In this episode Stuart talks to 2 friends who decided to buy a house together and live in it while they get their hands dirty undertaking their first renovation. This artistic pair have dealt with everything from being furloughed, rotten wood, London sized rats and a swarm of bees but have kept their enthusiasm and used the challenges as inspiration for content on Instagram and Tiktok.

Do you need an EPC for an HMO?
Stuart looks at why there is confusion about this, the requirement to have an EPC if you own Buy To Let properties and how HMOs differ. EPCs in relation to tenancies, then gives his answer to the question.

Also we believe that in a hot market your enthusiasm could cost you money in the long run if you just want to get your first or next deal, so having this check could help you buy better deals.
It's important to say that this checklist won't guarantee that you won't miss anything but it will definitely help you view more consistently and spot lots of things you might otherwise miss. This doesn't sound like the most exciting subject so we have kept the episode short but we believe that knowing some of these signs to watch out for between your EICR inspections can only be a good thing.

Maybe you have noticed that it's quite difficult to pick up good deals at the moment. The Stamp Duty holiday has been extended and 95% LTV mortgages are coming meaning that the sellers market is likely to keep going strong. This is positive in many ways but how do we as investors keep moving forward?

Unless you're very fortunate, have disposable income to save a deposit or have money from other sources, getting a deposit for your first investment property will be very difficult. It will also be slow and if you're not careful you could get thrown off course by life and never get started. Sweat equity could help you build some capital to get you started and you could even use it to find a mentor.
This won't be for everyone and there are definitely skills you need to learn but if you want to get started or keep your budget very tight it might be time o get your hands dirty.
