If you’ve been keeping an eye on the real estate market, you’ve probably noticed that things are shifting. Whether you're thinking of buying or selling, understanding these trends can help you make the best decision for your next move.Right now, we’re seeing more homes available on the market—about 31% more than this time last year—giving buyers more choices. But demand is also picking up, with a 31% increase in the past two weeks alone. This means well-priced, turn-key homes, that are marketed correctly are still moving quickly, especially in the $750,000 to $1,500,000 range, which remains the most competitive price point.However, compared to the fall, homes took a bit longer to sell in January. In October, which is typically the last month we see a normal market before the holidays hit, 45% of homes sold in less than two weeks, while in January, that number dropped to 32%. Similarly, 53% of homes sold within a month in January, compared to 66% in October. The median time a home stays on the market now is 49 days. It’s normal to see this drop in the speed of the market in January, as most of these homes went into escrow during the holiday season, which is traditionally the slowest time of year for the housing market. If you’ve been holding off on buying a home in Orange County, waiting for the perfect moment, that time might just be now. Lower interest rates, more homes on the market, and summer sellers getting more anxious to get their home into escrow are creating an ideal opportunity for buyers RIGHT NOW. Are homes that are move-in ready, properly priced, and marketed well still selling quick? Yes. However the average time it takes to sell a home has been slowing rising over the last 3 months. (Properly priced homes are selling in 13 days, over priced homes are selling in 42+ days) So sellers need understand we are no longer in the same market we have been in since the start of the pandemic and adjust their plans accordingly.Supply: The number of Orange County homes for sale is still rising slowly. Typically we start seeing the number of homes decreasing by now but it looks like the peak for the season will come a few weeks later than normal this year. I expect to see that peak happen sometime this month.Demand: Interest rates are still heading down and a relatively quick pace, as of today the average interest rates is right around 6.25% for a 30 year loan and 5.65% for an FHA loan. The Orange County housing market continues to appreciate in July but we are seeing signs of slowing especially in the luxury market where homes are valued at 2 million or more. However, if interest rates start dropping like they are predicted to do over the next 12-18 months it could heat up the market again pretty quickly which is why it’s actually a good thing we are building up some inventory right now because it gives us a little buffer. As interest rates stay higher for longer, will home prices start falling in Orange County? For home buyers, the unfortunate answer is probably not. Although inventory is starting to go up faster than last year, we are still way below the levels we typically see during this time of year. Yes, demand is also lower than normal, but there are still enough home buyers out there to keep us in a seller's market for the foreseeable future. The market is still red hot in most areas of Orange County and as we enter Summer it will begin to slow down slightly as more inventory continues to hit the market and demand starts it's normal decline, but don't expect a balanced or buyer's market anytime soon. ???? March 2024 Orange County Housing Market Update ???????? Supply Update: Currently, Orange County's housing inventory is slowly climbing, with about 2,000 homes on the market. This figure is significantly lower than the pre-pandemic average of over 5,000, indicating we are still in a dramatically undersupplied market. However this is going to be the new normal for the foreseeable future in Orange County's Housing Market.???? Demand Surge: February saw a notable increase in demand, with homes going into escrow at or above asking price jumping from 51% in January to 59%. Furthermore, 59% of the last 500 homes sold went into escrow in less than 2 weeks, showcasing just how fast things are moving. If you have been to an open house over the last few weeks you'll know the market is hot as most are packed with multiple offers coming in within a few days of homes hitting the market right now.???? Interest Rates: After peaking above 7.16% in February, rates have slightly dipped back into the 6's, currently averaging at 6.97%. If we go much lower, especially if we get back to the mid 6's expect rocket fuel to be poured on the demand in the housing market. ???? Buyer's Outlook: With inventory still low but rising and interest rates potentially falling in the future, buyers are in a tough spot. Preparation is key, getting that pre-approval done now and understanding market conditions can position buyers to act swiftly when the right opportunity arises. However the key this year for buyers is going to be patience. With inventory so tight and competition heavy, it could take months to find and get into escrow in the right place. If you are thinking of being in a home anytime in the next 6 months, you need to start looking now.???? Seller's Strategy: Now may be an optimal time to list your home. Here are the key points:-Interest rates are at one of the highest levels in 20 years, but home prices are still going up.-This is because inventory is extremely low. There are only 2,400 homes on the market in Orange County right now compared to the average of over 6,500 before covid.-This is causing a seller's market.-Buyers are willing to pay more for homes, even with higher interest rates.-Many homeowners are locked in to their current mortgage rates unwilling to move. The higher rates go the less home owners want to sell-Interest rates are not likely to fall significantly any time soon, as the Federal Reserve is expected to continue raising rates in an effort to combat inflation.-The housing market is not going to crash anytime soon, supply and demand are both moving together right now no matter what rates are doing.
The Orange County housing market is continuing to heat up in the fall of 2023. Home prices are rising, inventory is still at historic lows, and the housing market has fully recovered from the pandemic. Prices are at the highest levels ever, making it a challenging time for first-time buyers.
In June 2023, according to Corelogic, the median home price in Orange County was $1.059 million, up 3% from a year ago, completely erasing the "bubble burst" that so many people thought was going to happen. Inventory is still very low, with just 1 months of supply on the market. This means that homes are selling quickly and buyers are often competing in bidding wars.
The housing market is expected to continue to rise in the fall of 2023. However, the pace of growth may slow as interest rates have gone up over the last month and the traditional slowing of the housing market starts as kids go back to school. This could give buyers some breathing room when placing offers but affordability is still going to be a struggle this fall for many.
If you are thinking about buying a home in Orange County, it is important to be prepared for the challenges of the current market. You should have a strong financial plan and be prepared to act quickly when you find a home that you love.
Here are some additional tips for buyers in the Orange County housing market:

Half of the year is already gone and many who thought a giant housing crash was coming this year are surprised to see that home price in Orange County are actually headed back up. Since March we have seen homes appreciate in Orange County and as we head to the back half of the year, based on the current data, you can expect that trend to continue. Even with high rates and home prices, there is just not enough supply on the market to allow values to drop. More than 60% of homes are selling at or above asking price right now in Orange County which is even more than last month. With home owners hesitant to sell their homes and give up their historically low interest rates, and because current interest rates haven't budged much lower than the beginning of 2023, inventory is likely to be a problem for the remainder of the year. An even more surprising stat is that in Orange county we are only about 4-5% below all time highs again for the median home price. ????

