Corey Dickens of Brightly Software recently joined CMMSradio to discuss AOMS (Asset Operations Management Software) as the next step beyond CMMS/EAM — and it’s got people talking.AOMS promises more than just tracking work orders. It’s about connecting maintenance, operations, reliability, and performance data into a single platform that drives real business outcomes.Key Points:Bigger Scope: Ties maintenance to production, safety, ESG, and finance.Shared Data: Gives everyone one version of the truth, in real time.Smarter Decisions: Leverages analytics + AI to guide priorities and optimize spend.Business-First: Focused on uptime, throughput, and profitability — not just maintenance KPIs.So, is this true progress — or just another acronym for us to learn? Let’s hear your take. 👇
We talk with Jennifer and Tacoma Zach of MentorAPM about asset management fundamentals, ISO 55000 alignment, and their sessions at SMRP (Oct 6–9, Fort Worth). They explain how a top-down, system-first approach helps teams prioritize the right work, optimize resources, and deliver business value. Tacoma shares a case where this approach led to same-day capital approval, showing how prioritization drives technical and cultural transformation.ISO 55000 focus – Aligning maintenance with business objectives.System-first thinking – Prioritize assets, not just tasks.Right work, right time – Optimize resources & reduce waste.Real-world win – Same-day capital approval through clear prioritization.Culture shift – From reactive maintenance to proactive asset management.https://mentorapm.com/

CMMSradio sits down with Mark Kingkade (Maintenance Expert & Consultant) with Waites to dig into what it really takes to transform maintenance beyond buzzwords and into business impact. We challenge the idea that technology alone can fix maintenance issues, stressing that leadership, discipline, and cultural alignment must come first.People & Process First! Tech is an amplifier, not a fix.Actionable measures like wrench time, PM compliance, and cost per unit.Maintenance Maturity: You can’t leapfrog steps — build stability first, then optimize.Without executive support, improvements won’t stick.True transformation sticks only if behaviors & expectations are clear and reinforced. The Real: Maintenance excellence isn’t a software upgrade — it’s a discipline, a culture, and a leadership commitment.
Brace Yourself!

In this episode, we're joined by Alex Bolan from Digital Thinker Inc., fresh off the Streamline Asset Management User Conference. We cover a lot in a short time — from implementation pitfalls to training that actually sticks — with more in-depth episodes coming soon. One thing Alex makes clear: successful CMMS implementation isn’t magic. It takes full-spectrum buy-in, effective communication, and a plan that doesn’t fall apart under pressure.Start validation early — it’s about confirming the system, not checking every box.Don’t skip planning — your project plan is your backbone.Training should build confidence — show each role how it makes their job easier. If your data’s a mess, starting fresh can save you in the long run.AI can help, but only if your data’s meaningful. No shortcuts here.

Joe Anderson returns to CMMSradio to dissect the real keys to CMMS implementation success. He emphasizes that leadership, team buy-in, and cultural alignment outweigh any software feature. Drawing from hard-earned lessons and case studies, he lays out a practical, no-nonsense blueprint: from training and data cleanup to PM planning and asset hierarchy. AI may be buzzy, but Joe argues it's culture and discipline that move the needle.Key Bullet Points:CMMS success depends on leadership, culture, and team buy-in — not just the tool.Admins must be well-trained to lead coaching and involve operators early.Data migration should focus on clean, relevant legacy data and solid PM foundations.AI in CMMS is overhyped; disciplined culture and sound data come first.https://reliabilityx.com/

“CMMS Ain’t Magic: Know Your Business First” This week we sat down with Bryan Bieschke (“Just a Mechanic”) of UpKeep for one of the most honest conversations we’ve had about CMMS implementation.Spoiler alert: most failures aren’t about the software — they’re about unclear roles, leadership gaps, and chasing tools instead of outcomes.💡 Some 🔑 takeaways:Start with a RACI chart — define who owns what before you even log in.Leadership matters — don’t expect teams to use what you won’t touch.Forget the sales pitch — make vendors prove it works in your world.Training isn’t about screens — it’s about empathy and trust.Data migration? Do it clean. And use it to reset your standards. If you’re implementing a CMMS or thinking about it, this one’s a must-listen. No fluff. Just hard-earned lessons from the field. 🎧Grab a discovery call and demo here: https://upkeep.com/cmmsradio/

