What actually happens when you stop treating your short-term rental like a property and start building it like a hospitality brand?
In this episode of Branded & Booked, I'm sitting down with Debra Getts, owner of Shiny Apple Cabins in Blue Ridge, Georgia, to talk about exactly that.
Debra and her husband have built an incredibly clear brand around being some of the most dog-friendly stays in their market. And when I say dog-friendly, I don't just mean they allow dogs. They've thought through the entire experience, from fenced yards and crates to dog blankets, treats, cleaning supplies and the little details that make traveling with your dog significantly easier.
But what I really wanted to dig into with Debra is what happened once she took that strong brand and started intentionally marketing it.
After going through my STR Marketing Bootcamp and continuing to build out her marketing strategy, Debra put the foundational pieces in place first: a clear brand, a direct booking website, email funnels and systems designed to turn attention into actual guests.
Then she started working with influencers.
It wasn't an overnight success story. Her first few collaborations came with plenty of learning curves, contract changes and lessons about choosing the right creators. But she kept refining the process until she found the alignment that mattered.
One of those collaborations eventually resulted in a reel that reached nearly 3 million views.
Since then, Shiny Apple Cabins has grown its Instagram audience from a few hundred followers to more than 6,000, built a waitlist of creators wanting to work with the brand and, most importantly, grown to roughly 80% direct bookings this year.
And that's the part I want you to pay attention to.
The viral reel wasn't the strategy. The brand and marketing ecosystem behind it were.

In this episode of Branded & Booked, I'm pulling back the curtain on the real booking and revenue numbers from May at Cabins on the Cumberland. If you've ever wondered whether investing in direct bookings is actually worth it, this episode provides the proof.
I break down exactly where our bookings came from, how much revenue each channel generated, and why direct bookings continue to outperform Airbnb when it comes to profitability. I also share the pricing strategies, marketing tactics, and guest experience considerations that have helped us grow direct bookings into a meaningful part of our business.
During the episode, I walk through our May booking breakdown, explain why 29% of our bookings generated 43% of our total revenue, and share how Airbnb and direct bookings compare from a profitability standpoint. I discuss the pricing strategy behind maintaining rate parity across channels, how promo codes and email marketing support direct booking growth, and why direct guests are often less price-sensitive than OTA guests.
I also explore the psychological difference between booking on Airbnb versus a branded website, how simple upsells can increase guest value, why owning the guest relationship matters, and the hidden costs of relying entirely on OTAs. Most importantly, I explain why building a brand is one of the most valuable long-term investments a hospitality business can make.
The numbers from May tell an interesting story. While 62% of our bookings came from Airbnb, those reservations generated approximately 47% of our total revenue. Direct bookings accounted for just 29% of reservations but generated approximately 43% of total revenue. Airbnb produced $12,943.26 in revenue while direct bookings generated $11,927.27, leaving only about a $1,000 difference between the two channels despite a significant difference in booking volume.

In this episode, I'm joined by former client Andrés Pérez, co-owner of The Iceberg Tahoe, and we're breaking down the story behind transforming what was once the Avalon Lodge in South Lake Tahoe.
Andres spent nearly a decade working at Google before transitioning into real estate investing. Like many investors, he started with long-term rentals, then moved into short-term rentals. But eventually he realized something a lot of people in this industry are starting to discover.

If you aren’t sure where to get started with influencer marketing or UGC (User Generated Content) for your short-term rental, friend, this episode is for you.
Believe me when I say, there are several reasons why this could be SO beneficial in your content strategy…
But just to name a few 1.) Leveraging audiences where your ideal guest is hanging out, 2.) Saving you time and energy on content efforts, and 3.) Having a variety of quality content to use at any time for ads, posts, etc.
One thing I want you to remember is that there is a difference between marketing and sales, but they do have to go hand and hand. And even though no influencer can guarantee you bookings, the likelihood of you being profitable from their stay is still pretty high (plus the visibility and exposure to accounts you wouldn’t have reached otherwise!)

Well, the 5th time's a charm, I guess… (Yes it took 5 takes to record this episode)
In March 2022, we officially launched our agency model. I learned very quickly that to scale an agency, you NEED team members. As I was trying to scale the agency, coach clients, lead a team of five employees… I experienced major burnout. Everything just felt super hard at one time.
In September 2022, we experienced a failed launch into our coaching program. And when you have a team of five people to make payroll for, failed launches aren’t an option.
This led to something very unexpected…
In January of this year, I closed doors to my signature coaching program that brought in over $500K in revenue, Brands That Captivate Academy. This was a HARD decision, but I knew it was no longer what the market needed.
A couple of months ago, I had to skip payroll for myself, which did not feel good as a business owner working 60+ hours a week postpartum.
But I had to make sure team members and contractors were paid. Now, The Weber Co. is just me, again.
So where did I go wrong? Well, I know that I was serving too many people. When it comes to getting specific with who you serve, I’m my own worst client. But I think I’m figuring it out…
Since Collin and I have come into the short-term rental space, I’ve realized the MAJOR gaps.
Two of the biggest gaps are identifying your ideal guest and elevating the guest experience.
I’m still very much in the infancy stages and I don’t know what it will looks like, but I feel The Weber Co. will make a massive pivot in the near future to focus on branding and marketing for short-term rentals and boutique hotels.
Until I know exactly what this looks like, I’m going to be hitting the pause button on this podcast to figure things out and continue to focus on my current clients. Until then, connect with me on Instagram @theweberco - I’m an open book!