It MAY be hard to believe but the housing market in most price ranges is back to a seller’s market in Orange County as we head toward the summer. Open houses are packed and multiple offers are becoming more and more common as the weeks go on. How is this possible with home prices and interest rates so high? It all comes down to supply and demand, and right now we are dealing with the lowest supply of housing in Orange County for this time of year since at least 2004. We are almost 200% lower than where we should be right now. So even though demand is lower than normal as well, it’s nowhere near as low as supply and unless we see a spike in interest rates above 7%, which is becoming less likely by the day, this isn’t going to change anytime soon. Buyers, if you are thinking of buying a home this Summer the sooner you get into escrow the better it will be in terms of the price you pay. Sellers, get your home on the market NOW! There are so many buyers just waiting for the perfect home to hit the market and as long as you price and market your home correctly, you’ll be able to get into escrow in less than a month in most prices ranges again. Will the market crash in 2023? Over the last 6 months that has been the most popular question I've had conversations around with both home buyers and sellers and it makes sense. It's natural the think back to the last time we saw homes lose value and use it as a reference, however in this case, the last time we saw home prices fall consistently was during the housing crisis of 2008 where we saw a once in a generation crash of 30-40% in home values. Surprising even me, the popularity of the California Dream for All Loan program offered by CALHFA that gave buyers up to 20% downpayment assistance caused buyers to flood to it depleting the $300,000,000 in funds in under 2 weeks! I knew the original timeline that they thought it would last(which was until the end of Summer) was way to optimistic but I was assuming it would at least last for a month or two but here we are. However, I still wanted to put out this recent webinar I did with Mina Yusada from Guaranteed Rate Affinity because there is a lot of great information about how this whole program works and we really go into detail about the pros and cons as well. There is also a chance that some of the funds that have been reserved by current buyers that went into escrow eventually get put back into the program if those buyers fall out of escrow and on top of that California has already said that due to it's popularity and the way the program was supposed to work they would look at putting more funding towards it if future budgets allowed. So hopefully this video will be useful for those buying a home in the future as well. Now, if you did want to use this program but missed out, remember that CALHFA does have a lot of other home buying assistance programs available, some of which will cover up to 3.5% downpayment as well as closing costs, so although you can't currently get the full 20%, those programs could help many buyers reach their home buying goals. California Dream for all loan program has been one of the most widely anticipated programs I’ve seen in a long time. Getting up to 20% for your downpayment in California will help those who have been stuck paying such crazy prices for rent year after year overcome the biggest hurdle to home buying in California(the downpayment) and allow them to get out of the rental rat race and finally get into a home. It might seem impossible but there are plenty of ways to buy a more expensive home without increasing your income. One of the ways that isn't talked about as much is instead of using all of your savings on the downpayment, you can be strategic and use some of it to pay off debt which will often disproportionally increase the amount of home your can afford relative to the dollars you spent paying off your debt. If you haven't heard the term mortgage rate lockdown yet, get ready to start hearing about it soon. Conditions are unfortunately perfect for this to happen in today's housing market. When we come from a period of extremely low interest rates and it's followed by a rapid increase in rates, it makes it extremely difficult for a lot of homeowner to move because mortgage payments, even for the same priced home, can be ridiculously higher if they locked in a low rate during the last two years. What will this do to the housing market? In the short term, it actually helps stabilize the market because as demand drops to historic lows inventory will dry up as well. So when a decrease in demand is met with a decrease in supply, you're not going to see any major shifts in home prices. So don't expect any major shifts this Fall in the Orange County housing market.

Interest rates are at 15 year highs, demand is lower than anytime since 2007. So why are we not seeing home prices plummet in Orange County right now? One word. SUPPLY. Orange County housing market update for August 2022. The housing market in Orange County has been wild over the last 3 months but it looks like things are starting to stabilize. Trends are showing supply is increasing at a slower rate and demand, although still slightly dropping, seems to have come close to bottoming out. The main contributing factor to this stabilization has been interest rates dropping by over a percent in the last 6 weeks hitting lows not seen since April in the housing market. This is making homes more affordable again. Although we are still in a slight seller's market, buyers who are able to afford a mortgage are finding it easier to buy a home right now than anytime in the last 2 1/2 years.

Will mortgage rates go up or down during a recession? Looking at data from all recessions in the past 40 years, it's pretty clear. In 100% of those recessions, mortgage rates first spiked and then went down by they end of the recession. Once we see inflation peak and start dropping, you can expect mortgage rates to do the same. At the same time, the feds will also typically lower rates to encourage spending again to help the economy get out of a recession which further increase the chances that rates will end up lower after everything is said and done.

Inventory and demand are both on their way down as expected for this time of year. Over the next 4-6 weeks expect this hot seller's market to look almost the same as it does today. Right now active inventory for all of Orange County is under 2,200 homes, a record low for this time of year. Typically during the beginning of October we see about 6,400 homes, that is a 194% difference.