From selecting the right system to avoiding common pitfalls, Andy shares what works—and what derails even the best intentions.🔑 Key Takeaways:Choose smart: Research and narrow down 3–4 systems that match your business needs.Watch the fine print: Make sure vendor promises align with real requirements—get it in writing.Clean it up: Don’t migrate junk. Data cleansing is non-negotiable.Train with purpose: Multi-stage, hands-on training works better than rushed rollouts.Fix the foundations: Optimize PMs, validate asset hierarchies, and eliminate bad processes.Let AI help (but clean first): Good data makes AI smarter—not the other way around.🎧 Listen in and learn how to get CMMS done right. She highlights how FCA provides critical data for decision-making, integrates with CMMS platforms, and supports strategic partnerships to secure executive buy-in. We cannot overlook the need for cross-departmental collaboration to enhance profitability, sustainability, and patient care, while FCA also helps prioritize maintenance tasks and informs capital project decisions.
Why do FMs switch their CMMS systems? It happens across verticals - in retail stores, healthcare facilities, educational institutions or office building operators - for a multitude of reasons. That's why Basant Singhatwadia of @Facilio joined CMMSradio - to discuss the CMMS customer experience, what clients want, and the surrounding influences that drive CMMS and FM success. Thank you, Basant, for a great conversation!!Greg interviews Basant Senghatwadia, Director of Customer Success and Strategy at #Facilio, a company that provides modern property operations solutions. They discuss insights from the FMI conference, particularly the impact of the recently ratified AIM Act on compliance in refrigeration management. Basant emphasizes the importance of CMMS (Computerized Maintenance Management Software) in addressing compliance issues and improving customer service. Greg asked "Why do facilities managers switch CMMS systems?" It's often due to vendors not listening to the users’ concerns, leading to frustration. We also touched on the significance of mobile applications for technicians and managers, the need for effective training materials to ease technology adoption, and the challenges of implementing new systems in large organizations. Basant advocates for a phased approach to deployment, ensuring stakeholder involvement and addressing real-world complexities.Insights from the FMI conferenceHow grocery & convenience stores are using CMMS for complianceTailoring CMMS to exactly deliver to customer expectationsSignificance of mobile apps for technicians and managersEmphasis on effective training to facilitate technology adoptionMaximizing usage of your #CMMSConnecting people, processes and systemsThe role of low-code/no-code in fast-tracking product evolutionPhased approach to deploymentLet us know your thoughts with a like, comment, and re-share to keep the conversation going. We recorded this audio episode at Brightly Illuminate! They're Bringing the Best Ideas to Light!
Corey Dickens, CMRP and Patrick Ferretti of Brightly sat down with CMMSradio from the Brightly Illuminate 2024 user conference in Raleigh, North Carolina to discuss Origin - A Strategic Asset Health Management & Capital Planning Software - to share their perspectives on maintenance management, manufacturing, facilities management, and the like.
We get into Patrick's background - in construction, healthcare, industrial manufacturing and facilities management - and how it makes a big impact on how he helps Brightly clients leverage Origin and other Brightly products. It really drives meaning behind the data from day-to-day operations.
Corey shares how Origin is being leveraged to maintain equilibrium in maintenance management! We even talked about general best practices of CMMS utilization. We've heard "if it isn't written down, it did not happen!" That matters to overall maintenance operations because your CMMS creates the documented journey to support your business case and beyond.
Thank you, Corey and Patrick, for taking the time to sit down to record this insightful episode!!
We've got more content coming, over the next several weeks, from this AWESOME event with several guest episodes as a lead up to the first ever CMMSradio Panel Discussion from the stage with four outstanding panelists.

