“So when I discovered syndication, I said OK, so I can use my knowledge, my expertise to do the deals I want and use other people's money. I said, ‘Wow, this is a score. I like this a lot.’”

“I wanted to put myself in a position where I could be close to these markets because I knew that being close would allow me to gain a competitive advantage over people who aren't.”

“There are still advantages that come with having an in-person relationship with somebody versus a phone call or an e-mail.”

“What I would say is that creativity is going to be very key this year on a lot of fronts. And if you're looking at smaller deals and when I say smaller, let's say 50 years or less, then you may be able to entertain some creative finance strategy.”

**“From a Saver’s Mentality to Leveraging Debt to His Advantage”

“I learned basically the importance of having multiple streams of income by talking to real estate investors, agents, property managers and lenders on a daily basis and picking their brains. That's when I decided to pursue real estate and acquire my first 2-bedroom, 1-bathroom condo.”*Jim Lee* is a great guy. He is a real estate investor and the founder of Formosa Investing. Go give him a follow on LinkedIn at https://www.linkedin.com/in/formosainvesting/.

Jim received his Bachelor of Science degree in Economics from UCLA in 2010 and started his career as an inside sales representative for LoopNet/Costar. By being the top sales rep and winning a $50k sales incentive bonus, he used that savings to purchase his first 2 bed/1 bath condo and learn the importance of having multiple streams of income. Now through real estate syndication, he has invested in over 600 units in the past 2 years where he has participated as a general partner/limited partner.

He leverages real estate syndication to help investors achieve financial goals, and generate returns for all looking for a transparent partnership.

Fun Fact: He was born and raised in Taiwan and loves to travel.

In this episode we discuss:

✅ Taiwan and Its Culture
✅ Debt Leverage
✅ Realtors Have Limitations
✅ Backfilling
✅ Mortgage Insurance
✅ Mentorship

Great quotes from the episode include:

“I think that both of us operate and kind of live by the tenants that were discussed within Robert Kiyosaki's book, ‘*Rich Dad Poor Dad***’ of utilizing good debts to own, purchase and acquire cash-flowing assets, and it's really life-changing.”

“In this industry, you have to be comfortable being uncomfortable.”

“As GPs our mission is to make sure that our investor is as happy as they can be, and to even have the thought of having a capital call which is to raise more capital and dilute the shares, we just don't want to put that pressure on the investor unless it is deemed necessary.”

“I would change my attitude about trying new things because I used to be very close-minded. As I get older, I've learned that it's always better to look on the other side of the coin. To me, there are three sides of the coin, there's the head, tails and the edge. If you can stay on the edge, you'll be learning the most.”

“I'm grateful and thankful for all the friendships and connections I've built throughout the years. Not just domestically, but internationally as well. I have a lot of strong connections where I can just call, and they'll just provide a home, a shelter for me to live. I think that's more important than making money.”

✅ Capital Raising
✅ Beware of FoMO (Fear of missing out) Investing
✅ Seller Financing / Assumable Debt / Distressed Deals

Great quotes from the episode include:

“Ever since I took over the National Council chair of multifamily for my firm, now we're doing deals in multiple states, around the country, working with many of my colleagues. It’s been really fun to evolve from the neighborhoods of Chicago out to areas of Texas and New York.”

“Investing in real estate is a journey, it’s a roller coaster, but I wouldn't have it any other way. I like the highs and learned a lot from the lows.”

“Actively investing in real estate is not for the faint of hearts. You have to have thick skin and be willing to walk through fire.”

“A couple of groups in 2018-2019 said, ‘We're holding onto our property because we're waiting for inflation. It's way better than selling our deal and putting the money into a bank or into a CD, or even into the market at this point.’ Those guys were right.”

“I think looking at 100 deals, making 20 offers and maybe getting involved in one is a good metric, and it just has to be the right deal.”

“There’s always a reason, always a time for groups to sell their deals, which is why calling on people should be done on a consistent level.”

**“From Advertising Executive to a Successful Licensed Real Estate Professional”

“If I had to do it over again, I would have partnered with somebody that had more experience than me. I would have been happy to split the cost, split the stress, speed up the timeline and split the profits too. It would have been better to learn from somebody on the job, versus learning the hard way.”*Christine Bellish* is a wonderful person. Christine and her husband Danny, are co-founders of The Bellish Team, a real estate investing firm dedicated to helping passive investors preserve and build wealth through strategic real estate acquisitions. Go give her a follow on LinkedIn at https://www.linkedin.com/in/christine-bellish/****.

