“Getting the inside track on property insurance…”
Insurance is a necessary part of everyday life, and property is no different. Whether you're a developer or a landlord, insurance is an essential ingredient in your business, and it’s one that you need to know you can rely on should the worst happen. Unfortunately, it’s also one of a thousand different things that property people have to worry about, and as a result it can sometimes become something of an afterthought.
Today we welcome Heather Gatrell from commercial insurance broker HGI to the studio to tell us about the common challenges that face property people when it comes to insurance, and how having a good broker on your side can help ensure that you not only have the protection you need, but also the benefit of a guiding hand in the event of a claim.
We also learn that one of the co-presenters has a secret passion for studying insurance documentation (but only the pictures).
The propertyCEO Podcast gives you an inside track in the world of property for investors and developers, both new and experienced. Your two hugely experienced hosts discuss a wide range of subjects, while usually managing to disagree about something. A highly relevant yet often irreverent look at the world of property from many different perspectives, the propertyCEO Podcast is your one stop shop for tips, anecdotes, and highly useable property and business information.
Please note that the ideas and information given in this podcast are provided for general information only and do not constitute advice. “What does it mean and how can we get it?”
Financial Freedom is a phrase that we hear very often these days and it’s no wonder; for most people the thought of being financially free sounds truly aspirational.
But what exactly does to be financially free actually mean and, even if you know what it means to you, how can you get there?
In this episode Ian and Ritchie look at why financial freedom means different things to different people. They also touch on the exciting world of passive income before giving us some thoughts as to how we might want to plot our journey to becoming financially free ourselves.
We also get reminded that careless test-driving causes nausea whilst the careless consumption of pastries can give you the dreaded ‘brown stripe’.

“How to compare apples and apples…”
Putting your projects out to tender is a critical part of the development process, however it can be fraught with difficulty. Who should you ask to quote and how many contractors should you ask? And what exactly should you be asking for?
One of the key problems that developers encounter is that they either get too few quotes or the quotes they get range from the sublime to the ridiculous. In some cases, it’s as if they're quoting for a completely different job! So how can you make sure that your shortlisted contractors are quoting apples and apples, and give you a fighting chance of picking the best one?
In this episode Ritchie dives into the tendering process, highlighting some key tips not only for selecting the right contractor, but how you can make sure that the quotes you get back are detailed enough for you to be able to compare quotes properly.
We also hear a debate on some practical considerations regarding the redesign of the propertyCEO training suite plus we discover that for some people, carpet swatches can be a source of embarrassment and confusion.

“Getting control of your development…”
There are lots of scary planning stories out there. People who buy a building or plot of land with the intention of starting a development only to find that the project gets refused by the planners or gets stuck in a seemingly endless planning approval process. And all the while the clock is ticking and the finance costs ramp up; it can be a frustrating and expensive place to find yourself, and one as a developer you want to avoid at all costs.
Enter Permitted Development rights, a process introduced by the government to speed up the planning process and to make it easier and quicker to get development projects underway. In this episode Ritchie takes us through the key issues that can come into play when going down the traditional development route, and the numerous advantages that Permitted Development rights offer both new and existing developers.
There’s also some frankly lame fishing excuses from one of the team whilst the other kicks out an old and trusted friend in favour of a younger, more glamorous looking model.

Generally, you make your money in property when you buy, so learning how to improve your offer-making strategy can be critical to nailing a good deal. So, what are the dos and don’ts when you’re putting forward your offer, and how can you negotiate a better deal?
In this episode Ritchie gives us the lowdown on the best techniques and strategies to apply when doing a deal, including how to approach estate agents and why you really need to be talking to the vendor as well.

“More than just part of your design team…”
The architect is without doubt one of the most important and influential professionals on any development project, and their input and influence can extend well beyond the design process. But for both new and existing developers, how do they know if they’re getting the best out of that relationship, and what mistakes do developers commonly make when engaging the services of an architect?
Mike Sandhu, director of architects SC Architecture pops into the studio to share his invaluable insight into the 5 key things that developers most often get wrong when working with architects. He also explains how the right architect can help you with a lot more than simply drawing up plans, and what you need to think about when getting an architect involved during the early stages of a project.
We also discover that by complete coincidence Mike suffers from a similar affliction to Ritchie, albeit with slightly more taste.

