In this episode we discuss the ins and outs of rental arbitrage with former investment banker and Airbnb investor, Michael Chang. Michael shares how he got into the business and what he has learned along the way, having managed 26 Airbnbs, 20 of which are rental arbitrage in Philadelphia, while owning the other 6 outright. He emphasizes the importance of building a great partnership with landlords and having a non-problem tenant to add value to their business.
Michael explains that rental arbitrage is a capital-efficient way to get into the business and is very scalable. He advises that the best way to find great locations is through data-driven research on demand and supply, and by being upfront and honest with potential landlords.
Michael also shares some of the downsides of rental arbitrage, such as the lack of control over the property, but notes that having a layer of trust with landlord partners and implementing percentage measures can help mitigate some of the risks. He also discusses how COVID impacted his business and how he had to pivot to focus on the highest value opportunities.

In today's episode, we're going from Massachusetts to Florida with Jeff Higgins, a seasoned real estate investor, to talk about the impact of incentives, evictions, and extreme weather.
As Jeff shares, incentives can have a massive impact on the decisions made by landlords and tenants alike. For example, in Florida, where the eviction process is much easier and quicker, landlords can enforce a 3-day pay or quit policy, while in Massachusetts, the eviction process can be slow and cumbersome, giving tenants more opportunities to delay or stall without penalty.
Jeff also discusses the impact of extreme weather events, such as hurricanes, on the real estate market. While it's a common myth that hurricanes don't hit Siesta Key, the reality is that extreme weather can lead to much higher insurance costs and make it harder for property owners to find affordable coverage.
In addition to the main topic, we introduce a new segment called ResilientREI Storytime, where we share inspiring stories of real estate investors who have overcome challenges and achieved success. In this episode, Jeff shares two stories, including one about a three-flat property in a bad area that he bought for $64k, did a ton of work on, and eventually sold for $425k, controlling $1.2 million across 11 condos in Florida.

Jason Rash is a real estate investor out of Colorado. He got his start in the early days of COVID when we built a 10 property portfolio together in just 8 months. This explosive growth has given him unique insight as he was previously a stock investor. Until he lost $20,000+ in under 10 minutes. This sudden dip got him thinking that maybe there is a better way.

Jeff found himself in a bind... He really wanted to move to Florida but all his rentals were in Massachusetts. Now most people would go find an off-the-shelf property management company. Thing is, that's not Jeff's M.O.
He opted to train his rockstar contractor to be his rockstar contractor / property manager! This was super helpful as this contractor already had plenty of experience with the properties and Jeff had plenty of experience working with his contractor! The moral to this story is that you can be creative in building your team!

Who wouldn't love to buy more properties at 3% interest rates? Okay... everyone? The trick is that we won't see new traditional mortgages in that sub 4% range for a while. We might not ever see rates sub 3% ever again... But that doesn't mean we can't keep buying new properties with those kind of rates.
The tactic to leverage is creative financing and namely Subject To. A strategy that allows you to acquire a new property while keeping the previous mortgage. And this week we have the leading voice when it comes to creative finance - Pace Morby. The man who has done more for educating investors and wholesalers on creative finance than anyone else.

For many investor - the BRRRR Strategy is often hailed as the perfect investment strategy. And to be clear if done correctly it can be incredibly lucrative. Allowing you to achieve infinite returns and recycling capital into the next deal.
Yet BRRRR (like all investment strategies) comes with risk. What if the appraised price goes down? What if the financing terms aren't as great as you thought? What happens if the repairs are much more than expected?

For a number of years David Sanford was content with buying one property every 6 to 12 months. As a manager at a Pizza joint then recruiter for the National Guard - he thought he was doing pretty well. That is until he discovered private money.
His discovery of private money allowed him to super charge his portfolio. Going from 8 doors to over 50 in just 2 years! The incredible thing is that when he started - he didn't have a huge network of wealthy friends. He had to network, source deals, manage rehabs, get refinancing, all while still working a W2. His grind is admirable!

Who says finding off market deals has to be a boring affair? Not Drew Zaruba!
Being a senior in college has given Drew a unique perspective on his local market. Every weekend he is invited to house parties - which gives him the unique ability to walk the property. Plus he is able to get real insight from the tenants (his friends) on the property's ownership. Wouldn't we love to walk dozens of properties, talk with the tenants, and get the owner's contact information (all while having a sip of the finest Jungle Juice).

If you're like me - you don't want to be fixing toilets at 3am. In fact I'd prefer to not fix toilets in general. Not because I'm afraid to get my hands dirty - I'm just not super handy. A simple fix would likely turn into a full bathroom remodel. Which is why I work a property manager who helps ensure simple fixes are just that (a simple fix).
Property Managers can be incredibly helpful - allowing you to not focus on the day to day of your portfolio. Instead of managing a ton of rentals - you mange the manager managing those rentals (clear as mud right?). The trick is that there are a ton of awful property managers out there. Which can be a nightmare for both you and your tenants.

In most cases - buying an occupied property means you have one goal: getting the below market rents up to market rate. This process can be painful for all parties: tenants and landlords. It never feels good having to displace tenants to make a return.
This is where Dion McNeeley's Binder Method comes into play. Dion has developed a strategy where his new tenants actually ask him to raise their rents. His approach is rather simple. He outlines what the market rate is for a similar property and simply asks what is fair.