Did you know California has 5.2 BILLION dollars allocated to helping renters repay up to 100% of missed/partially paid rent and utility payments over the last 18 months when those missed payments were due to a covid-19 related income loss?
As of today, the state has only used about 23% of the total funds which leaves 3.9+ billion still sitting ready to help out struggling renters catch up on their payments so I want to do my part to help get the word out. August Orange County Housing Market Update
Orange County Market Update by the Numbers
Demand is down by 3% since the start of July, however over the last two weeks we have seen demand increase a little bit which is mainly due to the interest rate decrease we have seen over the last month.
Supply is up 6% since the beginning of July, most of that increase happened over the first two weeks of the month and over the last two weeks homes hitting the market have slowed down a bit.
Interest rates are current averaging 2.8%, down from 3% where they were at the beginning of July
The average days on market for a home in Orange County right now is 27 days, compared to the 5 year average of around 78 days for July you can see this market is still a deep seller’s market. In fact anything under 60 days is considered a seller’s market.

Hot Housing Summer
What’s been happening over the last few weeks?
-Inventory is rising - Up 8% in the last two weeks -Demand is shrinking - Down 5% in the last two weeks -Interest rates on the rise again but still hovering around 3% -Mortgage applications are dropping (good indication that future demand over the next 30-90 days will continue to decrease)
What to Expect in July and the Remainder of Summer
Buyers:
Good News: Inventory will continue to rise week after week giving you more options and less competition for your new home
Bad News: Appreciation as well as interest rates will also be rising as we go through Summer and transition into Fall. The longer you wait to get into the market, the higher home prices will be and the more you will be paying on your mortgage.
Sellers:
Good News: The market will be in your favor for the foreseeable future. If you price your home correctly the first time, you should receive a good amount of interest. Can you expect 15-20 offers? Probably not, but you should be able to get a good amount of traffic and interest when placing your home on the market
Bad News: Between now and the end of Summer (as well as into Fall) you will see demand slowly decrease, appreciation slow, and interest rates rise. If you are not planning on buying a new home with the money you make off your current homes sale you can probably wait a bit longer to get in on the market without too much of an issue. However, if you are trying to buy a new home after selling your current place, you really have to watch interest rates carefully, as a slight shift up will more dramatically impact your next monthly mortgage payment compared to the extra 1% extra appreciation you might get by waiting to sell. If you are thinking of buying and selling at the same time, now is a good time to take advantage of the low rates and rising inventory on the buying side and the still very high demand on the selling side.

Little has changed over the last month in the housing market, yes supply went up by a few homes, and demand dropped slightly, but overall if you are buying or selling a home today compared to a few weeks ago, you probably won’t feel the difference. School is either out, or almost out and Summer 2021 is about to start. What does this mean for the housing market? We will continue to see demand decrease as the distractions of Summer set in. Buyers, probably more than usual this year due to restrictions finally being lifted, will go on vacation, have family and friends over for BBQ’s, go the the beach, etc. and because of this they are traditionally less aggressively pursuing a home during the next 3 months. At the same time, Sellers are placing their homes on the market in larger number to try to get their home sold to then go and purchase a new one before the Fall semester starts up again. Less demand, more supply, the hot seller’s market is finally coming to an end! Well, don’t get too excited if you’re a buyer or too worried if you’re a seller. The inventory is so low right now that it is going to take months if not years to climb out of this shortage. Just to give you a quick example to illustrate how bad it is, using the years 2015-2019(not using 2020 for obvious reasons) Orange County ended the month of May with and average of 6,363 homes on the market. Can you guess how many homes we have on the market right now? 2,255, which means we typically have 182% more homes on the market going into Summer than we do this year. Very hard to make those kind of numbers up quickly enough to cause any significant shifts in the housing market. On top of that, interest rates are still hovering right around 3%, keeping the demand inflated as buyers try to take advantage of these extremely low rates to lock in the lower monthly payment before rates start to go back up again. We will continue to see homes appreciate this Summer at a quicker than normal pace even as the market cools slightly by the end of Summer.
Sellers: The likelihood that inventory drops any more is very low, in fact you should start seeing it rise more significantly over the next 3 months, at the same time, interest rates seem to have bottomed out right around 3% and will be heading up as we get further into the year. What does this mean for you? Higher supply and lower demand, we are shifting out of the peak Spring selling season and into the Summer season where buyers will have slightly more to choose from. Rising interest rates will also take some buyers out of the market. If you have been waiting for the peak, it has already happened, especially in the luxury home segment, and although we won’t be out of a hot seller’s market anytime soon, lower competition will lead to less offers and the crazy bidding wars will cool down slightly. Because we are in the hottest seller’s market in my lifetime, the transition into a normal hot seller’s market will take time but the longer you wait at this point the further your ability to dictate the terms of your homes sale will erode. If you are looking at purchasing a new home with the proceeds from the sale of your current home, this is especially important because right now buyers are willing to give you months to find a replacement property after your home closes, it won’t be that way forever so take advantage of it now so you don’t have to stress about not being about to find a new home quickly enough once yours sells.
Buyers: Inventory should continue rising over the Summer which is great news for you but don’t get your hopes up too much, it will still be a very competitive market all the way through Summer due to the extreme lack of inventory, There are just not enough homes to go around to satisfy the demand created by these historically low interest rates. However, PLEASE don’t throw in the towel, yes, it’s hard to stay in the game when you are having to deal with multiple offers on the majority of homes, however interest rates are expected to rise and when they do, you could quickly be priced out of the market and will have to wait on the sidelines even longer. Also, please remember, one of the biggest mistakes buyers are making when looking for a home right now is underestimating how long it will take for them to find a home and get into escrow. If you have a deadline on when you need/want to be in a new home, you need to make sure you start the process at least 3 months in advance. If not, you could find yourself in a position where you are compromising on the location and/or must haves in your new home because you are running out of time to find a place. This is one of the top reasons buyers end up regretting buying their home and it’s not an easy fix. Know what to expect, and give yourself the time you need to find the perfect place so when you do, and you get the keys handed to you at the end of escrow, you can enjoy the home for years to come.
It's hard enough for buyers to get into escrow right now, make one mistake and you could lose out on your dream home. In today's episode I discuss the top 5 mistakes I see buyers make and how to avoid them to give yourself the best shot at getting into the home of your dreams in this crazy seller's market.
Inventory has finally started to rise in Orange County as well as the rest of Southern California. Inventory bottomed out in March which means we are now in the Spring market for housing so from here through the end of Summer/early Fall we should see available homes continue to rise. On the demand side, we did see a slight drop over the last few weeks which is due to 1) The typical housing cycle where demand flattens out this time of year 2) Interest rates were climbing though the month of March which lead to more buyers sitting on the sidelines and not entering the market. So what does this mean for May’s housing market? Interest rates have actually decreased again during April so although I expect this to be a temporary drop, it should lead to a slight bump in demand as buyers try to take advantage of what is most likely the last time they will see interest rates under 3% for the rest of the year(this prediction for demand increase is also supported by the data showing mortgage applications are again on the rise after 6 weeks of declines). By the end of May I expect interest rates to continue their climb upwards again as long as the economic news continues to be positive.