Skip the Shiny Tech: Foundational Excellence for Maximizing OEE with CMMS & Prescriptive Maintenance 🤘🤘🤘
James Kovacevic, MMP CMRP CAMA returns as an expert guest on CMMSradio to discuss the pivotal role of mastering the basics in maintenance practices, particularly in achieving optimal Overall Equipment Effectiveness (#OEE) within the framework of Computerized Maintenance Management Systems (#CMMS). James stresses the importance of establishing a robust foundation, encompassing efficient work order management, spare parts optimization, and accurate asset hierarchy, before delving into advanced technologies like prescriptive maintenance. Too often maintenance teams succumb to the allure of shiny new technologies, thinking it's a magic silver bullet (there's no such thing folks), without first ensuring the organization has the requisite data infrastructure and operational processes in place to succeed. Prioritizing the cultivation of a strong maintenance framework, and even stronger maintenance culture, aligned with overarching business objectives, and gradually integrating advanced tools such as prescriptive maintenance into the CMMS ecosystem, companies can bolster their OEE while sidestepping the pitfalls of hype-driven technology adoption!Thank you, James, for joing Greg once again to help everyone on their CMMS journey with an eye toward maintenance and reliability best practices that make sense. Please like, comment, and share this episode with your network. Hold on to your hat - This is an episode loaded with truth when Matt Knuth of SPM Instrument joined #CMMSradio for a REAL AF discussion about technology in the maintenance and reliability space. He's passionate about driving value for clients and is willing to do it right. He's helping clients avoid the hype and get results while calling "hogwash" on the shiny new tech that fails to bridge the gap between technology, people, and the business as a whole, being oversold and mostly hype. "Regulators, mount up!" The Knuth is on the loose telling the Truth!! 🤘🤘🤘 ***This episode is sponsored by #UpKeep - Schedule your discovery session here: https://upkeep.com/cmmsradio/ and learn what UpKeep can do for you!!Episode Brief: Greg and Matt discuss the importance and complexities of working with technology such as IoT sensor monitoring and computerized maintenance management software (CMMS) in the maintenance industry. We consider the disconnect between different levels of an organization and stress the importance of having the right people involved in decision-making processes.
An interesting conversation revealing Matt’s position on the matter, suggesting a needed shift from tech-based to asset-based approach, taking into account the human and cultural element in implementing new technology.
🤘 Avoid implementing technology before understanding its full implications and utility for the business.🤘 Consider the cost-effectiveness of new technology, not just the upfront cost but also potentially unnecessary subscription fees.🤘 Work from the ground up, involving experienced workers in decision-making processes and considering their input invaluable.🤘 There is a need to expand the culture and language of organizations, making maintenance strategies more inclusive and understandable to all involved.🤘 Data itself is not as valuable as relevant, purposeful data that contributes to actionable, positive changes.🤘 It's important not to rush the implementation of the Internet of Things (IoT) or other tech-based strategies; instead, patience and careful planning should guide the process.🤘If you want to get in touch with Matt, be sure to connect with him on LinkedIn. This episode features Joe Serwinski, Founder and Presdent of FSI, discussing the journey to building a purpose-built CMMS for healthcare maintenance management. Hospitals, and healthcare facilities of any kind, need the right software that follows their process. Joe built it and tells us about the journey.
A 35 year journey during which Joe launched Facility Survey, in 2002, to help hospitals collect and load the right data into their CMMS platforms. FSI was launched later based on a specific CMMS build out for a hospital system with 17 locations. Other hospitals wanted to use the same platform, so they entered the market with one of the first SaaS based healthcare specific CMMS platforms. Turns out it is CMS, rather than just CMMS, which stands for Cutom Maintenance Software with a mind towards including the right flexibility needed to help varying types, and sizes, of hospitals and healthcare facilities keep moving foward instead of trying to adapt some other CMMS to their working style. This episode covers:

This episode of CMMSradio features guest Nick Haase, Co-Founder; Go-To-Market at MaintainX discussing the origin and journey of MaintainX, why your CMMS must be "Stinkin Easy" to use as a product, the Deskless frontline workforce, and how using MaintainX can push ROI quickly for early adopters.
How data availability improved through the process for clients, that Magic Moment, and why it's critical to deliver a solution that can "Do it really well; in a simple way" to deliver the outcomes clients need. Core functions matter most (it sets your foundation) and organizational transparency makes a difference.
Ever wonder about the C-Suite and top-down vs bottom-up approaches to software selecting and implementation? The "Why?" is very different from each perspective. You cannot improve what you are not measuring while how that happens creates accountability. The global procedure library, in MaintainX, speeds up iterative changes to near real-time which improves your ability to make impacts in measurable and incremental ways.
You get a dsired outcome by empowering all levels of the organization and it seems evident that Millennials want accountability, measurability, with autonomy, which creates this new digital transformation movement. MaintainX empowers people to use the system by leveraging a purposeful design resulting in a system they can put to work and drive instant value.
Where is the ROI in non-manufacturing environments? What’s the biggest change/trend in CMMS you see coming ahead? What do you see as the role of #AI in CMMS?