“Keeping the relationship”
The path to successful property development is built on personal relationships. But it’s also a bit of a minefield, often with lots of emotion involved particularly on the part of the developer. This can quite often be the case when challenges crop up on a project.
So how do you make sure that you keep your relationships working effectively? Here Ritchie gives us the benefit of his 35+ years of development experience as he takes us through some of the key things to think about when working with your professional team.

“It’s all in the checklist”
One thing most property people have in common is that at some point, they have to do viewings. Whether you're a developer or a landlord, viewing properties goes with the territory. So why is it most people do it so badly?
In this episode Ritchie takes us through his top tips for doing viewings. What equipment do you need to take with you? What should you have on your viewing checklist? And most importantly, what are the things you should be looking for when you're on the viewing itself? Have a pen and paper to hand for this episode – we guarantee you’ll get some great ideas.
We also do some spring-cleaning and discover the little-known (and probably quite dark) world of motivational barbecuing.

“Sharing words of wisdom”
Not all popular ideas are particularly wise, but sometimes you come across a concept that just makes so much sense you can’t believe it’s not common knowledge.
Ian has spent more time than he cares to remember studying personal development, and whilst he’s seen his fair share of concepts that don’t exactly fall into the wisdom category, there have also been quite a few ideas that caused a light bulb moment. In this episode he shares three of his favourites.
We reveal Ian’s worryingly fraudulent fitness secret and we also go some way to explaining why you’ve never seen Ritchie Clapson and Mo Farah in the same room.

“Understanding the language of property development stages”
Property development is a process that follows a well-trodden path, from the initial concept right through to project completion. But what’s the batting order and exactly what is involved at each stage of the process?
In this last episode of season 3, Ritchie takes us through the end-to-end development journey and gets us familiar with the eight RIBA work stages. We then take a closer look at the three design stages and some of the key things you need to know when negotiating this crucial part of the development process.
In other news, Ian performs one of his legendary U-turns whilst Ritchie tries coffee for the first time with unexpected results.

“Getting the lowdown on strip outs”
In this worryingly named episode, Ritchie exposes us to his impressive expertise in the important area of stripping out a development site.
Stripping out a building can throw up both problems and also opportunities. But how should you approach it? Will you get your main contractor to do it as part of the overall conversion or should you run a separate tender? Ritchie gives us the lowdown on five key things you should consider when stripping out a building, including the most common nasties you should be looking out for.
There’s also a riveting bookcase building competition involving underhand tactics and the use of illegal construction aids.

“What we can all learn from Silicon Valley”
Lean Startup is more than a book or a concept; over the last few years it’s become a movement, embraced by both new start-ups and established corporates alike. At its heart is a simple principle – we make too many assumptions and take too much time delivering new products, businesses or solutions. What we need is a way of learning what works quickly and cheaply so that we can dramatically increase our chances of success.
In his previous corporate life Ian Child worked with some of the best minds that private equity had to offer, and here he shares his learnings of one of the most powerful start up strategies there is. All businesses can benefit from the lean startup process, and property businesses are no exception.

“Getting off to the right start”
You only get one chance to make a first impression and for many people, their business card is one of the first things people see. No matter how well you come across face-to-face, you won’t be there when the recipient of your card scrutinises it and decides whether or not to add you to their Rolodex. Critical then that your card should say all the right things about you.
Ian explains in this episode how so many people get this wrong whilst sharing some great pointers on how we can navigate the minefield of business card design so that we nail that first impression.
There’s also a shocking revelation about a chicken costume but the less said about that the better.

Paul gives some great advice on many different aspects of property, including how to build a winning relationship with your solicitor and maximise the value you get from them. He also tells us why a large number of people leave a lot of cash on the table when doing property deals, and how we can make sure we don’t miss out.
There’s also a surprising guest appearance from a Kung Fu Panda children’s entertainer PLUS Ian almost manages to maim two people in a single episode, which is a new record.