Spring Orange County Housing Market Update - Sellers beware, the Spring shift is here
30-year fixed mortgage rate: 3.09%(was 2.65% at the beginning of the year)
Inventory in Orange County dropped by about 1% in the last few weeks
Demand in Orange County increased by about 5% in the last few weeks
Median Sale price in Orange County is up 10% since last year(In all of Southern California it’s up by 15%)
Mortgage applications have dropped for three strait weeks now
Over the next 8 weeks we will typically see the largest increase in inventory on a per week basis that we see all year. When we look at the unhealthy appreciation that has been happening all year(almost 1% per month at this point) as well as the steady increase of interest rates(from 2.65% on Jan 1st to 3.09% today), homes are now becoming more unaffordable, which leads to demand dropping slightly. Future demand, although still very strong, has started to decrease slightly for the last three weeks as reflected by the dip in mortgages applications over that same time period. As some buyers pull themselves out of the market, and more homeowners start placing their homes on the market, the housing will start to trend in a more healthy direction. Although the current market, which is the hottest seller’s market we have been in since at least the 80’s, is great for sellers, it’s unhealthy and unsustainable for much longer. The slight slow down is something I as a real estate agent am rooting for to help get us back to a healthy seller’s market instead of an overheated seller’s market. Yes, you read that right, we will still be in a seller’s market as we enter the Summer months as the supply and demand curves just have too much ground to make up to really get anywhere close to transitioning us to a balanced market anytime soon.
Buyers:
At last! The first good news for buyers all year, inventory should start to increase at a quicker pace for the next two months giving you more options to choose from and reducing some of the pressure. However, sellers will still have the upper hand in this market, multiple offers over asking are still going to be common place so it’s important that you understand this as you continue to search for a home.
At the beginning of the year most economic experts were predicting that interest rates would most likely finish this year somewhere in the 3.1%-3.5% range. I am now seeing many of those experts revising their predictions slightly to somewhere in the 3.4-3.9% range. When you take this into account along with appreciation predicted to continue for the remainder of the year, if you are planning on buying a home this year, the sooner you do so the better you will end up being. Homes will just get more unaffordable from here through the rest of the year. But how are you supposed to compete with so many buyers and what are some strategies you can use to put yourself in the best possible position to get your offer accepted? I’m glad you asked, check out the last two episodes where I spend a total of about 50 minutes going over all of the no, low, and higher risk strategies you have available to you as a buyer to give you the best shot at getting into escrow ASAP.
Sellers:
The shift to the Spring market is here, supply has bottomed out and will start to rise as we head into April and May, future demand also looks to be slowing down slightly as well due to the quickly increasing interest rates and overall affordability of homes. If you are planning on selling your home this year and don’t already have it on the market, you have a few weeks left before the leverage you have as a seller peaks and starts going the other direction. By the end of April we will most likely be in a market that will still heavily favor the seller but will start to trend out of the insane, never before seen, seller’s market, and closer to a normal hot seller’s market.
If you are planning on selling your current home and buying a new one, it’s important to remember that the rising interest rates will also impact you on the back end when you go to buy a home. Selling your home now will give you the maximum amount of leverage and as more homes start hitting the market in the coming weeks, you’ll also have more options available to you as a buyer to find the perfect replacement property to move into. February Orange County Housing Market Update
Since the beginning of this year, inventory continues to decline as buyers are snatching up homes faster than they are hitting the market. Over the last few weeks there has been a 5% drop in homes for sale while demand has picked up by a whopping 26% in Orange County. Interest rates are up slightly from the beginning of year (2.73% vs 2.65%) and are projected to continue to slowly rise as more people are vaccinated and the economy improves.
Buyers: I’m not going to sugar coat it, right now this is one of the hardest times in recent memory to purchase a home. Inventory is currently 61% lower than last year at this time and demand is now back on the rise again now that the holidays and Super Bowl are over. You might feel like it’s not even worth it to try and get into a home right now with how crazy everything is, however, if you are thinking of buying a home this year, this is not the best strategy. Appreciation is happing daily in the market and interest rates are still on the rise. The longer you wait to get into escrow the less you will be able to afford and the higher your monthly mortgage payments will be. Now more than ever, it’s extremely important that you work with an agent and lender than can give you the right advise to make sure you are placing competitive and creative offers but at the same time not getting yourself into a deal that you will later regret.
Sellers: Get. Your. Home. On. The. Market. Now! In all price ranges, including those above 1.5 million, sellers haven’t seen a market like this in over 16 years. You are in the drivers seat when it comes to the terms you agree to when going into escrow with a buyer. I will say this every month because it’s so important, and the #1 reason your home won’t sell, make sure you don’t get unrealistic when pricing your home out of the gate. Because buyers have been in the markets longer than usual, they are more aware of what homes should be going for in your market and if you over price your home they won’t take your listing seriously. If you over price and have to reduce it later, statistically you will get less interest and lower offers. In almost all cases, your best bet to receive the highest offer is to still price your home within the high end of market value and let the multiple offers you get help drive up the price even higher.
Looking forward: As we move into March the typically cycle of more homes hitting the market will start to heat up especially as vaccines become more widely available and homeowners start to feel more comfortable having other people in their homes. More homes will be a welcome relief for buyers but by no means will take us out of a hot seller’s market. There is just too much inventory to make up based on where we are now to really impact the market significantly but as the months go on, the combination of interest rates rising, appreciation happing, and more homes hitting the market will slow demand slightly while supply increases.

