Not every headline or news story is what it’s made out to be. Noel Christopher, Renters Warehouse, is on air with Abhi to discuss recent news stories that are oftentimes misleading and can send people into panic, like home prices dropping. This is not the stock market, real estate does not have to have a hard and constant appreciation — it’s a cycle.
Everyone is focused on the stock market thinking it’s what affects our country, that they overlook other factors like car loans and student loans. Someone is going to pay for that, and there is no telling if it will have any impact on the real estate industry.
Does it sound backwards to say that you should already know your exit strategy prior to investing in real estate? Regardless of how far you are into investing, you should always know your strategy in general. Tune in now to find out from our expert, Noel Christopher!

It’s all about looking in the right markets. He tells us what his thoughts are currently on the economy and where we’re headed. Kristine Gentry, with US Probate Leads, is on the show with Abhi and they are talking about probate leads. Her company has simplified the process of obtaining probate leads and she tells us how she got started and gives us a refresher for what probate leads are and why they are a good option for leads.
Probate leads can be a sensitive topic and there is definitely a way to go about acquiring them. Since the people selling are normally the heirs of a property of someone who has passed on, you have to be mindful it might not be an easy time for those involved. Kristine said getting those leads can go one of two ways, either everyone is on the same page, or there has to be a lot of negotiations.
There are plenty of different options to obtain probate leads through US Probate Leads and Kristine recommends that you purchase leads on a monthly basis so you are constantly reaching out to people. More and more properties are going into probate so now is the time to start looking into it!

We are talking with Scott Lewis, with Spartan Investment Group, and he takes us through Real Estate syndication. Confused with what that means? He takes us through what his company offers and how there are syndication opportunities everywhere and most investments (big-time movies, dog groomers, etc.) use syndication. He walks us through key strategies that he and his company use.
He talks us through investing in syndication vs. investing in a single-family rental and he poses a simple question — what is your time worth? It is time-consuming and is an active endeavor. They say people ask if they should quit their job to invest in real estate, but the reality is that it’s your wealth driver!
Self storage is another type of investment that Scott and his team manage. Scott was never interested in residential Real Estate and never had a desire to work with other people. He says no matter what is happening in the economy, people need storage. Not necessarily grandma’s belongings, but so many different types of people have different needs, regardless if the market is up or down.

Kevin Ortner, with Renters Warehouse, is back on air with Abhi to discuss real estate investing for the long-term. Abhi brings up some recent statistics that are shocking — one in three Americans have nothing saved for retirement, and half of all Americans have less than $10,000 saved for retirement. Abhi and Kevin discuss ways for you to start saving. Hint: It has to do with real estate.
They get into the differences between Millennials and Generation Z and the differences between their saving habits. The Generation Z population has seen that Millennials are a little bit more frivolous with their spending habits and they have felt more compelled to save their money.
Are you betting on Social Security to help you out in retirement? Abhi and Kevin have a good conversation on what that will look like for the next generations. Regardless of what that might look like for each person, they both agree that it can’t be the only resource that carries you into retirement, and there needs to be a financial plan in place. Real Estate investing is definitely a tool that you can start using now to plan for your retirement!

They get into student loan debt and the cost of a college education and return on investment. Noel has some thoughts on the matter and how the astronomical prices could impact the economy. Greg Rand, Renters Warehouse, is back for another round of the Power Play. He and Abhi kick-off the show with Greg sharing his passion for giving excellent customer service when working with tenants. He compares a tenant/landlord relationship to a restaurant/customer experience — a tenant won’t sign a lease again if they don’t have a pleasant experience with a landlord just like a customer wouldn’t return to a restaurant if they were treated poorly.
The guys start answering listener questions and the first question comes from Adrienne from South Carolina and she has a tenant who has been smoking marijuana in her property and it is a very strong smell. It is not legal in her state, and she is aware it’s very common and wants to know what she can do to warn her tenant without getting him in trouble. A lot of online stores are looking into the trends and finding properties that are near their customers. She says when leasing a space for a retail store, always include that you have the first right to buy the property. That way, if the owner wants to sell it, you have the first right to it.

They start the show discussing various educational resources Renters Warehouse provides for investors who are looking to get started. They offer these free resources because they know how important it is to just get out there and understand how you can find the right deals.
They get into listener questions so they can get Kevin’s insight. Kevin has a few pieces of advice for her and he gives her some tips on what she should consider when it comes to increasing the rent. The first thing he says is that she can use the rent increase index for her market.
Brock is closing on his first rental property next month in Atlanta. He wants to know what he should start doing now to set himself up for success. Kevin gives his opinion and says the first step he can take is to look for partners to help you and to start looking for tenants. You can’t start leasing the property until you have officially closed, but you can start looking and put out some “teasers” to let people know it’s coming soon! There are plenty more listener questions and advice from Abhi and Kevin so tune in now to find out all this and more on Think Realty Radio.

