When it comes to cash flow I never thought about buying non-performing mortgage notes for sale. Actually, I didn’t even know such a thing existed. But when I came in contact with my guest tor this episode – Scott Carson – I was eager to learn how he runs a very profitable business buying mortgage notes.

We can’t stress this enough. One of the quintessential keys to becoming successful with your podcast is identifying and targeting your approach to a specific niche audience – and no one knows this better than Scott Carson, CEO of We Close Notes.
Scott has been involved with the real estate market for over 15 years and has been an active investor since 2002. However, seemingly at the peak of his career, Scott found his life turned upside down. The cushy six-figure job that his business degree provided had been yanked out from under him and his investment property was facing foreclosure, “I went from making six figures to $2.13 an hour”. Scrambling to pick up the pieces of his life before it was too late, Scott began researching how he could capitalize an underutilized market in the industry: non-performing notes.
Fast forward several books, webinars, and trying months later, and Scott was digging himself back out. Within a short interval he had built himself a short-sale negotiation company, where he stayed for a time before managing a mortgage company for several years. In 2006, however, with the onset of the market crash, Scott noticed an opportunity for growth. Capitalizing on the number of foreclosed properties, he founded Inverse Investments and dedicated himself to buying and sell notes.

In this episode of the Cash Flow Guys Podcast, I get the distinct honor of interviewing Scott Carson of the We Close Notes podcast. Over the years I have recorded hundreds of episodes but this one was certainly the most fun. Scott brings a unique energy and personality to an otherwise boring (yet profitable) field of note investing.
During the episode, we discussed the fact that many investors lately seem to be overpaying for notes, just like investors buying properties. The note business is active and remains active regardless of market cycles. We find that far too often new note investors are not willing to do the work to build relationships first before making note purchases.
When you rush into a note purchase I guarantee you will almost always overpay. Worse, when in a rush due diligence is often overlooked or shortcuts are taken. Be careful of rushing just to “get a deal”, take your time and do your homework.
The good news is that there are plenty of notes for sale every day of the year, regardless of what is happening in the news. Take the time to network with hedge fund managers, asset managers and small local and regional banks in order to source opportunity. Be sure you are in a position to close on a note before making an offer. The one thing that will quickly tarnish your reputation is to not be able to close after making an offer for a note. The other major taboo thing is to try to “wholesale” a note without the knowledge or consent of the note seller.
In the note business, competition really is low, virtually non-existent. Instead, we rely on our relationships with fellow investors to help grow our portfolios and network.
We also touched on Scott’s marketing domination, he is truly an expert in marketing his business, ALL entrepreneurs need to take notice of how well he markets his business. Scott is rapidly becoming one of the most effective marketers in the real estate space. Being effective as a marketer generates leads, and leads always equal opportunity. Scott lives in Austin, Texas, and he’s been investing in real estate since 2002. He didn’t get off to a great start… mostly lost money on flipping properties.
Scott started focusing on buying distressed debt in 2010. He was buying debt in other states, so he left Texas at that time and traveled the country, purchasing debt and speaking at real estate investment clubs.
Even though we’ve officially been out of the financial crisis for a while, 1 out of 9 American homeowners are still underwater and looking at default. Recovery is moving slowly in some states.
Once Scott buys a note, he uses various creative financing methods to get the borrower/occupant to pay on time. Once the individual proves to be capable, the note can be resold at a profit.
Scott is very clear that he’s not a charity. He forecloses on borrower/occupants who don’t pay on time. Once a property is foreclosed on, he sells it as quickly as possible.

Notes are a hidden gem in the investing world, but often not taught well enough for an average person to understand. We bring Scott Carson on the show, one of the best in the business with closing and teaching about note investing, to talk about the ins and outs of investing in notes!
AUSTIN, Texas, Sept. 25, 2018 /PRNewswire/ — The world of podcasting has a colorful variety of shows and hosts focused on different subjects, interests, niches, and passion projects. The idea of a podcast dedicated to the real estate investing niche of distressed note investing probably isn’t in your top 10 podcasts to listen to, but it probably should be.
Meet Scott Carson. Ten years ago, Scott left his job as a mortgage broker and started buying distressed mortgages direct from some of the banks and mortgage companies that he was originating for. “I’m not going to say that it was the easiest thing to do back then. It was the wild west with banks going out of business and most of the note buyers stopped buying. The few of us note investors who were buying debt really have scratched out a profitable place for ourselves in the secondary market of mortgage trading. While it’s not as crazy as in ‘The Big Short,’ we’ve found a way to buy the distressed debt at substantial discounts from banks and work out win-win scenarios with the borrowers.” Carson mentioned that they still end up foreclosing around half the time. “Not everyone wants to work with us. Some people just don’t realize that we are here to help. It’s a whole lot easier to work with us instead of our attorneys if they chose to be difficult. We’ve bought a couple thousand notes over the past 10 years and each deal has its own story.”
While many investors understand the fix and flip or rental models, buying distressed debt isn’t as well known among real estate investors. “Many investors like the tangible side of real estate and that they can touch their properties. If I have to pick out paint and carpet on a deal, I’m doing something wrong. Our whole model is to ‘rehab the borrower’ and work to get them back on the right track. We’ll either hold the note for cash flow or look to sell it off as a performing note to investors looking for a decent ROI.”
When asked about how he is spreading the word Carson answered: “I’ve been teaching other investors the nuts and bolts of note investing since 2010 through workshops and social media. I started podcasting when I realized that there was no one out there who was talking and sharing the ins and outs of note investing and the platform has become one of our most popular platforms to attract new clients and investors.” The Note Closers Show Podcast kicked off in August of 2017 and celebrated its one-year anniversary. “We hit our goal of 150,000 downloads in, but by using Facebook, YouTube and other social media, we more than doubled our audience base across the United States and 62 other countries. Who would have thought that people from all across the globe are interested in what’s going on in our housing market?”
Carson’s podcast has a 50/50 format of interviews from investors and industry professionals along with teaching specific lessons. “You can’t teach note investing in 30-60 minutes, but you can definitely share a lot when you’ve done a couple hundred episodes,” he stated. “Our goal is to help make America great again, one distressed borrower at a time. It’s just a matter of time before the market turns again. We’ll keep recording episodes and sharing the good, bad, and ugly part of the business as long as people keep listening.”
When asked where he sees his podcast and business going in the near future, Carson stated that he hopes to have over a million downloads by year three. “We’ve got a growing base of listeners who get pretty upset when we don’t record on a regular basis. I never thought that a podcast would help us grow our note business like it has in the past year. It’s interested to see where it will take us in the future as podcasting and video grows.”