January 2021 Orange County Housing Market Update:
We are starting the year in the hottest seller’s market in recent memory…
As I predicted in the December market update, we have started off the year with the lowest inventory of homes in OC since tracking begin in 2004, and because of this, the housing market is coming out of the gate on fire in 2021. Compared to last year there are 48% less homes on the market at the start of this year while on the other side demand is up by 32%. This has helped us continue where we left off last year, which keeps us in an extremely hot seller’s market.
As we started off the year, interest rates fell from the all-time lows of last year to hit new all times lows last week when they dropped to an average of 2.65% for a 30-year fixed mortgage. Besides the low inventory, this is the main driver of this hot market. Money has never been cheaper to borrow putting homes previously out of reach for some buyers back into the realm of possibilities.
However, last week there was a spike in the 10 year treasury bonds, which is important to watch because although there is not a direct correlation, mortgage interest rates generally follow the 10 year treasury. This week interest rates started to climb and went from last weeks all time lows of 2.65% to 2.79%. It doesn’t seem like a giant jump, but even small changes in rates can impact the price of home you can afford as well as increase your monthly mortgage payments for the same priced home. For example, last year at this time if you were trying to buy a $700,000 home, interest rates were around 3.72% which would equate to a monthly payment of around $3,230(principle and interest only). However at an interest rate of 2.65% home would only cost about $2,820 a month. That’s a savings of over $400 a month compared to just a year ago.
You can see why everyone is scrambling to find a home right now. Although interest rates are not predicted to sky rocket this year, most experts agree they will go up, most likely somewhere between 3.3%-3.5% by the year’s end.
Buyers: With interest rates predicted to rise by almost all leading experts by the end of the year, and with Orange County expecting somewhere around 6-8% appreciation this year, waiting for the market to cool down before trying to buy a home is more than likely going to just further price you out of your dream home. Yes, competition is fierce right now, but if you work with a great lender and real estate agent your chances of finding a property in the next few months will still be high.
Sellers: If you have been thinking of placing your home on the market and haven’t started getting it ready, now is the time to do so. This year, based on current supply and demand trends, it looks like putting your home on the market between February and April will give you the best shot at selling your home quickly and at a high price. As homeowners start to exit their forbearance periods in March, some of those home owners will decide they want to sell instead of working out a new payment schedule with the bank. With that, on top of the traditional increases in inventory that starts to happen mid-February and peaks around July, will start to give you less of an advantage as buyers will have a few more options to choose from. At this point, all the data points to it still being a seller’s market as we head into Summer, but the odds of it becoming even hotter than it currently is are low.

OC Housing Market Update for December, the data:
SUPPLY -Inventory fell 9% in the last two weeks and 19% in the last month lowest level since tracking begin in 2004 -15% more homes actually hit the market in November this year compared to last year but we sold 25% more than last November which is why the supply keeps dropping -44% more homes available at this time last year
DEMAND -3% drop in the last two weeks and 9% over the last month -Strongest demand for December since 2011 -Demand was 24% lower last year at this time -Average expected market time(the time you put your home up for sale to the time it goes into escrow) is now 37 days for all of OC last year it was 70 days
INTEREST RATES: -Just hit another all-time low today at 2.67%. Money has never been this cheap to borrow for a home loan
LUXURY MARKET– 1.25 million and above -YOY demand is up 80% -YOY inventory is down 22% -This has created one of the best markets for luxury properties we have seen in a long time in Southern California
Demand has continued to remain strong even as we are in the middle of the holiday season while supply has dropped to the lowest level since at least 2004. This, along with another week of the lowest interest rates ever seen for a mortgage is causing the housing market to end the year as one of the hottest seller’s markets ever seen.
The Starbucks holiday cups are here, and last week if FINALLY started to feel like Fall here in Southern California. Usually, the traditional Fall market for housing, where you start to see both supply and demand steadily drop, starts at the end of September. This year however, because of the delayed start to the Summer market as well as historically low interest rates, the housing market has been firing on all cylinders all the way through October and is now just starting to see some indications of slowing down. The Winter market for real estate in So Cal usually starts around Thanksgiving as buyers and sellers shift their focus away from housing. So this year, the Fall market will most likely only last a few weeks before we start seeing a more dramatic dip in both supply and demand that will start in about 2-3 weeks.
Buyers: with the new reports on the vaccine’s effectiveness as well as the presidential race mostly behind us, some of the uncertainly has been taken out of the market which leads to more confidence, which ultimately will lead to higher interest rates. However, the country is still hurting economically and cases are spiking again so this should help continue to keep rates down through the remainder of the year. Demand is dropping slightly faster than supply which means the market is trending to be slightly better for you, however in many prices ranges, the impact is hard to see because it just not a dramatic swing. Inventory will traditionally diminish during this time of year so don’t expect a huge batch of home to look at but as we get further into the Winter market, your competition will start to give up and throw in the towel for the holiday season which might mean you only have to deal with a few other offers instead of 5-10 on every home. If you are thinking of giving up the home search, DON’T. We are still seeing appreciation happening month after month so if you wait until next year to look again you’ll be paying more for a home than if you are able to lock in something right now. I know it can be discouraging placing offer after offer, but your future self will thank you if you are able to get into a home in the next two months and lock in the lowest interest rates we have ever seen for a mortgage.
Sellers: As demand finally start its traditionally decline, sellers are still in a very good spot finishing as we finish out the year. Although there might be less buyers as the weeks go on, demand is still over 25% higher than last year and inventory is at historic lows. Yes, there is still a good chance for you to sell your home quickly and for top dollar throughout the holidays this year, however, as I say in almost every market update, if you don’t price your home correctly the first time it hits the market, the chances of you selling quickly and for top dollar go down dramatically. Buyers have been in the market looking for homes longer than usual and in many cases placing offers on many different homes which means many of them have a very good idea of what homes should be going for. If you over price your home, it will sit longer, and every week that goes by from now until the end of the year, demand will traditionally continue to shrink bringing you less opportunities. Having the right marketing materials to give buyers the maximum amount of information about your home without them having to physically tour your home is still going to be extremely important in determining how successful you are in this market as Covid cases are continuing to spike with no real end in site over the coming weeks.