As former NYC advertising executives, they spent 15 years managing multi-million dollar marketing budgets for some of Fortune 500’s most recognizable brands, but decided to pivot into real estate in 2018 in pursuit of more passive income. In 2021, in their first eight months as general partners, they raised $3M in private capital from passive investors. Today they are principals for a net lease fund, general partners for 696 units, and equity partners for 1,111 units total across six states (NJ, OH, TX, WV, AR, PA).

✅ Trust The Experts
✅ Why You Should Educate Yourself In Real Estate Syndication
✅ Are Financial Advisors Against Investing Passively In Real Estate?
✅ Real Estate Investing Opportunities
✅ Selling Away

Great quotes from the episode include:

“Even though rental income is considered passive income, I think a lot of people who own properties and manage them themselves can attest to the fact that not everything is that passive.”

“I would say for people who are trying to get involved in their first project if there's rehab involved, to definitely try to get involved in something that's more cosmetic versus basically rebuilding an entire house from scratch.”

“Syndication felt like a cheat code to me because it just seemed like it was a way to level up quicker in the real estate industry.”

“I am trusting an experienced real estate investor who has a track record of success, who has thousands of investors who has raised millions and millions of dollars for over a decade.”

“I want people to work with me who feel comfortable, who trust me, who get along with me and that might not be everybody and that's OK.”

“I just get joy and happiness out of helping to educate people and open their minds to the value and option of earning passive income through real estate syndication.”

Jon De Los Reyes tried many different fields, from engineering to investment management. He wanted to find that “ideal job” and climb the corporate ladder. Unfortunately, he did not find one that aligned with his values. By sheer luck, he took an entrepreneurship class in his last semester in MBA school that made him realize that his ideal career is something he needed to create. He built a 3-year plan that revolved around generating cash flow first from selling products online and then building wealth through Real Estate.

He obtained his MBA from the University of Houston in 2019. He also managed a student-run stock portfolio fund and held a fiduciary responsibility to their investors.

In 2021, Jon and his wife, Michelle discovered the power of Multifamily syndication. They went all-in, invested in 1,413 apartment units in 6 short months and wanted to share this opportunity with as many people as possible. They currently operate as Co-Sponsors under DLRX Ventures. “We don’t want other investors to fall into this trap of just taking it by the numbers. You have to do your own diligence.”

“I’m proud of the relationships that we’ve built through real estate.”

“When we first started in this business, we were rubbing elbows with multi-millionaires, and we felt uncomfortable. But now it has become the norm, and we're striving towards that as well. We've increased our net worth significantly over the past two years.”

✅ Active Campaign

Great quotes from the episode include:

“Speaking can make a really big difference in business and everything, and if I can impact people personally and professionally, it's a win.”

“Pain is one of the best teachers of lessons. So if you were to take your hand right now and hold it over a candle, at some point, you're going to move your hand because it hurts. So as an entrepreneur or a capital raise or just anybody in life, if you experience actual pain from failure, whether it's shame or you lose a bunch of money, or waste a bunch of time, or all those things, guess what? You're going to pay attention to it and go, ‘I'm not going to do that combination of things again, because it burned my hand. I'm going to make an adjustment somewhere and try again.’”

“There is a razor-thin line between success and failure. It's amazing how close they are together.”

“Any relationship in life you care about requires effort. It requires you talking and giving some value, and it can be really, really effective that way.”

“I believe that good things happen at the intersection of faith and hard work.“

“A good quote from the Bible is faith without works is dead, so it requires faith, but faith in motion. I would say that belief in motion is a good way to describe faith.”

“I don't wish I would have done anything differently because the path has been the education.”

“For people who tend towards risk aversion in their investments. I think real estate makes a ton of sense.”Brian Armstrong is such a great guy! He is a structural engineer for over 20 years at PARADIGM Structural Engineers, Inc. which is based in San Francisco, CA. He always enjoyed buildings and watching buildings get created, which he thinks dovetails well with the multifamily space. Go give him a follow on LinkedIn at https://www.linkedin.com/in/brian-armstrong-se-bb064866/**.

Brian Armstrong is the founder and managing partner of Progress Capital Group, LLC which is a real estate investment company focused on offering investments that generate passive income for busy professionals. He has been active in real estate since 2012 investing in multifamily and fixing & flipping single-family homes.

