In this episode, we talk to Greg Pinneo. Learn why 2023 is a season of extreme opportunity. There's a lot of anxiety right now on the part of anybody thinking they wanted to make a transition, they wanted to sell this, but the market has left them. All that means are we have a greater listening audience than we may have had a year ago. The bottom line is that when that momentum exists, you accompany that momentum with A, knowing what you want, and B, a toolbox of proposals of how you can go about buying this in a way that might be different than how most people go about it. Think creative deal structuring like owner carry.

Learn why real estate entrepreneurial acquisition and finance is a study that is never-ending and critical to have a toolbox. Great real estate entrepreneurs are, are a student first and foremost. Deal structuring is reverse engineering with what you're buying, a way that you can figure out how to do this. Employing the principles of leverage using very little of your own capital and creating a long-term hold acquisition.

Learn why you always want to involve the seller in financing and how to structure true win-win proposals that offer control, predictability, and deferral of capital gain. You're giving them all kinds of things in a package they're not getting in many places. At the same time, from an entrepreneurial acquisition standpoint, it allows you to build and build and build and build and build and build and build your portfolio.

Learn what to focus on in this market. One of the deals structuring your proposition and your deal structure has to have a holding plan. And if it does have a sell plan to it, that sell plan has to be. Well thought out. But overall, take to sell out of the equation during these times, and look to control property and buy a property that serves you long term. This incredible interview discusses everything from real estate finance to left-brain and right-brain balance in real estate acquisition, the value of adversity, and so much more.

Prior to launching Brick & Bloom LLC Shona started Shona Buys Houses, a division of Cedar & Porch InvestmentsLLC, a real estate investment company. We pride ourselves on being part of the community and creating comfortable, stylish homes for people to rent, buy, and make their homes. We buy "fixer-uppers" and create beautifully, and inviting homes. We've been in the buy and hold rental business for over 16 years and operate a mix of long-term and short-term rentals in Portland, OR. Our plans are to continue building our portfolio, and expanding into multi-family properties and destination STRs.

Shona has been an entrepreneur for over 18 years. Previous to launching Cedar Porch InvestmentsLLC, Shona founded and led a boutique branding studio and a creative communications agency which was acquired in 2019. She lives in Portland, Oregon, with her husband and two school-age kids, "Cookie," a sweet English cream golden retriever, and a questionable tuxedo cat.

Prior to launching Brick & Bloom LLC Pascha started PNW Home Buying Inc., a real estate investment company, named after her love for the Great Pacific Northwest. PNW Home Buying Inc. focuses on renovating and creating beautiful homes to live in; destination short-term rentals and local multi-family properties. The vision is to expand the portfolio further into vacation destinations and larger Multi-family properties using a syndication model in 2022.

Prior to launching PNW Home Buying Inc., Pascha had a successful 23+ year career in the Sportswear industry as a senior Executive at adidas and Nike, leading teams and building multi-billion-dollar businesses across the Globe. Pascha is married and has two boys, Boden (11) and Hutson (9), who are constantly mistaken as twins, of which Pascha is a twin herself!. Pascha and her family are constantly immersing themselves in the outdoors, whether it is skiing, rafting, or hiking.
