Award-winning architect and designer Umesh Kelkar, Project Designer II in the Aviation Studio, spills on his Summer Design Competition-winning project, "Deep Rooted Ellum." Intended to revitalize the district in the Southeast Dalla neighborhood, Unmesh's vision for a vibrant mixed-use development on the Southeast side of Dallas garnered critical acclaim from the Urban Land Institute and AIA Dallas as well as the Texas Society of Architects and won the FW Land Award.
Long known for its deep roots in Dallas and contributing to the urban fabric as the center of art, music, history, and culture, this mixed-use plan draws upon jazz music and blues, creating a vibrant, connected environment focused on vitality, richness, and cultural flourishes. His aviation and public spaces background informs his project, which the City of Dallas embraced.
Influenced by Jane Jacobs, the renowned writer American-Canadian journalist, author, theorist, and activist who influenced urban studies, sociology, and economics. Her book The Death and Life of Great American Cities (1961) argued that "urban renewal" and "slum clearance" did not respect the needs of city dwellers. Profoundly influential in changing the built environment, she coined the terms "mixed primary uses" and "eyes on the street" and remains one of the most influential thinkers and leaders of 21st-century urban architecture. When Wells Fargo moved its offices to Las Colinas, it had a specific goal in mind—for its building to achieve LEED Platinum and be net zero. In this episode, Nate DeVore, Vice President of Corgan’s Commercial Studio, gives us an inside look at how Wells Fargo teamed up with Corgan to plan and design the first net-positive corporate campus ever built in the U.S.
Comprised of two office towers totaling 800,000+ square feet along with a 4,000-square foot parking garage, Corgan collected empirical research, ran energy models, and analyzed data to calculate how the building could reach 5% above net zero by reducing energy usage intensity (EUI) per year—designing a building that produced more energy on-site than it consumes. Jefferson Street—the rhythm and lifeblood of North Nashville ceased to exist when Interstate I-40 roared through the neighborhood and split the community. The once vibrant district rich in history, culture, and economic prosperity sharply fell into poverty and decline. In an optimistic hope to restore and resurrect North Nashville, a team of architecture students from Tuskegee University designed Selah, a mixed-use commercial development offering museums, learning enrichment facilities, and business centers interspersed with outdoor walking paths, gardens, and greenspace to serve local residents within the underprivileged community.
The design garnered first place in the National Organization of Minority Architecture Students (NOMAS) for the 2022 Barbara G. Laurie Design Competition. Inspired by her activist mother who encouraged her at a young age to improve their neighborhood in New Jersey, Amma O. Asamoah dedicated her career to designing architecture in underserved communities. Earning her Master’s in Sustainable Architecture in Philadelphia and her BA in Architecture and Construction at Tuskegee University in Alabama, today Professor Asamoah teaches architect students at Tuskegee to connect with their roots and design with empathy. As architects, she says it’s our responsibility to shape communities and build meaningful places -- to push further, question, dig deeper, and tell our stories.
As a parent, professor, NOMA advisor, designer, and founder of the Legacy Project in Ghana, Amma has come full circle as a young activist and leader in education and architecture.

One of Corgan’s Project Specialists of the Education Studio, Tai started as a summer intern after coming to the US from the Ukraine to pursue her education in architecture, and she has been here ever since. After watching her mother work as a math and physics school teacher and learning the ins and outs of the profession, designing schools comes naturally to her. “Kids are curious creatures by nature, and teachers want to do a good job, so we help by designing buildings where they can work together,” she says.
Despite the unrest in Ukraine, she says the communal aspect of the Ukrainian people remains strong as they are kindling a spirit of courage and positivity. “Even though the war has ravaged much of the country, people still find moments of celebration and joy, and hope to rebuild a new cultural identity expressed through architecture.”

Few professions were upended by the past two years as much as teachers. Met with immediate school shutdowns, technology inequities, and learning gaps, teachers must also navigate the more enduring changes in how we learn and work.
While schools have been good at prioritizing improved student experience and performance, they have been, generally speaking, less successful in providing spaces that support those responsible for delivering those outcomes. Corgan’s 2022 study, Design Lessons from Teachers, surveys 1000 K-12 teachers from across the nation to uncover the challenges and opportunities in school design to better support teacher performance, satisfaction, recruitment, and ultimately, student outcomes.
Since the firm’s original study on teacher pain points and preferences in 2019, surveyed teachers cited limited learning environments as a primary source of stress—35%, up by 10% while also citing its increased importance in their ability to be a good teacher—71% compared to 38% in 2019.
So, what do teachers need? Sangeetha Karthik, Associate Principal in Corgan’s Education practice and Melissa Hoelting, Design Research Specialist at Hugo, Corgan’s Research and Development team, share the top five lessons from teachers and what they need from school design.

