Homes are moving fast with a median of 8 days on market, and buyers are still leaning in: sold-to-list is 101.5%. August’s median sold price was $660,000, while the median estimated value across the zip is $674,850 as of September. Translation: pricing power remains with well-positioned sellers.
On the ground right now, single-family actives are scarce—just 6 this past month—clustered around a median list of roughly the mid-$600s. That scarcity is exactly why new, well-priced listings get swarmed. Meanwhile 10 homes went pending with a median around $664K and an average 17 days to offer—speed that confirms demand is still outpacing supply. Closings (13) landed at a $655K median, and the average SP:LP ratio is ~100% across the board. That’s balance on paper, but the quick “days to offer” tells you competition is real.
Price behavior is splitting by segment. Sub-$700K remains the sweet spot; it attracts multiple offers quickly if the home is turnkey and priced to the comps. In the $600–$699K band, average days to offer stretched to 34—a reminder that even hot price points punish overreach or underprepared condition. Upper price tiers can still win, but they require premium staging, marketing, and surgical pricing. Case in point: $900–$999K averaged 98% SP:LP and ~32 days to offer. You can sell there, just don’t test the market—meet it.
We’re also seeing meaningful price reductions among the listings that do adjust—average total cut ~6.2% across price-changed properties. That’s the penalty for missing the launch price. Get it right on day one and you ride demand; miss it and you pay with time and concessions.
Macro to micro, the picture is consistent: low supply, fast absorption, and selective over-ask. If you’re selling, the playbook is simple: price to the last 30–60 days, not last year; fix the repairs buyers will find anyway; stage for photography; and hit the market mid-week to maximize weekend traffic. If you’re buying, bring a fully underwritten pre-approval, a tight inspection window, and flexibility on close. You don’t have to waive everything to win—but you do need to move decisively in the first week.
Bottom line for Pembroke (as of October 5, 2025): sellers still have the edge, but it’s a smart seller’s market—data-driven pricing beats wishful thinking. Median Days in RPR is 19, and sellers are netting roughly 98.5% of list. Translation: well-priced homes move, and buyers aren’t getting big haircut deals on the median house.
Zoom into the most recent month of single-family activity and you see why. In September, 13 homes went pending with a median list around $1.149M and an average 12 days to offer—buyers are making decisions fast. The middle of the market ($700K–$1.5M) is the velocity lane; even a few $2–$3M pendings moved with short time to offer.
Closed sales confirm the “price it right, it sells” theme. September’s 14 single-family closings posted a median sale of ~$1.333M with a median 22 DOM and a ~100% sale-to-list ratio—again, disciplined pricing wins. Note the outlier: an $8.25M waterfront trophy sold at ~92% of list after a long runway. That’s your reminder that the top of the market plays by different rules (fewer buyers, longer decisions, more sensitivity to over-ask pricing).
On the active side, inventory is thin in count but fat in ask: the median active list sat at ~$1.625M with a cluster between $800K and $3M. Six sellers have already cut price—average total cut ~4.6%—a signal that buyers are pushing back where aspirational pricing outkicks the comps. Three listings expired (avg ~99 DOM) mostly at higher price tags, which reinforces the point: the market will punish wishful pricing, especially above $1.5M–$2M.

In August, months of inventory sat at 1.96—that’s lean. Homes are moving with a median 5 days in RPR and fetching 100.8% of list on average. Translation: well-priced, well-presented homes still command (or beat) ask, fast.
Median sold price in August printed $1,100,000, while the median list price for August inventory came in at $1,250,000. The broader valuation trend shows the median estimated value at $1,061,020 for September, up ~10% year-over-year—evidence of durable price strength despite month-to-month noise.
Zooming into the most recent 30 days for single-family:
• Active: 18 listings, median $1,322,500, average 46 DOM—the bulk of available product is north of $1M.
• Pending/Under Agreement: 20 deals with a median $911,500, average 39 DOM / 31 DTO—buyers are still writing offers quickly when the price is right.
• Sold: 22 closings, median $1,196,250; average SP:LP 96% and SP:OP 94%, average 65 DOM—negotiability exists, but tight listings still hold most of their price.
Reality check on pricing: we just saw 17 price-changed listings with an average -5.55% total cut (roughly -$66,865). Overpricing is getting punished; the market will force you back to reality within a few weeks.

