It is a nice feeling to pay off your house. Not everyone should pay off their house even if they can afford it. Consider the interest rate you are paying. If it's 2-5% or even 6%, you could be going backward financially.

Cash is king and we are in turbulent times now. Everything costs more and it's important to be in a position to pay for living expenses and have funds set aside for emergencies.

Investments are paying well today, even money market funds are paying more than 5%. Consider if you have a 4% loan on your house and you can invest at 10% or more. If you have the funds to pay off your house then you can do it at any time.

Many people pay off their houses just to finance them later with all of the costs involved and perhaps a higher interest rate. If you have plenty of money, this may not apply to you. If you have an 8% interest loan today and you can pay off your house without making you cash-poor, that's another strategy.

The most important takeaway is to do critical research to compare investments against the idea of parking your funds in your house. If you need money and it's all in your house, it will be hard to obtain immediately when needed.

You thought that Mardi Gras was only in New Orleans. Wrong. The official Mardi Gras celebrations started in Mobile Alabama and spread to Louisiana after it had already started along the Mississippi Gulf Coast.

Most of the cities on the Mississippi Gulf Coast host Mardi Gras parades starting in late January 2024 and ending on Fat Tuesday, February 13, 2024. Some of the parades are as big if not bigger than in New Orleans.

Self employed, part time worker, retired? There is a loan program just for you. It's called a DSCR loan.

A DSCR loan, or debt service coverage ratio loan, is a type of loan that is used to finance the purchase of investment properties. The DSCR is a measure of the cash flow that a property generates, and it is used by lenders to determine how much debt a borrower can afford.

The DSCR is calculated by dividing the net operating income (NOI) of a property by the total debt service (TDS). The NOI is the amount of money that a property generates after all operating expenses have been paid. The TDS is the total amount of money that is required to make the mortgage payments on the property.

For example, if a property has a NOI of $100,000 and a TDS of $60,000, the DSCR would be 1.67. This means that the property generates enough cash flow to cover the mortgage payments by 1.67 times.

Lenders typically require a DSCR of at least 1.25 for DSCR loans. This means that the property must generate enough cash flow to cover the mortgage payments by 1.25 times. However, some lenders may require a higher DSCR, depending on the property and the borrower's financial situation.

DSCR loans are a good option for real estate investors who have a strong property but may not have strong personal finances. These loans can be used to finance the purchase of investment properties, even if the borrower has a low credit score or limited income.

Have you ever seen a sign on a telephone pole or tree "I will buy your house for cash now in any condition"? This is the topic of our podcast. You should understand what is happening here incase you are tempted to make a call or are approached by someone.

These people are often called "wholesalers". They are really not in the real estate business because they have no equity interest in anything. They are not investors and they are not real estate agents.

These people are "bird dogging" for investors. They have you sign a sales contract with a provision that they can sell the contract to someone else. That's the plan. Find someone who is must sell quick then sell their contract to a real investor.

There are a few potential problems with selling your house to a wholesaler:

  • Lower sale price. Wholesalers typically make a profit by buying properties at a discount and then reselling them for a higher price. This means that you may not get as much money for your house if you sell it to a wholesaler as you would if you sold it to a traditional buyer.
  • Less transparency. Wholesalers often don't have to disclose all of the information about their buyers to sellers. This can make it difficult for sellers to know who they're selling their house to and what their plans are for the property.
  • Risk of contract falling through. There's always a risk that a real estate contract will fall through, but this is especially true when selling to a wholesaler. This is because wholesalers often have less experience and resources than traditional buyers, and they may not be able to close the deal if they can't find a buyer for your property.
  • No fiduciary duty. In most states, wholesalers are not legally required to act in the best interests of sellers. This means that they may not be as motivated to get you the best possible price for your house.

If you're considering selling your house to a wholesaler, it's important to do your research and understand the risks involved. You should also get everything in writing and make sure you understand all of the terms of the contract before you sign anything.

Here are some additional tips for selling your house to a wholesaler:

  • Get multiple offers. Don't just accept the first offer you get from a wholesaler. Get multiple offers so you can compare prices and terms.

The low cost of living on the Mississippi Gulf Coast is the reason why you can afford to live on Social Security alone. Income from a business may be discounted by 25% or more. The lender will have rules about income stability e.g. If a source of income will stop in six months, it may be discounted. If the source is not consistent e.g. every month, some or all of that income can be discounted.

