Jason Hartman, from JasonHartman.com, has been podcasting for over a decade. During this time he's been interviewed hundreds of times. Listen in to hear a side of Jason you don't usually get to hear, the side where HE is the guest and HE is the one being grilled.
Michael Zuber and Jason analyze the potential impact of Fed Chair Kevin Warsh on the economy, specifically regarding his hawkish stance on inflation. While some fear his policies might mirror the aggressive interest rate hikes of the 1980s, they argue that residential real estate remains a resilient asset class that can withstand higher borrowing costs. Conversely, they warn of a looming crisis in commercial and multifamily real estate, where maturing debt and rising rates are likely to trigger significant defaults. Amidst this volatility, they emphasizes the opportunity for strategic buyers to acquire distressed assets from failing syndications. Ultimately, they advocate for direct ownership of single-family homes as the most reliable path to wealth, urging investors to maintain personal control rather than relying on third-party fund managers.

Jason Hartman is a guest at the One Rental At A Time conference. He discusses the current state of the housing market and effective wealth-building strategies for the coming years. He characterizes the recent market as boring and muted, emphasizing that true success now requires the patience of an elite operator rather than chasing rapid appreciation. Hartman highlights the importance of understanding investment math, noting that significant returns often come from "hidden" factors like tax benefits and debt destruction rather than simple cash flow. He also explores the geopolitical advantages of investing in the United States compared to the economic challenges facing Europe and China. Finally, Hartman shares personal reflections on the "Die with Zero" philosophy, encouraging established investors to prioritize memory dividends and purposeful legacy over the endless accumulation of capital.

In this interview from the One Rental at a Time conference, Jason Hartman discusses the current state of real estate investing with host Matt Zuber. Jason characterizes the recent market as uneventful and stagnant, emphasizing that true success requires investor patience and the ability to look past simple cash flow. He explains that much of a property's value is hidden "below the surface" in tax benefits and inflation-induced debt destruction. The conversation also covers the importance of financial literacy, with Jason urging investors to use mathematical analysis rather than emotion to guide their decisions. Finally, he shares a personal shift toward the "Die with Zero" philosophy, suggesting that seasoned investors should eventually focus on creating meaningful memories rather than just accumulating more wealth.

Michael Zuber and Jason Hartman examines the current state of the United States real estate market and broader economic trends. They discuss a stagnant rental market where multifamily oversupply has led to high incentives, such as several months of free rent, while single-family homes maintain more stability. They analyze how historically low inventory and high interest rates have created a "sink" metaphor for the market, where demand is currently restricted but poised for a future supply vacuum. They also explore the impact of geopolitical conflicts on inflation and mortgage rates, suggesting that such instability creates unique investment risks and opportunities. Finally, they highlight a shrinking middle class and emphasize that long-term asset ownership is the primary vehicle for moving into the expanding upper-middle class.

Jason and Michael identify health, mobility, and relationships as three vital assets that hold more value than financial wealth. They emphasize that while money acts as a magnifier of existing habits, it cannot compensate for a body that has been neglected or injured through high-stress lifestyles or extreme physical activities. Drawing parallels to investing strategies, they advocate for consistent, low-risk discipline over "home run" efforts that often lead to physical or financial setbacks. The conversation also explores the value of social networks, suggesting that maintaining a broad range of "weak ties" can provide more practical opportunities than relying solely on a small circle of deep friendships. Ultimately, they conclude that individuals should prioritize their well-being early in life, as recovering one's physical and social vitality becomes significantly more difficult with age.

Jason Hartman discusses the current state of the single family housing market with Ken McElroy. He explains there are three types of markets - linear, cyclical, and hybrid. Linear markets like Memphis and Indianapolis see slow, steady growth. Cyclical markets like LA and Miami experience volatile booms and busts. Hybrid fall in between. Despite rising rates, most of the country has seen modest home price declines, except some western markets. This is due to low inventory; there are only 500,000 homes listed compared to a normal 1.2 million. Demand has fallen 20% but supply remains very tight. Millennials are finally entering their prime home-buying years, further straining supply. Existing homeowners with sub-4% mortgages are unlikely to sell (the "lock-in effect"). Unemployment insurance can cover most mortgage payments, preventing distress. The ingredients for a housing crash are not present. Rents will likely rise as home prices soften.

