In this episode, I am delighted to welcome Janette Spiering, who is the founder of the Dementia Village in the Netherlands. Janette shares how she bought her vision to life, the challenges she had and the impact this revolutionary way of supporting people with dementia has had on individuals but also on the way people with dementia are supported worldwide. In this episode Robert Mellors explains how his own experience of homelessness inspired him to set up a housing association. He shares the lessons he has learned in setting it up and running a service to provide housing for homeless people. Robert talks about good and bad experiences with landlords, the issues around rent to rent in supported living and shares some great advice for those looking to set up a service.

Robert Mellors has experienced several periods of homelessness himself, and has taken voluntary and paid roles within a range of homelessness services, he became a qualified debt counsellor and caseworker specializing in welfare benefits, employment law, homelessness law, and consumer law, which enabled him to represent clients in various courts and tribunals.. He then set up his own service obtaining a Supporting People contract.

It was during 2010 that Robert decided to start providing housing for the homeless in Sheffield, initially for families, but at the end of 2010 Robert started working as a Specialist Caseworker for Citizens Advice Bureau, within a project helping people with drug and/or alcohol dependency issues. He saw the need for a flexible and supportive housing service for this type of client. In 2011/12 Robert’s housing association, Choice Housing Trust, diversified into the provision of shared supported housing for single homeless people with additional support needs.

In this episode Suzanne Smith explains how the proposed changes within the Renters Reform Bill could affect Supported Living. It is important that both providers and property investors understand the changes to tenancies and grounds for possession. Proposed changes to the responsibilities for superior landlords could have big implications for investing in supported living property , but we discuss a clause property investors could add to leases to protect themselves.

Suzanne Smith is a lawyer turned self-managing landlord with a portfolio of houses in Maidstone, Kent. She came to property investing fairly late when she “retired” as a corporate lawyer at the age of 51, after working for 25 years in senior in-house legal roles for multinational biotech companies.

Suzanne started to share what she was learning as a landlord on her Instagram account, @indie_landlord, with practical reels that also drew on her experience and training as a lawyer. This led to her setting up her blog, The Independent Landlord, in August 2022, which provides reliable, free content on all aspects of being a landlord. It’s grown to be one of the biggest blogs for landlords, with almost 20,000 click throughs on Google each month, and thousands of subscribers to her weekly newsletter. She co-hosts a new weekly podcast called Good Landlording. Suzanne is also an independent member of Propertymark’s disciplinary tribunal.

In this episode Anthony Wallace explains how frameworks and referrals work in supported living. He shares some great advice about getting onto frameworks and some different routes to getting referrals. This will be useful for those starting out in supported living but also for property investors to understand how this works.

Anthony Wallace has worked in Housing for over 10 years. During Covid he set up a CIC, that was targeted primarily at providing supported housing for male ex-offenders with low to medium support needs. This was in response to an increase in the number of men being released from prison with no fixed abode which resulted in some ending up rough sleeping. This demand quickly grew over the last 2 ½ years and they now house a range of vulnerable adults who have been assessed as needing housing with support. They currently house a mixture of adults with Learning Disability, Mental Health issues, Substance Misuse Issues, single parent families with young children, female and male ex -offenders, Entrenched Rough Sleepers, and individuals with Severe Multiple disadvantages as part of the RSI programme in Nottinghamshire.

In this episode Bronwen Vearncombe talks about developing different models of providing Emergency Accommodation for people at risk of homelessness or who have been homeless. She shares how she has used purchase lease options to secure property, grow her portfolio and create safe secure places for people at times of need.

Property Investor, #1 best-selling author and coach, Bronwen Vearncombe, has built a successful business over the last eight years and been able to give up her full time corporate banking job and find freedom.

Having been told she’d not be able to retire until aged 67 – she knew there must be a way to escape and to spend more time with her husband and two children, and maybe even be her own boss! In just two years she and her husband replaced their corporate income with property rental and left their jobs.