Let me start by saying that there is a big difference between cold pitching vs. cold DMs and in today’s episode of BRANDED! we’re actually talking about when it may be appropriate to cold pitch (shocking, right?)
But here is the thing, these platforms are called social platforms for a reason and they should primarily be used to expand your network, build relationships, and serve your audience.
It’s also important to note that relationship building is a long game, and it could take several months to convert someone.

Our new baby boy, Noah Gray, came into our lives, and as expected, this disrupted things quite a bit.
Most of you probably know that Collin and I have decided not to find out the gender until both of our babies were born. I was back and forth between thinking if the baby was a boy or girl this time around until I saw in an ultrasound how much this baby looked like Eli.
All and all, there were several differences with this birth experience that I’ll be sharing with you in this episode:
This baby measured bigger since the beginning, along with my HGC levels being higher. (At one point, they were determined we were having multiples.)
The physical aspect of the recovery has been quicker this time around.
We are up with him every three hours on average.
We have so much going on personally in our lives, which is majorly affecting things post-partum. I actually told Collin 10 days post-partum that I just feel like I’m failing. I know that the baby blues have been a major factor here.
I’ve been making some major pivots in the business to assist this new market, along with starting a new business, Hosted by The Webers. I’m in a season of redefining and only moving forward with clients who align.

For the longest time, I kept corporate-style pencil skirts and blazers in case my business didn’t work out, and I needed to go back to a traditional job.
My backup plan wasn’t serving me but keeping me stuck in a lack mindset. My subconscious mind was basically telling me, “You’re probably going to fail, so have a backup plan.”
Of course, it’s important to have emergency savings and do the things that make you a responsible business owner, but letting the “what ifs” take up space in your mind is not working.

This isn’t the episode I had planned for you today, and to be honest, this is a difficult conversation to have.
One year ago, we moved back to Indiana and into a new home. During this time I carried a money story from my parents closing their business and filing personal bankruptcy.
When things were going well, I often found myself thinking when is the other shoe going to drop?

Over the past few months, I’ve been asked several questions about hiring a team and how to keep a dynamic team culture. In episode 116 I dive into some lessons I’ve learned about becoming a boss because this has so much to do with our brand and company culture as a whole.
The first thing I want you to understand is when it comes to hiring team members, just like anything else you never really feel ready.
This might mean you have to cut out expenses from elsewhere because you know that in order to scale, you can’t do it all on your own anymore.
And what I want you to shift from, rather it’s a VA, an independent contractor, a part-time, or full-time team member, instead of “how much is this going to cost me”, start thinking “what is the return on investment I could get on this, how is it freeing up my time so I can stand in my authority zone as a CEO”.

One thing I know to be true is that when it comes to your future vision, whether it be for your life, your business, or both, it’s easy to let the opinions of others convince you to play it small.
But, the truth is, regardless of what anyone tells you, you do not have to settle for less. It is ok to want more.
In fact, allowing yourself to want more is THE mindset shift that will transform your business.
But I get it - It takes work and consistent practice to learn to trust ourselves and to give ourselves permission to dream.

I can’t believe it, Rockstars! 2021 is coming to a close and 2022 is right around the corner. And with the end of a year comes a great time for reflection.
Today I am excited to share my biggest lessons that I will be taking away from 2021.
This year was tough for me, as it was for many people. But the biggest thing I learned was that it is ok to focus on me, my family, and my business. The rest WILL fall into place.
In order to grow, you HAVE to get uncomfortable. And sometimes being uncomfortable is tough. Or painful. Or hard. But it’s almost always worth it.
I hope you can take something from what I share today and start 2022 off knowing that change is scary, but it’s ok. And you ARE allowed to define what your own life looks like.

In fact, in an ever changing marketing landscape, if you want to build an iconic brand in 2022, you must show up as an authority in your space.

My guess is that many of you have your hands raised high. And I bet that you did not purchase as a result of this cold message.
So, what makes cold salesy DMs feel so off-putting? and Why don't they convert?