The identity of neighborhoods and cities can often be traced to the indelible mark of the built environment. From commercial districts that are primarily marked by large warehouses or railroads to suburban counterparts with wide streets appointed with shopping centers and parks, the infrastructure, building typology, and design have the power to shape the trajectory and development, or in some cases, the disinvestment of a neighborhood. We can do nearly anything virtually now—go to the doctor, shop at the grocery store, catch up with friends over a glass of wine, and even take a cooking class in a foreign country. But, it’s the way places make us feel that attract us to physical spaces—their power to improve our mental health, encourage human connection, refresh our wellness, expand our experiences, and enrich our life. With “big food” supplying most restaurants and grocery stores, they faced numerous challenges— from labor shortages, redistribution challenges to distribution sites with long travel times— causing many individuals to turn to smaller, local farms.

Over the past decade, evolving teaching methods and innovations have changed the way our students learn, and now the coronavirus pandemic has undoubtedly changed the pedagogical necessity of utilizing technology. However, we’ve realized increased use of technology has not been an ideal substitute for in-person learning. On the contrary, it has exposed a widening technology gap between students and teachers alike, exacerbated a crisis among lower-income families who depend on the school system for everyday necessities and has decreased students’ ability to build the social bonds they so desperately need.
On this week’s episode of TheSquare, we sat down with Dr. Kevin Berkopes, Founder and CEO of Crossroads Education, to discuss the gaps in the education system and the path to a future where students have equitable access to personalized education. Crossroads Education recently partnered with Hugo, Corgan’s research and development arm, to conduct a three-week design sprint to reimagine a new educational system of distributed facilities that augment school districts by providing access and support to a variety of locations.

In honor of Women's History Month, we have a candid conversation with a few of Corgan's women designers, architects, and leaders shaping the architectural industry today. Women's History Month is an annual celebration of the many contributions that women — past and present — have made in our communities around the world. The Midfield Satellite Concourse (MSC) is a multi-billion-dollar modernization program at Los Angeles International Airport (LAX), considered the largest public works program in the history of the City of Los Angeles. In this episode of TheSquare, Brandon Carmichael speaks with Brent Kelley, Corgan's Aviation Managing Principal, and Marie Pistor, Corgan's Project Manager for LAX MSC, on their design process and how they achieved its unique design and theme.
As the gateway to the city of Los Angeles, the design goal was to create an elegant and sophisticated structure that complements the Brandley West building. MSC was designed from the inside out to create a reflection of the surrounding city. The interior finishes and colors were selected inspired by its location and are based on the urban fabric that is the signature of Los Angeles. Using local influences, colors, and materials, the main entry point honors the downtown area. As you move through the concourse, the groupings of gate lounges are modeled after the neighborhoods of the area including the beach cities and the inland empire. Taking design cues from the Tom Bradley International Terminal, the original architecture was designed with a coastal city in mind representing a big wave as it is breaking onshore. The new concourse roof is a continuation of this idea emulating a ripple or swell in the ocean, forming the next wave to arrive. From virtual reality walkthroughs with the clients to projecting the natural daylight in the concourse, Brent and Marie dive into the subtle design details that not only make tribute to this global metropolis but also scale the complexities of the environment for a better, more human experience.

Data centers have found their way into common vocabularies—cementing their place in the market as a critical part of business infrastructure and a critical part of our daily lives. In this episode of TheSquare, Jim Cober, Principal in Corgan’s data center practice, joins Brandon Carmichael to discuss the future of data centers and the impact the evolution of technologies will have on them. Data centers that were traditionally located in rural or remote areas have started to move closer to people and social cores— promoting a new approach to architecture that reimagines the relationship between people and their communities, and this critical infrastructure. As the Corgan internship program – unofficially known as “The Pajama Internship” – comes to an end, Brandon Carmichael sits down (virtually) with two student interns, Sabrina Bae and Nino Chambers, to discuss their time with Corgan. The four-week virtual program followed the same spirit of hands-on experience combined with community and mentorship to provide the interns with valuable takeaways for future work endeavors. During their internship, the interns were involved in solving real-world problems on billable projects and pressed further into the fundamentals of human-centric design, learning the role architecture plays in society and its impact on people. Additionally, the interns were split into groups and tasked with a unique design sprint with Hugo, Corgan's research and development arm, to conceptually explore and interpret the idea of 'agility'. In this three-week design sprint, the interns produced tangible deliverables for their portfolios in addition to building a network of mentors, learning directly from professionals in the industry, and using the safe and supportive space to ignite innovation. Listen in as Sabrina and Nino discuss what they learned in this program, how they found balance and collaboration in a virtual atmosphere, and offer advice for future architects and designers thinking about participating in this program in the coming years.

