Hello and welcome back to The Wilton Report. My name is Josh Wilton and you are now watching or listening to the only video cast or podcast completely dedicated to the Princeton real estate market in Princeton, New Jersey, a rather beautiful Princeton, New Jersey I might say. So let's get to it. We are going to take a look at the 2023 year to date rental market analysis.
Good morning everybody and welcome back to The Wilton Report, Princeton's only dedicated real estate podcast, videocast, whatever cast you want to call it. We talk all things real estate for Princeton and the greater Princeton market . Today we have a lot of really interesting numbers to cover. We're going to take a deep dive into the close of the second quarter and we're going to look at the overall numbers. And at the end, we're going to take a look at inventory and what I think is going to happen for the balance of the year.
Good morning everybody and welcome back to the 33rd edition of the Wilton Report, the podcast of everything Princeton Real Estate.
Today we're going to kind of go macro before we go micro on the market. It is the end of the quarter coming up in a week. So we will do a deep dive as to what's happening in the market.
Good morning everybody, and welcome back to The Wilton Report! I'm Josh Wilton, and on The Wilton Report we talk about everything real estate, mainly Princeton, Mercer County, New Jersey. Today we're gonna do a little bit of a deep dive throughout the county talking and giving you some micro detail as to what everybody's talking about, which is basically, the lack of inventory on the market, the cupboard is bare. So we're gonna go town by town and talk about what's happening.
Good morning everybody. It is a beautiful morning in April and I just wanted to kind of jump outside of the Princeton market for this week's edition of The Wilton Report, which is pretty much where we talk everything in real estate, usually in Princeton. This time we're going to jump to other parts of Middlesex and Mercer County.
Welcome back to The Wilton Report! Today we're going to talk about the rental market. Really an amazing time in the market. If you missed our other broadcasts, which we put out recently about the resale market, there's some context for the data that I'm going to walk you through today.
Hello everybody and welcome back to yet another edition of The Wilton Report!. It's the end of the first quarter. It's an amazing time in the market, not just in Princeton, but statewide and nationwide!
Welcome back to THE WILTON REPORT and it is time to chat Princeton real estate. It's been an amazing couple of weeks in the market. It feels like every day there is new news good, bad and indifferent. Well, not really different, just good or bad. And we're going to just kind of break it down and figure out what the deal is. Especially when it comes to Princeton real estate. We're going to talk a couple other towns too, but I will start by saying this. There has never been a better time to be a seller than right now. Especially in Princeton.
Good morning everybody and welcome back to THE WILTON REPORT! This morning we're going to break down the 2022 rental market and we're gonna kind of go micro again, as we like to do, because if you're a landlord evaluating your asset, last week we talked about resale pricing. This week, we will talk about rental pricing.
Welcome back to THE WILTON REPORT. The market was a little bit slow in December, which we'll talk about and you're gonna do a recap today of 2022 So we're gonna get to we have a fair amount to cover again, if you're listening on Spotify, or Google or Apple podcasts, I always recommend checking this out on YouTube on the Wilton report on YouTube just because you get a better flavor of the data. Thanks everybody!
Welcome back to THE WILTON REPORT, which is everything Princeton real estate. I apologize for the small hiatus. I was sick as a dog for a few weeks but back at it and the market is still really fascinating. National news, I'll just kind of talk you through the national news market slowdown. I've heard as much as a 20% correction, nationally meaning home sales are down 20% nationally, which if Princeton is not down 20% And perhaps New Jersey is not down 20% or other parts of the country are down more so, nationally, you are definitely feeling the effect of the rising interest rates. I think the rather elongated by seller's market, we were in maybe the unnatural seller's market that we were in. So different parts of the country are definitely feeling different things and next week, we will kind of dig into a couple of different towns around Princeton because I think as the market continues to shift, it's going to be important that you compare and contrast. What's happening in Cranberry, Robbinsville, West Windsor with Princeton because Princeton, as if you've listened to this podcast before is a very unique environment for real estate. So that being said, we are going to kind of look at the year over year through October numbers.
Good morning everybody and welcome back to THE WILTON REPORT! What a time to be in real estate, Holy moly!!! Every day you wake up, interest rates are going up, housing markets crashing, equity markets don't know what to do... People are bracing for recession. So we're going to do kind of a deep dive and get pretty granular into what's happening in the Princeton market. Because, as I've said if not once a million times, real estate is local! What's happening in Texas doesn't really affect what's happening in Princeton. So we're going to kind of go into what's happening in Princeton in a high level of detail.
