Every rehab has at least 1-2 problem areas that require lots of problem-solving. For our Idaho investment property, one of those problems was the hot water heaters. The gas wasn't converted to propane, and we ended up burning out those hot water heaters. Always double-check the equipment!

Lighting a home is extremely important. Depending on the moment, I want different types of brightness. For example, doing dishes, I want them bright so I can see. However, this is often the light I leave on in the evening for someone entering the kitchen; I prefer it dimmable to match the mood of the moment, especially for open floor plans.
With technology, there are all kinds of dimmers, even some that Google can control for you. I like to keep it simple with the staple rocker switch and little slide bar.