Greg Rand, with Renters Warehouse, is back on air with Abhi and they jump straight into listener questions! The first question is extremely important and to the market in early 2019. There has been a lot of speculation that there is going to be another recession soon because home prices are not rising like they were a year ago. Jeff from Arizona wants to know if he should sell or lease his undeveloped piece of property — his fear of a recession is making him hesitant of investing more into the property and losing equity.

Noel Christopher, Renters Warehouse, is back for another episode of Think Realty Radio. He and Abhi have recently enjoyed debunking, “fake news,” that has been out there on the real estate market. One that really stands out to the both of them is an article about $160 billion in outstanding mortgages in our nation. Are these outstanding loans a disaster waiting to happen?
Abhi and Noel get down to the reality of these loans and discuss whether or not it’s possible to buy out these loans from the agencies who own them. Noel explains the complexity behind these, but it’s not impossible. They get into how you can practically invest in these non-performing loans (NPL’s).
They transition into housing authorizations vs housing starts. Not a clue what either of these are? Looking to brush up on your housing lingo? Don’t worry, Noel does a great job at explaining it all. He even gives his two cents on whether or not there will be a housing crash again. Tune in now to find out more!

Marco understands investors who are looking to invest out of market and he gives insight for those who are thinking about investing long-distance. He shares his expertise on the risk of looking at the “national real estate market” as a whole and how you can look past the long lists of markets that are “hot,” and get down to the nitty-gritty.

He gets into job growth and population increase and he explains why trends are so important when looking into a property out of market.
Abhi says that you need to be 110% convinced that your market makes the most sense for you. When looking at all of the factors that go into what makes a market a “good market,” Abhi questions whether or not this creates a paralysis of analysis. Marco looks at four things from a macroeconomic level that he considers when looking into a market. Tune in now to find out all about these four of these when you tune in to Think Realty Radio!

The guys jump into listener questions and the first question just so happens to come from Marcelino in Houston! He wants to know how he should go about scheduling booking for his Airbnb when he would like to sell the property. Should he sell it as an on-going Airbnb? Or offer to manage the booking for the new owner? Greg has a lot to say on this topic and it’s all about optimizing your ROI!
Darcie from Cleveland is the next listener and she wants to know if it’s possible to offer 50% of the asking price on a property. She has $140,000 and the property she has her eye on is $300,000. A note is essentially an IOU — someone needs money, they give you an IOU, and you give them the money. In real estate, notes are used in lieu of using a bank. You buy a piece of property using owner-financing, making the seller play the role a bank normally would. When done correctly, cutting out the middleman and purchasing real estate with notes can increase efficiency and facilitate money-saving win-win situations for all parties involved.
Mencarow is a note wiz — he’s been doing this for decades and knows just about everything there is to know about notes, from performing to non-performing, mathematics, percentages, and the effects of interest rates.
Thinking about investing in notes yourself? Abhi and Bill also talk about what makes the ideal investor for making money with notes.

Ryan Harper, COO of Propelio, is on the show to discuss real estate comparables (comps), and so much more! Make sure the property you are researching is comparable to the other properties in the neighborhood — taking into consideration square feet, upgrades and bedrooms/bathrooms. There is plenty more when you are pulling comps, but you want to get as close as possible of “like to like.”
Learn about the geographic range when going over comps and looking at properties. Just by looking at a map and knowing the neighborhood you can find “dividers” such as major intersections, school districts, bodies of waters etc.
Aside from the geographical data and the comps, Ryan also urges listeners to look at other factors, like employment data; is your property in an area that just laid-off hundreds or thousands of people? Understand your numbers and do your due diligence. Tune in to find out all the “golden nuggets” Ryan has to offer.

Renters Warehouse’s Kevin Ortner is on the air with Abhi for their weekly Friday conversation, and Kevin gives some much-needed insight and translation of what news outlets are showing regarding the housing market.
Appreciation is slowing, but Kevin argues it’s actually a good thing for the long-term. You can’t sustain double-digit housing price appreciation year-over-year without creating a problem in the end. Out of control growth in anything is bad, but slow, steady growth is sustainable. Kevin believes what’s happening is a simple market correction.
Kevin and Abhi agree that a key to successful investing is to be educated. That way, investors see and understand the data provided within articles—not just the headlines, which oftentimes can be sensational and misleading.

