- A $4 billion green hydrogen production facility is under construction in North Texas.
- Air Products and AES Corp. have joined forces to build what state officials are calling the largest green hydrogen facility in the United States in Wilbarger County,
- which is near Wichita Falls, Texas, and about 200 miles northwest of downtown Dallas.
- The green hydrogen production facility is expected to create 1,300 construction jobs,
- 115 permanent operations jobs and
- 200 distribution and transportation jobs, according to the state
- The project is expected to bring $500 million in revenue to the state of Texas.

Scannell Properties has made more industrial news.
Indianapolis-based developer Scannell Properties has sold a newly delivered 698,880 square feet distribution center
on 37 acres of land to Los Angeles-based Cohen Asset Management.
Crate & Barrel is set to occupy the building, according to sources.
Just 15 miles outside of Dallas, Sunridge II, located at 1700 North Goode Road in Wilmer, was completed weeks ago
with Alabama-based Cooper Construction Company serving as the general contractor.
What’s notable is this happens to be Scannell’s second industrial building that has been developed and sold in Sunridge Business Park within the last five years.

As a result of the pressures of increased work-from-home policies and the amount of sublease space available remains stubbornly high,
Unfortunately, the metroplex experienced a setback in the second quarter with 56,000 SF of negative net absorption.
A few of the contributors to this negative net absorption were move-outs in the Galatyn Commons One (-215,400), The Terraces at Solana Building 2 (-124,700), and Legacy Central 1 (-103,700).
Charles Schwab moved into its 580,000-SF Westlake Campus. Additionally,
Paycom moved into its 150,000-SF facility.
Meanwhile, JPMorgan Chase moved into its 540,000-SF space in Legacy West.
The amount of sublet space available has put additional stress on the market.
The available sublet space has increased by more than 4 million SF since early 2020, reaching 10.9 million SF.
Most recently, Peloton announced it is downsizing its headcount in its Plano office. As a result, the company is putting 104,000 SF of office space on the sublease market.
One of the larger spaces to be put on the sublease market is Thryv, located in the former Braniff Headquarters at D-FW Airport, which put its entire 340,000-SF campus on the market when the company announced an indefinite "remote first" policy.
New York-based financial firm Goldman Sachs announced a truly transformative project. The $480 million, 950,000 SF regional campus will be adjacent to the Perot Museum of Nature and Science
When completed, it will house nearly 5,000 employees a redefine the Dallas skyline. The campus will anchor an 11-acre mixed-use development being built by Dallas-based Hunt Realty Investments

Houston-based Lovett Industrial is one of those developers, having broken ground on the speculative project called Innovation Ridge Logistics Park in Forney, Texas.

- Ask the right questions…nothing generic…show you expertise
- Goals for the Call
- Don’t over prepare
Build a template for the preparations, when it's filled out you are ready to start dialing…
- Q2: How much planning is too much planning?
- Should take about 90 -120 seconds pre planning for each call…I would always do my preplanning, but notes in the CRM during non calling hours…weekends….5am-8am and 6pm-10pm each day….
- Q3: Does planning make a difference in the results?
- Yes and no….you can plan too much and plan too little…its a fine line that takes some time to get right…
You need to make sure and do enough planning before each call but not too much planning before you start taking action!

Well I was always described in one word as , Energy….I have a high motor…wake up early and getting going immediately…at the gym by 4 or 5 office by 7 and off we go….take action to start the day…break, plan, adjust…take action again….and round and round you go…SPS embodies how I have lived and worked for the last 30 plus years….some parts better than others…by the taking action part has never been the issue…with age the planning part has become better….

It is always important to record your calls, Why you ask?
Even after 20 plus years of cold calling, nothing every call goes 100% smoothly. In reviewing my calls for the last week , it came to our attention
- That my voice was not coming across clearly - bad sound quality
- My energy level was low on the calls
And these 2 things resulted in poor performance for my last 2 days of call this week.

Have some active music, playing softly in the background to keep the energy up

Visualize the conversation going positively - even when someone shuts you down - you can say things like: “that’s great!” or “thank you” or even make a light joke of it…
- Fun fact fact - saying thank keeps you in good spirits - giving you the feeling of gratitude and releasing a combination of oxytocin, endorphins and dopamine.