Lenders are all about reducing the risk they take by loaning you money. They will require documentation on virtually everything including the source of any money you have in your accounts. They will want to verify any monthly income to give you credit for it.

The Calculation

At the bottom of the form, you will see your debt-to-income calculation. If you have asked a lender for their guidelines, enter that number into the calculation. You will notice if you have met their target percent at the bottom of the form.

Now go to the right side of the form and enter the HOA number of any. You will then be able to see the same calculation for the front-end number. You will meet, exceed or not meet the threshold.

What If I do not meet the target?

Use this tool to adjust debt up, down, or eliminate it. Add income you may have forgotten. Change the anticipated monthly payment. Any of the factors can be changed. If for example, you are short on the debt-to-equity calculation, think about paying off a credit card. Change that number and see if makes a difference.

You may be looking for a house with a maximum monthly payment of $1,500 per month with principal, interest, taxes, and insurance. The tool may indicate that you will not qualify. Reduce the $1,500 to a lower number and see how it rolls out. If you can not make other numbers work, you may be required to buy a lower-cost house.

Your monthly cost to buy a house can be lower than the cost to rent. With sufficient Social Security income and good credit, you may qualify to buy a house. Yes, you can buy a house on fixed income Social Security alone in 2022, and here is how.

Start with good credit. You will need a minimum credit score in the high 600's but the better credit gets better interest rates are given to scores of over 720. Next, are your ratios. This is your debt to income ratio. Your total debt reported to credit agencies plus your mortgage, insurance, and taxes can not generally exceed 45% of your gross income.

This assumes that a married couple at full retirement age is both drawing Social Security retirement benefits. One individual receives $1,450 per month and the other receives $2,500 per month. The combined income is $3,900 per month. This would be the gross monthly income. Any income from other sources such as dividends, interest, etc. would be added to your Social Security payments.

With an income of $3,900 per month, you can spend as much as $1,700 per month on your mortgage payment and debt payments. Assuming that you have only a $100 per month credit card payment, you can spend up to about $1,600 on housing costs.

Let's look at a sample mortgage payment for a house that can be purchased for $112,950. Another assumption made here is that you qualify for a USDA home loan which permits 100% financing.

One of our Mississippi Gulf Coastal gems.  The small city of Bay St. Louis is located on the Western side of the Mississippi Gulf Coast within a short drive of New Orleans.  This small coastal community is known for its hospitality.

Why are you renting when you can buy with as little as a 3.5% down payment and a good credit score. Your rent is $1,650 and the mortgage payment is $1,245 per month. This is an example of real rental property and what it would cost to buy that same property? You should buy Vs. rent a home: now.

I just received a notice today about a house that has been offered for rent at a rate of $1,650 per month. This home's value is about $155,500. Read on to see how it was cheaper to buy vs rent this same home.

The required lease/rent payment is $1,650 per month. You can see that the estimated monthly payment is $1,245 per month saving you $355 per month. Interest rates are going up so we used a higher rate in our calculations.

If you bought this house, you would save about $4,260 per year at today's interest rate vs paying rent. Rents will continue to increase while the principal and interest on a fixed rate home loan will not. To be fair, insurance and mortgage taxes can increase and probably will.

The dollar amount of those increases may be competitive with the dollar amount of your rental increase. Year after year. The evidence is adding up, you should buy vs. rent a home: now.

The example above is located in the city of Gulfport, MS. Other properties are less costly to buy than paying rent in this area. I picked this one because it popped up and gave me the idea to write this article.

If you can afford a 20% down payment, the houses are even more affordable without mortgage insurance. The more you put down, the lower the payment. I also suggest that you consider putting down only as much as necessary to make the payment comfortable.

So you are selling your house and the buyer's house inspector found items. Should I make repairs to my house or offer cash to buyers? This question is asked very often of realtors during the process. A buyer makes an offer usually with a contingency of home and termite inspections.

What this usually means for the seller is that there will be things that the buyer wants to be repaired. This is how the "make repairs to my house or offer cash to buyers" arises. There is no perfect answer because it depends upon what the inspector finds. If the inspector finds small stuff e.g. missing window screen, garage door remote missing then it's probably better to just buy those items.