HMOs, holiday lets, guest houses, development and a SSAS pension, alongside her experience of working with investors and joint ventures, and never managing a property, has been her route to time freedom

Just 18months later they set out to follow their dreams and specific adventures: John circumnavigated the globe with the 17/18 Clipper Round the World yacht race, and Bronwen followed working in the business on laptops and volunteering along the way. Travelling the world proved that they could balance a property business and have time to have fun!

Bronwen is currently in Africa after spending 6months volunteering in Namibia at her favourite wildlife conservation group (a great place to escape the UK lockdowns).

In this episode Richard Nicholls discusses his experience of viewing and valuing thousands of HMO's many with supported living tenants. He openly talks about some examples of poorly maintained properties and how he feels property investors are often unaware of what they are entering into by signing a supported living lease. He offers some great advice on due diligence with practical things you can implement.

If you are thinking of letting a property to a supported living provider this is an essential listen.

Richard set up The Property Advantage several years ago with the intention of professionalising the HMO sales market for sellers and buyers, a market that is notoriously frustrating. Since then, The Property Advantage has grown to become a well-known specialist HMO sales agent in the U.K, with thousands of HMOs appraised and valued nationally each year, 700+ visited by Richard personally and hundreds sold and completed. This includes HMOs all over England, Wales and Scotland and with every tenant type from 'professional', working, student, charities and supported living leases to name a few.

In this episode Ruth Hunter shares her experience of developing her first supported living property. She talks about the real challenges that exist for property investors when developing property for supported living and explains how she has overcome these to create a home for 6 people who have expereinced or are at risk of homelessness.

Ruth started her love of property and design back at University qualifying as an Interior Architect. However, her path led her into the events arena and within a few years she was owner of a national award winning wedding and event planning company managing large 6 figure sum events.

Over the last 5 years Ruth has developed her passion for property looking to move away from the events space and with her company being unable to operate due to Covid and her husband Paul, working in the hospitality space, she realised that needed to take big action and they sold their family home to invest their life savings into property.

Ruth has developed HMO’s focusing on mental health and wellbeing, using biophilic design to enhance the interiors as well as being the first landlord to provide a tenant support service to the private sector offering her tenants unlimited counselling sessions, support and advice to her tenants. This want to provide more than just a cash flowing asset led her in to looking into providing housing for vulnerable people.

Thanks to a personal connection within a charity who house chaotic vulnerable, Ruth has been able to work closely with them to help develop a 6 bed property to suit their needs specifically. Due to the nature of the project she was able to raise the funds with a SSAS pension trustee who shared her values and ethos and together they have been able to bring this project to life with the view of creating more homes with other charities as well as now working with specialists to provide modern accessible housing for wheelchair users.

rIn this episode Trish McGirr talks about repossessions and what property investors can do to help property owners in debt and at risk of having their property repossessed. This is not strictly supported living but I hope you will forgive me adding this interview to the series as Trish is on such an important mission, I really wanted to share her message with all of you. Her message is clear by sensitively working with property owners in debt we can all help to prevent homelessness and suicide.

Trish McGirr was a nurse for 15 years, specialising in mental health and trauma and at one point was the youngest Clinical Nurse Specialist in the UK. She started her own consultancy and training business in 1999 and says she was 'pretty clueless about business".

In 2003 she started to buy property having read the book "Rich Dad, Poor Dad", and it’s there that she found her niche, helping people facing repossession. Trish understands this as she has been there herself, "I was a senior nurse, I appeared to ‘have it all.’ The career, house, cars, holidays and the perfect marriage. It was a sham. My relationship was over, and the finances were shot to bits. When I divorced, the situation got worse. Much worse. With a 2-year-old son to support, I worked 2 jobs to make ends meet. Debt, mortgage arrears and emotional and physical burnout took their toll. And on a night when it became too much, I tried to take my own life. But this was my turning point. And although it took 10 years to get back on track, I can say my consulting and property business saved me."

Trish now trains property investors how to handle sellers who are facing repossession, helping them to help people break free of despair and debt while still getting paid.

In this episode Sally Warren, Managing Director of Paradigm and co-author of the REACH Standards discusses why we all need to consider choice for people with a learning disability, why this matters for supported living and challenges us all to think about "homes not schemes". Sally also shares some practical advice for property investors and support providers.

