We are in a time of uncertainty in the housing market.

As real estate investors who study the market, this time of uncertainty gives us a huge advantage over those who only read the housing headlines.
Here are a few examples of how I like to break down the data to discover the opportunities for our investors.
1. Every geographical market is different.
The geographical housing data is unique in every Metropolitan Statistical Area - or - MSA.
Now during the coronavirus years of 2020 and 2021 and even early 2022, almost every area in the country was experiencing the same situations:
- Low inventory
- Rising prices
- Multiple offers and
- Super FAST sales
But now things have changed. Home sales in some MSA’s have decreased at a greater rate than other MSA’s. Some MSA’s are experiencing population decline while others are growing.
2. The Atlanta area is growing!
The Atlanta MSA is known as the Atlanta - Sandy Springs - Alpharetta Metropolitan Statistical Area.
The Atlanta area is among the top 10 metro areas by population in the United States. According to the United States Census Bureau data comparing the population from the year 2020 to 2021, 6 of the top 10 metro areas decreased in population and 4 increased in population. The Atlanta MSA is one of the top 10 areas experiencing population growth.
3. The housing market in the Atlanta area is stable, with prices plateauing or currently rising at a much slower pace compared to the past two years.
4. Investors love the Atlanta market!According to a report by CoreLogic last month, every size investment company is active in the Atlanta area.
5. The mix of investors and home buyers means that Atlanta is a very dynamic market!
While the number of home sales in the past two months is down, the number of sales is right in the middle of the range we have experienced over the past 5 years and SELLERS still have a slight advantage over buyers.
A further drop in the number of home sales would put the market in a state of equilibrium, which is healthy, where both buyers and sellers are on equal footing.
So what does this mean for us as investors?
It means that the Atlanta area, being an active market with lots of buyers, is perfect for investors!
I like buying distressed single family houses, adding value by making repairs and improvements, reselling, and SHARING THE PROFITS with our investors.

022 - Sales Down! Profits Up! 2 Minute Single Family House Investment Update 9/4/22

If you see the headlines and listen to the sound bites, you have probably already heard that home sales are down. However, sound bites and headlines never paint the whole picture.
According to the National Association of REALTORS, there were over 3 months of inventory of homes for sale on the market in July. But here in the Atlanta market, there is only 2 months of available inventory.
The same report states that the number of homes sold is down by over 20%. This is a significant decrease in the number of home sales.
In the Atlanta area, the number of homes sold is down by 30% from one year ago! This is really significant.
But home prices are stable, remaining at their historical highs, here in the Atlanta area. Nationally, home prices are up 10% year over year.
Here in Cherokee County where Alpha Dog Capital is located, home prices are up 20% year over year.
While inflation, high mortgage interest rates, and increasing home prices have pushed many buyers out of the market, demand remains strong.
The average days on the market here is only 20 days.
The median days on the market is only 10 days! TEN DAYS!
So we are still in a solid Seller’s market in the Atlanta area even though the headlines you read and the sound bites you hear may give a very different impression!
So what is the opportunity to make profits in this market by fixing and flipping single family houses?
Here is the answer:
There are always fixer-upper houses available to be purchased. Always!
This is because houses deteriorate when they are not properly maintained.
And there are always home owners who are not able to properly maintain their home.
Or maybe they inherited a property with outdated features that just needs to be sold in an estate sale right away. Or a home damaged by storms or fire.
This is why there are always single family houses available that meet our investment criteria. Always!

Are we in a housing recession? Well according Lawrence Yun
who is the Chief Economist at the National Association of REALTORS,
we are experiencing some type of housing recession.
To quote Mr. Yun:
“We’re witnessing a housing recession in terms of declining home sales and home building. However, it’s not a recession in home prices. Inventory remains tight and prices continue to rise nationally, with nearly 40% of homes still commanding the full list price.”
Here in the Atlanta market, home prices remain high, selling on average for more than 12% than they did one year ago with an average price of just over $450,000.
While the raw number of homes sold in July is down and the month’s supply of inventory of homes for sale is up to 2 months, all this points to a continuing trend toward a cooling, stabilized market.
The biggest problem I can see is the lack of available inventory to meet the demand.
The slow down of new home construction continues to put even more demand for older, existing houses that are fully renovated into a like-new condition.
This is exactly the space Alpha Dog Capital invests in: that is, fixing and flipping single family houses and sharing the profits with investors.