Listener Question
Greg and Abhi start off this episode of Think Realty Radio by answering a question sent in by Carrie from Indianapolis. It’s an in-depth question regarding her method of real estate investing, which is to buy a fixer-upper, live in it, fix it up, then rent it out and move onto another property to do the same thing.
The problem she’s run into is that she’s having a hard time finding good tenants for her properties. Greg and Abhi dissect her plan and show her where some holes may be and how to plug them to make her method more sound.
Solutions offered by the two include heightening her marketing plan to find better tenants, paying specific attention to the neighborhoods in which she’s buying, and finding a property manager to take care of filling the property so she doesn’t have to.
Read the article Greg recently published on ThinkRealty.com, titled Two Indicators Investors Should Watch in 2019.

Paper: if invested in properly, can and will make you a lot of money! By paper, today, we’re talking about notes, and why you should consider adding them to diversify your portfolio.
About the Guests
Jasmine Willois and Natasha Navarro are two experts in the note portion of the real estate investment industry and join Abhi on Think Realty Radio to cover all aspects of notes, from performing to non-performing and more!
Jasmine is the President of the Note Assistance Program which aims to be the change they want to see in the industry. The program exists to assist entrepreneurs and accredited investors to be properly trained to buy notes from the bank.
Natasha started with the Note Assistance Program three years ago after a decorated career in real estate investing and has risen to an executive role at the company.
What is a Note, Exactly?
A note is simply the paperwork a homebuyer fills out when they are approved for a loan. That paperwork is sold by the bank to a person who has chosen to invest in notes, who then collects the monthly mortgage payments from the homebuyer.
It’s akin to collecting rent, except easier — the note-buyer doesn’t have to deal with tenants, toilets, or trash. In Natasha’s words, you become a “leanlord” rather than a landlord, meaning you get the money deposited into your account without the headaches.
Other topics included in this episode include Jasmine and Natasha’s views on the current market patterns, Dodd Frank, and more.

Good friend of the show and CEO of Renters Warehouse Kevin Ortner returns for his regular spot on Think Realty Radio. Renters Warehouse has grown from a local, small Mom ‘n Pop property manager in Minneapolis to become America’s largest third-party property manager of single-family homes.
The Total Solution
Renters Warehouse has just announced that they’ve merged with Greg Rand’s Own America, and Abhi and Kevin talk about the behind-the-scenes aspects of that decision. Among the most important aspects of the merger is the ability to make it easier for REIs to buy and conduct business on a platform which — until now — wasn’t available to investors.
The good thing about this merger for the investor, especially those who are just getting involved in the industry, is that with Renters Warehouse and OwnAmerica teamed up, they’ll be able to provide educational resources, analytical tools, and properties to shop around for, all online.
The two also talk about successful investment strategies and their views on the housing market today.
Learn more in this Think Realty article regarding the acquisition: Renters Warehouse Acquires OwnAmerica, Creating ‘Total Solution’ for Real Estate Investors.
About Dwan
Dwan Bent-Twyford is today’s featured guest on Think Realty Radio with Abhi Golhar. Dwan became a real estate entrepreneur in her 30’s when she made a decision to work for herself so she could stay at home rather than put her newly born daughter into daycare. She wound up rehabbing and decorating homes for sale, and from those humble beginnings bloomed a successful and lucrative REI career.
Dwan’s first deal netted $22,000. Abhi asks her to break down how that worked out and what made it so successful, and she describes all the details for those looking to triumph over their first deal. Other topics touched upon include the current state of the housing market, qualities real estate investors should exhibit, along with the strategy of using short sales.
What are Short Sales?
In the early years of her career, Dwan discovered and trademarked the strategy of using short sales. Different than rehabbing and flipping, short sales are essentially getting the bank to take less than what’s owed against the house. Often times this can be done with a simple phone call to the bank.
Listen to the episode to learn everything Dwan — inventor of the short sale — has to share, and learn more by visiting her website Dwanderful.com!
Doug Duncan is the Senior Vice President and Chief Economist at Fannie Mae and has access to millions and millions of market data points. This allows him to know exactly where we’re heading in the market today.
About Doug
Doug grew up on a dairy farm, which he feels gave him a particularly helpful point of view when applied to real estate investing. He uses that mindframe within the topics covered on today’s episode of Think Realty Radio, which include millennials and the trends associated with their chosen ways of life.
Doug’s Data Points
63-65 percent of Americans are and will become homeowners. This means 35-37 percent are and will stay renters. There are millions of single-family rentals, and that’s a number investors who are naturally geared toward single- or multi-family rental properties shouldn’t fear will ever leave.
According to Doug, there are three kinds of renters:
Those who simply don’t want to own.
Renters constrained by income.
People who are forced to rent due to a life-changing event.
All this information and more are included in this information-packed episode of Think Realty Radio.
Read more about Doug Duncan in this Think Realty article about him and his philosophies: Powerful Data Produces Good Business.
Weekly guest on the show Greg Rand is back this Tuesday for another hard-hitting episode of The Power Play. Greg is the CEO of OwnAmerica and lives, eats, and breathes real estate investing.
Correct: It’s Just a Correction
In this episode, Greg and Abhi begin by discussing a clip of Greg on Fox News in which he talks about the current shift in the housing market. He reiterates that the market is experiencing a correction — not another crash as many media channels may have you believe.
House prices have gone too high, and buyers have reached the point where they won’t pay past a certain point. So of course, at some point, buyers simply have to wait until prices become affordable again. It’s helpful to look at the market as a simple negotiation at scale, as Greg puts it.
How do you deal with this? Develop a strategy, which the dynamic duo talk about in the show’s second segment.
Greg details all this in easily digestible terms for Think Realty Radio listeners. Learn more from Greg at OwnAmerica.com, or check out his book Crash Boom!: Make a Fortune in Today's Volatile Real Estate Market.
Robert Mulcahy is the Senior Vice President of Angel Oak Prime Bridge. He joins Abhi on Think Realty Radio to share his knowledge on everything related to real estate investing. Angel Oak Prime Bridge conducts mortgage-related business, and Mulcahy shares his market adeptness on the current state of real estate from the point of view of an experienced lender.
Finding the Next Opportunity
Mulcahy details the easily fixable mistakes he sees investors (both new and experienced) make, which include not having enough capital and the importance of pausing and analyzing the market to see what adjustments need to be made.
They further discuss the fluctuating profits flippers may be experiencing and the economic factors involved in that. Finding the opportunity that fits your needs isn’t easy and requires patience, but it is out there.

