ACRE Data Analytics Coordinator Stuart Norton discusses economic development with Don Erwin, former economic development manager for the Alabama Power Company and vice president of corporate development for Barber Companies.

Erwin earned his bachelor of science in economics at the University of Alabama in 1978 and also studied business and German at UAB. He began working for Alabama Power as a writer and editor for training manuals while in college and began working in IT technical support in 1980. He joined the company’s economic development department in 1990 and helped expand the utility's efforts to recruit businesses from Europe, including its coordination with the state in landing Mercedes-Benz US International in 1993.

Erwin's role in securing George Barber's Barber Motorsports Park led to him moving to Barber Companies as a member of the executive board with responsibilities for corporate development and government relations in 2002, after almost two years with the Economic Development Partnership of Alabama. While working for Barber's commercial real estate operation, they did a deal in 2005 that resulted in the Innovation Depot, a 140,000 sq. ft. international award-winning incubator that currently houses more than a hundred companies and 1,300 employees in downtown Birmingham. Erwin retired in 2020.

Erwin's first novel, Buffalo Hunting in Alabama, draws from his experiences as a corporate recruiter. The book was self-published in 2020.

Most recently, McLain graduated from the Harvard University Graduate School of Design (GSD) for the Advanced Management Development Program (AMDP) designation in commercial real estate (2007), and serves on the Harvard GSD Alumni Council.

Tim Blair is a partner at Shannon Waltchack in Birmingham, Alabama. Shannon Waltchack is a full-service real estate firm that manages, brokers, develops, and acquires property across the southeast. Blair leads the firm’s commercial real estate capital preservation fund which is focused on purchasing neighborhood centers in affluent communities with necessity-based service tenants. A veteran real estate professional, he has been in the real estate industry for more than 25 years and a principal at Shannon Waltchack since 2010.

In addition currently serving as CCIM Institute’s Global President in 2021, Blair was the 2017 National Association of Realtors Commercial Advocate of the Year and is also a Life Member of the Birmingham Association of Realtors’ Commercial Million Dollar Sales Club. Blair received his bachelor’s degree from Colorado College and his MBA from the University of Virginia’s Darden School of Business.

Blair is actively involved in multiple local non-profits including Mainstreet Alabama and the YMCA. The Alabama Housing Finance Authority (AFHA) Business Development Manager Cathy James joins our podcast to provide information on their foreclosure prevention program Hardest Hit Alabama. The program provides up to $30,000 in short-term mortgage payment assistance to eligible homeowners who have lost employment or income due to COVID-19.

Russ Ward – University of Alabama Huntsville Russ Ward is the Chief Information Security Officer at The University of Alabama in Huntsville, Russ has been engaged in cybersecurity for the last 18 years, including academic, government, corporate and legal domains. He focuses on a holistic security approach including architecture, design, implementation, incident handling/response, forensics, code analysis, web applications testing, auditing, and training. Throughout his career, Russ has trained college students, law enforcement and DoD personnel, while conducting security operations and research. Russ is currently 1 of 232 people that hold GIAC’s most prestigious certifications, GIAC Security Expert (GSE). In addition, he also holds 12 other professional certifications. He will discuss current cyber threats along with ways to mitigate the risks and protect data.

Lexi Edwards – University of Alabama Lexi Edwards is a marketing professor at the University of Alabama’s Culverhouse College of Business and is also a director of the college’s sales program. In that role, she teaches the advanced sales courses and manages the relationships with corporate partners. The Program teaches over 1,500 students each year, engages more than 100 stakeholders, and provides upwards of $300,000 in student scholarships annually. Her session will describe the preferences, goals, and experiences of Gen Z and introduce sales techniques that will improve agents’ ability to work with the Gen Z home buyers.

Stuart Norton – Alabama Center for Real Estate As research coordinator, Stuart Norton manages ACRE’s residential market research, producing monthly, quarterly and yearly sales reports on 26 residential markets across the state, monthly new construction reports that track new construction building permits and housing starts, and the center's Alabama housing affordability index. He will review trends from 2019 and provide a 2020 forecast for inventory and sales.

gkhouses started at the beginning of the 2008 economic crisis by default. When the bottom fell out of the residential housing market Matthew was left holding 30 rental houses that he wanted to sell, but couldn’t. As word spread, other industry friends brought gkhouses properties they couldn’t sell. The gkhouses reputation for excellence began to spread. Jack Kubiszyn joins ACRE's Stuart Norton to discuss the Alabama Supreme Court's recent reversal on its ruling of GHB Construction and Development Company, Inc. v. West Alabama Bank and Trust.  According to Kubiszyn, "This revised opinion by the Alabama Supreme Court has provided clarity moving forward on several fronts. Legally, guidance exists as to when a future advance mortgage is created for priority purposes when compared to other liens. More importantly, the lending and the title industry have certainty that the loans being made and title policies being written are valid and enforceable, which is essential for construction matters in the future."
