In this week's podcast, we interview Dr. Gregory Hanson. He is a radiologist by training who founded flipMD, a physician-focused freelancing platform.
What is truly remarkable about his story is that he started this company with his wife during residency and sold it to GoodRx in a little less than two years! Not only that, he did this with very little venture funding and he also managed the entire M&A (mergers and acquisitions) process himself without a broker.

This week's guest is Dr. Latifat Akintade. She is a practicing Gastroenterologist with an emphasis in Inflammatory bowel diseases. Latifat is also the founder of MoneyFitMD, a money coaching platform for women physicians and author of Done with Broke.
Latifat knew nothing about money, investment or real estate until about 5 years ago when she realized that she was on the fast track to burn out. In the last 5 years, she and her husband have achieved financial independence through diversifying their sources of incomes. They started actively investing in 2019 after completing the Zero to Freedom course with Leti and Kenji. They currently own 11 doors in California and Washington state.
With the right tools, she believes every woman physician can create their own rich life. Real estate can be a key part of that vehicle. She also believes that money is a tool for change and critical in our conversation of helping disempowered women physicians become empowered money badasses. When physicians are financially independent, they will practice medicine because they want to and not because they have to.
When she is not coaching physicians or treating GI illnesses, she enjoys traveling with her family, spending time in her hammock, cooking and kicking it with her girlfriends. Her mantras in life are “Everything is possible. You simply have to choose” and “heaven is closer by the ocean”.

Would you consider yourself a planner?
Many, like Kenji, don't see themselves as planners. In fact, research has shown that people with Kenji's personality type actually struggle with planning. The reason is, his personality is a go, go, go-type personality. He's constantly getting sh*t done, so stopping to plan feels like waste of time.
However, over the last 3-6 months, this has all changed.
Now, instead of labeling himself "I'm not a planner," he now loves to plan and can't imagine beginning his day without a plan.
Why the dramatic shift?
He reached a threshold. A threshold is the point at which you get fed up with your current situation and you decide to make a change.
So how did he make the shift?
First thing is, he changed his identity. See, if you label yourself "I'm not a planner," then you will do whatever it takes to maintain that identity. Once you change your identity to "I'm a planner," things start to change. All of a sudden, you no longer fiercely hold onto the old identity.
Second, he made time for it each day. It is actually built into his daily schedule.
Third, he started to see positive results from planning, which created a positive reinforcement loop.
See, when you plan effectively, you get better results.
This is one of the keys to planning. It's not about getting more sh*t done. It's about focusing on the things you value the most.
For example, you might value having your kids see you as a fun and loving dad. If that's the outcome you're seeking, then you have to plan time to create those fun and loving moments with your kids.
This gives each to-do on your list more meaning. It's not something you check off. Instead, each to-do is important and meaningful to you, so when you accomplish it, you are achieving the results you're seeking.
Now this episode isn't just about Kenji's dramatic shift, Leti also made significant changes to how she plans. She now organizes her planning around the different roles she plays in life for example: mother, wife, CEO, and community.

So when are you going to start your own Mastermind group?
Have you ever heard yourself say, "I just don't have enough time to do [fill in the blank].
This is one of the most common excuses we hear from prospective students of our Zero to Freedom and Accelerating Wealth courses.
They say, for example, "it's not a good time, maybe in 6 months."
We understand that life happens and some people legitimately have more important things going on in their lives that they have to prioritize.
But our guess is that it's the minority. Most people thinking about getting into real estate investing, DO have the time.
Where does this come from? Oftentimes, it's rooted in fear. It's an excuse that they make up in their minds to help them cope with the fact that they aren't taking action.
The reality is, they just aren't making it a priority.
Ultimately, we all have the time to handle whatever we make a priority. If a loved one fell ill, you'd find the time to take care of them because their well-being is a priority to you.

