In a matter of weeks, we’ve watched the coronavirus outbreak impact all sorts of daily routines and aspects of our “normal” lives. For homebuyers who are closely watching mortgage rates, recent decisions at the federal level beg the question – is now the time to take advantage of current conditions and move forward with a home purchase?

Market conditions are very favorable for buyers who are ready to commit to buying a new home. According to some, mortgage industry phones are ringing off the hook, and inboxes are stuffed with inquiries. The sharp drop in the Fed’s mortgage rates is a major contributing factor here – as is the general uncertainty accompanying the spread and threat of the coronavirus. If things take several months to stabilize, buyers that are ready to make a move now might do well to get ahead of long waits.

In essence, the idea is that coronavirus will not put a halt on a market that has buyers in the driver’s seat. First-time homebuyers are among the most eager and ready to move forward with home purchasing in today’s climate. This may well be because lower mortgage rates simplify the process and lower barriers for those who are considering buying a new home. Plus, with today’s shifty stock market, real estate investment is a comparatively safe and stable path forward.

This month, the team at H&H Homes celebrates our 28th anniversary as a business. Since 1992, we have made it our mission to provide high quality, affordable homes with the promise of long-term value to every homebuyer. We take pride in providing home buyers with an excellent standard of service and, ultimately, with a special home to call their own.

Like so many businesses, the COVID-19 pandemic is forcing us to be cautious and measured. In essence, our day-to-day operations have shifted to prioritize the health and safety of our staff, our homebuyers, and our communities. Along with the rest of the world, we are practicing social distancing and are closely following the coronavirus’ spread and status throughout the United States, and notably the Carolinas. That said, if you are ready to take the next step on a home purchase, we are here to deliver the simplest, most comfortable homebuying experience possible.

We are implementing some essential safety policies for the protection of all. Sales Centers and Model Homes for all H&H communities are currently open for tours. To allow for the correct amount of social distancing, we are kindly requesting that visitors make appointments with an Online Sales Counselor in advance. In addition, to keep numbers manageable, we are limiting all in-person home tours to potential homebuyers only. At this time, we ask that additional family, friends, or agents utilize Skype of Facetime to join a tour. And, while we would prefer to begin each meeting with a warm handshake, we will be practicing social distancing in compliance with healthcare experts’ recommendations.

While we are happy to hold appointments and offer tours to homebuyers, we also recognize and respect that many people are staying at home as much as possible. Before your visit, or perhaps instead of coming in-person, dig into the detailed information and homebuyer resources we’ve provided on our website. We also invite you to have a conversation with our Online New Home Sales Counselors, who know our homes inside and out, as well as our floorplans and the areas throughout the Carolinas, where we have built beautiful residential communities.

Let us help you reduce the distance between you and your dream home – the safe way. If you are interested in a property that would require you to travel for more than a few hours by car to visit in person, we are very happy to accommodate virtual tours and appointments with our New Home Consultants. Which, can provide you with a rich picture of your possible future home without taking any health risks. And, if you’ve displayed symptoms of any illness, we ask that you wait 14 days before visiting or setting an appointment to minimize the possibility of spreading the coronavirus.

Homebuyers who are ready to make key interior and exterior selections on outdoor space configurations, countertops, cabinets, and more are still able to join in-person meetings at one of our six Design Studios. However, here again, we are asking that family, friends, and others not attend these appointments for the time being. We are more than happy to accommodate virtual guests to join these meetings. We do not recommend traveling to a Design Studio from out of town during this time of social distancing. Our knowledgeable Design Studio team will facilitate selections appointments virtually as well.

We hope that by being extra cautious throughout the coming weeks, we can be proactive in limiting our employees and our valued home buyers to COVID-19. We know that buying a new home often comes with significant life transitions – we’re here to help and to keep the experience as smooth as possible for you and your family. As we continue to navigate this unprecedented situation, we thank you for your patience and understanding and look forward to good health and safety for all.

