up immersed in Dene culture, learning traditional values from his Aunt Celine and Uncle Jim Antoine in the small Dene community of Liidlii Kue (Ft. Simpson). His deep connection to the land, animals, and spirits—nurtured through hunting, trapping, and fishing—fuels his work in promoting Indigenous cultural identity and addressing both the opportunities and challenges faced by Indigenous communities.
Greg’s career has taken him from managing a hunting and fishing lodge in the Northwest Territories to shaping Indigenous tourism and sports leadership. As a certified Master Facilitator in Indigenous Cross-Cultural Awareness and Indigenous Racism, Greg developed an Indigenous cultural tourism strategy for the Thompson Okanagan region and led the successful bid to host the International Indigenous Tourism Conference (IITC) in Kelowna in 2019.
Greg is the founder of Moccasin Trails, an award-winning Indigenous tourism company, and Moccasin Trails Consulting, which helps build meaningful partnerships between Indigenous and non-Indigenous organizations. His work focuses on economic and tourism development, and guiding organizations on their Truth and Reconciliation journey by incorporating these principles into their business models.

“My first property was back in 2009 in Guelph, ON. It’s a home I still own to this day and have refinanced and leveraged several times. Since we met in 2012 My wife and I have built up a multi million-dollar portfolio of properties in ON and BC that are generating 5 figures of monthly passive rental income. Real estate has been life changing for me, it gave me the flexibility to quit a fantastic career to pursue a career in mortgage brokering so I can assist clients in building toward their own financial freedom.
In the beginning learned a great deal about the financing process of purchasing rentals as I was just sort of figuring it out as I went. I never understood why I would get a decline from one bank only to walk across the street and get approved by another. No one at the branch level ever explained the math behind mortgage financing to me. It wasn’t until I met a great broker that I was educated on the numbers behind an application, and how wildly different polices can be from one lender to another, especially when it comes to rentals.
Since becoming a broker myself I have focused on educating clients on what calculations actually make up a mortgage application, what the differences are in policies from one bank to another, and how they can structure their portfolio to maximize their borrowing power. Proper strategy can allow clients to buy more properties in the A space where they can access the cheapest money before getting into the alternative or private space.
I have watched many clients become millionaires by acquiring rental portfolios and it is an incredibly rewarding thing to be a part of.
I am part of Mortgage Architects team based in Edmonton AB. I am personally licensed in both ON and BC and because I am part of the Mortgage Architects team which has over 1800 brokers across Canada I am able to write mortgages in any province by using their Central Underwriting Center. This a huge plus for me and my clients as I can assist them in pursuing investment opportunities in any province.

We have experienced tremendous success as well as failure as entrepreneurs.
Quite frankly, it is a small miracle that we have remained married.
You see, most people don't "do life" like Geoff and I.
But you know what? We wouldn't change anything about it. Because although we face challenges, we have FREEDOM. With FREEDOM comes great responsibility and that's where the challenges can really take a toll on a relationship.
So we decided to host a Podcast with Dr. Rose Backman to discuss some issues that we have been dealing with recently.
It's a very powerful session.
Any and every couple who works together should listen to it whether you are an entrepreneur or not.
Yes, it's that good.