Jason gives an interview on the "Dean Rogers Show" as he discusses the economy and real estate market, emphasizing the importance of data-backed insights over sensationalism. Jason presents the concept of inflation-induced debt destruction, highlighting real estate's unique advantages. He discusses the government's strategy of inflating currency to manage debt, correlating it with real estate investment principles. He analyzes low inventory in the housing market, attributing it to favorable mortgage rates, and predicts a prolonged shortage due to cheap mortgage locks. He suggests opportunities in home remodeling and rental property investment amidst rising rents and declining homeownership rates.
Jason then talks about how the real estate market is showing signs of a temporary slowdown, especially in the apartment sector due to oversupply. While rents are softening in apartments, single-family homes continue to see rising rents. Jason suggests a crash is not imminent, citing factors like historically low-interest rates during COVID and the high equity and credit quality of mortgage holders. With a shortage of entry-level homes and strong demand, the market remains stable. They advise focusing on income-producing assets like real estate, emphasizing the importance of sensible property investments and understanding multidimensional returns. Interest rate predictions are uncertain, but Jason recommends leveraging property tracker for analysis.

After selling his real estate company and finding traditional financial advice inadequate, he focused on nationwide income properties. He founded his current company to assist others, emphasizing the unique advantages of the US market, including tax benefits and reliable data. Hartman advises investors to prioritize properties with immediate cash flow (aiming for the 1% rule), remain "area agnostic," and diversify geographically across 3-5 markets. He stresses utilizing free educational resources, like his podcasts, over expensive coaching programs, noting his firm helps clients begin investing.

Jason and Bridger talk about the housing market, the economy, and financial trends, noting that millennials and Gen Z are gradually entering it, causing a housing inventory shortage. Despite rising interest rates, the market still faces low inventory levels. The conversation shifts to the potential impact on banks due to an inverted yield curve, bond values, and the housing market’s reliance on new construction. They also explore the possibility of a banking crisis and discuss the Fed’s role in managing interest rates. Jason concludes with insights on the strength of the U.S. dollar, the perceived threat of BRICS nations, and the inevitability of central bank digital currencies, raising concerns about financial freedom.

Michael Zuber talks to Jason about the housing market and the potential for a housing crash. Jason provides insights into why a housing crash hasn’t occurred so far, emphasizing the need for millions of distressed sellers as a key ingredient for a crash. He also mentions that people who predict crashes often lack a comprehensive understanding of economic cycles and are influenced by past traumatic events like the 2007-2008 housing crash.
Additionally, the conversation touches on unemployment and its potential impact on the housing market, with Jason arguing that banks are more likely to work with homeowners than rush to foreclose, especially if they have substantial equity in their properties. The discussion also briefly mentions the role of technology companies in the economy and the concept of leveraging in real estate.
Overall, the conversation focuses on the factors affecting the housing market’s stability and the likelihood of a housing crash, with a critical view of those who sensationalize such predictions for personal gain.

Jason joins Robert Helms and Russell Gray of The Real Estate Guys as they discuss the investment opportunities in single family housing in the real estate market, highlighting its flexibility, universality, and government backing. Jason suggested that investors should follow the US government’s business plan, and emphasized the resilience of the real estate market despite economic challenges. The group also talks about the advantages of negotiating the price and financing of properties, and discussed the importance of understanding the full range of benefits that come with real estate investment. Towards the end, they announced the merger with The Real Estate Guys of a new initiative called “The Collective Inner Circle”, a mastermind group associated with Jason, Ken McElroy, and George Gammon. Jason concludes that investors invest in income property for yield, not appreciation.

Jason and Will Denis of the Flippin’ SoFlo podcast discuss various aspects of the current real estate market and the impact of interest rates and inflation. They emphasize the importance of looking at data rather than getting caught up in fear-based news and offer insights into why the real estate market remains strong despite economic challenges. They mention that low-interest rates have led to affordable mortgage payments for many homeowners, making it unlikely for a real estate crash to occur without distressed sellers in mass quantities.
Additionally, they discuss inventory levels and how they affect the housing market, emphasizing the resilience of real estate as an asset class. They talk about potential returns on investment in income properties, with projected returns ranging from 20% to 30%. Jason emphasizes that income property is a historically proven asset class with multi-dimensional earning potential.

