In EP 15, of The Curious Investor, Stephen Jones from Blueline Real Estate Group, a previous guest on the show, takes centre stage in Part 3 of 3 of a roundtable discussion about everything assignment, and how to finance it! In part 3, RICK & DON LEWIS Lewis Brothers Properties & Tridium Corp take a deep dive into private sales and assignments, for properties that likely can’t be sold the traditional way.

What is an assignment? From RECO:

“An assignment is a sales transaction where the original buyer of a property (the “assignor”) allows another buyer (the “assignee”) to take over the buyer’s rights and obligations of the Agreement of Purchase and Sale, before the original buyer closes on the property (that is, where they take possession of the property). The assignee is the one who ultimately completes the deal with the seller.

In other words, an assignment clause allows the buyer of a home to sell the place before they take possession of it.”

The group, (bios below) discuss various aspects of an assignment such as how assignment deals work, what goes into hem, and also working with wholesalers.

In EP 5 of The Curious Investor, Nicole Tanner interviews Nigel Beattie, expert in business acquisition and sale, and franchising. Nigel got involved in franchising first as an employee of certain franchises, then struck out on his own, and a few times with previous guest (Episode 4) Ray Khan. He also specializes in helping people sell their business for various reasons, or helping others acquire a business, whether it’s a franchise or not.

Nigel breaks down how you determine if you’re are a good candidate for being a franchise owner, and what type of franchise would suit your personality and work discipline and how to analyze one franchise from another. Also, Nigel discusses what types of people are NOT good candidates for franchise businesses. Things to consider are whether you are a blue collar or white collar worker; do you enjoy talking to and serving people; are you hands-on; do you want to work 9-5 Monday - Friday, or are you ok with longer/different work hours, etc.

We learn about Nigel’s incredible journey from working for someone else to working for himself, several times over, and some ‘in the trenches’ work stories! One of these stories is how a major fast food chain decided to rebrand, and how they persuaded all franchisees to put up money to change signage, store colours, etc. He also breaks down why certain franchises are more successful than others.