In this episode of TheSquare, Gabriel Oros joins Justin Dowhower, Commercial Project Architect, to explore how Corgan approached the design process for the new American Airlines Credit Union building on the American Airlines campus. The building's prominent location creates an opportunity for it to become a landmark at the gateway to their new campus. At the same time, the building's architecture complements the overall campus while preserving the Credit Union's own distinct identity. The design was guided by a sense of holistic sustainability and reinforced the Credit Union's commitment to environmental stewardship and the value it places on its people. Thoughtful, evidence-based design wisely allocates resources in a manner that provides tangible benefits to both the building's operational efficiency and employee well-being. As a champion for the numerous sustainable efforts at Corgan, Justin's aligned passion with the clients' allowed for a thoughtful, creative approach to creating an environmentally friendly building. He shares how many visioning sessions with the client shaped the guiding principles to not only focus on sustainability but also longevity and human-centered design. The sessions offered a platform to test new ideas with the clients resulting in a building envelope design that successfully blends science and art and offers a replicable model for future endeavors. In this episode of TheSquare Emily Strain joins Paige Terrell, Director of Corgan’s Branded Environments practice, and Eric Thoelke, founder and president of TOKY design to explore what brand means for companies and why it’s important to their success. What if there was no logo? What if there were no company colors? Paige and Eric are charged with helping clients articulate what makes them unique — looking beyond a website, company collateral, and those things that are often immediately associated with a brand and tapping instead into the power of the physical space as a single but powerful touchpoint within the larger brand strategy. Aligning the design of an office, school campus, or even a hospital with its core identity, branded environments explore what the physical space can say about an organization, the experiences and emotions it creates for the people that move through it, the unifying culture it establishes, and its potential to transform public perception. Even through the great experiment of 2020 where we can work from anywhere and learn remotely, there is no such thing as not having a brand. Son of an immigrant family from Lagos, Nigeria, Femi Kareem is a Louisiana-born aviation architect that went from turning toothpaste boxes into airplanes to designing some of the world’s largest airport terminals. Through early personal doubts, Femi has transformed his passion for urban design and people-centric solutions into a career that boasts both large-scale global hubs that reflect the complexity and vibrancy of micro-cities to regional airports that are an extension of the culture and community it serves. Before you reach for your disinfectant spray, you may want to brush up on your “anti-“ vocabulary. In the midst of a global pandemic, antimicrobial, antibacterial, and antiviral materials and supplies are trending and attractive as we look to keep ourselves safe, minimize the spread of infectious diseases, and create healthy spaces that help to reestablish trust in public spaces. While powerful tools, effective use of these materials requires that we understand their claims as well as when and how to best use them. In this week’s episode of TheSquare, interior designers in Corgan’s healthcare practice, Stacey Brimmer and Carina Clark, discuss the different kinds of “anti-“ materials available, their pros and cons, and best practices in interior design. Combining science and design, they study the intended uses and challenges of “anti-“ materials including topical or heavy metal solutions and mechanical and biomimicry options to provide both caution and creativity for their use in the built environment. The start of the school year is only weeks away. The requirements on educators, parents, and students will be no different than the agility and flexibility required by the pandemic at the close of the last school year. With so many unknowns and changing directives from local and national agencies, administrative operations and design will need to quickly pivot to provide a safe, welcoming space for students this Fall. Discover how Sangeetha Karthik, Vice President at Corgan, and the education studio is helping districts discover multiple scenarios for everything from food delivery and adapted schedules to learning cohorts and transportation as they navigate the impacts of COVID-19. What binds the human experience in cities? Blurring the lines between public and private spaces, Corgan Explore winner, Unmesh Kelkar, investigates the concept of Urbanism Lite: the experimental and provisional nature of city making ideas. Giving design a purpose, Corgan’s Robbie Good and Alexandra Ayres were part of a cross-sector team rethinking health and wellness with a new conceptual product that combines personal hygiene and the growing popularity of wearable technology.
The global COVID-19 pandemic has underscored the profound impact of biological threats and disease transmission. Coalescing around innovation and combining their passion for creative problem solving and human-centric experiences, the team comprised of members of Corgan’s interiors, branded environments, and aviation practices partnered with Hugo, the firm’s research and development arm, to create Pera. More than a wearable hand sanitizer, Pera encourages users to live a healthier life—retraining users on routine but important measures such as hand washing, enabling touchless sanitization, and empowering healthier decisions throughout their day.
