A home inspection costs between $250 – $500 depending on the home square footage
A home inspection can provide you with information that may not be included on the disclosure form
A disclosure form is a legal requirement in Maryland and it is completed with the seller when the listing agents takes the listing, they must upload disclosure forms into the MLS system for all agents to see
The disclosure form gives the seller an opportunity to truthfully expose any latent defects such as

The home inspector checks the roof, exterior, interior, foundation, basement, fireplace, attic, insulation, ventilation, doors, windows, heating system, cooling system, plumbing system, and electrical system
Also, be sure that your buyer’s agent add a home inspection contingency in contract to protect your earnest money deposit.
Home Inspections are paid for by the buyer and includes a detailed report with photos, explanations
Note – a seller can also get a home inspection to know what to expect during the home inspection and even get a head's up on the repairs that will have to be made to the house
This makes the buyer aware of what costs, repairs and maintenance the home may require immediately, and over time. If a buyer isn't comfortable with the findings of the home inspection, it usually presents one last opportunity to back out of the offer to buy.

Every one of us have items in our homes that we no longer use or wear. Taking the time to declutter your house will not only make the house appear larger to buyers but it will also help you to enjoy your home investment enough to retain and preserve it.

Most people struggle with bad credit or not having enough money for the upfront costs to purchase a home. Having a side hustle can help you generate more income. In this seller's market, Prince George's County home prices were up 10.7%, in March 2022, compared to last year. Now, the median sold price is $405K. On average, homes in Prince George's County sell after 23 days. The loan product (FHA, VA, Conventional) determines how much to put down. So if you get a FHA loan 3.5% down is required. So if you purchased a home for $360k x 3.5% down = $12,600 down payment and that does not include the 1-3% deposit, inspections, and other fees. So you should save save save as soon as you have a desire to #buyahome Mastering the skill of being able to generate extra income will not only help you to procure a home investment but it could also help you retain it and even preserve the investment when unexpected home maintenance or repairs are needed. Key points to Remember:
- Focus on side hustles that can making AT LEAST $20+/per hour
- Do something that you enjoy
- Do side hustles that could become a home based business for tax write offs
- Do gigs that pay NOW rather than later

PrinceGeorges County Council in #Maryland is currently voting to require that 240-volt electric charging stations be included in the building of new homes or multiple stations within multifamily communities within the next few years. Average range of ev vehicles is 257k miles, 2-hour charge time. Charge membership may be required. This requirement will supposedly increase the value of the homes including commercial and also contribute to a cleaner environment. Additionally, resale homes can have charging stations build for around $5k.