One of the most common laments we hear is "I just don't have enough time for this stuff." We are excited to share an exclusive interview with J Scott from our 2022 Fast FIRE to Freedom Summit, which was held in August 2022.
J has a wealth of real estate experience and is the author of several books, including Recession-Proof Real Estate Investing and The Book on Estimating Rehab Costs.
J and his wife started investing in 2008 and flipped over 400 homes between 2008 and 2016. After years of house flipping, he transitioned to investing in large multifamily properties. This move was prompted by his study of economic cycles. He realized that flipping houses or "transactional real estate" as he called it, wasn't a good investment during a downturn. On the other hand, multifamily investing, more specifically, cashflowing multifamily properties is what he found to be a great asset class to be in during a downturn.
This interview is packed with learning pearls and lessons. One of the biggest lessons he learned was not paying attention to taxes early on in his career. One of the benefits for new investors is that you can learn from other people's mistakes! The lesson here is, lower your tax burden as soon as possible so you can grow your money faster with compounding.

Do you feel the fear in the streets?
Whether or not we are in a recession (some say we are, some say we aren't), there's no question that the current environment (inflation, rising mortgage rates) has struck fear in the hearts of many real estate investors.
So what are we doing? We're going to continue doing what we've always done. We're going to continue to buy great deals. As Warren Buffett said, "be fearful when others are greedy, and greedy when others are fearful.” So this is the time to push through the fear, have courage and not just survive, but thrive!

In this week's podcast, we follow the journey of Shama and Sipra, sisters-in-law and now co-founders of an exciting new start-up called LunaJoy.
Their origins in business actually started with real estate through our Zero to Freedom course.
Shama stumbled upon our course in the midst of the COVID pandemic and this lit a fire under her, acquiring a total of 13 doors in a short period of time and claiming real estate professional status in 2020 and 2021. From there, Sipra also got into real estate investing.
It was this experience in real estate and the mindset work in the course that spurred them to start LunaJoy and build it into an 8 figure business!

In this episode, we interview Katrina Ubell and learn about her journey of transitioning from being a full-time physician to becoming a successful entrepreneur. Katrina Ubell is a pediatrician who worked in a private practice for over 10 years. She is now a certified life and weight-loss coach who has successfully helped over 1,300 physicians overcome/solve their weight-loss dilemmas. Growing up, owning a company, or starting a business was never in the picture for her. Katrina doesn't have any business background, but she grew interested in becoming an entrepreneur after catching just a glimpse of it.
When she was in medical school, her body weight became an issue for her. Over the course of her training, she kept gaining and losing weight and could not figure out a way to lose the weight and keep it off. As she was approaching the age of 40, she did a life reevaluation. It was then she discovered life coaching and it changed her perspective entirely. It helped her to understand why what she was doing before wasn't working, and what she needed to change moving forward.
2016 was a pivotal year for her. She was able to lose the weight she had been struggling with for years, but still, she wasn’t entirely fulfilled. She was feeling trapped in her medical practice and wanted to try something new while assisting her clients in getting results. She attended various webinars and courses where she learned how to run a business. That was her stepping stone in terms of broadening her base of understanding and building out a foundation for herself. It became a snowball effect from there as she felt empowered by helping others reach their weight-loss goals.
Everything happened gradually. At first, building a team and learning how to manage and lead people, were not among her priorities. As she ran her business, she started hiring people -- sharing ideas and building things together. Even when she had people helping her out with the technical side of the business, Katrina was still attending courses herself. With first-hand experience, Katrina now teaches her students to trust themselves and their intuition. She strongly believes "it's not always the experts that know everything, you know a lot more than you give yourself credit for”.
Though things looked like it was smooth sailing for her, Katrina still had her rough times. There were things that just didn’t work out well for her. She says, “Entrepreneurship was amazing and difficult at the same time”. She hired a publicist as she was working on
attracting a literary agent for promotion - to get a book deal. This was towards the end of 2020, and without getting into more detail, Katrina and her team did not do their due diligence on her. She learned a lot from that experience and says, "it's easy to be like, I met this person and they seem great. It's a good idea before you really move forward to check a person out."
Success for Katrina means to keep going. She believes it’s continuing to persevere through the hard parts. She also continually works on herself like she always has to grow as a business owner and a leader. The impact that she wants to make on other people and on herself is what keeps her motivated and determined. She has the willingness to fight the odds while learning and growing. For Katrina, true wealth is having the finances to live your day-to-day exactly as you want. She believes that you should also find balance. Whatever that balance is, you should allow time to take care of yourself, time to do your work, and time to spend with the people who are most important to you.