Thanks for tuning in, enjoy the episode.
It’s that time of year! Summer is over, Autumn is here and "Old Man Winter" is right around the corner. How can your CMMS get you ready for Winter?
If your CMMS or FM system has work orders there is likely an option to build recurring schedules for various maintenance tasks that come with each seasonal change and for those tasks you should perform while that season is unfolding.
The goal is to prevent any seasonal mishaps that could happen in the winter by getting a few things on schedule starting now and keeping that schedule for subsequent years.. Now, in late October, we’re going from Fall to Winter. Fall brings its own challenges with wind and debris build up around drain systems, for your buildings and grounds, while also giving you one last chance to inspect roof tops before they’re covered with snow, ice, or any heavy rain starts pouring down as winter arrives.
This episode, on CMMS for the next Generation, came from a recent blog post I read by FlowPath. It’s called Maintenance Management Software for the Next Generation of Facilities Managers.
I’ve talked about FlowPath in past episodes and I really like how they work with their clients. You can find them on our affiliates page at CMMSradio.com
If you’re still using spreadsheets and manual processes to manage work orders and facility data; you’re bogged down by menial tasks that could be automated; and you’re tired of sifting through incomplete data to figure out where you’re at in FM operations - there’s a better way.
Thank you for listening to CMMSradio - Enjoy this episode and let us know how we can help you on your CMMS journey.
You’ve decided to switch CMMS systems because the current system has problems, bugs, and poor customer service from the CMMS provider. There are many reasons to move to a new CMMS provider. Changing from one CMMS to another can be a daunting tasks but sometimes necessary - It requires planning and great execution to be successful. Here’s an episode discussing some of the things to consider before and after making the switch to a new CMMS provider like what to do with your data, how to approach giving notice, when to start the implementation, and how to prepare your users.
Inspired by a listener submission this episode includes a CMMS scenario, the listener's dream CMMS, and guidance on the challenges around the dream CMMS outcome - what to be aware of and how to approach these types of projects. Often time we see the dream and reality of CMMS projects in constant conflict, and it tends to come from too little research ahead of the project or too much effort toward forcing things or departments or even systems to work together. Let us know what you think makes for better CMMS projects and outcomes after listening to this episode.
Preventive Maintenance, or PM activities and tasks, represent one of the biggest areas to drive positive impact across all of your people, places, and things that a CMMS platform, when setup and used properly, delivers as what we might call a “big picture” outcome. This topic came to mind because of a recent survey, on LinkedIn, from Griffin Hamilton (host of The Modern Facilities Management Podcast), asking Facilities Managers what they would prioritize with an extra 4 hours a day?I chose PM tasks simply because it impacts everything in a positive way. It keeps equipment assets running better while eliminating unplanned failures – the failures that literally steal time from your team members – and that permeates throughout your facilities and maintenance operations. It’s the concept of creating proactivity, thus reducing reactive responses and work, to build momentum in efficiency. More preventive maintenance efforts, even non-equipment related PMs, not only frees up time but it has a direct impact on how your personnel (employees), tenants of a building, students at a school, and facilities (the building, the building envelope, even grounds) perform throughout a given day. Tune in tothe episode to hear more on How Preventive Maintenance impacts EVERYTHING & EVERYONE.
CMMS ROI calculators, do they work or not? Be realistic about potential vs realized ROI on your CMMS journey.
I’ve seen a lot of ROI calculators in the CMMS industry, along with countless other industries, and maybe you’re seeing the same while searching, analyzing, and trying to decide on your CMMS solution. Sometimes they make total sense but often they drag you into the weeds, with way too much detail, causing information overload. Sometimes they’re too general. Does that mean the answers are somewhere in between? Maybe? Setting realistic expectations and understanding that ROI calculations are a constant moving target, highly-relative by client, and no one-size fits all when it comes to prospective ROI. might help. The reality is that ROI is important and depends on several factors while also being a little bit of eye dressing to tell a story that makes sense. Tune in to learn more.
The sixth man concept, taken from basketball, is useful when considering how CMMS can help facilities maintenance and management teams from get the extra support they need in 2022 or beyond. I’ve seen how systems, like CMMS and FMMS or others, can really bring a smaller team, that can’t add players or lacks bandwidth, get the job done and do it well. Think of the role the bench plays, specifically in basketball, and the 6th man. The sixth man (6th man) in basketball is a player, not in a starting role (they play lights out, by the way, but they’re not in a starting role) that comes off the bench more often than the other reserve players, and they bring high impact, production, and deliver in the gaps when starters need to rest, get injured, or you need extra help at a specific spot or at several spots on the court. Your CMMS, computerized maintenance management system, is your sixth man in facilities and maintenance management. How does your FMMS or CMMS do this? have listen to this episode to find out.
It’s that time of year again – it’s hot and that means your air handlers, AC units, and condensers are working overtime. Building systems are taxed to the max and that means potential failures – The AC stops working, or underperforms, and that put people, your business operations, students, and staff at risk.
This episode covers how you can leverage your CMMS functionality to avert costly and dangerous Air Conditioning failures
In this episode we discuss CMMS Gone Bad with the goal of understanding some of the reasons why a CMMS can go bad to help you find a strategy to fix or move away from your bad CMMS.
It’s more common than anyone wants to admit. Your CMMS was great – solid functionality, useability and speed, with great service from the SaaS provider - then it all went down hill from there and you might even be stuck.
You’re thinking, "maybe we can fix this from our side." Why are you thining this way? Because replacing your CMMS might be the answer but it means taking a risk with a new vendor. Then again, there might be a path forward that allows you to avoid the trouble of making this change. Let’s explore that.
Tune in so we can share insights and ideas on how to get you ouf of this "CMMS Gone Bad" situation.
In this episode we’re discussing CMMS system pricing to help you make sense of the many options you have when buying a system on your CMMS journey.
Why? Because CMMS Pricing is Confusing!
There's price per user, per site, per location, per square foot, per asset, per module, or a mixture of everything – sometimes called variable pricing. How do you figure out what is best for your operation? The first place to start is with what fits your operational process - your teams' working style. There are several pricing models to consider but don’t forget the real reason you’re getting a CMMS – to solve a problem or set of problems. Let's talk about these pricing models and try to make sense of it for your CMMS journey.
In this episode we discuss Computerized Maintenance Management Software and how CMMS is used to manage facility and property operations such as work orders or asset maintenance. A CMMS system gets your company organized and on track with day-to-day mission critical maintenance activities. There seems to be no limit to the industries, and company types, that can benefit from implementing a CMMS if only to bring in a basic process to an otherwise difficult-to-maintain approach like paper, emails, voice mails, and spreadsheets. We'll cover a bit on work orders as well. Thanks for listening to CMMSradio.
Schools, Colleges, and Universities have a lot to track when it comes to facilities and maintenance operations leaving the questions of "what should a school track in their CMMS platform?" It is easy to jump on that with "everything" and it is kind of true. The reality is we need a place to start that is not overwhelming but rather follows a building block approach. In this episode we cover the basics but in a detailed way. We want to keep it light but still get you off to a great start.