When that list of "small" items starts to grow, perhaps it's time to take another approach. You can say no to making the repairs and possibly lose the sale or you can agree to fix some, most, or all of the items. At this point, you may want to get an idea of what the cost will be to make that long list of small repairs.

Tell them no

Sellers are under no obligation to fix anything. The buyer can back out of the deal since a successful inspection is a contingency of the sale. If the items are minor most buyers will not back out at this point. They will have paid for the home inspection and are well into the process.

You could tell them no, you will not fix anything. You risk losing the sale but the risk will usually be weighed against the cost of those repairs. Sometimes the inspector finds a long list of small things that most homeowners can fix on their own without professional help.

You may be living elsewhere and not able to do any of the minor work on your own. This means you have to hire someone to do all of the fix-it items. Should you think this is too much effort, you can tell the buyers to take care of it when they close.

Tell them you will give them X$ in closing

Most of my clients either fix the small stuff or give some money in closing. I recently sold a house valued in the mid $400k range. The house was only five years old. There were about 10 very minor things. My client gave the buyers $1,000 in closing to have them do the work when they closed.

There is another good reason to throw money at the problem. Closing is not delayed waiting for a plumber to replace some old pipes. The new owners can have it done with your money after closing. With all of the work people are doing at their homes, it's hard to get workers out and keep the closing date.

While there are several good reasons to throw a small amount of money at this, one is that if the problem is bigger, it's their problem after closing. The best advice here is to make sure you get what you need at the asking price and expect to spend some money after the inspection.

Closing cost assistance

Some agents offer closing cost assistance upfront as part of a response to the initial offer. If the buyers do not ask for it but want a lower price, you can give them closing cost assistance in closing. For example, give them $5,000 at the closing table instead of lowering the cost of the property.

The net result to you is the same but you explain that the closing cost assistance is to cover minor things found in the inspection as well. This can help you and avoid the back and forth with the inspection results.

Make repairs before you list

You should clean the property and make sure the outside is looking good. Mow the lawn, pull the weeds, and replace dead shrubs. If the carpet is stained, get a professional out to clean it. Touch up paint the interior. If you are a smoker, you may need to repaint a room or two.

Do not replace the kitchen counters or flooring. Do not replace any flooring unless it is very badly worn. If you must replace flooring buy the most inexpensive you can find. Some new owners will immediately rip it out and put in what they want.

Applying for a home loan? That debt-to-income ratio is confusing for someone with a good credit rating. You think with a 720 credit score you are automatically qualified for a loan. If your debt to income ratio is out of balance, you will not qualify. This blog will show you how to improve your debt-to-income ratio now.

The type of loan you obtain, conventional loans, or government loans, all use the ratios as an important factor in making their determination.

What is the debt to income ratio? Take all of your debt from car payments to your expected mortgage payments. Everything that shows on the credit reports. At the same time add up all provable income e.g. pay stub, interest income, investment income, and all sources.

With those two totals, you can calculate your debt-to-income ratio. If your gross monthly income is, for example, $5,000 before anything is taken out of your income (taxes, etc.), and your monthly debt obligations are $2,000. Divide your debt into your income. Your debt to income ratio in this example is 40%.

What is a good debt-to-income ratio?

The recommended threshold is between 40% and 50%. In the example above, the person with a good credit score would qualify for a loan. The $2,000 above included forecasted interest, principal, taxes, insurance, HOA, and PMI/MIP. Let's break down the $2,000.

Your total debt for credit cards and other payments that appear on your credit report amount to $400 per month. The remainder of $1,600 covers the items listed above, your housing expense. $1,600 is what you have to spend on your new home each month to cover those obligations.

Now you know how much house you can afford

Assuming that the amount of house you can afford is lower than your expectations, there are some things you can do to fix the ratio issue. Let's tackle each of them and then you can reenter the data and see how things have changed. The idea here is to allow you to buy a house with a higher selling price.

Monthly payments include anything that shows on the credit reports including monthly debts, personal loans, child support, and any other financial obligations. Try to lower these amounts. Can you pay off any of your current debt?

It's all about reducing your monthly expenses and the total amount of debt you have. Try to get your monthly bills reduced. Pay off anything you can which will put you in a better position to lower your debt. Lower your credit utilization rate which is done by paying down cards to lower than 10% of available credit.

