In todays video I’ll be sharing with you common terms and abbreviations we use in the real estate industry. Although These are the terms we use frequently in our industry these terms may not be familiar to those outside the industry.
In todays video ill be sharing with you the Home Loan Interest rates of different banks and Pag-ibig for 2022. When it comes to buying real estate, one misconception first time buyers have is that they have to put up the entire amount in cash. For example, if the property is 10M, then you have to have 10M. The good news is you don’t need 10M to buy a 10M property – you just need 30-40% of that amount if it’s a ready for occupancy property. If it is a pre-selling property, then even better as you’ll only need the reservation fee which is between 20-100K, depending on the project. And of course you will need sufficient monthly income to be able to pay off the equity and later on, the monthly amortization at the bank.
If you've been following the real estate news in Davao, then you know that there's currently a lot of infrastructure projects going on in the city. One is the high priority bus system (HPBS) that will be much like the bus system of Singapore - a country well-known for it's highly-organized public transport system.
The high priority bus system (HPBS) is a mass public transport modernization program that seeks to decongest traffic in the city. This bus system is designed to be more safe, efficient, reliable and accessible than the existing modes of transportation currently available in Davao City.
In todays vlog, I’ll be giving a real estate update on Cebu City. Today, Cebu is the biggest real estate location outside Metro Manila, with more than 1.3 million square meters (sq.m.) of leasable office space alone, according to data from Colliers Philippines. It is also the wealthiest province in the Philippines in both pure and net assets, according to a recent report from the Commission on Audit (CoA).

In todays vlog, let me share with you story I recently heard from one of my favorite writers-Simon Sinek. This story inspired me to write this vlog which I am now sharing with you.
Today we will be talking The Enclave at Pueblo de Oro Golf Estates. The Enclave is a house and lot townhouse project by Pueblo de Oro which was launched in 2016. This is a 2.2 hectare, low-density project located right within Golf Estates and is part of the Pueblo de Oro Township located in Uptown CDO. The 360-hectare Township is the first and largest masterfully-planned mixed-use development of its magnitude in CDO.
As I was listening to Simon Sinek talk about the golden circle I was struck by how true this was. Many people know what what theyre doing, they know the process the how but very few really know why they do what they do.
Being able to say I love my job is not the norm it’s the exception. Most people do things for the result – money or fame. But very few do it because they love what they do and they are passionate about it. Simon Sinek coined the term the golden circle to discuss these 3 things – why, how, what. And for todays vlog, this is what id like to talk about.

Today I’ll be breaking down the TRAIN Law, what it means and its impact on the economy. Train Law stands for Tax Reform for Acceleration and Inclusion and its one of our more recent laws passed last July 24, 2017under the administration of President Duterte. It is the first of 4 packages of tax reforms to the National Internal Revenue Code of 1997 or the Tax Code.

As I continue to review for the board exam for real estate consultancy, 5 days to go nlng guys, please pray for me - I will be sharing with you laws that affect the real estate industry. Today I’ll be sharing with you amendments to the Anti-Money Laundering Act which took effect on Feb 8, 2021.
The Anti-money laundering act (RA 9160) was created to protect the integrity and confidentiality of bank accounts in the Philippines and to make sure that our country isn’t used as a money laundering site for any unlawful activity. Now, RA 11521 introduces amendments to the Anti-money laundering act to strengthen its provisions.

Mega world has launched the biggest REIT in the Philippines last Sept 30. It’s the 5th REIT to be launched in the Philippines – Ayala REIT was the first followed by Double Dragon REIT, Filinvest REIT and Robinsons Land REIT. So this is the 5th and biggest REIT to launch. The company plans to raise a maximum of 27.3 billion pesos from the maiden share sale of up to 1.24 billion shares for as much as 22 pesos each. MREIT has 224,431 sqm in its initial portfolio, consisting of 10 office buildings in three of Megaworld's most established townships - Eastwood City, McKinley Hill, and Iloilo Business Park