Sally is Paradigm’s Managing Director and the driving force behind Paradigm, The Reach Standards Practical Guide, The Gr8 Support Movement. Sally is the co-author of the co-produced Reach Standards AND the latest Practical Guide to the Reach Standards launched in October 2019. In this episode Carole Smyth shares her experience as an occupational therapist, she explains how occupational therapists are important to supported living schemes, discusses adaptations to property and why she believes older people are an important group of tenants that landlords can often overlook.

Carole has spent most of her working life as a community Occupational Therapist in London, in a local authority setting, alongside social care practitioners and surveyors. Her role was to work with people with long term and complex disabilities, finding ways to help them to remain independent or cared for at home. She really enjoyed combining my medical knowledge with problem solving skills and very quickly began to specialise in equipment provision and major adaptions. In 1996 she become an independent Occupational Therapist and started her own company, Calido Occupational Therapy services, primarily helping local councils and housing associations to reduce their waiting lists for assessments and service provision. This gave her an opportunity to develop my interest in housing for disabled people and twice found myself working within housing departments special needs teams.

More recently, in 2018, having moved to Exeter she was able to develop a long held idea to help older and less able people reach their future potential by either moving to a suitable home or adapting their current home to suit their long-term needs. As a result, she set up Moving Together Devon CIC, to help people with all aspects of the moving process whether they want to move to a care home, retirement scheme or live independently, either through buying or renting.

In this episode Victoria Sinclair talks about her passion for delivering high quality property for supported living. She draws on her experience developing supported living property for young people who have been in care and people who have experienced homelessness. She shares some great advice about working with supported living providers and discusses a study she commissioned measuring the social impact of the properties she has developed.

After a career in tv as a presenter and producer, she followed her passion for property. She started investing about 7 years ago and set up Bricks and Soul in 2018.

Bricks & Soul is a property development company which works in partnership with registered providers, councils, support providers and national charities. Developing quality homes for vulnerable people with a broad spectrum of needs across the North West without any need for government subsidy.

The name Bricks & Soul captures the two strands of the work, which is providing good quality homes for people in society who need it most (the ‘bricks’) and encouraging wider social activation factors to make a house a home (the ‘soul’). To do this Bricks & Soul creates homes where people feel proud, safe & secure by hosting bespoke place making events that help residents to integrate into the existing local community.

Victoria is passionate about supporting local economies and working with local people. She wants to ensure that the renovation of the houses are done by local people for local people. Recently she had a report commissioned by economic specialists to measure the value of the work and the results are astonishing. This report can be found at www.bricksandsoul.co.uk

People can contact Victoria via email

In this episode Laura Richardson shares her experience of working in and managing residential children's homes. She explains what factors will influence providers choosing a property for a children's home and what property is suitable and the kind of adaptations that may be needed. She discusses the current regulation for children's homes but how providers supporting young people aged 16-18 do not need to be regulated. Laura is now offering a service to ensure best practice for providers supporting young people in this unregulated area of care by offering inspections that mirror those required by OFSTED for younger children.

Laura Richardson is mum to three children and has worked in Residential Childcare for the last 18 years. She has experience as a Dual Registered Manager, ISO 9001 Quality Manager and has also worked as a Quality Assurance and Training Manager. More recently she has become self-employed and now predominantly provides Independent Regulation 44 Visits to children’s homes (as well as other services), as is required in the Children’s Home Regulations 2015.

Laura now also providing independent quality assurance visits to 16-18 years supported living care leavers services. This is currently unregulated, but regardless of opinions on whether this is appropriate, there are more and more of these services opening, and placing authorities are using them.

As a provider it’s important that quality of your support, safeguarding and progress of young people is monitored. Reports produced from independent visits will be sent to placing authorities, as well as managers and will contain recommendations for areas that can be improved.

Laura suspects that following the current review of children's social care, these ‘grey area’ provisions may well become regulated. Laura is based in North Staffordshire and covers the Midlands and some of the North West at present. She does work in collaboration with other consultants so services may be sourced in other areas.

Laura can be contacted by LinkedIn https://www.linkedin.com/in/laura-richardson-98a10451