Market Overview
The Fall market is in Full swing, kids are back at school in one form or another, and although it’s happening a little slower than normal, the market is continuing to cool down as we move into October. Supply and demand have both decreased over the last month, but the numbers are so small that you likely won’t even notice a difference. Supply is still extremely low, and demand is still extremely high, multiple offers are still commonplace on properly priced properties, interest rates are still hovering at all-time lows, and the housing fundamentals still remain strong.
Buyers
Let me paint a picture for you, you’re in high school, you’ve been looking forward to getting into a relationship your whole life and one day you pass a girl in the hall that stands out over everyone else. You see that a lot of other boys are also interested so you decide to ask her out before anyone else can. To your surprise she says yes! You go on your first date, have a great time, she asks to see your financial statements, which you think is kind of weird, but besides that, you think you had a successful first date, are you falling in love? You get home after the date and you go to bed dreaming of a getting married, having kids, and growing old together. You wake up in the morning pick your phone up, open Facebook, and see that your crush just changed their status on Facebook to “in a relationship” …with someone else. You’re heart broken and now are questioning if you should ever date again.
Unfortunately, this is similar to the emotional roller coaster that many buyers are going on time and time again right now. After years of waiting and thinking about it, they decided to start looking for a home, they tour it, fall in love, picture how their furniture and family will look in the new home, place a good offer, and send all of the financial documents that show they are willing and able to purchase the home at asking price. Then, a few days later, their agent contacts them letting them know that even though they had a good offer, the seller selected someone else. This can be devastating, especially for first time buyers. Now, I’m not saying, you won’t get your offer accepted on the first house you find, I am working with buyers now that have had their first one accepted, but because of the competition for homes, statically, there is a good chance it will take a few offers before you get one accepted. So how do you avoid as much of this heart break as possible? Three things:
Sellers
We have a little less than two months before the market traditionally slows down for the holiday season, which is usually around the 2nd or 3rd week of November. This is when you will start seeing everything drop and continue to drop until mid-January. However, we will most likely be in a seller’s market for the next 6-12 months so you will still have an advantage over the buyers. However with daylight savings time coming up in a month, it will start getting dark before many people get off work and there are many buyers that don’t want to go out looking for homes when they can’t get a good idea of the condition, especially of the outside, because of the lack of light. The end of Fall and beginning of Winter will bring less showings and will most likely decrease the % of homes that get multiple offers, which means it’s even more important than ever to make sure you are properly pricing your home based on the latest comparable sales so your house doesn’t sit on the market too long. Because of the hot market you can still price your home slightly above the last comparable sale, but just make sure you are not just throwing out a number and hope buyers will be climbing over each other to buy your overpriced home. Many buyers have been in the market for a home longer than usual due to their offers not getting accepted, so they have a much better idea of what fair market value is after looking at homes for months now.
How does the Election Impact the Housing Market?
Based on the national tracking of home sales during presidential vs nonpresidential years, we know that home sales decrease by a little more than 5% more than usual between the month of October and November due to people being uncertain about the future. However, researcher also found that the decline wasn’t so much of a slowdown as it was deferred sales, because typically the year following an election is the best year of the four-year cycle for housing. They also found that the actual election has far less of an impact on the housing market than consumer confidence and market fundamentals (supply, demand, interest rates). We know the market fundamentals are good but what about consumer confidence?
Recent surveys show consumer confidence among Republicans has been higher than Democrats ever since 2016. If Trump stays in office it’s likely to look similar to what it is now, however if Biden wins, you will most likely see these numbers flip. This could indicate that places that lean more democratic could see an uptick in sales while republican counties could see a slight decrease. However, for Orange County specifically, registered Democrats and Republicans are close to equal in their numbers, and even though over the last few years there have been slightly more registered democrats in OC than republicans, because the numbers are close, I don’t expect that the election will have a major impact on OC sales based on consumer confidence shifts. Also, going into this year’s election, the market fundamentals are much stronger than usual and consumer confidence is still decently high and stable in OC so I can’t see the election, no matter which way it goes, having a significant impact on the market other a slightly larger dip in transaction in November than during a non-election year. We are going into the election in a seller’s market and we will be coming out of the election in a seller’s market.
What is Title Insurance? Do I Need it?
In this episode, I interview David Glanzrock, a VP at Fidelity National Title and we discuss what title insurance is, what it covers, and even though it’s boring, why you need to have it to protect yourself as a buyer or seller during a real estate transaction in California.
One of the best quotes from David that I think sums up title insurance pretty well is, “If title is done properly, you don’t know they’ve done anything at all.” Although title might not be sexy, this video will give you a better understanding of why you need title protection and what you can do during a transaction to make sure any issues with title are cleared up ASAP so you don’t have any delays in closing escrow.