Actions you take now can affect your ability to buy what you want

Don't wait until the day you decided to apply for a mortgage before taking the steps outlined here. This is a long process. We recommend you start at least one year from the date you want to apply for a mortgage loan. Keep at it. Your focus on all of the elements above is required to ensure the best outcome.

Health benefits of living on the coast

Lots of people move to Florida, Texas, and other places. They are all looking for beach life. The best thing about the Mississippi Gulf Coast is that it is not crowded. We have largely avoided the crush of people leaving high-cost states. Our ocean waves may not be as high as in other places but the water is warm.

Our well water is naturally soft. This means your skin will not wither as it does in some other states in the West. Medical care is offered at a reasonable price compared to high-cost states.

Frankly, your state of mind will improve. I simply can't recall any riots at the Mardi Gras parades. If you call throwing beads out, well then perhaps.

If you want to live by the beach

Yes, there are homes on the beach for sale. What we mean by on the beach is generally that houses are built on the Northside of U.S. 90, Beach Blvd. The great thing about our beaches is that building is largely prohibited on the sand.

This means an unobstructed ocean view if you own a home on the highway. There are lots to build on if you want a custom home. An example, you can build as of this writing a custom home for under $425,000 within 250' of the beach. You may not have a view but you can walk there in a few minutes. Stand on the beautiful beach and admire the sunset. This is real life.

Want to live on a Bayou?

We can find a home on a bay, river, or bayou for you. These peaceful locations often have docks. If you don't have a boat, get one and join a community of boaters. These homes vary in price but are still a tremendous discount over similar properties in California, Illinois, New York, etc. The entire coastal area is beautiful.

Retired, former military?

Do we have a deal for you? Two military bases are located here. Commissary and exchange privileges are extended to retired and active military. We love veterans. There is a VA hospital and loads of benefits for vets, retired vets, and active duty.

Before you apply for a mortgage loan, you need to read this article. We have included the 12 best tips to qualify for a mortgage loan now. Mortgage requirements are almost universal. Understand that the firm that provides the initial loan will probably sell it.

Before the initial lender can sell your loan, it must meet specific requirements. At a minimum, you will learn 12 valuable tips to help you obtain a loan. These tips will help you facilitate getting the loan in the shortest possible time.

Your loan broker or banker will gather your information and submit it to an underwriter. This person will investigate what you have provided. Provide accurate information, don't guess.

Tip 1: Preparation

At least six months before applying for a loan pre-approval which is the first step in the process, obtain your credit report. You can obtain the report from various sources at no charge including once per year from the government website: Annual Credit Report

You need all three reports: Expedia, Transunion, and Equifax. Each bureau has its system for reporting. Review each item on the report. Check off any items that are not yours.

If there is a bad debt or late item and they are accurate, those are there to stay. Focus on inaccurate things. My name is the same as my father's so we often had each other's items.

If it's not yours, you will contact the bureau and tell them the story. List addresses on the report. Indicate what they mean. The purpose here is t determine that you do not own any of those properties.

Cleaning up your report

Now that you have created a list of addresses and names, get these issues fixed with the bureaus. Don't waste any time doing this. In most cases, the bureau will not remove your misspelled name or even the addresses.

Explain in your letter to the bureaus why the items are not yours or are correct. Do not contest things that are accurate even if you would like to see them gone. Contesting things will stay in the report for a while and you will have to explain them.

You will not know which score your lender will use until you apply but knowing your score before you meet the broker will help. Your loan broker may be able to help you improve your score.

Tip 2: Pursue credit report corrections

You may need to send several letters, the process is not easy. Don't expect them to remove accurate items. The reason why this is listed as a tip separate from tip 1 is because of the time to send, receive, respond, resend, etc. Since COVID everything is slow.

Retain your final answers, you may need to provide them or explain them in a letter. Create a letter to the lender and address wrong addresses and name misspellings. Address an address where you have never lived like this: "123 Main Street - My office address, never owned or lived there".

Women who were married and used other names will be required to submit proof of divorce. List this in your letter: "Married to Sam Jones, divorced on 1/1/20 at City of Smithville Court." If you retained your maiden name after the divorce it will be included in the documents and should be prepared to provide that.

