Today’s guest is the author of ABCs of Real Estate Investing, Ken McElroy. Along with Rich Dad Poor Dad by Robert Kiyosaki, Ken’s book inspired and motivated me to keep buying real estate.
If you are new to the real estate space, Ken has an interesting and relatable story to share. He grew up in the Seattle area and while in high school and college knew that he wanted to become a real estate investor.
“I started managing properties, and that’s where I learned kind of the inside look of how they run, and it was obviously the best education that I got.” - Ken McElroy
Ken learned how to turn around properties, make them profitable, and manage expenses by filling properties up with good people that pay their rent. Once he experienced what worked and didn’t work, he started to buy and own properties.
Early on, Ken had a competitive advantage by working for a property manager and getting a real estate license.

Today we’re joined by Bradley LaBrie from househackingsuccess.com. I really enjoyed my chat with Brad, who started his real estate career in 2014 with a live-in flip that went horribly wrong. Because of construction and tenant issues (his tenant even got murdered!), Brad lost every penny on his first deal. Even though he had a rough start, he kept moving forward. We get into that crazy “murder-y” first deal and also discuss the benefits of doing a bad real estate deal and how it will pay you back ten-fold throughout your career.

Kevin started his real estate investing career over 19 years ago in a small town of Pennsylvania. Through family connections Kevin met his soon to be mentor. He walked blindly into a fix and flip conference with his future mentor; from that conference on Kevin decided to fully immerse himself into real estate. We discuss the importance of actually liking real estate, when times are bad you have to believe in your love of it to carry you through the tough times.
We discuss some pros and cons of mobile home park investing. One of the biggest pros is that cities are no longer building mobile home parks which causes a much higher demand than there is supply. These mobile parks also offer one of the cheapest rents you can find; having one of the most economical rents makes it very easy to keep rented during an economic downturn.
START chasing your real estate goals! And remember, you don’t have to be great to START, but you have to START to be great!

How do you get started in real estate with little money? On today’s show, Ben Leybovich chats about how was a necessity for him to use other people’s money (OPM) when he first started out, how to bring value to the sport of real estate and why he thinks most people shouldn’t get into real estate.
Ben immigrated from Russia at a young age where he became passionate with music; the violin specifically. One day in grad school, he lost all motor functions in his hands and later was diagnosed with an illness that would rob him from his one true joy, playing the violin. Being that he couldn’t make a living in music now, Ben searched for new ways to make income. This led him to real estate where over the last 15 years, he’s built up a large portfolio of apartments. Today he lives in Phoenix where he syndicates large apartment communities.

On today's episode we have Jon Schoeller stop by. It's a great conversation about how he found his first mentor and also the details surrounding his first "wholetail" deal. Wholetailing a property is basically finding a property that's so far below market value that you can sell it at wholesale price, which then gives the buyer plenty of "meat on the bone" aka equity after they buy it. It's a pretty cool technique that anyone can do!