Let’s start with the headline numbers. Months of Inventory sits at 1.51—firmly a seller’s market—up modestly month-over-month but still lean enough to keep leverage with sellers. Homes are moving fast: median days in RPR is just 6. And buyers are still stepping up, paying a median 101.4% of list. Median sold price for August clocked in at $952,000. Translation: demand remains real, and serious buyers are writing aggressive offers on the right homes.
On the list side, the end-of-August median list price was $1,022,500—up 3.8% month over month—while the market’s median estimated property value came in at $847,890 in September (-0.2% on the month, +12.8% over 12 months). That widening gap between what’s being listed and what the valuation models show is the first clue that precise pricing strategy matters more now than it did this spring.
Now, here’s where it gets interesting: by price band. Active inventory totals 23 listings, with the heaviest concentration between $600K and $1.5M. Specifically: four actives in $600–699K, four in $700–799K, four in $800–899K, two in $900–999K, and six in $1.0–1.5M. That’s where buyers have options—and options mean you can’t “wish-price” and expect multiple offers.
Price reductions are happening—quietly but meaningfully. Across the market, 22 listings saw 27 total price changes with an average total reduction of 5.95% (about $68,491). Cuts are most visible from $700K to $2.0M, including average total drops of ~8.3% in the $700–799K band and ~5.4% in the $1.5–1.99M band; one $2.0–2.49M property trimmed ~8.7%, and there was even a $2.5–2.99M cut of ~5.7%. Sellers: the market is telling you exactly where buyers are drawing the line.
Pending tells you where the heat really is. Nineteen homes are under agreement with an average 22 days to offer—fast. Activity is stacked from $600K to $1.5M, the sweet spot for move-up buyers and Boston-commuter families. If you’re shopping here, be pre-approved, be decisive, and assume competitive terms.
Closed sales reveal the bid dynamics. In the $600–699K band, the average sale hit 105% of list; $800–899K closed at 102% of list; $900–999K at 101%. The overall market posted an average sale price of ~$938,200 against an average list of ~$950,653 (99% SP:LP). Note the contrast at $1.0–1.5M: seven sales averaged 97% of list—still strong, but buyers have a bit more negotiating room up there. Smart sellers in the $1M+ tier are pricing to the market, not the memories.
Expireds are the caution flag: two listings timed out after ~150 days—one around $400–449K and another $900–999K. Even in a tight market, the wrong pricing or presentation loses momentum, costs you time, and invites low-confidence offers later.

Here’s the straight, no-fluff update on Massachusetts’ new home-inspection rules and how they change offer strategy on Boston’s South Shore. Under 760 CMR 74.00 (Residential Home Inspection Waivers), sellers and listing agents may not condition acceptance of an offer on a buyer waiving a home inspection, and they may not accept an offer that pre-signals an intent to waive prior to acceptance. The regulation stems from the 2024 Affordable Homes Act and takes effect for purchase agreements dated after October 15, 2025. It applies broadly to typical residential sales (1–4 units, condos/co-ops), with limited exemptions (e.g., certain auctions, some family transfers, specified foreclosure-related transactions, and narrowly defined new-construction scenarios with a qualifying builder warranty).
A key requirement: a stand-alone, state disclosure must be delivered no later than the first written contract (offer or P&S—whichever is signed first). That disclosure confirms the deal is not contingent on inspection waiver, that the buyer may hire a Massachusetts-licensed inspector of their choice, and that the buyer will have a reasonable period after execution to make decisions based on the inspection. Failing to provide this form—or stuffing contracts with terms that make an inspection effectively meaningless—invites consumer-protection risk and potential licensing scrutiny.
What’s still allowed? After acceptance, a buyer can voluntarily decide to proceed without an inspection. That’s different from pre-acceptance pressure to waive. Reasonable deal structures—like a clearly defined inspection window and, where appropriate, a repair-cost cap—remain viable if they don’t undercut the buyer’s right to a real inspection.
What counts as “real”? In Massachusetts, inspections must follow 266 CMR 6.00 Standards of Practice: roofing, exterior, structure, electrical, plumbing, HVAC, interior, insulation, with a written report. It’s not an engineering study and not a code-compliance certificate—set expectations accordingly. On the South Shore—Duxbury, Marshfield, Pembroke, Kingston, Norwell, Scituate—tight inventory and coastal wear make tight-but-fair timelines and credible inspector scheduling essential. About the Author
A Boston, Massachusetts, native, Ron Welliver is a retired law enforcement officer of thirty-one years. He is a veteran of two Boston Marathons, and at the age of fifty-seven, his passion for hiking was born. He completed all forty-eight of the New Hampshire four-thousand-foot mountains a few years later. For over twenty years, Welliver volunteered as a middle school and high school football coach. He and his wife, Susan, raised their family in the southern New Hampshire area where he currently owns a small lawn care business.

During the desperate early days of the Korean War, a cabal of extremists led by Senator Joe McCarthy tried to prevent Rosenberg from taking her post at the Defense Department by accusing her of being a communist. She knew she wore the bull’s-eye. “I was Jewish, an immigrant, pro-labor, and a woman. What could have been worse?” By unfortunate coincidence, she also shared the name of the atomic spies Julius and Ethel Rosenberg. Unlike other victims of McCarthyism, however, Anna emerged with her career and integrity intact. America’s success in World War II and the country’s post-war boom were in large part due to her impact behind the scenes.
She was at home with society ladies as much as with a conference room full of teamsters; respected by soldiers on the front lines of foreign battlefields as well as by the Presidents who sent her there. Her combination of mettle, tenacity, charm, and Bronx-style toughness was undergirded by her unwavering loyalty to her adopted country.
