Thank you for listening to Harlem Stories.
Often buyers know what they want, but have a hard time trying to define it. As agents, it's our job to extract this from our clients. The process involves creativity and sometimes suggesting properties that might not be a good fit- but may have elements that evoke a reaction that allows us to extract feedback to help tailor the search looking forward. This episode will discuss this process and more.

The latest episode of my podcast has been released – Structuring a Successful Offer which can be heard at www.Harlem-Stories.com
In this episode I discuss what makes an offer stronger – without necessary adding more to the price. While every situation is different, an approach to an offer might be different based on whether the home is a condo, co-op or townhouse. I have successfully overcome multiple bidding situations while not offering the highest price in several different situations. Further even in a cooler market, how an offer is presented can and often does make a difference. Subject Matter Expertise also makes a difference- whether it’s experience with income restricted co-op’s, condos with a large percentage of sponsor units, or just understanding a buyers situation combined with a particular co-op.

The latest episode of my podcast has been released – Columbia University – Forgotten Nuclear Lab & The Manhattan Project and can be heard at www.Harlem-Stories.com
In this episode I discuss the role that Columbia University played both in The Manhattan Project as well as a Nuclear Testing Lab. The US Military had a longstanding policy to name projects based on where they were located. When the Military decided that they wanted to experiment with nuclear for explosives- they reached out to J. Robert Oppenheimer to help create the first nuclear bomb. He was of course located in Manhattan- and thus the name of the project was called The Manhattan Project. While early portion of the Manhattan Project was located much further south in Manhattan, work was later moved to the Columbia University campus- in the basement and tunnels of Pupin Hall. It is rumored that the cyclotron that was used in these experiments are still sealed in the tunnels beneath the university. As the U.S. started to adapt to nuclear power- whether from military sources such as Submarines or from reactors for local generators- another building owned by Columbia became the testing lab for these precisely calibrated parts. We will discuss a little bit deeper into the history of the building where the testing lab was located.

The Astor family was one of the earliest large developers in NYC- and the properties they developed are now iconic. Graham Court on 116th St was one of their earliest large buildings with an interior courtyard. Graham Court served as a model for later buildings- the Apthorp and the Belnord on the Upper West Side. The Belnord, can be seen today as it's own character in the Hulu show "Only Murders in the Building" - ironically as the center of it's own podcast in the show.
In this episode I discuss the Astor family and their history in NYC, along with Graham Court and a few of the other buildings built by the Astor's - with a special mention of the Waldorf Astoria.
In this episode we discuss George Washington's continued battle with the British on land we now know as Morningside Heights and to a lesser degree Manhattanville. Much of the fighting took place on the Barnard College campus and the Western edge of Columbia University.

The episode was recorded earlier this year, so there has been some small updates worth mentioning. Lidl on Frederick Douglass Blvd opened in February and has been a popular addition to the neighborhood- and to the city. Lincoln Market a few blocks north will be opening in about a month. It looks like a new tower will be rising on Amsterdam Avenue around 131st St – with a supermarket at the ground floor- replacing the previous supermarket that had burned town. Finally, at the end of the summer Food Bazaar just opened on 3rd Avenue and 125th Street, which helps the neighborhood a lot since the closing of Pathmark many years ago.
When asked what do you want in your new Manhattan home- most buyers will include some type of outdoor space in their wish list or even in their list of needs. In this episode we talk about various types of outdoor spaces, pricing, availability and other considerations when searching for homes with outdoor spaces.
The latest episode of my podcast has dropped- Why Lending in Manhattan is Different at https://harlem-stories.com/
Condo’s, Co-op’s, Condop’s HDFC’s, SRO’s Land Lease buildings, etc- Real Estate in Manhattan doesn’t quite work the same here as our product mix is different. While we will bring in Bankers to the podcast in the future to address some specifics of the market here- today we discuss the foundation of why lending in Manhattan may be different than what buyers experience in the rest of the nation
In this episode a few topics we discuss:
· Lending in Condos vs Co-op’s
· Agency lending vs. Portfolio lending- and why it makes a difference to you
· Just because the lender sent you a pre-approval doesn’t mean the bank will underwrite in the building you want to buy in
· Specialty Lending situations- Using the right lender for your needs
It’s also worth mentioning that while we don’t discuss down payment norms in this episode, we did discuss this in the Condo vs. Co-op Part II- where most condos are seeking at least 10% down and most co-op’s require at least 20% down.