Short-term rentals (STRs), also known as Airbnbs or vacation rentals have become increasingly popular over the last few years. This interest spiked during the COVID pandemic, and despite a recent slowdown, interest continues to be strong in the post-COVID era.
We have seen the same trend in our groups. Three years ago, very few in our community were talking about STRs. Now, we see the vast majority are planning to add at least one STR to their portfolio over the next few years. Why such a high, almost frenzied level of interest?
One reason is the potential for high cashflow. It’s not unusual for a single STR to cashflow $50,000 to $100,000 when you self-manage.
Short-term rentals also give high-income professionals a way to shelter their income while continuing to work full-time. Real estate professional status requires that you spend more time in real estate than your current profession, so it is not an option for those who choose to work full-time. These are just a few of the many reasons why so many high-income professionals are investing in STRs.
With so many great benefits, it’s not hard to see why there’s so much interest in short-term rentals. However, when it comes to investing, you can’t just focus on the upsides, you HAVE TO carefully think through the downsides. Otherwise, there’s a considerable risk that you lose money! This is one of the main reasons we created our course, Accelerating Wealth. We wanted to ensure that members of our community limit their mistakes and avoid falling into the common short-term rental traps.

In this episode, we wanted to address a topic that we hear a lot about in our community: Is real estate asset protection worth it?
On one side, we have those who feel that insurance-alone is enough to protect you. They also believe that these asset protection strategies are simply money-making schemes and don't really afford you any additional asset protection.
On the other side, we have those who don't think insurance is enough. They feel the need to add an additional layer of asset protection so they can sleep better at night.

The COVID pandemic was an unprecedented event that posed numerous challenges for real estate investors. One of the biggest challenges for owners was the loss of revenue from non-paying tenants. On top of the that, governments enacted eviction moratorium, which prevented owners from evicting these non-paying tenants.
While COVID was unprecedented, these challenges aren't unique. These same challenges can occur during a global recession. In this episode, we go into the logistics of becoming a digital nomad with family.
We first became digital nomads in 2017 when we had a 12 month old. We did it again in 2021, this time with three children and a fourth child joining us intermittently.
We thought this would be a good episode to record now because we are seeing so many of our Zero to Freedom students getting to the point where they’re achieving greater freedoms, both financial and time freedom, as they grow their real estate portfolios.
We’re also seeing many students enjoy their freedoms sooner because they understand the importance of enjoying the journey, not just focusing on getting to the destination. So you’ll see them taking 2 months off at a time to explore the world (and of course checking out real estate along the way) or checking off those bucket list items that they never imagined they would be doing at such a young age.
We also wanted to highlight that you don’t have to stop investing in real estate while you are abroad. As long as you have everything in place ahead of time to allow you to find, acquire and manage a property long-distance (even from another continent away!).

Looks like we're headed into a recession. Regardless, we think it's best to be prepared.
We've been preparing for the recession since 2015. Even if you haven't, it's not too late to "recession-proof" your real estate portfolio. What do we mean by "recession-proofing" your real estate portfolio?
Finding recession-proof tenants! Renting your property to tenants who get their rent subsidized - ideally by the government, but it can be a non-profit or a company. If it's a company, you want to make sure that the company is recession-resistant (for example, a hospital).

If you've ever seen an ad for a real estate syndication, you might have come across headlines like this one:
"Get the benefits of investing in real estate without becoming a landlord!"
"This is your last chance to write off taxable income using 100% bonus depreciation!"
While these benefits sound amazing, the problem is, many of these headlines are misleading.
We're not saying that real estate syndications or the people leading them are bad. In fact, we led a syndication last year when we bought our 160 unit property. It's just that the people selling you on these syndications sometimes are not telling you the whole truth. And it makes sense. Being on the active side of investing is extremely lucrative. Syndicators make a lot of money with your money.

We often get asked the question, "how do you manage to do it all?"
From the outside looking in, it's a fair question. We run a multi-million dollar business, we own and operate over 150 apartment units, we have four children, we travel about 5 months a year, we attend a meeting or conference almost monthly...the list goes on and on.
But the reality is, we don't!
It might seem like we have it all together but we're just like anyone else. One difference might be that we're always striving to improve our productivity. Just like James Clear says in his book, Atomic Habits, we're aiming to get 1% better every day. Back in March 2019, we attended our first Tony Robbins event, a program called Unleash the Power Within. You can read more about our experience at the event in our five part series (start with Part 1 here).
At that event, we were presented with the opportunity to join another program called Tony Robbins' Platinum Partnership program.
The price tag was $230,000 (when you add up the cost of the program and all of the travel involved hauling two kids and an au pair around the world).
It took us four days to decide but eventually we took the plunge.
Was it scary? Yes.

