2022 Ohio Real Estate Salesperson Exam Lesson 22022 Ohio Real Estate Salesperson Exam Lesson 2 is the 2nd sample lessons that we will be sharing with you which will help you prepare for the Ohio real estate salesperson exam.
These Ohio real estate salesperson exam lessons are meant to be a supplement and not a substitute for classroom learning or other requirements of the Ohio real estate department for licensure.

Ohio Real Estate Salesperson Exam Lesson 2Real Estate Licensing in Ohio
Real Estate Broker = undertakes real estate business on behalf of another for a fee.
Real Estate Salesperson = also known as an agent. Has to work for someone else.
Eligibility in Ohio
• 18 years old or older
• Must have a high school diploma or equivalent
• 120 hours of accredited instruction (40 hours of Real Estate Practices, 40 hours of Ohio Real Estate Law, 20 hours of Real Estate Appraisal and 20 hours of Real Estate finance.)
• Pass the real estate exam. Passing score is 70 percent. There are both national and state specific questions on the test. All questions are multiple choice. 120 minutes are given for the national portion of the test and 60 minutes for the state portion. Most of the time, it is administered on a computer.
• Must be sponsored by a broker.
• Pay the application fee.
Post-Licensing Requirements
• Within a year, 10 additional hours of real estate education
• If not completed with 12 months, the license is suspended.
Broker’s License
• Have to have worked as a salesperson or broker for two years
• At least 30 hours per week for two out of the five previous years.
• Has completed at least 20 real estate transactions.
Renewing a License
• Licenses are valid for three years at a time.
• 30 hours of continuing education are required for relicensurc.
• Failure to renew will result in suspension.
Broker Requirements
• Must have a physical place of business that is registered with the Superintendent.
• Must notify the Superintendent of any changes in location, etc.
• Must notify the Superintendent of all of the agents who are employed there and any staffing changes.
• Must display their license in a public space in their office so that it is clearly visible.
• Must avoid any misleading or discriminatory advertising.

Lesson 1: Requirements for Licensure
Requirements in Washington
• Be at least 18 years old.
• High school diploma or equivalent.
• Complete 90 hours of approved real estate education within 2 years of taking the exam. (This includes a 60 hour course in Real Estate Fundamentals and a 30 hour course in Real Estate Practices)
• Pass the broker’s exam.
You must register as a student with Applied Measurements Professionals, Inc (AMP). Your school must submit course completions to AMP.
You can schedule your exam online through AMP at www.goAMP.com. The tests are administered through Person VUE, and you can sign up through www.pearsonvue.com.
The Real Estate Exam
• There are 80 questions on the exam.
• A passing score is 75%, which means at least 60 out of 80.
• The state specific part of the exam is 40 questions.
• If you pass one part of the exam, you can take and pass the other part later as long as you pass both within six months.
• The exams are taken completely on computers and are closed book.
• You are allowed a simple, non-graphing calculator.
• You should bring two forms of ID with you.
• You cannot be more than 15 minutes late.
After the Test
• Fill out the application.
• Pay the fee and turn in the form to the Department of Licensing.
• Submit your fingerprints to get your background check ordered.

Legal descriptions are needed for legal documents. An address is not enough by itself. Addresses can be inexact and subject to change. Legal descriptions accurately identify and locate a parcel within the boundaries of a state.
Reasons for Legal Description • Public recording • Creating a deed for conveyance or lease • Completing mortgage documents • Executing and recording other legal documents
• Methods of Description • Metes and Bounds method: Uses landmarks, directions and angles to define the boundaries of an area. Starts at the POB = the point of beginning. It has to return to the POB in order to be valid. • Metes = distance and direction, Bounds = fixed reference points, natural monuments and landmarks. These can be natural or artificial, such as rocks, plants, rivers, lakes, or artificial survey stakes. • It begins with identifying the city, county and state, and then it gives the POB and describes the distance and direction to the first monument and then the next and the next until you return to the POB.
• Rectangular Survey System: A traditional method that uses natural materials. Uses a grid system. • Works best for square or rectangular parcels of land. Land can be described in fractions of sections (halves, thirds, eights, quarters) • If land is in a different irregular shape, you have to couple this with another method of legal description. • Meridians = north/south lines • The principal meridian is the starting point. • The north/south area between meridians is called a range. (6 miles wide) • Parallels = east/west lines • The base parallel is the starting point. • The east-west area between two parallels is known as a tier or township strip. (6 miles wide) • Township = 6 miles by 6 miles • Section = 1 square mile in a township, equal to 640 acres
Lot and Block/Recorded Platt: Using a map with subdivisions where each plot is numbered. • Can describe residential, commercial, and industrial subdivisions. • Surveyors survey blocks and create a map. They designate the size and location of each lot and block. This is presented to local authorities, who must approve or reject it. It is then recorded by the county recorder and can be used for reference.
Datums are used to describe elevation in property. • These are needed when talking about air and subsurface rights or property with multiple floors. • The starting point is sea level at New York Harbor. • To make things easier, some surveyors use local benchmarks instead.

Passing score is 70 percent. There are both national and state specific questions on the test. All questions are multiple choice. 120 minutes are given for the national portion of the test and 60 minutes for the state portion. Most of the time, it is administered on a computer. • Must be sponsored by a broker. • Pay the application fee.
Post-Licensing Requirements • Within a year, 10 additional hours of real estate education • If not completed with 12 months, the license is suspended.