Dear Valued Customer:

H&H Homes is monitoring the threat and outcomes from Hurricane Florence as it approaches our North and South Carolina coasts. We implore each of you to monitor and heed the warnings of your local emergency management and law enforcement.

We also wanted to advise you on what you may expect from your homebuilder pre and post-storm. We have been doing everything we possibly can to mitigate impacts of the storms in communities where we continue to build. To the extent possible, materials have been removed or stored as securely as is possible to avoid creating threats to property in the area. All shipments have been stopped until post-storm. To the degree feasible, all construction needed to mitigate destruction to our homes in progress and to neighbors is being conducted and construction was stopped as early as Saturday the 8th to not create any new hazards.

As you may imagine, our employees and their families will also need to evacuate when threats dictate. Communications with our team members may prove difficult in the hours leading up to the storm and immediately after as we all assess the outcomes and work towards stabilization.

If you are waiting to close on your home, please note that your H&H representative will reach out to you after the storm to communicate any potential impact that the storm has had on your schedule. We will do all that we can to maintain schedules; however, this is a significant and potentially catastrophic event, so we cannot predict the longer-term impacts. Certainly, we expect there will be rebuilding efforts wherever this storm makes landfall and that will affect our suppliers and vendors in ways that we do not yet know. We will expect some level of impact on timeline to reestablishing our activities.

If you are living in an H&H home, please know that your safety is the most important concern. However, if you do experience damage from this storm event, please be prepared to contact your insurance provider. Damages incurred from hurricane and related storm events are not warrantable items and your insurance provider is the best resource towards recovering your home, post-storm.

We are praying that the storm finds its way further away from direct impact with any of our communities and homeowners. Please remember to consider safety for you and your family first and know that H&H Homes will be monitoring post-storm activities in all our active neighborhoods as soon as it is safe to do so.

Sincerely,

Jack Rostetter

President, H&H Homes

Ralph Huff Named to Business North Carolina’s Power 100 List Business North Carolina Magazine’s Power 100

Business North Carolina Magazine recently named Denver “Ralph” Huff, III, to the magazine’s Power 100 list. Ralph is the co-owner and founder of H&H Homes.

The list is a compilation of the magazine’s selection of North Carolina’s most influential business leaders. According to the magazine, selection is “as complex as counting sand crystals at the beach, but it’s a lot more fun.”

The magazine goes on to state that no one on their staff expects to be “right,” because influence is subjective and the state business community is packed with so many powerful people. They go on to explain that the effort relies on many people. Both business people and the collective knowledge of staff is used to determine results.

H&H homes was founded more than 25 years ago in Fayetteville, NC. The company’s focus was to build quality homes for our nation’s military heroes and their families. Today the company has grown to 7 divisions, and sold 664 home in North and South Carolina.

H&H Homes to Donate a Portion of Proceeds from Homes Sales Toward Hurricane Relief In an effort to give back to the community, H&H Homes will donate $500 from the proceeds of each of the next 50 homes the company sells to the American Red Cross. All donations will be earmarked for North and South Carolina hurricane relief. Donations will be in honor of the home owner. The company has also opened a “GoFundMe” account. This is in response to the many requests it has received from employees or trade partners interested in giving.

“Although we were fortunate that our communities and employees were safe after Hurricane Matthew and had little to no damage to our properties, we have seen the significant devastation impacting so many in Fayetteville and our Coastal and Charleston markets,” said Ralph Huff, founder, H&H Homes. “Giving this money in the name of our new homeowners is the right thing to do.”

H&H Homes has long recognized the importance of service to the community. They have donated millions to causes both large and small in the 25 years that the company has been in business. In addition, company employees have volunteered thousands of hours to local charities. Employees plan to volunteer soon with Habitat for Humanity to help those families get back into their homes.

“Even though the company has grown to more than 70 communities in 6 divisions, the culture of service has not changed,” said Jack Rostetter, President. “We started this company 25 years ago to provide high- quality affordable new homes to military families stationed at Fort Bragg. We are moved by their service which inspires our culture of service today.”
