We host both private discussions and weekly live streams to educate, train, and engage. With a new topic every week, Greenleaf Connect covers business updates on all sectors from operations, acquisitions, management, market direction, and foundation work. Greenleaf is an integrated real estate services company, focused on delivering a fundamental sense of community within the properties that we operate. We are both the owner and the operator of our properties and lead with a service mentality to our management and investment strategies. We are based in Atlanta, Ga and have operations across the South East US.

Lakeside Flex is a single-story flex business park currently 82% occupied to strong anchor tenants including LabCorp, City of Tucker, and The United Methodist Children’s Home. The value-add upside is converting the vacancy back to flex and leasing up. The business park is situated along I-285 loop with 2M vehicles per day and located in one of the most sought-after target markets in the nation. The strategic location and building type is an opportunity to take this currently cash-flowing and low-basis asset to market-level occupancy, increasing NOI and exiting at a higher valuation.
Greenleaf started its retail business in 2018 with our Retail Partner, Andrew Ziffer. After 4 years of retail investing, we have successfully purchased $45M in assets across 23 deals, spanning 6 states. Since that time, we have also sold 5 properties for an average IRR of over 34% for our investors. Davis Circle Flex is an opportunity to acquire a value-add last-mile industrial asset at the heart of distribution and logistics in a top market in the country, Atlanta, GA. Current tenants are well below market rents with short-term leases and Greenleaf will be able to inject capital into the project to capitalize on the near 30% rent growth and limited availability since the onset of the pandemic.
Currently, there are two tenants, however only one has longer than 1 year of lease term remaining. The short lease term remaining allows Greenleaf to come in and quickly improve the asset while maintaining some level of cash flow during the renovation and turnover process. When the in-place leases expire, our plan is to increase rental rates to market and enforce a more Landlord friendly lease structure. We will also put in-place annual rent increases of 3% or greater. The timeline to execute this plan and stabilize the property is approximately 20 months post-closing.
2022 was a busy year at Greenleaf - closing $112M of acquisitions across 16 deals, selling 8 properties, and refinancing 1 apartment deal. Industrial flex was our focus in acquisitions and we had some big sales this year with 2 mobile home communities, 1 townhome community, 2 Dollar Generals, an Applebee's, and a Panera Shopping Center. We recently sold two of our Mobile Home Communities, Beaver Creek & Pointe South, both located in Georgia. Our mobile home journey started about 7 years ago and we have learned a lot since then!
