Welcome back to Sustainability Street, our podcast on the intersection of commercial real estate and the world we live in. For this episode, I'm tackling carbon credits with my guest Mahesh Ramanujam, CEO of Global Network for Zero and formerly the president & CEO of USGBC.

For Ramanujam, carbon credits are a necessary bridge to achieving net zero in commercial real estate and the world. Not everyone shares that view, so we talk about why carbon credits have a public relations problem and the need for greater transparency and verification.

“Our work is to really make the invisible visible so that the visible becomes actionable so that the actionable things then could be scalable.” Ramanujam said.

Here are some highlights from our conversation:

  • Carbon credits defined (2:26)
  • Carbon credits under the microscope (5:33)
  • SBTi's mixed message on credits (8:20
  • Offsetting vs. insetting (16:31)
  • Achieving high-quality credits (20:52)

With property valuations at historic lows, buying office or retail space instead of leasing it might make a lot of sense today. But there are lots of caveats to it.

Shifting from owner to occupier has many implications and requires a different skillset than managing a portfolio of leased real estate. However, a long-term commitment to a specific location—probably a company headquarter or a flagship store—is a good enough reason for a tenant to purchase the space.

Nevertheless, there are risks and concerns. Hear all about them in this FTI Experts’ Hub episode with Jahn Brodwin, senior managing director & co-leader of the Real Estate Solutions practice at FTI Consulting, and Rob Raymond, who serves as managing director in the Real Estate Advisory group within the Real Estate Solutions practice.

So retaining current employees is critical, and creative, empathetic leaders that understand the power of investing in training can go a long way.

Whitt serves as the 2024 President of CREW Network. In this CREW Up podcast episode, she talks to Commercial Property Executive Senior Editor Laura Calugar about the current hiring market.

Commercial real estate is often a family business, and some family-run firms have uncommon origin stories. Take BEB Capital. Headquartered in Port Washington, New York, a suburb on Long Island, the company reflects the entrepreneurial energy of the Brodsky family, led by its patriarch, Bert Brodsky.

Decades of success in the health care and technology industries evolved into a lateral move into commercial real estate investment. In a relatively short period, BEB Capital has emerged as a nimble industrial and office investor on the East Coast, and, most recently, has expanded into real estate finance.

In this episode, you’ll meet BEB Capital’s founding CEO, Lee Brodsky. He offers his take on the next wave of industrial opportunity, what’s driving demand, and the benefits of having investment and finance capacity under a single roof.

And he still calls himself a big fan of office. Probably not too surprising—before he took on his current CEO duties, he had a long run as a top New York City office leasing broker. You’ll hear how that experience informs his approach to leading a diversified investment and finance shop.

Episode highlights:

Birth of an investment business (1:53)

New industrial opportunities, strategies and new niches (3:23)

Scouting the next hotspots (6:28)

Factors that are shaping demand(7:46)

Why he’s still “a big fan of office” (9:46)

"As a reputational issue, you want to be seen as as sort of a forward-thinking green type of institution, and honestly a lot of it is very practical," Burki said. "CRE lenders, investors have been focused on sustainability even before ESG."

Here are some highlights from our conversation:

Investor and occupier sentiment across the globe is still recovering, with no major changes from the first quarter of the year. A growing number of CRE players sense that the market has reached the bottom of this cycle or is very close to reaching that level.

In this podcast episode of our RICS Monitor quarterly series, Senior Economist Tarrant Parsons told Commercial Property Executive Senior Editor Laura Calugar that the mood that stems from the organization’s latest survey is that the worst is now behind us.

Wendy Mann came into the workforce in the late '80s, and until the early 2000s, roughly 98 percent of the CEOs she worked for were men. As they began retiring, an increasing number of women took their places. Additionally, more women have now become leaders of the organizations that represent the real estate industry.

Why did that happen? Women are great multitaskers, great problem-solvers and great collaborators and these skills became more required for success as time passed, according to CREW Network’s CEO.

Man spoke to Laura Calugar, senior editor with Commercial Property Executive, in a new podcast episode of our quarterly CREW Up series with CREW Network leaders and, among other things, she had a message for all real estate CEOs. Tune in now!

When you’re developing a high-profile, high-stakes project, how do you balance all the complex priorities? That’s the challenge that MCB Real Estate is taking on with Baltimore’s Harborplace, one of the nation’s most prominent current redevelopments of an urban waterfront.

In this episode of "Investment Matters," you’ll meet MCB’s president, Gina Baker Chambers. She takes us inside the company’s mission to create projects that are economically sound, environmentally sustainable and serve the community's needs.

Yet fulfilling this mission calls for a special level of commitment. As Baker Chambers puts it, “You have to have faith, you have to be creative, you have to have a certain amount of tolerance for pain, and really good lawyers.”

Baker Chambers is no stranger to major challenges. Fifteen years ago, she was one of the original team members at Artemis Real Estate Partners, where she played a key role in raising the firm’s first fund during the aftermath of the Great Financial Crisis. The insights she gained still resonate in today’s climate. Take a listen.

The total value of offices that were in danger of defaults, foreclosures or other forms of distress rose to more than $38 billion at the end of the first quarter of the year, according to data from MSCI Real Estate. What are the implications from a tax standpoint? Are there alternatives to capitulation?

Construction financing carries a higher risk profile than most other loan categories. But even in today’s uncertain climate, some lenders are not only keeping a hand in this category but embracing it.

One example is Kennedy Wilson. In a blockbuster $4.1 billion deal last year, the L.A.-based investment company bought Pacific Western Bank's construction loan portfolio. That move helped double Kennedy Wilson’s debt origination portfolio to $7 billion.