Kerry Lutz has been a student of Austrian Economics since 1977. While attending Pace University, he stumbled upon an extensive cache of Austrian Economic Literature in a dark, musty, abandoned section of the school’s library. After graduating from The New York Law School, he became an attorney and life long serial entrepreneur. His diverse career has included: running a legal printing company, practicing commercial law and litigation and founding a successful distressed asset investment company.
After the 2008 financial collapse and the continued global economic deterioration, Kerry realized people needed a reliable source for accurate information. Believing that inflation would eventually run rampant, he dedicated himself to helping people protect and preserve their wealth. He urged investors to re-balance their investment portfolios and to implement precious metals based strategies to adapt to the new economic order. The ability to perceive economic reality, as well as to separate truth from governmental inspired economic fantasy will be essential for economic survival and prosperity in the years ahead.
In 2010, Kerry gave up most of his other interests to pursue his long held desire of becoming a radio show host. Thus the Financial Survival Network was born. Its mission is helping you to prosper and thrive in the New Economy. He has done hundreds of interviews with such financial luminaries as Peter Schiff, Harry S. Dent, Martin Armstrong, Jim Rogers, Marc Faber and Peter Grandich. He continually releases new segments and interviews on iTunes and YouTube. His new Triple Lutz Report was an instant hit and continues to increase audience share. As he says, “The Financial Survival Network, It’s All About What’s Next!“

Jason Hartman is in the hot seat today, interviewed by M.C. Laubscher from Cash Flow Ninja, and encourages you to position yourself to capitalize on economic opportunity no matter what is happening in these crazy times. Keep an eye on this massive wealth transfer; the people closest to the money benefit from it the most via the Cantillon Effect. It also may be a good time to decentralize and find ways to communicate on a peer to peer basis. Government central planning has always been oppressive, it’s no secret and it’s well documented. But there is still a plethora of opportunities for folks who can see through the haze and position themselves to profit. These inflationary times could get a lot worse, so let Jason help you defend yourself against the wealth transfer by using inflation induced debt destruction in prudent linear markets around the country, where the courts make people uphold contracts.

Matt and Jason Hartman join forces again on the Epic Real Estate Investing podcast, but this time to discuss debt, inflation, and why the whole idea of "subject to" investing may be a thing of the past.
Subject-to deals are an indispensable part of Matt's real estate investing toolbox, and he's going to keep on using them for as long as I can. But Jason’s very real prediction about the market’s future means that if the subject-to is going to survive, you’re going to have to get creative.
Being a real estate investor doesn’t always require you to go to a bank, get pre-qualified, and call an agent. Sometimes that conventional path flat out doesn’t work for the property, or the investor.
Under these scenarios, which are more common than you might think, people get stopped thinking they have a credit problem or a money problem.
When in reality they merely have an “idea” problem.
Enter creative, outside-the-box ideas for financing; one of the more popular and profitable creative ideas is known as subject-to deals.
Countless creative real estate investors, have built small (and big) cash-flowing portfolios using this strategy. It’s a powerful tool in your investing toolbox.
But Jason’s very real prediction could spell doom for this financing option.
Unless we change the way we go about it, the “subject to” strategy is dead.

Jason Hartman joins Daray Olaleye, host of the Before the Millions podcast, to discuss how the United States offers nearly 400 distinct and diverse markets while most media pundits characterize the “housing market” as if it were a single entity. Real estate cannot be described that simply – It’s just not accurate. There is NO such thing as a United States real estate market. However, there IS an Atlanta, Georgia or a Dallas, Texas real estate market.
Jason and Daray discuss the 3 types of real estate markets, Commandment 5, investing in linear markets, secret inflation benefits and how investors get rich with real estate.

Jason discusses the importance of opportunity costs using one of his properties as an example. About 15 years ago, he purchased a home in Austin, Texas for $150,000 and rented it for $1400 a month. Now it’s worth $250,000 and is rented for $1700. While some may think the property is doing well, the fact that the rent is not keeping pace with the appreciation is an indication that the property is doing much worse than when he originally purchased it. He also discusses how having more leverage and debt decreases risk. The riskiest position is having the equity tied up in the property.
