If you believe the people who are in the business of reporting headlines, then it’s easy to think that a Real Estate crash is on the horizon. In this episode of the SLO County Real Estate Podcast with Hal Sweasey the team gets to the bottom of the possibilities of a crash through just good old-fashioned conversation. Time to take off your tin foil hats. It’s time to settle in to the SLO County Real Estate Podcast with Hal Sweasey.

1:10 to 3:48 When houses are coming off a record sales rate even the smallest slow down in sales is going to seem like it is a crash.

3:49 to 4:59 Buyers are pulling out and Sellers are not getting the same asking price. Which leads to low inventory.

5:00 to 5:45 With the plethora of home purchases and refi’s over the last 20 months inventory will continue to be stymied.

5:40 to 7:24 Comparing the collapse of 2008 and what is going on now is like comparing apples to oranges when it comes to fundamental economics.

7:25 to 8:15 Waiting for the crash to score a good deal like people did in the early 2010’s does not seem like something that could happen based on underlying economic truths.

8:16 to 10:14 What about the rental increases? Jay has a way to do the “Hip” thing and House Hack.

10:40 to 12:00 Too much of this talk of a crash is rooted in “old thinking”.

12:00 to 13:00 Yes there are cycles in real estate, but changes should never determine what your needs are. Inventory will always dominate the market.

13:00 to 13:52 Gone are the days of the teaser interest rate and the Big Short.

13:52 to 14:55 For three months sales for Team Sweasey have increased.

14:56 to 16:00 With the United States being one of the only places on the planet where you can own true real estate, many international buyers are coming to buy land, and that is going to strain inventory even more.

16:05 to 18:07 Is there hope for people that rent? People would have thought so after a financial lockdown, but that wasn’t and remains not to be the case in SLO county.

18:08 to 22:32 James stresses the importance of choosing Hal because he will give you a honest assessment of your situation. If it’s not in your financial best interest he will let you know.

Another Fed interest rate increase has led to more questions on how a buyer can live the American Dream in SLO County. In this Episode of the SLO County Real Estate podcast with Hal Sweasey. Ermina Karim from Guaranteed Rate and Chad Van Till from Pacific Trust Mortgage go over some options with the team that can get you a much better rate, especially if you don’t plan on living in your first home (most people) for more than 10 years. Then there is no reason why you shouldn’t still be active in getting to your “Time in the Market” as early as you possibly can.

1:00 to 3:10 the 30 year-Fixed Rate goes up very considerably with every Fed rate hike. Ermina and Chad go over some options that might make more sense to a first-time home buyer.

3:11 to 6:40 Even though the rates continue to go up, they are still lower (as of right now) then they have been historically over the past 50 years. There are even more options that could give a first time home buyer some better rates than the traditional 30 year fixed.

6:40 to 8:50 You need to work with a Mortgage Broker that serves as a financial consultant and will help you feel comfortable when it comes to the product you go with for the funding of your home.

8:50 to 10:26 Don’t let any of the thousand reasons NOT to do something be a reason why you don’t get into the market early. A good lender will figure out a way you could benefit from something that might scare you away like mortgage insurance.

10:26 to 12:39 The qualifications to secure lending between 2008 and 2022 are stark when it comes to Adjustable Rate Mortgages. Now Banks are much more stringent to avoid a Real Estate bubble that can harpoon the economy.

12:39 to 14:50 What about programs for people without a good credit score and those who are self employed?

14:50 to 17:24 Ermina and Chad are not scared about Mortgage Insurance in some instances you can use it to get the house you buy into the shape you desire.

17:25 to 19:29 If you are pre-qualified does that mean you can just go buy a house? Or is it a little trickier than that? How important is it in the offer process that you have all your ducks in a row.

19:29 to 23:15 What relationship should you have with your lender if you bought at rate that you did not desire, and how can they help you over the next several years while the terms of your ARM is still active?

If you want to be a Real Estate Professional in paradise sit back and Listen to some people who have done it awhile in this Episode of the SLO County Real Estate Podcast with Hal Sweasey.

1:22 to 3:04 What does it take to be a Real Estate Agent? Jay likens it to the best baker in town. But if the baker had to take it from planting the seeds to filling the taxes for the bakery.

3:05 to 4:20 What are the motivating factors for Real Estate Agents to enter the field and what should they know before making the leap?

4:21 to 5:00 Is there such thing as a part time agent?

5:00 to 8:00 when you become a realtor you should see it as starting a small business and go through the steps of building a business plan.

8:00 to 9:50 The two most important qualities you need to be a Real Estate Agent according to JT.

9:50 to 12:00 Real Estate is something that definitely requires a great deal of Customer service, especially in a small town.

12:01 to 15:24 The Importance of finding somebody to be a mentor is paramount in this business.

15:24 to 19:08 Jay’s STONE COLD FACTS on how much “Take Home” pay a real estate agent really makes.