In this episode, you'll from Tom Whitesell, who heads the debt investment group at Kennedy Wilson. He tells why construction finance is a sweet spot for the company and looks ahead to how the capital markets will respond when the Federal Reserve eventually does lower interest rates.

Whitesell gives a lender’s perspective on which assets are most attractive right now and weighs in on what makes an office building a good candidate for conversion to multifamily. Some of his answers might surprise you.

Today is the 55th Earth Day! How will you be marking the occasion?

Welcome back to Sustainability Street, our podcast on the intersection of commercial real estate and the world we live in. For this special Earth Day episode, I interviewed Marta Shantz of the Urban Land Institute. Marta is co-executive director of ULI's Randall Lewis Center for Sustainability in Real Estate and a fount of knowledge about CRE's reckoning with climate change.

The theme of this year's Earth Day is "Plastics vs. the Planet," so Schantz and I discussed how CRE is progressing with the circular economy and other impact-reducing strategies and opportunities. This is a critical time for CRE sustainability. Firms are being more "strategic" than ever about getting to net zero and being greener overall, Schantz said, while having to contend with anti-ESG and now anti-DEI sentiments.

Climate regulation is sweeping the nation, and commercial real estate is often the focal point of environmentalists, legislators, and regulators.

"I strongly believe within five years not only are we going to be back in office five days a week, but we’re going to be business attire. I'm talking suit and tie, Monday through Thursday, and it’s going to be business casual on Fridays," FTI Consulting Senior Managing Director Mark Dunec told Commercial Property Executive Senior Editor Laura Calugar during this special edition of the FTI Experts' Hub series. This prediction is rooted in Dunec's belief that businesses—including CRE ones—are suffering from the lack of face-to-face interactions and relationships. Not being in the office is also impacting the process of forming cohesion among colleagues. The non-stop learning environment in the office has faded and work culture is severely affected. Because of remote work, the office sector is under immense pressure, with office property valuations plummeting in the past few years.

In this episode, Dunec shares his CRE predictions, touching on what to expect for office valuations.

Wendy Mann, the CEO of CREW Network, talks about the most striking figures.

Patrick Luther has been on our radar for most of the past decade. Back in 2015, he was named a CPE Star to Watch, one of the young professionals representing the rising generation of industry leaders.

The following year, he joined SRS, where he and his longtime business partner, Matthew Mousavi, co-founded the firm’s Net Lease Retail Advisory Group. Since then, Luther has earned recognition as a top commercial real estate investment adviser.

A fast starter, he'd already earned his residential sales license by the time he was 19. His challenging apprenticeship as a leasing agent during the Great Financial Crisis turned out to be invaluable experience for a career in investment sales. Today's tough environment, Luther says, demands not just technical knowledge but outstanding versatility, problem-solving and people skills.

Asked for his advice to new brokerage professionals, he stresses the importance of old-school practices: "You can't just run a brokerage business sitting at a computer or on a phone."

In this episode of Investment Matters, Williams Equities Managing Principal Michael Cohen shares not only insights into the nation's largest office market, but also a colorful company history that predates the Great Depression.

Since its co-founding in 1926 by Victor Cohen, our guest's grandfather, the firm has journeyed from up-and-coming brokerage to generational owner. One asset has been in the company portfolio for 70 years and counting. Another property played a featured role in a hit Tom Hanks movie and has been seen by audiences around the world.

Cohen himself has worn many hats during his four decades: broker, asset manager, entrepreneur and owner. He reminisces about starting his career as an office leasing agent, equipped with a desk and a phone during the analog era. It was a challenging and, at times, even humbling education, but as Cohen observes, it was also “a great way to learn the deal side of the business.”

Today, he leads Williams Equities in close collaboration with his fellow managing principals, Andy Roos and Rob Getreau. He is also president of Colliers International's Tri-State region. Previously, Cohen has served as chairman of GVA Worldwide Ltd., a global partnership. And one more distinctive role: A lifelong theater devotee, Cohen is also a Tony Award-winning producer of a hit Broadway musical.

Andrew Joblon, founder & managing partner of Turnbridge Equities, makes it a goal to look ahead of the competition. Among his company's signature development projects is New York City's largest current logistics developments, which features a multilevel design that is still uncommon in the sector.

In this episode, he also comments on a key market whose potential he compares to that demonstrated by Austin a decade ago. Joblon offers insights into the competitive value of building during a slowdown with the next cycle's demand in view.

Joblon suggests that his perspective was influenced by an early job in structured finance. That experience, he says, "(helps) you understand everything from a risk perspective." It's fitting that Kairos Investment Management gets its name from the Greek word for "opportunity." Carl Chang, the firm's co-founder & CEO, has decades of experience creating opportunity and then making the most of it. In his current role he oversees a diversified multibillion-dollar portfolio of commercial and multifamily assets. Yet few commercial real estate executives have achieved such a high level of success in such varied fields.

A graduate of the University of California at Berkeley, Chang had a distinguished career in professional tennis well before launching his business career. He was named coach of the year by Tennis magazine for, among other contributions, coaching his brother Michael, the tennis Hall of Famer and Grand Slam tournament champion. The rigors of that experience, among other factors, provided a strong foundation for his business success. Alongside his real estate career, Chang has also founded a thriving national restaurant franchise.

In this conversation, Chang reveals how these eclectic experiences continue to inform his approach to running his investment company. He discusses key industry issues as what's ahead for the real estate capital markets, adjusting strategy post-pandemic and the challenge of bringing workers back to the market.