C - Do something about it

Abhi and Kevin touch on eye-opening topics including “The Silver Tsunami.” The Silver Tsunami refers to what’s to occur in the retirement space for baby boomers. 10,000 baby boomers retire every day, but only 26% are financially prepared. Many pundits consider this a crisis. What does this mean for America’s real estate market? Tune in to get the professional opinions of these two REI professionals.

A new offering in the world of shipping is bringing an item to your house within a day or even a couple hours after ordering, and Greg believes soon enough, this window will narrow down to 20 minutes. How does this affect a market’s value? Listen to find out!
Following these topics of conversation, the duo also answers questions from listeners across the country.

Noel Christopher, SVP of Renters Warehouse, and Abhi take a break from their weekly segment of real estate news talk. Instead, they discuss leveraging private money lenders, finding reliable industry experts, and more!
Building Lender Rapport
Finding and establishing a relationship with a local lender is key to scaling your REI portfolio from 2-4 properties to 25-40. And with more nontraditional forms of lending now available for investors, it’s easier to pick and choose the right type of lender for your specific REI needs.
Asset Protection
Single and multi-family property owners are ripe for liability. So, it’s important to find experts you can trust and lean on for expertise, like a real estate attorney, when you’re structuring your LLC or insurance policy.
Rookie SFR Investor Mistakes
You’re never going to grow your portfolio if you can’t take care of the properties you have. Having reserve funds for maintenance and unforeseen issues should be the top priority for new investors looking to grow their business.

Mike Jansta, SVP of marketing at Auction.com, is on the show with Abhi to break down the process regarding bank-owned properties and the pre-auction process and bidding. There are steps to take prior to any of the bidding, and Mike wants to be certain you are performing your due diligence on the property. This includes at least driving by the property to see what you are going to be bidding on.
Getting your finances in order and having your funds in place prior to bidding is an extremely important step that you don’t want to miss prior to bidding. Learn all about what you need to know when you actually begin to bid.
In the third segment of the show, Mike transitions into post-auction bidding and what the process is like with the bank. There are always different requirements for each property, but Mike simplifies it for listeners so they fully understand what they are in investing in before they bid on the property.