This episode covers the CMMS discovery process that is often a part of your CMMS solution search. It might take place with a consultant or a vendors that provides CMMS software or both. It usually happens early in your CMMS search and our goal is to give you a sense of what is involved in the discovery process so you know what to expect. What questions will they ask? What type of information do they need and why? Take a listen and let us know if we left anything out. Thank you for listening to CMMSradio - Enjoy the episode.
A simple work order process, or system, creates efficiency in many areas of your facilities, maintenance, and other operations. Notice that I said a simple work order process. That’s important and I will tell you why right now.
If you do not have a work order process in place that is where you often start, with a simple system, because that is the tolerance we often see in the CMMS, Facilities Management or Maintenance, and related industries. You can sometimes get a good launch with something advanced or complex, or maybe something in between. We’re going to keep it simple for this episode and make it about simple work order management.
The basic work order process, from paper to digital, should be straight forward, nothing crazy or complex, to web-enable your existing process in an effective yet non-disruptive way. Have a listen and let us know if you have ideas, questions, or need clarification on any of the details in this episode. Visit CMMSradio.com to submit feedback, a CMMS story, or suggest a topic. There is a company I have been following, for a while now, and I like the things they are doing for the industry and their clients. I caught something on my LinkedIn feed, related to a recent episode of CMMSradio on a similar topic. They put out an article this week that I thought might be useful for anyone looking around for a CMMS or Work Order Management system. I grabbed some parts of that for this episode. I want to thank FlowPath for putting out this article. It offers good guidance and some insights that will help us all. Have a listen and let us know what you think at CMMSradio.com and thanks for listening.
CMMS best practices to reduce asset failure and downtime is critical in all maintenance, manufacturing, and facility environments. This episode is a primer, or high-level overview, on what you can do to improve asset life by reducing unplanned failures, avoiding downtime, and how to learn from break/fix scenarios to inform your preventive maintenance program.
I plugged our topic into a Google search and got 142,000 results. That's way too much information and I am sure trying to pour through it might cause a lot of confusion. I tried to simplify things and offer some general guidance on what a solid asset/PM program should look like. We keep this one pretty simple and relatable. Have a listen and enjoy.