19:09 to 24:33 Jay goes through some of the training tools they use at Keller Williams with new agents.

If you’d like to enter the world of Real Estate you can contact Keller Williams Central Coast CEO Jay Peet at (805) 773-7777.

If you are a home-owner you likely have received an email from a mega real estate property search engine stating that your home is worth "X" amount of dollars. On this episode of the SLO County Real Estate Podcast with Hal Sweasey the team discusses how those can be deceiving. There are other motives for those sites to provide the information that they do. The old real estate adage was location, location, location. But in SLO County maybe it’s local, local, local. Find out why by listening to the latest episode of the SLO County Real Estate Podcast with Hal Sweasey…

Show Notes

1:50 to 6:39 How much is my home worth? Is one of the most common questions that Hal’s team gets… The team starts talking about the Mega websites estimated values and why you should be skeptical about the information you get from them.

6:39 to 8:00 When assessing the value of your home what are some of the best resources you can use to really determine it’s value.

8:00 to 11:55 Hal goes over the steps he uses to determine a home’s value before he lists it.

11:55 to 13:33 The importance of a local “boots on the ground” aspect of the market is way better than whatever a algorithm can give you.

13:33 to 15:05 The last 18 months have seen record home appreciation current values still continue to rise, but nothing like the rate they were late 2020 to early 2022.

15:06 to 16:08 When you need legal or medical advice, who do you go to? Same principles apply to real estate.

16:08 to 19:06 James talks about one of the latest trends for a quick appraisal. The team wonders about the legitimacy of it in certain instances, and how banks will view these values.

19:06 to 21:50 No matter where you are buying or selling. Be sure to get an agent/team who has the best knowledge market where the transaction will take place.

In the July 2022 Market report the team discusses more inventory, but also more houses in escrow in SLO county. Hal shares some pretty interesting information he's gleaned from the local title companies regarding cash offers. Once again the team agrees that buying a house is still one of the smarter things anyone can do to build their wealth. In fact people with capital see it as THE place to put their money. Find out why the market is what it is in this episode of the SLO County Real Estate Podcast with Hal Sweasey.

Show Notes :48 to 2:11 July Market report by the numbers have indicators of a slow… but strong Real Estate Market.

2:12 to 4:18 Real estate is returning back to the Old normal with appreciation, depreciation and deceleration.

4:19 to 6:18 Jay warns against people buying into the Media narrative when it comes to Real Estate because it is based mainly on recency bias, that we may not see for a very long time.

6:19 to 7:56 Pricing is starting to relax and the days of having an offer of hundreds of thousands over asking, which means agents are having to change their strategies, and can’t sit back and wait for the most money.

7:57 to 10:52 Even though Crazy bidding wars might be a thing of the past, JT argues that you can still get top dollar for your house if you go with an agent that knows how to maximize his/her tools and work hard for the client.

10:53 to 12:02 While the market seems to trend towards a more buyer friendly market, in SLO county Sellers still have the upper hand.

12:03 to 14:19 Potential Buyers have another form of competition in the way. Cash Offers have gone way up in the last 6 months, and needs to be something to keep an eye on.

14:20 to 17:59 Is the four letter “F” word needlessly driving away potential buyers and if so does that provide some opportunity for those looking for safe investments?

18:00 to 20:35 Hal Sums up the market and provides some realistic hope for a market that is still historically beneficial for both sides.

Team Sweasey is forced to pull from their resources to answer some questions about prices, Inventory, rental prices, and interest rates for the remainder of 2022.

Show Notes

1:12 to 3:14 Interest rates will continue to go up and have not reached their peak, but this might be some good news for inventory and backing off some competitive offers.

3:15 to 5:10 The Central Coast is starting to see a slow increase in inventory, this might have something to do with people who are holding on to their money, good news for people living and working here who haven’t had a chance to buy in the past.

5:10 to 6:30 JT Doesn’t really care about 3rd and 4th quarter from an investor standpoint.

6:30 to 7:14 Hal leans on what he has learned from Mike Ferry and has little concern for those who CAN get into the market.

7:15 to 9:22 A correlation between the Home purchasing market and the rental market suggests you should still buy if you can. Because the demand for a place to live is always high on the Central Coast.

9:22 to 12:48 Is SLO County the “Gold Standard” of Real Estate when compared to our neighboring counties?

12:48 to 14:41 Even at 6 or 7 percent the price is locked… but rents can quickly go out of control. You cannot look short term when purchasing a home. And a very obscure Styx song reference from Jay.

14:42 to 17:15 The team is asked about prices and inventory for the rest of 2022.

17:15 to 18:35 The definition of what “Normal” inventory is, is still a very long ways away.

18:36 to 20:30 The Two Markets of Real Estate seem to suggest that San Luis Obispo is not only a great place to live, but also as safe as real estate gets.

