WIth the HDB September 2021 market numbers out, as antipicated prices maintained its upwards momentum with an increase of 0.9% over previous month, the question is whether the goverment feels its time to cool the market.
However, volume of transactions fell by 8.4% which does signal a normalisation of prices perhaps....

We share a recent closing of a HDB flat after 18 months of marketing. The ethnic quota restrictions really will affect especially in location where it is preferred by the majority but you are a minority.
Nothing is impossible but perseverance and adding constant value are key to making things happen.

Today's episode discussed about why many middle class or mid to high income earners in Singapore cannot get housing loan. Many are under the impression that despite having credit loans and personal loans, they should be entitled to a housing loan especially if they are buying a HDB flat.
Well in this episode we share the likely reasons behind it based on our personal experience dealing with such clients. There are happy endings and there are definitely those who are trapped in debt although earning high income.
The key takeaways are financial management and being prudent in view of long term goals.

This episode we share about a trend (hope not) of more divorces involving seniors. A recent case of a mid-sixties couple getting divorced and the challenge the spouse faces when the sale of their matrimonial home need to be executed.
With the divisions of sales proceeds at stake, cost of the divorce, lawyers' fees, agent fees and more stressful the need to find the next shelter over your head with little or no savings andย barely enough CPF....
As real estate salespersons we play many roles and wear many hats. But most importantly in my opinion, the need to lend an ear and show empathy...it will go a long way although your main role is not saving the world. You ain't Superman....
In this episode, Nizam shares about how a client took full advantage of an opportunity to buy a new launch FREEHOLD property in D10 at a LEASEHOLD property price. This unfair advantage was evident when developer relaunched a project called Hyll On Holland. One major factor was client was ready to take action should the price is right.
Nizam also shared about his usual coffee meet up with fellow real estate friends and discussed about not taking the stand of "just do it" versus "must be 100% prepared before taking action" mindset. It could also mean lost opportunities.