August 2020 Orange County Housing Market Update
It’s already that time of year again, kids are going back to school(virtually or in-person) which signals the start of the Fall market for real estate. We have most likely hit the peak demand as well as supply and over the coming weeks and months, we will see a gradual decrease in home buying and selling activity because many families don’t want the stress and distractions of trying to buy or sell a home now that the school year has started.
Compared to last month, inventory and demand haven’t changed dramatically. Inventory is still dropping slightly week-to-week while demand is just slightly increasing. Last month, we were in the hottest seller’s market we’ve been in, in over 8 years and that is still where we are today. The housing market has been one of the bright spots in the economy during the pandemic and as of this week, all three sectors(purchase applications, homes sold, and home starts) have made a quick V-shaped recovery and the data shows that Covid-19 is no longer having a significant impact on buyer or sellers.
Buyers: The market is not going to be shifting out of a seller’s market anytime soon. The inventory is just too low. When shopping for a new home you still need to anticipate that most homes will be receiving multiple offers. Although this can get discouraging, remember, if you can stay dedicated to finding a home, you’ll be able to lock in the lowest rates ever seen in the mortgage industry. Rates have been slowly increasing over the last week and a half, but even as they climb a bit, the are still averaging around 3% which is still better than they have ever been.
Sellers: We have most likely peaked for buyer demand this year. We will still be in a sellers market for the foreseeable future, but if you want to take advantage of the best time to sell your home, you need to get it on the market sooner rather than later. Purchase applications this week decreased slightly because interest rates have been going up so at this point the longer you wait the lower demand will be.
Also, even though we are in a hot seller’s market, that doesn’t mean you can just price your home for what you think it might be worth to someone. The data shows that if you don’t price your home correctly the first time, your home will sit on the market for an average of 35 days longer, you’ll end up doing a price reduction and looking back on the numbers from June, you’ll actually end up netting about 4% less on the sale of your house vs. just pricing it correctly when you put it on the market. Make sure you are using the latest comparable sales when pricing your home. You can still price it on the higher side of fair market value, but if you go too far over that, buyers are smart and will not want to put in a high offer on an overpriced home.
Finally, let’s talk about the likelihood that all of the mortgages currently in forbearance will turn into a wave of foreclosures. Right now there are around 4 million homeowners currently in forbearance. This represents 7.5% of all active mortgages. Out of this 7.5% of mortgages, 90% of homeowners have more than 10% equity in their homes. This is important to remember because even when some of these homeowners are eventually forced to sell their home, an overwhelming majority of them will be selling it as a normal sale and either breaking even or making a profit.
This is not like 2008 where over a quarter of all active mortgages were underwater and banks were having a fire sale just to get rid of them. When homeowners who have equity sell their home, they can sell it for market value, not a discount. So although we will have some foreclosures caused by the pandemic, the CARES act will prevent those foreclosures from happening for 6-12 months so this won’t even show up until at earliest Spring of next year, and odds are by then many more homeowners will have figured out something with their mortgage lender to keep them from having to sell.
The two concerns that I DO have however regarding the housing market are:
Rapid appreciation: The market is so HOT right now that if it doesn’t start to cool down a little bit soon, we are going to see double digit year over year appreciation and the longer we continue in this hot market, the more likely this price bubble is going to happen. I’m not extremely concerned at the moment but it will be something to watch as we finish up the year. It’s also important to note that if we do have a price bubble, it’s not going to crash prices by a large percent like in the housing crisis but it could cause the market to stall and drop a few percent.
Unemployment: Although unemployment is still at historically high levels right now, a large percent of those who are unemployed fall into more of a renter profile than a home owner. However, just because they are renters, doesn’t mean they don’t have an impact on the housing market. If renters can’t make payments to their landlords, then the landlords can’t make their mortgage payment, and then they could be forced to eventually sell to prevent foreclosure, or they might also just decide to sell because they no longer want to deal with being a landlord anymore with all of the uncertainty.
The biggest thing to watch to figure out how big of an issue this might become over the next few months will be what congress does when they come back from recess. If they do nothing to start helping out either the landlords and/or renters in the next stimulus package they pass, it will significantly increase the chances of landlords being forced to sell. Keep an eye on Congress over to next few months to see what they come up with. Although by itself, I don’t see this having a huge impact on the market, if we have a uptick on people selling their home to prevent foreclosure, and at the same time landlords decide to also start selling their homes, you could have a situation that creates an artificial “panic” in the market causing other homeowners sell as well.
Right now demand is so high that it will most likely absorb this increase of homes for sale, but if for some reason(which no-one is really projecting at this point) interest rates where to also climb back up significantly next year, then there could be issues in the housing market and appreciation might halt. Again, the likelihood of all of this happening is small, but just pointing out what would need to happen for home prices to be impacted in any significant way in the coming 12 months due to the fallout of Covid-19.

Today we wrap up the three part series of how to buy a home in California and in this episode we are covering the topic I get the most questions about, ESCROW.
Over the last two weeks, I talked about creating a budget for homeownership, how to search for a home during Covid, and how to place competitive offers to give yourself the best chance of getting your offer accepted. There is a lot that goes into creating a budget, and we will be covering the three main areas you need to look at when preparing to make your first home purchase:
1) What are you currently spending each month right now 2) How much money you will need for the down payment, expenses during escrow, and closing costs. 3) What you need to budget for on a monthly bases after you purchase a home as a responsible homeowner
Everyone will have a different financial situation, so this by no means will cover every cost of home ownership but it will get your head in the right space and make you plan ahead so when the time comes for you to start looking for a place to call your own, you will have the tools and experience to hit the ground running.