20:35 to 22:34 When did the inventory take a huge dip? It had something to do with COVID. And these really led to some massive gains.

22:35 to 24:00 Is there any seasonal advantage to the SLO County Real Estate Market?

6:57 to 7:31 Don’t think of your insurance agent as someone you talk to once or twice then you are done with them.

7:32 to 11:03 Earthquake Insurance eye opener.

11:04 to 12:19Are you protected to the extent if something where to happen to your spouse?

13:47 to 17:26 Is your house in a trust to the people you might leave behind? Nobody wants to go through Probate especially in SLO county.

6:59 to 10:43 John reflects on the volatility of the market in the past six months, Hal indicates that houses are still selling relatively quick even though a lot less offers are coming in compared to just a few months ago. Hal, John, and Jay are bullish on prices continuing to go up after some possible dips.

10:43 to 12:23 The team stresses the importance of having a foundation investment like a house during times like this.

Rumblings about the Real Estate Market Nationwide are getting louder, but what does that mean for SLO County Real Estate? Hal shoots down any worries about 2008esque issues with Real Estate, and while buyers are getting back to normal it is still a pretty strong sellers market.

Show Notes

0:00 to 3:54 While the Market has slowed compared to last year there is still more buyer demand in San Luis Obispo County.

3:54 to 5:36 While the fed is trying to stymie inflation it does not mean the Window of opportunity is closed for real estate acquisitions, especially when compared to Rent and Rental Rates in SLO County.

5:36 to 8:05 Equity is good, just ask Magic Johnson.

8:05 to 8:53 Good news for buyers is they now have a little more negotiating power that they did a year ago, but the Market would still be considered one that benefits sellers for now.

8:53 to 11:36 There is no coincidence to the calming down of the market and the calming down of COVID, but people are still coming here for quality-of-life reasons.

11:36 to 13:45 The lack of inventory is what drives demand in SLO County which should mean there will be no bottom falling out of the market and the dip should be shallow.

13:45 to 16:52 Rest assured what is happening now is not a repeat of what happened in 2008 based on many factors.

0:50 to 4:41 When getting ready to list your house what are some things you should do yourself and should you get a Stager involved?

4:42 to 9:57 With a competitive market, photography is very important in order to get buyers to even visit the property, you want to make it appealing to the right buyer in order to get the best offer.

9:58 to 13:05 Now that the house is getting some interest what are the more tangible things that you need to do in order to make sure any offers you get do not fall through? (inspections, appraisals, etc.)

12:16 to 14:14 to the best listing price isn’t always the highest number… you got to take what the current market is giving you.

14:15 to 16:04 Arriving at the right listing price requires good communication and a deep dive into what benefits and drawbacks comparable properties have, and making adjustments accordingly to determine that price.

16:04 to 19:23 All agents have the same tools, but Jay is particularly impressed with how Hal’s Team is maximizing one of the overlooked tools to get the best possible price for their clients.

On this episode of the Hal Sweasey Podcast Team Sweasey talks about the challenges of what you should offer for a house in a hot market. Just because the house has a listing price doesn’t mean that it necessarily meets market value. Join Hal, James, JT and Jay for a closer look into how you should be structuring your offers in order to get it accepted. (0:00 to 5:33) In SLO County you need to be prepared to go over asking… If you really like the house go BIG, or NO home. (5:33 to 6:50) What happens if you run into a problem with appraised value not matching what you qualify for? (6:50 to 9:08) What do you list for? How high is too high and are you doing yourself a disservice if you shoot for the moon? (9:08 to 11:05) Is the current market “Shift” a sign of things to come? Are things settling down? (11:05 to 13:53) There are indications of a cool down, but that still doesn’t mean the Market is not competitive. (13:53 to 16:22) How prevalent is Buyers Remorse when it comes to these large offers that are coming in? (16:22 to 18:18) Market Timing vs. Time in the Market (Spoiler: Father time is a factor) (18:18 to 21:16) When will the price increases stop? Is that even a reality in a desirable market like SLO County?

(0:00 - 7:01) We meet Hal and the cliff notes version of how he has become an accomplished Real Estate Force in SLO County and his journey to the top learning from the past.

(7:01 - 13:00) Core Values of Team Sweasey and how having a team going over your best interests will benefit you in a very tough market to navigate.

(13:00 - 16:27) SLO County is only one of three counties to experience an increase in population the past year in California (58 counties total) that has put our inventory in HIGH demand. A lot of people 55 and over are taking advantage of favorable CA property tax loopholes that give them a buying edge.

(16:28 to 19:33) Every single SLO County Community has seen anywhere from a 20% to 35% increase in home prices with many properties getting offers $100K over asking, and they are not staying on the market very long. Due to growth this could be a long term trend.

(19:33 to 22:03) Final Thoughts... market timing vs. length of time invested.