Many people come to the Mississippi Gulf Coast for the beaches and casinos. While these are great reasons to visit or move here, there is more. Today, I was invited to one of the many ranches located about 20 miles north of the beach. The experience was memorable.

While I was there, I watched a cow give birth to a calf. What a sight. I drove around with my friend on their side-by-side going from one pasture to another. It seems that almost every cow has a calf following mama around. This time of year Angus cows gives birth to a single calf.

The setting was beautiful. Tallgrass with stands of trees here and there. The property is a few thousand acres of grassland, forest, and lakes. The lakes are full of fish which provides food for the many birds and geese who frequent the area.
The photo above shows cattle including adults and calves. I was told that a cow will have their first calf at just two years old. Every year each cow can have one calf. This ranch sells the calves every year a few months after they are born. The calves go to a feedlot where they are raised to adults.

During my visit, I watched as two cows (steers are males) chase each other around. One cow had a large branch twisted up in its tail. That swinging tail with branch was enough to annoy another cow so they were in a pushing match.

The ranch raises longhorn cattle as well. The photo below shows how different these cows are from each other. Longhorns have to guess what? Longhorns. The owners don't raise the longhorns to sell, they are pets. Each has a name including the newborn calves.

This ranch is one of many located in one of the three counties that form the Mississippi Gulf Coast. You can go from the beautiful beach and in a few minutes hanging out with cattle. The property that this ranch is located on was once a thick mostly pine forest. The trees were harvested for lumber and the stumps removed.

Ranches here tend to be small by Western standards. Most of the feed comes from the ranch. They allow the cows to feed on the lush grass during most of the year. They will close off some pastures and grow hay for the winter when the grass is dormant.

While this ranch does not have a "certified" organic certificate for the cattle they sell, the cows are raised as mentioned almost entirely from the grass here. Cattle are given minerals and other supplements to help keep them healthy.

When you plan to visit the Mississippi Gulf Coast or even if you live here and did not know this beauty exists, just head north on any of the state's highways or rural roads. You will drive by some of the most beautiful scenery in the country. It's great to visit the beaches and enjoy the sun but when you are sunburned and need a break, take a drive.

Compare a 1954 build 1,344 sq ft tract house in Garden Grove, CA to a 2022 built 1,992 sq ft house in Ocean Springs, MS. The Garden Grove house just sold for $920,000. The Ocean Springs house is available at $235,000 (est). Save 72% on housing, move to the Mississippi Gulf Coast Now while this property is available.

There are more things to compare than just price. How about the fact that the Ocean Springs house is new and larger by 648 square feet. These homes are built-in developments with similar-sized lots. Both homes have access to beaches, the Ocean Springs house is closer.

Both homes are located near shopping and restaurants. Children attend class in person in Ocean Springs and have done so all but a few weeks at the start of COVID.
The difference in house prices is so large that you could buy two houses in Ocean Springs with money left over for the price of the Garden Grove house. Many people in Orange County and other high-cost states have so much equity in their homes that they could come to Ocean Springs and pay cash for their new home and live on the remainder.

I know, I lived in California where people consider all of that equity in their homes. If you sell your home you need to buy another and if it's in the same area, what's the point. Other homes will cost more. This is your chance to make a lifestyle change. Let's assume that you have at least $200,000 equity in your $950,000 valued home.
Buy the home discussed above by putting down 20% of the cost, a total of $47,000. The total required to close including closing costs is about $53,000 (the seller may offer assistance). Remember you have $200,000 after selling your California home. That leaves $147,000 to invest for future income.

I was living in Southern California during the last housing downturn. The reasons are different this time, no liar loans or sub-prime loans. Homeowners in high-cost areas are nearing a tipping point on pricing. Mississippi Gulf Coast pricing has gone up as well but not at the same rate as California. The area has a shortage of properties as does California.

Should you consider a change, you should do so soon, very soon. Of course, the house you live in will be the same when it's worth 20% less but if you decide to move in a few years you will have less leverage.

I just retired, my income dropped, I want to buy a house now and I have good credit. Good credit is not enough. You may not qualify on the ratio issue, your total income from retirement is not more than 50% of your monthly obligations. This "ratio" thing gets many people who otherwise are good credit risks.