“Getting to grips with this popular strategy”
There’s been a lot of noise about commercial conversions over the last few years, but what exactly are they and how do you do them?
In this episode Ritchie delves into his 35 years of property experience during which he’s worked on many types of conversion both large and small.
Whilst the name ‘commercial conversion’ is relatively new, the conversion of commercial buildings into residential has been happening for decades and has proved to be a very lucrative strategy for many developers. Ritchie guides us through the planning classes, the timescales, and design implications involved when tackling this type of project, as well as looking at some of the risks involved.
Interestingly whilst commercial buildings often feature a great many ceiling tiles, most developers usually scrap them all, thereby missing the trick of having them dipped in chocolate and sold on as a low calorie snack. Ian and Ritchie reveal more about this frankly disturbing strategy in this episode…

“Tools to make your business more successful”
You probably wouldn’t take a holiday without planning where you were going and knowing how you’d get there. So why is it that so many people run a business without much more than a vague concept of where they’re headed? And if you were just starting out, what would be the best way of structuring your business?
In this episode Ritchie gives us his top tips on how to approach your business so that you're in a better place to make it successful. He also explores the various options for structuring a business, which will be particularly useful if you’re thinking about getting into property for the first time.
Plus there’s a guest appearance by a giant gnome, which is possibly a world first for a podcast AND rumours abound that one the protagonists is secretly poisoning the other by a novel and rather devious means.

“The contractor’s tale”
The role of the contractor is pivotal to any property project, and as developers we want not only to keep them onside; we want to get the very best out of our relationship.
In this episode Ritchie interviews Mark Legg, founder of highly successful contractors CDM Group to get the inside track on what contractors really think about developers, and how by getting educated in what makes contractors tick we can make our developments even more successful. Mark gave us so much amazing content we’ll be giving you even more gems from him in future episodes – it’ll be well worth the wait.
We also discover that one of the team has been caught wearing make up plus more surprisingly there’s rumours of a new propertyCEO clothing range in the pipeline.

“How to achieve goals automatically…”
We all know that personal goal setting is probably something we should do, but how do we actually go about doing it so that it just works?
Ian Child from propertyCEO takes a look at some of the key elements of personal goal setting that can make it easier to achieve our long-term goals. This includes understanding the actions we can take to ensure we actually hit our goals automatically as well as how to make sure that the things we do every day move us forward towards them.
There’s also a very public apology about a rather embarrassing secret, but the less said about that the better.

“Impress agents regardless of your experience…”
Some people who are new to property often wander into estate agent’s offices in the same way they might nip into a newsagent; and then find their chances of getting taken seriously suddenly take a big backward step.
First impressions count and in this episode Ian Child from propertyCEO talks us through the things we can all do that will impress agents and hopefully get us to a place where we're not only getting treated as a serious player; we're also seeing some serious deals. Better still, this is something you can do regardless of whether or not you have any previous property experience.
We also get to find out why you never see Ritchie Clapson and Jonny Wilkinson in the same room, plus Ian trades in his co-presenter for a small fridge.

“The undiscovered property strategy…”
Can there really be such a thing as an undiscovered property strategy?
Commercial Conversions have been popular for some time now, with lots of developers pursuing an ever-decreasing number of conversion opportunities. But is there a golden opportunity hiding in plain sight that they're all missing?
In this episode propertyCEO’s Ritchie Clapson gives us the low down on the little-known strategy of Industrial Conversions, which many people are now starting to talk about; and one that can make some serious returns – providing you know what you’re doing.
And as if this wasn’t enough, the team also rather unexpectedly discover the perfect cat repellent for buy to let properties. So, something for everybody then.

“Making the most of the little grey cells…”
Your mind plays a fairly pivotal role in your success, but do you understand what’s really going on upstairs?
Here Ian Child from propertyCEO takes us on a journey to the inner recesses of our minds, helping us understand how we can actually start to reprogramme our brains to make ourselves more successful.
In Part 1 Ian offers up irrefutable evidence that Ritchie’s wife technically married someone completely different, and gives us a scientific reason why replying instantly to emails from idiots is rarely the best policy, tempting as it may be.
What’s all this got to do with property? Well, getting your brain in the right place to be more successful is good for everyone, whether your business is property or something completely different.