Welcome back to the Wilton Report! Today we're going to talk about the rental market in general and then we're gonna go into some micro level detail in Princeton. We give you a little bit of a forecast as to what I think's going to happen. For the share data from what a lot of other experts, much more expertise perhaps than I do on the national scene I think is going to happen.
Welcome back to THE WILTON REPORT! We had a few weeks hiatus with the end of the summer and the beginning of the school year, I hope it was an awesome end of the summer for everybody and the beginning of the school year, for those of you who are sending your kids to school, I am too. There's so much happening in the real estate market and there's so much misinformation in the real estate market happening. So we're gonna just really kind of get a little bit micro with the numbers today and spend some time on it and talk about what it means to you as the consumer whether you're buying or selling.
Good morning everybody and welcome back to THE WILTON REPORT and incredibly this is our 21st episode already. Today it's an interesting time in the market. National News is not good. The R word - recession is being bandied about, housing sales are down. There's a lot of cross currents in the market and so what does that mean locally? So, I'm going to talk about things not to do in order to keep a deal together, at least as it relates to Princeton. Because again, Princeton is a micro market where it's a very low supply, very high demand environment. So you know, we're going to kind of talk about what the national trends and the impact that they're having on the psychology of the consumer in the Princeton real estate market.
Welcome back to THE WILTON REPORT! Today we're going to talk about the principal real estate market as we do most weeks. I'm going to not do as much data as we normally do. We're going to kind of talk about the emotional why of people buy real estate, and you know what to expect in the fall market. Enjoy!
Welcome back to the Wilton Report! Today we're going to talk specifically about Princeton New Jersey real estate. The topic today is "Are we in a buyer's market or we in a seller's market... or what the heck is going on in the market, because real estate such an amazingly brisk topic. It's always in the media - good, bad, indifferent, up, down. It's like the commodities market. Everyone has lived in a home, whether they rent it or they own it, or they're aspiring to own it. So it's a very emotional personal topic. Today we'll zoom into detail of what's happening in the Princeton market. So if you're selling, you'd have some insight. If you're buying I'd say this is probably geared towards you, more perhaps, than a seller, but we're going to really get into some micro level detail on the market.
Instead of doing a market analysis, we're going to do a little bit of brokerage talk. So this particular broadcast is really designed if you're an active agent in the industry. I think you'll find it interesting and I guess really the theme is, does your business belong to you? Does it belong to your broker? And that's it? That's a big question in today's environment, not so much with the market shifting. It's just you know, the agent does all the work and you know, sometimes they don't get the due credit that they deserve and or the financial remuneration that they deserve. And we're going to do a really deep deep dive into that today.
Hi everybody and welcome back to the Wilton report! Today, not surprisingly, we're going to talk about Princeton Real Estate. Today, we're going to talk about the rental market. The national news on the rental market is somewhat frenetic. It's wonderful if you're a landlord, it's rather dire if you're a tenant. We're going to focus in on what's happening locally. It's not that much different here than it is anywhere else in the country. Low supply, high demand prices are definitely escalating. We're going to get into some level of detail and whether there might be some level of relief on the horizon for tenants.
Welcome back to the Wilton report! And it's hard to believe I'm talking to you and it's July, incredible month of the year, has flown by but that means we're going to take a six month review of the Princeton real estate market. See what's happening, kind of really stick to the numbers.
Welcome to episode 15 of THE WILTON REPORT! Today we're going to be talking about the very exciting new jersey lead safe certification law this podcast this video blog vlog as it were is really directed at landlords and or people who want to be landlords in the state of New Jersey because effective July 2022, there is new legislation that was passed that will impact how you run your investment property.
I don't know if anyone's heard but interest rates are slightly climbing and we're going to talk about that and then we're going to talk about the fact that the market doesn't care. So we're gonna go with this some detail as to what's happening in the market in terms of interest rates and inventory, which is a big one and then we're going to just talk about really simple strategies to break down the market. To kind of eliminate the noise that you're hearing to help you think clearly if you're buying or selling real estate, or the residential side of the commercial. So the theme of today's world report is the market doesn't care.
