Today’s episode is a really special one. I am joined by Mercedes G Quintanilla, a designer who completed every single lesson inside my course, The Interior Designer's Guide to Construction Management.
I actually offered an incentive for the first time for members inside the course, who completed it in its entirety, and Mercedes dove in headfirst. In 2013, after navigating the challenges of the economic downturn, she ventured into real estate investment, got her license, and founded Atlanta Investing Properties LLC, specializing in flipping residential properties that required significant transformation. This hands-on experience in project management has equipped her with invaluable skills for overseeing complex design projects and renovations, as well as managing intricate real estate transaction paperwork.
After a rewarding journey in real estate, Mercedes returned to her true passion—design—in 2016, while continuing to manage real estate renovations on the side. As her real estate, remodeling, and design work deepened, particularly in residential and workspace design, Atlanta Investing Properties LLC naturally evolved into a design studio. Today, she blends her expertise with her design skills to craft unique spaces that nourish the soul and elevate well-being
Even with her background as a trained architect, her experience she recognized that there were gaps in how she approached her projects, in particular residential projects.

We’ve all been in these client meetings where you’ve hopefully asked the client, “Do you have a budget in mind for this project?” Hopefully, they have given this some thought. But here’s the tricky part….
You have no idea what they’re basing that number on or if it’s all they can spend.
A course member reached out to me asking about this issue. She said time and again she is going into these meetings, has bid the whole project out, and then the client starts adding scope of work to the project, and she, rightfully so, is saying, “Whoa, you’re going to blow your budget.” And they say, “Oh, I know. But it’s ok. I want to do more.”
Unfortunately, this is not uncommon. The opposite is also true. You build out to their budget, and they say, “Oh my gosh, no, I cannot spend this kind of money.” And then, you and your team have to start value-engineering the designs that you’ve completed.
Neither of these scenarios would set you up to move forward smoothly with the project or complete the design you created.
Today, I want to share my thoughts on handling these situations and how you can avoid them entirely by educating them on the front end.

She thought other designers could also learn from them and wanted to share the high’s and low’s of this project.

I have been feeling a little overwhelmed with the holidays right around the corner and several projects finishing up all at the same time, and I noticed my work/life balance was even more out of wack than it normally is.

It’s hard being the only girl on the job site. I know. I’ve been there. It can rock your confidence whether you’re new or seasoned.

Catherine and I first met when she joined my first course, The Interior Designer’s Guide to Construction Management. Once we got to know each other, we realized we were both seasoned designers who loved to run construction projects for our clients. Catherine has over 20 years of experience but started her career as an event planner creating experiences and spaces - the likes of Planet Hollywood. After successfully teaching smartphone photography workshops in and around Boston, she created an online photography class solely for interior designers, stagers, and creatives called Smart Phone Photography for Interior Designers.

In today’s episode, I will be sharing my journey in how I got into the construction side of interior design. From the first interior design job I took on, to what led me to where I am today. I also want to share why I am so passionate to essentially thank the women who trained me and gave me the confidence that I needed to run construction projects.

Today I want to talk to you about the most frequently asked question I hear for every construction meeting I go to.
At the end of every meeting, the question is always, “Renee, how much is this gonna cost?” Or, “What do you think my budget should be on this?”
I know they want me to tell them some magical number. Myself and everyone in my industry wishes we could do that. It would save so much time, heartache, aggravation, annoyance, you name it. But mostly - time.
But the honest answer is, I don’t know, and I have been doing this work for 27 years.

Today, I want to go over some red flags that you can look for and rules of thumb to follow in your home renovation project. Every situation is different, so today I wanted to give you actual examples of how one of my friends’ projects went wrong even thought the homeowner had taken all the proper steps.
Looking back, she sees where she didn’t pick up on things, was what she called ‘‘little ladied’, and she didn’t listen to her gut. She wants her experience to help other women who might find themselves in similar situations.
These things don’t happen often, but they do happen.