“The truth about developing property in your spare time…”
Many people think property development is complicated – but can it really be done in your spare time?
Meet Simon Boyden; good friend and business partner of Ian Child, who plots his journey from being a complete property novice buying a plot of land on a whim during his very own ‘sliding doors’ moment, to completing multi-million pound developments over a quarter of a century (and over 50 builds) later, with all of it being done in his spare time whilst juggling a day-job.
Simon reflects on his journey and gives us great insights into what struggles are encountered when you literally start with no knowledge whatsoever. Petrol-heads of a more sensitive disposition may wish to avoid the section at 8:13 where he recounts how the younger Simon was literally a few minutes away from taking delivery of a new sports car (spoiler alert: something rather life-changing happened instead).

“How Much Work Is Really Involved With Property?”
We all like the sound of passive income, and it’s one of the major attractions of the property world. But exactly how passive is it in reality?
Here Ian Child from propertyCEO takes a look at each of the main project strategies and gives us a flavour of how much work is really involved with each, and how you can go about finding out for yourself how much work is involved before you commit to your own strategy.
There’s also some fighting talk about driving; we briefly encounter an elderly lady in a Volkswagen and we learn why Ritchie is no longer welcome in one of his favourite restaurants.

“Effective Frog Kissing”
Kissing frogs might not be everyone’s idea of a good time but when it comes to finding property deals, you invariably need to check out a lot of ugly sisters before you find Cinderella.
In this episode Ritchie Clapson from propertyCEO mercifully ditches any further Disney analogies and instead heads straight for the heart of the matter – where you should be looking to find your next property deal, and more importantly how you can do it effectively and efficiently.
As in life, the less time you can spend kissing frogs the better and Ritchie shares how systemising your approach can pay big dividends in shortening the path to your next property deal.

We also get to find out what price Ian himself places on his time (it’s a shocking number!) and hear how he once accepted an envelope stuffed with cash in exchange for just an hour of his time.

“You don’t know what you don’t know” goes the saying – and this is never truer than in property, where many people start a property enterprise without ever having run a business before. But this can all too often prove to be a recipe for disaster…

“Show Me The Money” Money may be the root of all evil, but it’s still pretty essential when it comes to property development. In fact one of the great things about property is that you're able to leverage other people’s money; you don’t actually need to have to have any of your own to invest.
So where does this money come from? Ritchie Clapson from propertyCEO has been talking to leading commercial finance broker, Terry Rice of TJR Commercial, who gives us the lowdown on how your broker could help you secure the funds you need.
Terry also gives us the inside track on what the banks are looking for when they assess your application and how you can make yourself look as attractive as possible to them, so that you have the very best chance of getting the finance you’re looking for.

It’s a bold claim but when you hear some of the shocking statistics about how we waste our time, you'll start to see how big an opportunity you have to really take your productivity to a whole new level.

“Which Path Should You Take?” For many people the world of property investment appears pretty straightforward. Surely you just buy a house and rent it out, right? However, scratch the surface and it’s clear that the property world offers an abundance of different strategies. So which is the best one for you?
Some offer great long-term equity growth whilst others focus on generating income. Some require your own capital to be invested whilst others can be done with none of your own money. So, how do you decide which is going to be the best strategy for you? And should you explore more than one strategy to avoid having all of your eggs in one basket?
With over 35 years of property experience Ritchie Clapson knows a thing or two about property strategies, and in this enlightening episode he lifts the lid on the most common ones – their pros and cons AND the things you need to look out for.
Buy-to-lets, HMOs, Rent-to-Rent, Commercial Conversions, New Build, Serviced Accommodation – they're all covered here. So sit back and enjoy the ride as Ian and Ritchie guide you the minefield in their own inimitable way.

“What Do Estate Agents Really Think Of You?” Ever wondered what goes through the mind of an estate agent when you're meeting him or her for the first time? How do you come across? Do they think you're a time waster or a great new source of business? And how can you make sure you get that early call from them before a new opportunity property has gone on the market?
Ritchie Clapson from propertyCEO interviews Andrew Furnell, Managing Director of leading independent estate agents Taylor Hill and Bond, who lifts the lid on what estate agents really think about us – and how you can turn this information to your advantage next time you’re hunting for property to develop, invest in or to live in.
Following the interview Ritchie said; “There are some real golden nuggets here – getting good deals is the lifeblood of every investor and developer, and estate agents are one of the biggest sources of those deals.