Welcome to episode 13 of THE WILTON REPORT! Today we're going to talk about the rental market from the perspective of a tenant.
Welcome to episode 12 of THE WILTON REPORT! So today we're just going to have a kind of a down and dirty real estate glossary for buyers, like what do you have to do to buy a house in this environment and be competitive. So we're just going to kind of step through it.
Welcome to episode 11 of THE WILTON REPORT! We're going to kind of do a quick wrap as to what the heck is happening in the market. We'll look at some end of April data. We're going to kind of basically focus on Princeton, we're going to start broadening out our discussion to other towns. They do have one interesting case to talk about another town and but what's happened in the market My God, if I had $1, for every time I was asked that question, I wouldn't have to broadcast this to you. I'd be done I'd be retired. So that being said, let's attempt to answer the question as to what's happening. This is not a future looking conversation today. This is a conversation based on what's happening today in the market, and the pace of sales and everything else. So let's take a look.
Welcome to episode 10 of THE WILTON REPORT! Today we're gonna go real estate101...01...01...01 and we're going to talk about the incredibly exciting topic of home inspections. It's not exciting, but it is important in a seller's market, which we're in. There's a lot of talk about waiving home inspection, should I waive home inspection, what is a home inspection? So we're just going to kind of start with the basics of what is it and talk about strategies to deal with it in a market where I will tell you last night I think we have 13 offers on the listing here in Princeton.
Welcome to episode 9 of THE WILTON REPORT! Today we're going to talk about a topic we hear all the time in the residential real estate business and the commercial real estate business in the appraisal business and anything to do with residential real estate,"Is the market going to crash?" We get that question all the time, should I wait this out? Should I not buy a house? Should I rent?
Welcome to episode 8 of THE WILTON REPORT! I wanted to take a minute today to explain who we are and what we do. And a little bit about the background of the founders. We'll talk more about it. People seem to have a lot of questions and interest as to how we get started. So we'll kind of go through that lightly today. And you know, just take a minute to slow it down, talk less about the market, and more about who we are and how we came to be.
Welcome to THE WILTON REPORT! In Episode 7 we're going to talk specifically about the effect of interest rates on real estate and home prices. And in the purchasing mindset of a consumer.
Welcome to THE WILTON REPORT!ย In Episode 6 we will be talking Princeton real estate. First quarter has come and gone and I figured our topic this morning would be a first quarter market review and a little bit of a projection for the coming year or the balance of the coming year. Enjoy!
We often get sellers asking us why the listings we bring to market looks so good, why the photos look so good. Simple answer is preparation! An ounce of preparation is a pound of cure! Specifically if you're thinking of selling your home, this podcast is for you because sellers constantly underestimate the amount of work that it takes to putting their house in the market. And what they don't understand is the return on investment they're going to get when they do that kind of work.
In episode 4 of THE WILTON REPORT we're going to talk about rentals and what's happening in the rental market. We'll probably spend the next few episodes talking about rentals and investments and things happening in Princeton. Today, I really wanted to do a little bit more of a deep dive in pricing a couple of weeks ago, we talked about what was fomenting the demand here in Princeton, and today we're going to kind of do a quick recap of that. And then we're going to nerd out a little bit and really get a little bit deep into what's happening in the rental market in terms of pricing for a one bedroom, two bedroom, studios. We're going to see what Avalon is up to for their pricing. Please enjoy!
Welcome back to THE WILTON REPORT! Today in episode 3 well talk about everybody's favorite topic, because you can't really go on the internet without seeing it in front of your nose, real estate investing and we'll start with the basics. We'll cover 1031 Exchange today. For those of you who own real estate property or real estate, that's an investment you want to exchange it and we'll talk cap rate for potential investors. Also what you should be looking for as an investor when you're buying property.
In episode 2 of THE WILTON REPORT we'll look at what's going on in the rental market. At a national level, we'll talk some national data and then obviously we're gonna do a deep dive into the local Princeton market.
Welcome to THE WILTON REPORT! In our premiere episode we're going to give you a recap of the 2021 New Jersey real estate market. You had to have lived under a rock not to have heard that the real estate market was anything but scintillating in 2021, not only in New Jersey, but across the country. Today we'll do a deep dive into Princeton to give you an easy metric to predict what's going to happen in the 2022 personal estate market.