He always liked math, physics and chemistry which steered him toward engineering, but deep down, he thinks there was an interest in real estate and buildings all along. He loves real estate and believes that it has a lower risk threshold than other modes of investments. He thinks that a common misconception is that you need to have a lot of money or know someone who knows somebody to get into it. It doesn't take being a millionaire to invest in real estate. You just have to find a group of people that you think you can trust and have some integrity in owning and operating the investment property.

Brian resides in the San Francisco Bay Area with his wife and 2 children where he enjoys spending time with his family and attending multiple youth sporting events during the weekends.

In this episode we discuss:

“It's constantly changing and growing and you feel like you're learning a lot every time.”

“Real estate is a great industry for someone who is interested in investing.”

“I really like everything about multifamily and apartments, and you know, making them better and creating communities that people really enjoy living in.”

“Multifamily apartments are still in very high demand because there isn't enough single-family supply to keep up with that market.”

“Real estate is a great match for an investment type and someone in the AC community.”

“One thing that I like a lot about real estate is you can't really manipulate it.”

“One of the biggest mistakes I ever made was not buying real estate.”

Realtor, teacher, mentor, and trainer Kelly Hanson shares what he has learned in his 34+ years in real estate. Go give him a follow at https://www.linkedin.com/in/kelly-associate-broker-keller-williams-realty-cda-1282902/

He moved to Corda Lane, but there were no jobs that related to his background. He saw an advertisement to get into real estate. He entered into real estate without having any idea about it. He went to real estate school at night and worked sawmill during the day, got his license in the middle of September 1988, and went full time at that point. At first, he lacked communication skills, so he started going to Toastmasters International. He got an award as rookie of the year in 1989 to Idaho Realtor of the Year in 2006.

Hanson wanted to educate people so they could become “the best-informed buyers on the market.” After decades of accumulating this knowledge, and listening to the advice of a very prolific writer by the name of Brian Tracy, Hanson wrote his own book, entitled: “Be Smart in Real Estate”. This book reflects all the mistakes buyers can make when buying a home. Mistakes can be avoided by asking the right questions and getting the correct answers. The results? The buyer makes an educated buying decision! This book will make you Smart in Real Estate! Now including 90 home seller tips!

He believes that real estate should be easy to understand for everyone and is excited to share his knowledge.

“One of the things that you talked about is helping your clients out and putting those clients first.”

“Stock Fund Managers get paid regardless of performance?”

Cameron Roy is one of my favorite people. I have known him for almost two years now, and I really appreciate being able to call him a friend. He is hilarious. Has a great personality. He pushes the people around him every moment to be better. He is a golfer, an author, a guitar player, and grill master.

Just like me he started out mowing yards when he was growing up. What was deeply instilled in him was an entrepreneurial spirit. After college he started out in Sales, and got really good at that.

One day he found himself in Barnes & Noble. He wanted to study on how to become the CEO, when he stumbled upon a book by Robert Kiyosaki called, "The Cashflow Quadrant." That moment changed his life. After he read that book, he spent several months prayer and talking to his wife, his community group, and his friends before finally making the decision to quit his job and go into real estate full-time.

Since then he has passively invested in several real estate deals. In addition to being a passive investor, He and his partners have purchased several apartments complexes. They have completed several homes in their Build-to-Rent communities in Louisiana and Alabama. Now they are working on a land deal and building Class A Garage Units in Colorado.

In this episode we discuss:

✅ Assets / Liabilities / Debt
✅ Hiring a Mentor
✅ Taking a Leap of Faith
✅ Great Benefits of Growing Wealth Through Real Estate
✅ Why he got out of the Stock Market
✅ Accelerated Depreciation
✅ K-1 Tax Forms

Great quotes from the episode include:

“There are not aligned interests with 401k and IRA in mutual funds. You don’t have a personal relationship with fund managers and they don’t have any vested interests. Stock Fund Managers get paid regardless of performance?”

"Real Estate investing makes an opportunity to give financially to others and to have time to serve and give back to worthy causes."

He recommended "Tax-free Wealth" by Tom Wheelwright.

“Tax Codes were written to incentivize people to pay no taxes. The government wants to encourage citizens to provide housing and create jobs.”

K-1 Tax Form Example

"$50,000 investment. CPA gets a K-1 Tax Form.

The investment can have depreciation (which is a loss on your tax form). The $50k is still there, cashflow is coming in, and property is going up in value.

Essentially you pay no taxes. There is Depreciation Recapture, but also an opportunity to utilize a 1031 Exchange to place all income from selling a property and taking profits to buy a new property without paying taxes on the property.”