With over 100 properties across the U.S., Clint Coons, founding partner at Anderson Advisors, knows the key to creating and sustaining long-term real estate wealth is through asset protection. Host Abhi Golhar chats proper investment strategies, policies, taxes, and more with guest Clint Coons.
Common Asset Protection Mistakes
You don't need to own property to be sued. That's why the #1 misstep many real estate investors make when protecting their properties is thinking that asset protection comes after the investment. The golden REI rule: protection before property.
Steps to Protect Your Properties
Treat your asset protection as part of the business itself. Coons suggests thinking about it like a three-legged stool: you have the asset protection leg, the tax leg, and the business growth leg. Giving equal importance to each "leg" is vital to rapid, scalable REI growth.
Clint is also a Think Realty Coach! Learn how to build long-term wealth by protecting your real estate assets with Clint's educational courses here.

Ken and Abhi have a good conversation about donating a home for affordable housing and it can be used as a tax write-off. With rising property taxes and fixed income, it can be difficult for veterans to afford housing and this is why Veterans Path Up has been so beneficial. While this is a problem for individuals across the board, both veterans and non-veterans, Ken believes the key for long-term success and maintaining a standard of living all comes down to financial literacy.
Be sure to tune in and hear all about Ken and the amazing things he has accomplished, as well as a favorite success story.
To learn more about Veterans Path Up, email Ken at Ken@VeteransPathUp.org.

The Power Play:
Greg and Abhi get into the topic of affordability in today’s market. Greg rails against the idea that loan standards should be lowered to allow people to buy homes with “fake buying power.” Instead, he believes the housing market will correct itself on its own when no one buys the overpriced homes, forcing sellers to lower the price. According to Greg, if loan standards were to be lowered again, it would be a “Groundhog Day of stupidity.”

He starts off the show with explaining why all investors should be realistic with the money they have in reserves. Robert understands how to evaluate borrowers but he also understands how to understand the market.

Greg Rand, CEO of Own America, joins the show for another edition of the Power Play. He gets into hot topics like opportunity zones and how you can use capital gains and put it into these “opportunity zones” to defer the capital gain tax. These zones are still undetermined, but Greg has a lot of realistic advice and insight for how you can benefit from it.
Abhi and Greg answer listeners questions, including a question one listener has on the struggles of finding the “deals.” They both focus on the “where” to buy instead of the “what” the property has (i.e. one bedroom vs. two bedroom).
Another listener wants to know about partnering on a deal for funding purposes. Greg has great advice on approaching this opportunity and how to split the costs and go about it the right way.
Marc Cunningham, with Grace Property Management, joins Abhi and he brings a wealth of knowledge to the table about long-term investing and how we should be looking at our investment as “centuries long.” Abhi wants to know about being “over-leveraged” and how it can have a negative impact on your investments. Marc gives his personal philosophy on borrowing and how he handles paying off his investment properties and what he has learned over the years.
If you have been thinking about hiring a property management company, Marc has the ins and outs for you. It might not be for everyone but he wants to break down the costs and explains the benefits of hiring one. He gives important advice for those interested in hiring a property management company and you don’t want to miss what he has to say!

Bill Mencarow started investing in real estate notes in the early 1980s. Notes are perfect for people who don’t want to deal with tenants and/or the act of landlording, but still seek the passive income real estate has to offer.
Real estate notes, as Bill puts it, are a way of acquiring cash flow without having to deal with tenants. Note investing goes back thousands of years. In our present context, Bill is referring to privately-held real estate notes—not bank-owned notes. In its most basic sense, if you own a note, you become that bank. Rather than the buyer paying a monthly mortgage to the bank, they pay you—the note-holder. And, like a bank, you get an interest rate on top.
Bill and Abhi also discuss the thought process behind investing in notes, how many notes exist today, and where to buy/sell them.
Contact Bill using the Contact Us form at PaperSourceOnline.com, or meet at one of their events!
Founder of the AllStarHomeGroup.com and InvestorDeals.com, Cathy Crowe has spent nearly four decades playing a role in real estate deals. She’s well-known as an investor, speaker, and mentor in both in Dallas, Texas and nationwide.
While she used to be a realtor, Cathy now deals exclusively with investors. Cathy stresses the importance of effective communication amongst investors who don’t really know what they want.
This is why she created FindMeAHouseDeal.com—a website Cathy made for real estate investors to ask questions and get quick answers. Essentially Cathy nails home the point that education is key. If you don’t know what you want as an investor (such as the types of property you’re attracted to), or how to do each step of the investment process, it’s imperative that you seek and follow through with REI training.
Abhi and Cathy also talk about the current state of the Lone Star State’s market, and what it holds for the future.
Visit any of the above-mentioned websites to learn more or to get in touch with Cathy!