Thinking of buying a home and don't have 20% down? Did you know there are multiple loan programs out there where you can put as low as 3% down for a home? In today’s episode, I invited back Mina Yasuda from JMAC Lending to discuss...
1) The differences between FHA and conventional low down payment home loans (Did you know you can get a conventional loan for as little as 3% down!?)
2) Is it worth saving more to add an extra few percent to your downpayment? How different down payment options (3.5%, 5% 15% etc) impact your monthly mortgage payment.
Getting that downpayment saved up is often the biggest reason why many first-time home buyers hold off purchasing their first home, especially in Orange County were rent keeps increasing year after year. When you’re spending $2,000-$3,000 in rent every month, it’s hard to be putting away any significant amount of money towards that downpayment for a home.
However, with interest rates at all time lows, it may make sense for many buyers to use a low down payment option to purchase a home. Right now your money has never gone further. Even compared to just 6 months ago, you can currently afford a higher priced home while keeping your mortgage payment the same.
If you are going to be dishing out a large chunk of your monthly paycheck to someone everything month, isn’t it better to be building equity in your own home than paying the mortgage of your landlord?
If nothing else, talking to a lender for FREE to see what programs you currently qualify for and what type of home you can afford will give you a road map of what you need to do in the coming months to be in a better position to eventually purchase your first home .

Demand is likely hitting it’s peak and has started to level out before it will most likely start it’s traditional decline by the end of August as kids start to go back to school(in-person or virtual). However, this doesn’t mean we are going to fall out of a seller’s market anytime soon. Interest rates just hit another all time low and actually fell below 3% for the first time ever this week, supply is lower in July than it has been since 2004, and demand is higher than it’s been in July since 2012. This is all resulting in the hottest seller’s market we have seen in over 8 years.
Buyers: Although it’s discouraging to hear how much the current market favors the sellers, don’t give up! When you are able to find a home, even if it takes 10 different offers, you will be locking in the lowest interest rates ever seen. Your mortgage payment will be lower for the same priced home that it would have been just 6 months ago, and over the life of your loan, you will end up saving thousands of dollars. If you are waiting for home prices to crash before entering the market, the data just doesn’t support anything like that happening any time soon. Inventory and interest rates are just to low. If the country starts to pull out of this pandemic, interest rates will most likely start rising again and that will price you out of some of the homes you can currently afford right now.
Sellers: There are only a few weeks left before demand will start to slowly fade. Because inventory is still low it will most likely be a seller’s market for the rest of the year but you will start seeing a decrease in traffic as we get closer to the end of Summer and kids go back to school. Having an agent that is an expert in digital marketing is extremely important as open houses are still not allowed. It’s also extremely important that you price you home correctly. Some sellers are placing their homes on the market at prices that aren’t in-line with current market value and those homes, even in this current environment, are sitting on the market for months before the seller eventually lowest the price. This usually results in the seller getting less for their home than they could have if they priced it properly the first time.

Demand has been on the rise for more than 2 months now, while supply is still at historic lows. This is creating a hot seller's market in Southern California, including Orange County.
Over the last 2 weeks in Orange County, demand has gone up by 24% while supply has actually gone down by 2%. Mortgage applications are at a 11-year high, supply is at a 7-year low, and demand is almost at a 7-year high. We haven't been in this hot of a seller's market since 2013. If you are planning on selling your home this year, I can't emphasize this enough, NOW IS THE TIME.
On the buyers side, interest rates are still at historical lows. If you're patient, and go into the process knowing that there is a good chance there will be multiple offers on most homes, you have the opportunity to lock in the lowest interest rates ever seen for a mortgage.

So let's take a look at the actual data to see how the Orange County housing market is responding to the travel bans, shutdowns, and toilet paper panic. The quick answer is, as of now, there doesn't seem to be any noticeable impact, demand is still increasing and supply of homes is finally starting to rise, giving buyers more choices as they hunt for their dream home in this historically low interest rate environment.
The Spring housing market is officially here for Orange County! Holidays are over, the Super Bowl is over, which means the market is about to heat up. This has been one of the largest swings in supply and demand that I've seen in a long time. Supply is only up 3% over the last month while demand is up a staggering 47% over the same time period setting up the start of the Spring market to heavily favor sellers. Buyers there are many different ways to make an offer more appealing to the seller besides the price, make sure your agent is reviewing all of them with you. Sellers, now is the time to get your home on the market. Over the next 4 weeks you're going to start seeing more homes(competition) hitting the market so the sooner you get it on the market the better chances you'll have of quickly getting top dollar for your home.
There is no crash in sight for the Orange County housing market. We are starting the year with not only historically low interest rates, but we also have some of the lowest inventory to start the year in recent memory. Low supply and high demand will keep the market stable and we will probably see appreciation during at least the first half of the year. I also expect the market to start heating up about a month earlier than usual this year so I'm recommending sellers have their homes ready to hit the market sometime in February and buyers need to start getting those pre-approvals from their lenders so they can hit the ground running in the next few weeks.

FHA loan limits will be increasing in 2020 for both Riverside and Orange County. FHA loans only require a minimum of a 580 credit score and 3.5% down payment which is why they are one of the most popular types of loans out there right now.
November Orange County Housing Market Update - Supply is starting it's normal decline for the holiday season(14% in the last 4 weeks), but demand is doing it's own thing this year and has actually increased by 3% over the last 4 weeks. Typically demand falls at about the same rate as supply. This increase is largely due to great interest rates and a strong southern california economy. Sellers who already have, or are are putting their homes on the market, at fair market value will see more buyers than usual and get into escrow faster than just 2 months ago. Buyers can take advantage of low rates(3.75% as of Nov. 20th). Just last year they were right around 5%. This alone will save them hundreds on their average monthly mortgage payment on the same priced home as last year. Over the next 4 weeks expect supply to continue falling quicker than demand.