Joel and Winnie Napenas began their real estate investing journey in 2020 after coming across the SRMD blog and deciding to take our ZTF course. While they both had their dream jobs, they realized they were not enough to get them to where they wanted to be financially. They decided to take action to further educate themselves as real estate investors. They started putting offers in while they were doing the ZTF course!
Joel and Winnie began their journey with a portfolio of small multifamily properties in the Tampa Bay area. Based out of North Carolina, they are prime examples of successfully investing out of state. Winnie was also able to achieve REPS status along the way, which sheltered their income.
Focusing on their why and viewing any bumps in the road as learning opportunities has been a key to their success. They have had an amazing journey so far and look forward to further building their real estate portfolio to include syndications and short-term rentals.

In our inaugural episode of Doctors Building Wealth, we reflect on 2021 and discuss our top 5 real estate moves. One of the biggest moves isn't really a real estate move at all, but it will probably have the biggest impact on our real estate portfolio.

How often do you feel grateful for the little blue book, also known as a U.S. Passport? For Dr. Shehzad Batliwala, that little blue book is his superpower and something he feels grateful for every day. To him, there's nothing he can't do or out of reach for him now that he is a U.S. citizen.
Follow Shehzad's journey from undocumented immigrant to starting a cell phone repair business with his father to finally getting his U.S. citizenship in 2015 and all of the doors that have been opened, in large part because of the mindset of believing he can achieve anything.

We interview Dr. Sendhil Krishnan who is crushing it with residential assisted living (RAL) facilities.
He currently owns 7 of these facilities in the Phoenix/Scottsdale area and plans for massive expansion.
What's really exciting about what he's doing it is that it not only is extremely profitable, it also serves an incredible mission: serving the needs of our elderly population.
On top of that, as a physician, he is able to differentiate himself from other RAL facilities and really pioneering the care provided at these facilities from preventing hospitalizations to improved health monitoring.

Dr. Ayush Gupta was a student in our Summer 2020 class and we have enjoyed watching him grow his real estate Empire.
We wanted to interview Ayush because he is hacking his way to financial freedom.
On the real estate side, he started out with a house hack. For those who don't know about house hacking, CLICK HERE to read about our house hack. He shares how he was able to purchase this property with an FHA loan and only putting down 3.5%! He also shares what it's like to live next door to your tenants as a physician.
In terms of life hacking, Ayush shares a number of pearls. For example, he shares how he uses a VA to help him advance so quickly in his medical career. He also leverages a VA for helping him manage his real estate portfolio. Another example is that he is very diligent about documenting systems and processes. This helps him cut down the time that it takes to complete rehabs, for example.

Forced appreciation is one of the most powerful wealth building strategies for real estate investors.
When most people think about appreciation, they think about market appreciation. This is a type of appreciation that occurs when the value of the properties in a market go up. As a result, you can't control whether the property value goes up or down.
In contrast, forced appreciation is something you can control. It happens when you increase the income that a property generates. When you increase the income, property values go up.
Forced appreciation works well for larger multifamily properties. When you increase the income that these properties generate, the value tends to go up. However, for smaller properties, we sometimes don't see a direct correlation between income and value. So our community often asks us, can you force appreciation smaller 1-4 unit properties? Well, in late August 2021, we put everything in storage and packed the rest of our belongings into 22 suitcases and are now traveling as a family unit of 7 people around the world!
In this episode we talk about the reasons we decided to embark on this journey. We also share some of the challenges of becoming digital nomads and how we are planning to address those challenges. Finally we share some strategies for how you too can make this a reality for you and your family.

What makes a short-term rental stay a top-notch experience? Anyone who has stayed in a short-term rental will tell you that it all comes down to hospitality. As short-term rental owners, it makes all the difference if we anticipate the needs of our guests and create a memorable experience that guests will want to return to time and time again.
